And he said, now he's got to divorce her. I know. So maybe they did it at the aisle. But in the message, they did say that they did it in the speeches.
Starting point is 00:01:18 So God knows. I'm feeling like he must have did like a fake signature or something like that. Oh, yeah, because you said there's like a clause that you can get out of a couple of weeks. I don't know if that's factual, but I think there is something, like a phone contract. Interesting. Right, let's have a little bit of a catch-up then. We've got a really good episode for you today, guys. We're going to talk a little bit about mortgages, first-time buying.

Starting point is 00:03:38 And you know what's really funny? She posted photos, say, last week, right? And I just happened to see the comments and a few people were saying she's definitely pregnant. Why? I don't know, right? So I was having a wee look back and obviously you could see if I call, but people must just be able to spot it.
Starting point is 00:03:55 They must. because she's let a stick She's tiny to-y But she was I don't know I think just The way she was maybe standing Maybe if you work in that sort of
Starting point is 00:04:09 Line of work or you've had a kid or whatever I don't know I just thought how come people start commenting it And then it does come out Always Remember when I messaged you and I was in Croatia When I was 11 weeks pregnant And my friend from Australia
Starting point is 00:04:22 Who I haven't spoken to For months right message me saying pregnant eyes bear in mind I'm raving at a house music festival on a boat Does she not say you've got pregnant laps
Starting point is 00:04:36 Or is that someone different Maybe somebody different I can't remember But she said that she'd notice I was drinking a bottle of water That's right But what? I'll drink a bottle of water
Starting point is 00:04:45 Yeah, I know I don't know So I just found that really waiting She went You just got something about you And I'm like Because she's got three kids So maybe it's the mum
Starting point is 00:04:53 That you can see it It must be But I thought, I am literally raving on a boat And you think I'm pregnant Yeah Did you tell her then? Yeah, I had to And it made me ill
Starting point is 00:05:06 It made me ill because I thought I hadn't told I hadn't told my mum at that point Yeah So I was like, oh my God And I thought she lives in Australia Yeah, like it's fine So it's fine Anyway
Starting point is 00:05:16 They're pregnant which is cute I just think They're couple goals a bit Yeah, you love them don't you? Do you know what I like about it? And people might come at me here, right? But I like how she's so, like, perfectly gorgeous and he's just not. Yeah, but they don't they make that quite a thing, though, on the podcast?
Starting point is 00:05:38 I mean, no and I like it, but obviously she loves him must be attracted to him. I mean, he's, it's not bad, is he? I think in real life it's probably the aura. 100%. He has just got so much charisma and he's funny. Like, I don't think he's unattractive. He's rich. Well, that helps.
Starting point is 00:05:55 Although I'm sure she's rich, though. I think they all are doing that naked. They're all for May and Chelsea, they're all heirs of some of throne. They're all bawling. I do think, like, they're sharp in my bout of them. She, to me, is just unbelievable. She is, isn't she? And she gets better.
Starting point is 00:06:10 She's just getting better. Yeah. Anyway. Gordy, gaudy, gorge. They're preggers. Other stuff that we've seen as well this week. I need to know what the hell is going on with Justin Bieber and Haley Bieber. I've not got a clue in that front, by the way.
Starting point is 00:06:22 Anybody else is TikTok feed just full of that. because I'm so confused. It's full of people waiting and wanting them to split up. She's doing lots of dances to voice over songs about being a billionaire or implying that, you know, she's split from someone or you know just those sort of songs and a bit of attitude where the girl's mime in. And in the comments, people are saying, divorce him now. And then lots of people say she's a billionaire and I think she's sold road.
Starting point is 00:06:47 She's still the creative director, but she's sold road to elf. To elf. Yeah, that's correct. No, that's right. That's mega. To elf, because me. maybe it'll be super drugged in Argyle Street. That'd be ideal by the rest.
Starting point is 00:06:59 Shit, because isn't Elf? From the UK, have I made that up? It may be UK, by the way. UK or US, but it is massive. A lot of the team are in London, because my old boss used to work now. But I just think make roads more accessible for us. Agree.
Starting point is 00:07:17 If that's what this means. Yeah. They're loving it. Also, celebs are always going to do that. Start a brand, punt it up. and sell it and still just have involvement. Yeah. But that's the goal, no?
Starting point is 00:07:28 Well, yeah. And I saw that she was on the cover of Vogue. You guys might have seen this as well. But then Justin commented, re-shared that she was finally on the cover of Vogue, but then said in the caption, a very weird twisted thing, basically saying,
Starting point is 00:07:45 I had an argument with Haley one time, basically saying that she was never going to make it on the cover of Vogue. Really weird, giving Kanye, right? Yeah, that's what I've seen a lot of. people saying it's Gavin Can you? Yeah, and then saying like, and now you've made it, blah, blah, blah, just a very backhanded compliment style
Starting point is 00:08:02 saying that she wasn't going to be good enough for it, but now she's done it, and he's glad that she's proved him wrong, and, for what, why are you admitting that for a start? And then he deleted it and then changed it to just like three little emojis. So people have saw it and were like, get him to fuck. So you about unwell, Michelle? I think so.
Starting point is 00:08:19 Well, yeah, he's on well, he's got that hang. What hang? It's like bugs Oh What's that thing when you've got Bugs Worms No but there's something like that

Starting point is 00:09:41 Oh, see, I didn't really watch that. I just loved Amanda Bynes. It was on Nickelodeon, wasn't it? And that was the time I was reading Jacqueline Wilson books and I was really coming into my I'm not a girl, not yet I want. era and I just loved her. And then she was just so beautiful
Starting point is 00:09:55 and funny and then next minute. Do you know what's so funny you're saying this? Ah, TikTok keeps coming up for me with different people on it and it's like celebrities then and now celebrities, this and that, like it's comparisons and I think it's an AI thing. Right. But she was one of them and at that moment I thought to myself
Starting point is 00:10:10 we've not discussed her enough in the chat. Amanda Binds? Yeah, like why have you not discussed her and what's happened to her? I wasn't sure if I was maybe a bit older. of than you guys and you kind of she wasn't a thing
Starting point is 00:10:23 she's maybe not as much of a thing to me that she was to you but I just obviously know through being an actor yeah yeah of course and being in quite a lot of kind of girly films really actually like what's the football one
Starting point is 00:10:34 she's in the football one make me a man or something that's it is that what that's called something like that the football one anyway she wants to be a football
Starting point is 00:10:44 but she's a lassie so she's a man anyway she's in loads of things like that so I do it's just a bit of a shame, isn't it? I'm really hoping she has a comeback like Lindsay Loham. She's done really well for herself, isn't she, bless her?
Starting point is 00:10:56 I like Lindsay Lohan. Another childhood star went through it all, media tore them down, trashed her, and then she's come back and she's like, fuck you. Sleigh Queen. She's now doing those shy Christmas films that come on Netflix, but I will watch them.

Starting point is 00:11:49 Oh, no, so she is. When was that? Years ago, but that's tragic. Just shows you, though, didn't it? Does just show you. Anyway, I forgot about that. We digress. We digress.

Starting point is 00:12:36 and maybe sometimes I don't know what exactly we're saying so it's easy just to see it in black and white isn't it? Also sometimes we digress yeah so then we start mentioning the things that are kind of not relevant at that moment in time, which happens often.
Starting point is 00:12:49 Yeah. But are actually still quite interesting pieces of news. And then they say to us, well, what was the episode that Jess and Zoe spoke about? And we're like, not a clue. No. I couldn't even know. Yeah, I didn't know I was there that day. So it's got all of our outfit links from every single episode from this season.

Starting point is 00:17:00 Tell us. So a quick roundup then. So what's been on my plate physically? I went to Margot after the podcast last week. How was that? Very nice. I met a friend there who is, she lives down near Bista.
Starting point is 00:17:14 We used to work together in London. so basically you know Charlotte who we went to LA with you guys she came on the patron episode I'm sure the main app I can't remember now she'd be featuring the main maid so she did yeah so it was like us three he's thing about together Sammy is a designer she's the most incredible talented designer by the way but when I used to work in swimwear men's wear me and sammy used to work together and I'd brief in the designs to her and she'd mock up all the prints so any of the printed swim shorts on ASAR she actually does still does design work for boardies and she gave me a little gift she was a good job by the way it is
Starting point is 00:17:45 she was up doing a screen printing course in bridge of wear like paisley way very random but there's somebody that lives there or that is one of the like original people that do something really cool with screen printing right anyway she basically got me a little outfit for jensen a little apron and then i opened up this next t-shirt and it had like you know the Portuguese sardines and the really cool prints of like sardines that people have at the moment and i was like oh this is really cute and she went yeah i did that i was like oh my god i was like you need to actually send me all the stuff that you design. Like, I would have walked by that.
Starting point is 00:18:18 Yeah, it's like there now. I thought, there's so many things that she does in the stores. I would never even think that was for her design. I thought like that. Yeah, that's cool, like that. Yeah. So we went for dinner with her, went to Margo, loved it. Small plate vibe.
Starting point is 00:18:32 My mom and Rich came as well in Jensenovs. Then Sunday I went to pulp for brunch. I love it there so much. It's near you, Sebi Deli. I've not been there in a long time. And years, I would say. The good thing about that is, because it's quite small and it's always busy, you can go in, put your name down, and they'll text you when it's ready,
Starting point is 00:18:50 so you can go and walk around Kelvin Grove. Yeah, that is good. Or get a fresh juice and then go and walk. Lots of nice, fancy, poached eggs, loads of probably a bit too much colour for you, a bit of too many leaves. I'm feeling like it's going to be, like, you know, they just want to do a big handful of leaves on top of everyone. I just don't think it's necessary.
Starting point is 00:19:07 Yes, not your vibe. It's not giving that sort of vibe. And then, me, you and Richard, you didn't stay for dinner though, but we went to town was it last 30s you came with us quickly where were we
Starting point is 00:19:18 a couple of weeks ago um it was really sunny after we went to Pilates class oh yeah went to Santa Lucia lucia
Starting point is 00:19:28 where's one in west end and there's one in city centre I love it there you know Zoe I think it's so nice it's such a good Italian
Starting point is 00:19:36 always such nice service but what I love about it is the lunch menu's great value for money and I got this huge portion of prawn linguini for 11 pound 90 it was massive as well wasn't it loads of parmesan on top thoughts on cheese and fish I think cheese on everything's fine
Starting point is 00:19:54 I'm okay with that I love like tuna and cheese yeah me too and like yeah people are funny about that you know I mean I'm maybe no putting cheese on my salmon I've made a parmesan crusted salmon before parmesan's different isn't it parmesan in me is no cheese in that sort of vitamins it's a hard cheese it's a topping yeah okay fair anyway just wanted your thoughts on that so I'm here for it I definitely recommend you go there because it's really nice of lunch menu and you looked at the menu for me yesterday and I think it was like two courses for 14 quid one for 1190 certain days certain times just check it out but we just rocked up and I was like we'll sit outside in the sun make the most of it was lovely it was awesome yeah um so that's been
Starting point is 00:20:40 a lot of my plate physically, emotionally. I finally booked a holiday, guys. Halla fucking looia. I'm going to Kefalonia in Greece. Thanks for the inspiration, everyone. I'd never, honestly, hand-on-heart ever heard of it before last week. Maybe I'd seen it, but I didn't know much about it. Is that an airport name or not?
Starting point is 00:20:57 Yes. I think that's maybe where I recognise it from, but I know nothing about it. Okay. It's the island next to Zanti, Zakintos, which, by the way, is apparently a beautiful island. similar vibes where people well years ago wrote off Mallorca because they thought it was just Magaluf but actually there's so much more to see
Starting point is 00:21:18 Zanti's a part of it of course, well it's called Zanty sorry I think but there's an area that is party party and the rest of the island is beautiful It's came to see you either, we didn't it? Exactly. We've all get good and bad Yeah so I'm going there and the reason I chose there is I really wanted like I said last week
Starting point is 00:21:37 I'm a Yorker type vibe I still want to explore I've rent in a car I've got a small little Airbnb two I need to show you a picture of it
Starting point is 00:21:45 you'll love it it's a one bed little villa with its own pool perfect right this is I think this is a really good price
Starting point is 00:21:52 right 1,300 pounds for a week because bear in mind I was looking at all these hotels and there was extortionate
Starting point is 00:21:59 nothing I could get really for like 2,000 pound minimum really for a family room but this is a whole huge villa
Starting point is 00:22:08 with a pool massive pool by the way. Kitchen, bathroom. It is kind of open plan though and it hasn't got any reviews on the Airbnb though because it's brand new but who it's hosted by is a official company. Right, okay.
Starting point is 00:22:23 Did my due diligence and looked at them on Instagram and I was like okay they are a proper company so it's fine. Because that is what I get like funny about because I'm like going to turn out of it doesn't exist. Exactly. I did think that. Anyway, I think Kefalonia is quite local vibes. There wasn't many big hotel changes. on the island just yet I really struggled to find anything that was either extortion
Starting point is 00:22:44 expensive to the taste that I like or I'm not going to pay to go on holiday when it's not as nice as my house does that make sense yeah I totally agree with that there's people who can go you know you see that TikTok and it's like the hotel doesn't matter we're never in it no it does to me though and I think we've made that quite clear yeah sorry about that and I'm definitely used to just going away with riches like the once a year so for me I always wanted to make it quite special yeah even though he doesn't care about a hotel I spend a lot of time in the hotel
Starting point is 00:23:14 and in the room like I'm not out partying every night I'm in the room like 9-10 and I'm having a couple hours just chilling in it before bed you know what I mean needs to be nice you want to chill
Starting point is 00:23:23 but what a good tip someone gave me was if you're going away with the baby which at this point now it's still good they can't crawl they can't walk so it's still do your thing but when they have their nap time get a room like a family room or a place that has a separate part
Starting point is 00:23:36 even a balcony because the last thing you want to do is sit in a dark hotel room while they're napping and you've got to be quiet. True, yeah. So for me, this was just a perfect situation, the kitchen where I can set up all of his bits and bobs, the amount of shit, extra shit I'm going to have to take.
Starting point is 00:23:49 I know. So I wouldn't usually stay in an Airbnb, if I'm honest, but this set up and the island and just everything just seems perfect. And the island itself is quite small so we can drive up and down it and around it in like half an hour, an hour. So I'm going to do my last and probably final big explore holiday before things need to maybe not be as crazy, crazy. Well, I don't know, maybe I'll do so. Unless you're in me. Exactly.
Starting point is 00:24:14 We can do the crazy crazy together. I mean, I can still do that with a child. It's not, you know, I'm not saying that, but I do think. No, but just when it's going to be easier. Exactly, that's what I shouldn't meant. It's not going to be chaos. Yeah, and then this weekend I'm going to the late district. Oh, yeah, so you.
Starting point is 00:24:28 With Richard, he's doing a fitness competition, but I am staying at a place called another place. I'll share more about that with you guys next week, but I'm going there for three days, and it looks really family-friendly. I would say like a bit of a boozy centre parks kind of there's activities that you can do there
Starting point is 00:24:44 saying in a hut vibe three days two nights Bulls water is the area it's cold love it I just think we can have a play park but can we just have it like wood yeah we don't need it plastic and colourful do you know what I mean

Starting point is 00:29:24 because I'm like no actually tell me something you need like don't just say I could be doing my new toothbrush yeah tell me something specifically Vinals do you know what is back in Stark actually, I saw it in the store for, you know, rituals, you know the car air fresheners that we buzz off. Yep. They have a really cool gift set. They're completely sold out of Christmas. They've got a female one and a male one in a really nice, like, fake car gift box. That's cool. It's about 45 quid though. It's expensive.
Starting point is 00:29:50 That's nice though. It's a really nice gift. And a lot of guys are really into their cars, so they would love that. Yeah, it's got the wipes, the spray and then the little wooden thing with the refills. I actually got one for Jason in the airport coming back from London another week there and that's when I got my free body wash yeah because you get really good points
Starting point is 00:30:10 body wash yeah fucking unbelievable that is good and it's gorgeous but I didn't know of a saying that the tell she's like what ones you want and there's this huge cue and I was like panicking I was like what ones do you recommend

Starting point is 00:30:31 Honestly, not much to chat about, right, but I went out for dinner and Saturday to Tiffany's. Tiffany's Steakhouse in Glasgow's West End. God love it. I went, so, here's a story of me. We hired that out for my nana's 80th. I remember this. Six years ago, right?
Starting point is 00:30:46 Was that six years ago? Six years ago. Can you believe it? But I remember that like it was yesterday. I was 19 years of age. No, it wasn't. It was 22. Oh, my God. Calm down. Calm and the fuck done. I was saying about 20, 25. No, 25. Anyway, because it's quite,
Starting point is 00:31:00 small so we had what a good place to hide out for a party by the way. Never do they would have done that to be honest. We just had like a nice sit down meal and like a few drinks whatever but see if it was a wee thirtieth or something. Was it a week night that you did that then? No. Seriously? So if you do it in advance? Must have been. I didn't even
Starting point is 00:31:16 know that place existed at the time. My uncle from down south found it. Like we didn't even know it was a thing. Dead small. Yeah. And at first we were like never heard of it like probably shite you know and you just don't know something. Unbelievable. So anyway, Jason obviously loves a steak. And I started, like I said, writing down
Starting point is 00:31:31 some places that we've mentioned in conversation that would like to try etc etc so I thought I'll book that bloody gorgeous loved it we just got some bread and olives to start I did want the soup right it was something like something and
Starting point is 00:31:47 curried cauliflower right and it sounded gorgeous but I'll be full. Yeah soup's filling. And then we shared a shuttle wheel. Did you? Yeah we got the max weight because obviously Jason loves a good bit of eating them. I got some prawns, you know, build it out for my part. We got some mash, some chips and broccoli.
Starting point is 00:32:08 And the broccoli, 10 or 10% broccoli and pestle. Bloody Nora. It was good, by the way. And Jason loved it and I was at fucking rain. You liked pestily. And you know what I also loved about Tiffany's, hopefully it was same for you, but it's always piping hot. Yeah, it was perfect.
Starting point is 00:32:23 I just liked that it's a small wee restaurant, but you weren't feeling hurt. Yeah. Like it was... Intimate. Yeah, every table was full by the time. you were getting our meal and things, so it was nice. Yeah. What everyone needs to try if you go there is ice cream.
Starting point is 00:32:35 Right, talk to me about this. So a few weeks ago, coincidentally, my brother had mentioned Tiffany's or I did, and they was like, mind how good the ice cream was and it came back to me and it's like melted marshmallows in your mouth, right? It's so sweet. Really? Perfect consistency. So like tablet flavour or something?
Starting point is 00:32:52 I don't know. It just said it's vanilla. Right. But it's no just vanilla. It's not so good. I got a sticky toffee pudding. And then with a scoop of the ice cream? And I said to Jason, because it's not just on the menu as like a bowl of ice cream,
Starting point is 00:33:06 so you can ask for it. Oh, good tip. Say I said, say Zoe said to ask for it. And Jason got a wee bowl of it, unbelievable. That's a great tip, thanks, Oz. Honestly, not much else to say apart from, I think Cookie must be leading up to her first period on heat, whatever way she'll call it, because she's been a fucking rascal.
Starting point is 00:33:27 Yeah, you were really pissed off yesterday, weren't you? I could have rag dolled at the weekend and then I felt really bad because I thought see if you're feeling something but you can't obviously communicate it I feel really sorry for you but also you're doing my tits in so I actually get back to my mum and say I never knew that female dogs had to have a period first
Starting point is 00:33:42 before you can get them well I've not actually looked into it because I did my own thoughts research happened in my own head with no facts right but what I started to think was if I stopped her from getting that before it happens
Starting point is 00:34:00 would that make or be sort of strange behaviour-wise because you've technically not allowed them to mature like see if you think about if you could do that to a human yeah
Starting point is 00:34:13 do you not think it would be best to have one first so you've kind of yeah that would make sense do you get what I mean by that yeah and then I just thought are you kind of
Starting point is 00:34:24 cutting something and it's meant to happen and you're just never allowing it to happen maybe that's what the advice that they say though that's why you should wait for one yeah I think that is obviously what the advice I think you probably could push for it to be done before but I just don't know if there's much of a need apart from it's obviously not pleasant to deal with yeah I've got the nappies at the ready have you yeah have you got a white couch it's beige but it's fucked anyway from her so we're going to get a new one at some point
Starting point is 00:34:49 but I'm kind of feeling that's like you're with your second mom that week do you know what I mean yeah yeah yeah it's not really feeling like a mad household's problem that week It's given Suzanne. It's given, like, you've had dogs before. They've never been girls, but you can handle it. Yeah, you can deal with it. I think that as well. So she's been doing my tits in, but I think we're maybe over, over it.
Starting point is 00:35:07 And then the only other thing, really, I did this the weekend. I had a very sort and flat out, like spring clean vibe. Yes. Which happens every so often, and I built a show rack myself. I saw the picture you sent me to go where, please, in your little cupboard next year front door? No, in the cupboard that all are clothes they're in. I had a wee mini shoe rack and it was pointless. Yeah, I remember, yeah.
Starting point is 00:35:25 It was as good as a chocolate teapot, right? kept falling down and then I thought I'll get another one that's large in charge Just why I got my bags of clothes back yesterday
Starting point is 00:35:33 Yeah I was gonna re-clear out I can't fit a single thing my wardrobe but too many clothes but I got a tall just from Amazon by the my link at the newsletter
Starting point is 00:35:42 a tall one that's got the canvas is like the bits you lean your shoes on so it's in all these poles that'll fall down you don't remember that yeah yeah
Starting point is 00:35:51 and I thought then I can put like my bags in as well and I can actually see what I own That's a good idea. Because it's always either in a big box, I'm, I just don't know what I've actually got. All my hats are like stocked up my wee pile, my caps are in a wee pile back.
Starting point is 00:36:06 Perfect. I like that. It's as close to like a walking wardrobe that you're going to get in that flat. How good would it be to have a walking wardrobe by the way? I know. But even like what you had before the nursery, like just you can see everything. So you can open the doors and you can really see what you've got. Yeah.
Starting point is 00:36:24 And I can do that in my clothes, but the shoes were all starting to go and. Obviously, I buy trainers all the time, so it's my own fault. But they're all starting to, like, get doubled up. And then you just kind of be harsh getting things out, do you know what I mean? Yeah. That really made me happy at the weekend. So little things in life, you know? Yep.
Starting point is 00:36:41 Anyway. I don't think that this time of year, though, it's good to refresh your wardrobe. Absolutely. Do you take away all your winter coats, put them away, and then bring all the spring jackets out? I actually don't do that. I'm more of I've got a holiday box, and that's where, like, my bikinis and holiday clothes live. Yeah. Stuff that you wouldn't be wearing, kicking.
Starting point is 00:36:57 about in Grazgo wearing. Even like the linen trousers and that there's no need for them here really as they? Yeah that's what I'm the same. I mean I could do it every so often perhaps in a hot day but but I did put my winter coats away under the bed. My long coats they went on Sunday
Starting point is 00:37:11 yeah. I didn't bring anything out though. No I think we I know a lot of people do it but I just don't feel we've got the season changed as much I feel like I kind of I'm not really a legs out arms out kind of get away so not much changes for me do you know what I mean? Yeah very true but
Starting point is 00:37:27 what I will see is most of my wardrobe is full of knits which if they did go away in like a vacuum packed bag actually would give me a lot more space but then I would just fill it and then they would need to come back out and where you put Yeah yeah too much too complicated too much admin that
Starting point is 00:37:42 Are you looking to buy your first home and don't know where to start Well don't worry our friends at Watermans will do all of that stuff for you They won't be packing your boxes for you but they'll do everything else So for straightforward legal advice remember Watermans right let's get into our topic quickly that's nice yes right so we've had a few messages i'll read some from the patreon chat on this one so biggest tip remember if you offer it if your offer accepted is over the home report you cannot mortgage this and must have the cash to pay for example the home report is 200k but you offer that is accepted is 210k you can only get a mortgage on the 200
Starting point is 00:38:27 k as per the home report and pay the 10k which would be out of your saving slash deposit so have this in mind when looking and placing offers right okay that's what i did that's what i did as well you like the bit over is your cash yep and then you get your mortgage for the the value yeah because really you're paying more than it's worth to get it yeah so to get that you just need to pay cash money another patron piggy wrote for first time buyers we use first mortgage director our mortgage advisors. They are totally free and it's super helpful, especially since it can be quite overwhelming. As well as finding you the best deals, they also give you a pie chart regarding your income vertis outgoings and it lets you see how easy it'll be to budget once you've
Starting point is 00:39:09 paid your bills, etc. That is helpful. That's cool. We've also had a message though, by the way, saying this, mortgage advice just from experience. We bid over home report and we were one of five bids that were all very similar. Our mortgage company allowed us to then pay for a new home report, which revalued the property value to match or bid, and we didn't have to fork out that extra cash. The percent over home report then became mortgageable, if that makes sense. Hope this helps others, and I assume it's provider-specific, so definitely worth asking your advisor if the home report can be reviewed once the bid is in. Right. So she's made the new home report include the bit that she's bid over. Correct. Right, okay, I get it. And she's got the
Starting point is 00:39:52 mortgage to that amount so she doesn't need to use her cash the cash will just be the percent of her deposit and this is probably only for first time buyers correct unsure but ask your provider if you're in this process if that's an option yeah because that's what she's saying that it's provider specific probably but if you can do that that's quite good because it saves you the cash you're then just spreading it over the years that your mortgage is going to be anyway yeah okay interesting very interesting my boyfriend and i have just bought our first home together and biggest piece of advice would be to build up a really good relationship with your solicitor. Our solicitor was my friend's mum so that's slightly different but honestly having that
Starting point is 00:40:30 connection with them makes it so much easier to ask them for advice and support etc and trust that you're getting the best answer from them. I do think it's good to work with a solicitor that you either know or are quite, probably quite relaxed. Yes. And not too serious. Yeah. Because you don't you ask a fucking lot of questions. Yeah. And they also take a little like a batchy. God, they do take ages. But do who you could ask? Our sponsors, Watermans. Our friends at Watermans. They do that. Yeah, they do didn't they? They deal with everything to do with selling a house, buying a house, advice for house, selling, house buying. So you can get in touch with them. I know I said that last
Starting point is 00:41:10 season, but I can't wait to actually have to sell my flat so I can use them, get them to do everything for me. No, I know. So this is a bit of advice for new build buyers only. New build buyers only, a new build buyers only, okay? That was like, as that I know. The home section is closing in 10 minutes. So, if you're wanting to buy a new build, we've heard from a good source, I would say, that buying at the end of the month is best,
Starting point is 00:41:39 or quarterly. Quarterly or halfly. What's word for that? Halfly. June, now time, June time. because these estate agents or dealers or whatever have targets to meet so at the end of the month if they've got say 10 to sell they've only sold 8 they'll maybe give you a discount on either the sale price or they'll add in like extras yeah so you know
Starting point is 00:42:03 there's all these different levels for new builds that you can upgrade kitchens and all that shite they'll do all that for the same price because they obviously want to get their sales over the line for the month great tip so that's a great tip great tip and she did also say that if anyone's wanting quite a quick move try and do it in the month of June. Right. Okay. Because a lot of people, contracts are six months. So June's like a final month that they want everything in that group sold. Right. Okay. Got it. Sales sign up for the whole group of buildings. And with new builds as well, which is different to old builds, you do have structural warranty. I think it's like 10 years that you have with them. So that's something to consider. If you are buying a older build property,
Starting point is 00:42:45 you need to do a Rupper, for example. It's obviously you're not going to get the warranty with certain things. Especially if you move into an old build. This happened to me, actually. You move into an older build house, but they've done it up to sell it to someone like me. You don't know if they've used cowboy builders. You don't know what the plumbing situation is like.
Starting point is 00:43:06 I think if you go to a new building and anything goes wrong, you can get it fixed, but you don't know what you're walking into. So definitely have a little check if you are thinking that you've got your whole period, type property but your jeans came true and then before you know the walls are crumbling but around you because that's the thing I think with myself I would really like a bigger version of my flat but I want to be able to walk into it if somebody have done all that hard work for me exactly and then I guess that isn't something I would have considered I've been like oh wow they're doing a great job of this yeah not realizing that it was probably a really quick job
Starting point is 00:43:36 so they could leave and make money from it exactly someone was telling me recently actually I can't remember who it was that they were getting their cooker or something something fixed because it kind of blew. Right. And then the guy who was fixed and it said, by the way you've literally got like a this, you know how a cooker would be a massive wattage. Yeah. Or wattage, whatever you call it?
Starting point is 00:43:56 Yeah. And it was just plugged into like a normal plug. What? So apparently like, obviously they either plug sockets or the bit on the plug or whatever needs to work together to be able to handle the electricity that gets put to it or whatever. The voltage. And they were like, that would literally have blown up any minute. You just don't know because you don't look at stuff like that.
Starting point is 00:44:19 No, of course not. Unless you're wrapping the kitchen out. Yep. So a friend of mine has just recently moved into a property and she did make a really good point and she said that it's so stressful having to go to all these closing bids and whatnot. But have in mind that we all want to live in a livable property that we find on Pinterest, but don't be so hard on yourself. It takes time. Be patient. When you buy somewhere, just appreciate that all these other houses that you see.
Starting point is 00:44:45 because I do think when you move somewhere you have this big Pinterest board in mind you want it to be a certain way you almost rush and find loads of things and then you are probably happy with it but then you're out of pocket and you sit back and you think well I rush this
Starting point is 00:44:59 go for it room by room and just know that things will take time and it will eventually get to be the house and dream home that you want but don't put too much pressure on yourself because buying a house in itself is probably one of the most stressful things that you are going to do in your life
Starting point is 00:45:13 absolutely yeah so that was a good tip from her I think you need to live in it yeah you need to kind of learn the space because you end up filling a room of shite and then it's just cluttered so someone Zoe knows actually
Starting point is 00:45:26 his message does she works for an estate agents tips for first time buyers know your numbers the market for first time buyers is super competitive at the moment for most homes you will need to pay over home report value and sometimes buy quite a bit make sure you have your mortgage and principal agreed before you start looking
Starting point is 00:45:41 you can get this direct from a bank but we'll probably get a bit deal using a mortgage broker there is a cost for this usually between 400 to 500 pounds but i would expect they could save you money in the long run and this means you will know exactly what you can afford to bid budget one thousand five hundred pounds for solicitor fees it might be less but shouldn't be more or even better get a quote and pick your solicitor if you are buying over one hundred and forty five thousand pounds stamp duty kicks in oh yeah which i didn't pay stamp duty by the way. And my property was 150
Starting point is 00:46:16 back in the day. So I don't know that's changed. First time buyers don't get it. Right. Good tip. In which is also called land and building transaction tax. It starts off really low but goes up quickly and can be thousands of pounds. Yeah, that's right. So a friend of mine
Starting point is 00:46:32 actually going off the back of that who was the person that gave me the tip about bartering with your estate agents to get a lower fee. Her stamp duty because she bought over a certain property price. She said over £300,000 in Glasgow at the moment, I think it's a really sought aftermarket.
Starting point is 00:46:49 And her flat that she's buying is a lot of money. Her stamp duty tax was $50,000. Yeah, but she saved £2,000, which I know it doesn't sound like a lot when you compare the two, but she saved two when she did the, got the percentage down by 0.1. Right, okay. Yeah. So, yeah, so stamp duty was massive on that. And she just said, bear in mind that the lower,
Starting point is 00:47:14 cost properties are the ones that are probably staying on the market a bit longer than the ones that are more expensive, people's forever homes, are the ones that are getting so many bids, so many closing dates, blah, blah, blah, blah. Right, second tip, treat your viewings like a job interview. In such a competitive market, often the top bids are super close together or sometimes the exact same amount. It then becomes a question of who does the owner want to sell their home to? Right, yeah.
Starting point is 00:47:39 Now, this happened to my friend Haley, who told me the thing about the Pinterest. She got a good relationship with the buyer. She said, don't be afraid to go in and start a very small relationship with the buyer because actually your circumstances and the living situations probably might be a bit more ideal with each other. You know, she could have moved out quite instantly or the person might be a first time by there's no strings attached. Don't be afraid of, you know, asking some questions. I also think in this life, yeah, most people just want or need as much money as they can out of something, right? like the buyer obviously wants to think that
Starting point is 00:48:15 if I'm nice to them they might give it to me but if you were the seller you'd be like I just want as much money as I can but you might find someone who doesn't need the money or is downsizing and if you are only maybe like a couple thousand pounds less than the top bidder but they got a good relationship with you or they know that you're desperately needing a place or you're moving at a bad situation
Starting point is 00:48:36 or it's your first home with your new partner or whatever they might think fuck it I like them better and you know people that have lived in a house for years and years and years and they just kind of treat that home as like, I want someone to treat this well. You can probably tell who's going to make a really nice family home out a bit or someone that's going to buy it to rent out. I wouldn't want to sell my house to someone that's going to buy it to rent out. I think I'd want somebody to live in it that's going to make it at home. You can't be picky with that, but there will be people like that. There will be.
Starting point is 00:49:01 There will be people that don't necessarily need the money, especially older people who are downsized or maybe moving abroad or whatever. Yeah, they need something and want something out of it. but as you said, they might care more about who it goes to. If the viewing is with the owner, build rapport, compliment them on their home, tell them how much you love their kitchen, or how you have always wanted to live on that street. When offering, let them know that you have already got your mortgage in principle,
Starting point is 00:49:27 and if you can, that you'll be flexible on moving dates. These are the things that don't cost anything but can put you in a stronger position when it comes to decision time. Number three, do your research, both right-moving, and Zupala have sold price websites where you can go on and see what a similar house is solved on the same street. You've seen that on the bottom. It's a good feature.
Starting point is 00:49:48 You can also look at within a quarter of a mile and see what ones on neighbouring streets have sold for. If you miss out on a house, be cheeky and ask the estate agent how much you missed out by. They shouldn't tell you, but some will. That means when you bid on the next one, you will have more of an idea what to bid. That's a good tip. Yeah, that's helpful. Number four, be fast.
Starting point is 00:50:06 Try and be the first to view a house and the first to offer. not everyone will go to the closing date. Also, a good tip is follow some of the state agents that you like on social media. There's one that's near me, actually, that they always share the houses first before it goes on to right move or whatnot. So you can be quick with that. Bonus, don't be afraid to negotiate on properties that have been on the market for a while. If a house has been on the longer than a few weeks, don't feel you need to start with a strong bid. Go in lower, even under the offer is over.
Starting point is 00:50:38 if they say no ask them what will they take you could save yourself thousands yeah i've got some advice here from somebody in a similar situation to us actually they're self-employed they wanted to get on the property ladder um they had a lump sum of cash from i don't know if it was inheritance or they just saved up some money but they didn't want to put it in a bank or whatnot but see for me i've got savings which is another good thing actually um i've got my savings into a 4% isa on monzo now i've actually really i've banked with monzo for years But I've struggled to find anywhere that's got that much of a good rate. That's just easy, accessible for people like us, have you?
Starting point is 00:51:14 And you can do it as a locked part. And I think the more you lock it and the longer duration, you get a higher percentage. But anyway, I was actually thinking to myself, like, I'm not smart with money. I'm not smart with things like that. I would love to be someone that would invest in property and things. I'm just not. I think there's a lot of people who will listen to this that might be the same. I might come into some money eventually that won't know what to do with it.
Starting point is 00:51:35 Where do we get this advice from? Anyway, this person has said that they bought their property through an auction and not on the market, a lot cheaper, but you need to have a broker and give them a percentage, which isn't a lot. And in the grand scheme of things, it's a big saving. For investment properties, I would only ever buy via the auction broker as well. Better value than on the market. Usually needs a bit of work. So there's a scope for profit and easy for them to build up and afford to build up a portfolio. Set up a limited company and buy through that for lots of different benefits. Mine was mainly to save the big chunk of tax. I was in the position where I'd saved enough to buy a property outright. Some people might not, so there are other benefits of limited companies like easier to get a mortgage because of a bank views it as an asset. If you can rent out a flat, they know its income and they'll lend you more. Of depending on your credit score, etc.
Starting point is 00:52:27 This is only for properties you are going to rent out though. And bear in mind, this person bought a house on the auction for £30,000. pounds. She said some people here wouldn't ever think that you could buy a property like that. Yes, it was probably an absolute shit show. But there are so many places like that in Glasgow that where people that work for the auction will find them. Yeah. And you can buy it in cash outright if you can afford it. And do it up and you've made some money. Anyway, start off small and use each property as equity to get a bigger mortgage each time. I rent it out. So I get income every month that I'm letting build up. It pays the mortgage and there's a tiny bit of profit. And I'll use that. And I'll use that. plus remortgage the current flat to get a higher value property next time. I could always put more towards if I want to, but eventually the goal is your properties will buy themselves. I use a letting agency to deal with my tenant and any rentalship because I don't have a scuba do with this,
Starting point is 00:53:20 and it's actually very cheap and worth it. It is a long-term investment. I see this as my pension, so I'm not going to get a massive gains right now. It's playing the long game. Money sat in the bank is depreciating because inflation. So if you've got the money to get properties, it's a clever way to build your wealth.
Starting point is 00:53:36 Fuck knows what I'll do when I come to retiring and selling, because I'll probably get hit with a big tax bill, but hopefully I'll come across a dodgy accountant when this time comes. But yeah, I think that's quite interesting, because I would never, ever know anything like that. Yeah. I don't think I'd never be brave enough to even invest my chunk of money into a property either. Oh, I would do it tomorrow.

Starting point is 00:54:08 There's a wee flat for sale But it's because my mum used to do that Right I should get fucking tips with her What was I thinking? I know Should I get her on, Susie Monry? Because my mum used to work for an estate agent
Starting point is 00:54:19 But then she used to buying rent In our old house she built So she did She's actually quite into the property thing And she would love to continue doing it as well So I feel like maybe it's in my blood It is in your blood But I love it I think it's such good investment
Starting point is 00:54:35 I know people do have mixed views on it now because of I think the government yeah you do get taxed differently than what you used to for rental properties so you pay more tax and I think it's not really as worth as it used worth it as it used to be having a lot of properties because they're trying to stop people from doing it yeah
Starting point is 00:54:57 but I do think having like in that circumstance it is worth it I think it just needs to be right it's maybe not that you've got like five mansions that you're renting now it's maybe more weird things that you do have less charges with I guess yeah and it's like you say you've got a tenant in it yeah and then one day you'll sell it for the full price and it'll be your pension love it right we've got so many more tips so if you are loving this and all the tips we've got actually so much more in different people scenarios that we'll carry over onto patreon as well as everybody's must have
