Have you ever lost a DSCR deal because the financing just took too long?
Red flags popped up late.
The lender needed more time.
The deal fell apart.
Well, our friends at Dominion Financial just launched a program to help prevent that.
With their new Express rental loan, you can close in 10 days or less.
And they still offer their price beat guarantee so you can get great pricing and a timeline you can count on.

Managing properties can feel like a full-on circus.
You're juggling vendors, tracking payments, chasing approvals across multiple properties,
and maybe a few HOAs, all while trying to keep tenants happy and owners confident.
One delay can throw everything off, and suddenly your day is all clean up, no progress.
That's why hundreds of property managers rely on bill to streamline their finances.
Bill for property management lets you add all your properties, assign permissions, pay bills,
and receive payments quickly and efficiently without the usual bottlenecks.
It syncs with platforms like QuickBooks, Zero, NetSuite, and Sage intact, so your accounting
stays aligned. You can automate bulk payments across properties and HOAs.
Choose flexible payment methods like Same Day ACH, International Wires, Card, or Check,
and set custom roles in approval policies.
There's even a dedicated bill inbox for each property to keep everything organized.

specializing in identifying these faster depreciating assets in your property.
They've completed tens of thousands of studies across all 50 states
from remote cabins to apartment complexes.

So visit costsegregationguise.com slash BP for your free proposal
and find out how much you could save this tax season.
Today is not a Bigger Pockets podcast episode.
In fact, we have something very, very special in store for you.
But don't worry, you're going to get your real estate fix.
Don't worry.
But listen close here.
So we've got really big news for a long time now on Bigger Pockets.
I have been teaching something.
I call it different things, but we'll call it the wealth triad today or the wealth tripod
maybe.
I don't know.
The idea being this, if you want to gain wealth, financial independence, you want financial
success in life.
There's really three primary ways to get it.
Rob a bank, win the lot.
I'm just kidding. No.
Number one, you can save your way there by doing smart personal finance things,
which is why we have the Bigger Pockets Money Podcasts, all about personal finance.
You can invest in real estate, which is my favorite way in the entire world to build wealth
or anything is like, I love real estate.
I'm obsessed with it.
But there's a third way that perhaps is just as powerful, if not more powerful than the other two
in creating wealth for people in America and across the world.
And it's been happening for thousands of years.
Anyone want to guess what it is?
Nobody's here.
So, okay, the truth is business, starting a business, entrepreneurship.
And in fact, business is related to real estate as well.
And so that's why I'm a big fan of it.
So today we are launching a new show and I'm going to let Carol Scott and J. Scott announce
the new show.
Go ahead, guys.
Thank you so much, Brandon.
Today we're announcing the Bigger Pockets Business podcast.
I'm Carol Scott and I'm here.
with my awesome husband, Jay.
Hi, Jay.
Hey, Ms. Carroll, Scott. How you doing?
I am so excited that Brandon has launched this new awesome podcast for us.
So you might listeners be wondering what is Bigger Pockets business.
So, Jay, why don't you give them an idea?
We're going to be interviewing real-world entrepreneurs,
people who actually own businesses, who have started businesses,
they're growing businesses, they're scaling their businesses.
They're going to come and they're going to give you actionable tips.
We're going to basically this is going to be a real,
world MBA for our listeners. So if you run a real estate business or you run any other kind of
business and you want to learn from other real world entrepreneurs how to start, grow and scale
your business, this podcast is for you. Well, let me ask you guys a question. Our listeners are
listening to the Bigger Pockets podcast right now for real estate advice. They're trying to build
a real estate portfolio, rental flip, whatever. Can you give like 30 seconds on why would they
want to listen to a business show when they're trying to grow a real estate thing, right?
They're not the same thing, right? No, well, they're not by definition.
should know real estate business and any other business is not necessarily the same thing.
But as you can imagine, there are so many principles no matter what kind of business.
If you're running a car wash or you're running a hot dog stand or you develop some amazing
podcast type of situation or you're developing a whole real estate business.
You've got leadership.
You've got growth.
You've got all kinds of hiring and firing and all kinds of things that are applicable to any
type of business that you're in.
There you go.
I'm pumped for this show.
I don't think I've been as excited about a new podcast like ever in.
my entire life. I'm pumped. So very cool. So anyway, I want to let everyone know here's the deal.
We are going to end this podcast episode here in just a couple minutes. So what we want you to do is
the new show is launching today or, you know, when you're listening to this, it's out. So what we want
you to do is go listen to the first episode of the Bigger Pockets Business Podcast. And here's why you're
going to want to listen to it. It's because the very first guest is who? Joshua Dorkin.
Joshua Dorkin, founder of Bigger Pockets. Yeah. For Josh.
Yeah, Josh, I mean, Josh built a, I mean, an incredible business, bigger pockets, right?
And Bigger Pockets has become the largest real estate investing platform on the planet.
And so that first episode really dig into Josh's story and his why and kind of the transition between, you know, going from a hundred hour work weeks down to more emphasis on family.
I think you guys cover all that stuff.
And here's a really cool thing.
There is a surprise ending at the end of Josh Jorkin's Bigger Pocket stories.
Stop, stop, stop.
Do you have to give everything away?
Help me out here.
