We're live on TikTok.
It was breaking last night.
It's been confirmed by multiple sources and we got a huge Coyote Pass update. In fact, Coyote Pass, the property in Flagstaff,
Arizona that is owned by the Sister Wives family, probably is the most famous property on TV.
I mean, name a more famous plot of land than Coyote Pass. I'll wait. Okay. Nobody can. Nobody
can. But we do have breaking news. So if you are on the TikTok, hit the hearts,
share the video, because last night,
shout out to Starcasm.
Now, Starcasm is one of the greatest,
like I absolutely am obsessed
with the name of their publication, okay?
We all know it's like an orgasm, but there's a Starcasm.
Because, you know, I provide escapism here at TSFS and basically we have stargasms when
there's huge breaking news.
What is the breaking news?
You're like, shut up, get to it.
The breaking news that came from stargasm last night is property records have been obtained
by stargasm, the sun, the sun also has stopped.
Coyote passed.
Janelle and Mary did in fact hire lawyers.
Okay, remember I said,
oh, are they really hiring lawyers?
Where are these damn lawyers?
Oh, they did.
They hired lawyers.
Now Coyote Pass.
Three parcels of land of Coyote Pass
are now have Janelle, Mary and Cody Brown's name on it.
Okay, and there is a parcel,
a two and a half acre parcel
of land of Coyote Pass that doesn't even have
Cody and Robin's names on the property deed.
This is huge.
These women, Janelle and Mary,
that have been fighting for this property
all of season 19 and in some of season 18.
And now of course, we'll have an even bigger resolution
for season 20.
Now they legally own each of them, 25% of the property.
So Coyote Pass is now been divided four ways.
Now of course, Cody and Robin are married.
So they're gonna get 50%, but Janelle and Mary have their names now
on multiple parts of Coyote Pass.
This is a huge legal victory.
And I'll tell you what this means,
because a lot of people are speculating
what this means that now the deed has been redone, okay?
So, Sister Wives stars Cody Brown and Robin Brown
have settled the land war in Flagstaff, Arizona with ex-wives
Janelle and Mary after the two sister wives, Janelle and Mary, did in fact lawyer up. Okay,
Cody, 56 years old, purchased four parcels of land, if everybody recalls, called Coyote Pass in Flagstaff, Arizona for $820,000 in 2018 when the family moved from Las Vegas,
Nevada.
Now, as recently as 2024, Coyote Pass has been tax assessed and valued at $1.3 million.
There ain't even a home on this.
There ain't two sticks to rub together on this.
Now, initially, if you recall,
Cody Brown had planned to build five homes on the property
for wives Mary, Janelle, and Christine,
as well as he and Robin,
including a separate home for himself, he and Robin.
Cody fought with his two ex-wives as recently as season 19
and publicly on the show over the property division of
Coyote Pass and who was to get what. In court records that have now been attained by Starcasm,
two of the parcels of land were transferred from Grantor's Cody and Robin to now Grantor's
Cody, Robin, Janelle, and Mary. Huge victory.

I just don't want to get the lawyer bill.
You know what I'm saying?
The court papers have now been dated March 26th.
Breaking news, breaking news.
They were dated March 26th,
but of course all the media and myself
just getting ahold of them this week.
Then I'm gonna get to your comments on TikTok.

And court records, two of the parcels of land
transferred from Granter's Cody and Robin to Granter's,
okay, I said that.
The court papers dated March 26th,
read of the two parcels, Cody Winn Brown
and Robin Alice Brown, husband and wife,
as community property and right of servership
as to undivided 50% interest.
Okay, so each one of them is now getting 25%.
Remember how it's been murky?
Who owned what?
What owned who?
And remember he famously initially had told Mary
and Mary let us all know
that Mary was gonna get less property and land
because she only had one child.
The fuck?
Okay, I don't think so.
Mary had put money in.
Mary and Janelle, all of them have worked their butts off
and paid off this $880,000 debt.
Because remember, last year they had a huge payment,
their final payment for Coyote Pass due, and they made it.
Now, they all say Cody is like a last-minute dude.
So you know he said all this time to pay a bill and to make good with the bank and he loves to
leave it to the 11th hour. Drives me nuts. I could never be married to a man like that. I'd have to
be married to somebody that's like ahead of it. Okay so Janelle Brown, an unmarried woman as to
an undivided 25% and Mary Caroline Brown. It's so weird on these deeds how they name you unmarried woman, as to an undivided 25%, and Mary Caroline Brown.

Oh, well, I guess they have to,
because if you have a spouse, they're entitled to it too.
Okay, that's why.
As to an undivided 25% interest
for the following properties, i.e. Coyote Pass.
For the third parcel, Cody Janell are listed
as the grantors, transferring the land
in Janelle and Mary's names in the amount of 10 freaking dollars. So that means Cody gave up,
Cody and Robin gave two and a half acres solely to Mary and Janelle. Janelle Brown, an unmarried
woman as to an undivided 50% interest and Mary Caroline Brown, an unmarried woman as to an undivided 50% interest and marry Caroline Brown an unmarried
woman as to an undivided 50% interest.
The final parcel remains in just Cody and Robin's names.
Now news outlets previously reported Christine had signed over her parcel of land.
If anybody is wondering like where's Christine Brown?
She had signed over her parcel of land for just $10 on July 28, 2022. And that's
because Christine kept the money that she made from her home in Flagstaff, Arizona. She kept that,
took that with her when she divorced the old code-ster and got married to David Woolley.
Okay. Also, news outlets previously reported that Cody and Janelle paid
off a plot of land in their name on June 2nd, 2023, and an additional plot in Robin's name
purchased for $170,000 each. Cody has not filed permits to begin building on Coyote Pass. Remember,
a few minutes ago, I said, what does this mean? This means what a lot of
people are predicting is that they are getting ready to sell meaning Mary and
Janelle are getting ready to sell their portions of land. It appears that they
might be gearing up to in fact sell Coyote Pass since no permits have ever
been filed to begin building. The feud over Coyote Pass has been an ongoing source of tension on past seasons of Sister
Wives.
Mary even said in a recent episode that maybe she needs to get a lawyer.
Also Janelle and Mary have teased on social media on Fridays with Friends, which is Mary's
Instagram kind of show with her bestie Jen, that there would be a huge resolution
to Coyote Pass and here we have it.
So you know what?
Look, I got to give them all credit.
I've been wrong about multiple things today.
Okay.
I said, are they teasing us?
Is there going to be any big announcement?
Well, this is enormous.
Yes, there's a huge announcement. So as of right now, everybody gets 25%, 25%, 25%, but of course, Cody and Robin will end
up acquiring 50%.
So congratulations to them.
We do have a resolution and a breaking news update on Coyote Pass.
A lot of people online are saying
that this is a huge blow for Cody and Robin,
and then I'm gonna get to all your TikTok questions
and thoughts and feedback.
A lot of people are saying this is a huge blow
to the famous TV couple who famously wanted to build
this beautiful home and have a giant porch
and all their sister wives sit out on it.
Now they are looking at only owning a portion of Coyote Pass
and it looks like we are gearing up to have Coyote Pass sold.
Okay, let's go and hear some of your feedback and answer questions.
Oh, Catherine says, something else that you should talk about is they change the way the
lots are divided. They are preparing to sell. Absolutely. So I mentioned that, but maybe it wasn't clear.
Initially Cody had four parcels and he had, remember he like had kind of verbally told
everybody it didn't make any sense. We were like, what in the God's name are you talking
about? He goes, oh, you know, mine and Robin's and this little sliver is Mary's.
Well now it's legally brought out, like in a deed.
So they actually have the land plotted out.
He's still on the parcels with him.
Okay, so Cody remains on, there's four parcels.
One parcel, just Cody and Robin.
The second parcel, just Janelle and Mary.
The third and fourth parcels are Mary, Janelle, Cody, Robin.
Okay, so does that make sense?

think that goes to show you they are going to sell because now they've got this, is Cody

but also he would have to buy them out he'd have to buy them out of those two other parcels
okay any other feedback and comments line them up what hat what's happening with Christine in the
courts so just to get people up to speed, if you're joining my live,
the breaking news is overnight,
sarcasm, now the sun,
every major news outlet is reporting that we do have
a resolution with Coyote Pass,
the most famous reality TV plot of land out there.
And the resolution is that a new deed has been published
in Flagstaff, Arizona that essentially makes Janelle,
Mary, Cody, Robin, all 25%.
They all have a 25% portion.
And now they have legally put Cody, Robin, Mary,
Janelle's names on basically all the plots.
Okay, so basically this is a fair division
given what the women have put into this
and now they're getting back.
All right, what's going on with Christine
and Cody's lawsuit?
Christine has sued Cody Brown for child support,
back child support and custody.
We won't know any updates until May.
A lot is apparently happening behind the scenes,
but very closed mouth.
Right now they're supposed to be taking parenting classes, seeing a guardian at
Lytton, and they're trying to work out through mediation if they can come to
an agreement on child support. But I don't have any new updates aside from that.
People are saying hell yeah to Christine. Diane says, well Cody and Robin still get
50%. They do because they each have a 25%
percentage of the land.
So yeah, ultimately they get 50.
And their portion of interest in the sale
of Robin's first McMansion, very good question.
Lachey wants to know, is there an update?
Are Mary and Janelle getting money
from the sale of the McMansion?
Great question.
That's something that I need to investigate,
our team needs to look into
because we have not heard about that.
I wonder, my question is, I wonder, is that season 20?
So we know we're gonna get some resolution now
with Coyote Pass.
So is season 20 going to look at
who's getting McMansion money?
They're moving into their even more giant new McMansion in Flagstaff, Arizona.
There's also a rumor going around if anybody's in Flagstaff, Arizona and drives by their
house, although their house seems quite secluded, but apparently there's a lot of furniture
now out on the lawn.
There's furniture out everywhere on Cody and Robin's lawns. Well, lawn in Flagstaff, Arizona.
So I'm curious if that's because they're moving.

Well, Janelle and Mary might feel that way.

on Coyote Pass in the next six months.
One of the plots only has Cody and
Robin's name, correct? That is, wait a minute, does it only have, one of the plots has only
Marion Janel. One of the plots has only Marion Janel's name. Okay, if their furniture is outside. It's raining today in Flagstaff, Arizona. That's not good.
That's not good.
Okay.
Let's look right here.
Let's do Coyote Pass, Starcasm.

Okay, Starcasm.
Let's also read their breakdown just so we can compare against the son. They finally have addressed the inequality of the ownership of
four properties known as Coyote Pass. According to property records that were recorded on Thursday,
the four adults have now signed warranty deeds changing the ownership of the property. For those
needing a reminder, here's a graphic showing the ownership of the four lots compromising Coyote Pass
after Christine's name were removed.
Okay, that one had, yeah, okay.
So the old division, right,
had Cody and Robin on a 5.16 acre lot,
just Cody and Robin.
Then it had Cody, Janelle, and Mary on 4.4 acres,
and then Cody and Robin on another 2.2 acres, it hit Cody, Janelle, and Mary on 4.4 acres and then Cody
and Robin on another 2.2 acres and then Cody and Janelle. Okay? Changes to Coyote Past.
Based on the filings, two of the four properties are now jointly owned by all four of the Brown
adults. One of the smaller lots was owned by only Cody and Robin. There was nothing recorded
indicating a change in ownership of the property. The other smaller lot on the far right is now jointly owned by Mary and Janelle.
Here is an excerpt from the warranty deed that was previously owned by Cody and Janelle.
Warranty deed for the consideration of $10.
We already went through all of that.
Okay. Okay, we already went through all of that. Okay, so Coyote passed revised ownership as of March 27th, 2025.
Cody, Robin, Janelle, and Mary on a big lot.
That's where the pond is.
Cody, Robin, Janelle, and Mary on another large plot.
Cody and Robin on a singular plot and then Janelle and Mary on singular plots.
There you go.
If you're curious why the Browns decided to share
the two larger properties instead of dividing them, this does look to be the
easiest way to split ownership of all four properties in four exactly equal
parts without having to redraw property lines. Deeds were altered. The alteration
of Coyote Pass deeds were recorded on March 27th.
However, the deeds were originally drafted
in early of September 24.
It's also interesting to note that the Browns
signed the documents at different times,
with Robin looking to be the last holdout,
below is a timeline of the dated signatures of the deeds.
So January 9th and January 13th of this year,
Janelle Brown signs, January 15th, Mary Brown signs,
January 17th, Cody Brown signs.
Wait for this.
March 26th of 2025, three hours ago, Robin Brown signs.
What?
Robin Brown holding out.
Was Robin Brown holding out on Coyote Pass?
Now you could look at that a couple different ways.
One, was she just being difficult, wanted to drag it out?
Or was she kind of holding out hope
they might change their minds,
the women might want something different?
Let's see, what else?
Jackie said, okay, wait, what did they sign?
Well, they signed a warranty deed.
They basically signed the deed of the property and they just redid the deed on Coyote Pass.
You know what I mean by that?
A property judgment, people are saying.
Well, this is a warranty deed.
So the warranty deed has been published.
Big surprise, Robin just wants to control everything.
Well, you could see it that way.
You could see, I mean, maybe she was too busy with her dolls to get down there to the old
town office and sign.
I hope people are wondering how much crying that Robin did in court.
No, not sobbing.
They renewed or sold.
They just basically redivided Coyote Pass.
They haven't sold, but a lot of people feel that they are getting ready.
I think it was the dolls.
I think Robin was busy organizing and dressing her dolls.
She didn't have time to get down there to the county town office and resign things.

Looks like they probably did get a lawyer
because now Cody and Robin have divided Coyote Pass

So essentially each Robin 25, Cody 25, Mary 25, Janelle.
Now Cody and Robin of course are gonna walk away with 50%
but a lot of people feel this division is very clear now
and that the four of them will
be listing the property for sale and for sure at least Mary and Janelle will begin to sell
the property.
