Today we're going to talk about real estate investing. And the main thing we're going to focus on are the two things that are required to be a success at this. And I mean, if you don't have these two things, you just don't have a shot.

So when it comes to investing in real estate, we all know that there's a ton of money to be made. It's why most of us get involved, right? But a huge thing that holds people back. Two things, actually.
Starting point is 00:02:49 First thing is people don't fully believe real estate works. There's a little doubt in there. and it might be subconscious. Like logically, they may be thinking, of course it works. Look at all the wealth around me. But they're not quite sure, not totally committed deep within. So that's one reason that gets in their way. Second thing is the lack of belief in themselves that they will actually work,
Starting point is 00:03:13 that they'll actually do what's required to succeed in real estate. I get it all the time. People really get worried about the timing of the market that holds them back. It causes a lot of doubt. Is it too early to get in? Should I wait? Or should I get out? or did I miss the boat?
Starting point is 00:03:28 All these different things that can get in their head about timing the market and all that's second guessing and that getting ready to get ready and trying to just be perfect at it. That can really get in the way. The second thing is they're worried about the money involved or required or what they think is required or what they think they need to have, whether that's from running their actual real estate investing business or running their marketing or just buying the real estate itself. So that gets in the way.
Starting point is 00:03:53 The third thing would be themselves, the doubt that they'll actually be. do it. They see people do it. They want it. They want it badly, but it's just still a doubt whether they're actually going to be able to pull it off. It makes sense. But here's the thing. We all know that real estate works. The big variable of whether or not real estate will work for you is essentially you, right? So you have the success formula. You got success is the addition of the information and the individual. So you got the information plus the individual equals success. And so the information is constant. That doesn't change. The success, that doesn't change either. That's a constant. The only real variable there is the individual. You know, we've really cracked the code,
Starting point is 00:04:36 I'd say, in the last 24 months on bringing this together and making it happen. I owe a great deal to my coach, Taki, he's a coach of coaches. He just really taught me how to deliver a better lesson and better instruction, simplify things so people really get it, so people really take action. He's talked about, I was listening to something that he had online. He talked this morning about the two essential things to becoming a very successful coach. I started thinking about them, and they coincidentally are the exact same things, two things that are required to be a successful real estate investor. I guess really for anything, right?
Starting point is 00:05:08 And the first thing is batteries. You got to have batteries, as he puts it. And I like the way you put this. Because you've got to have a work ethic. You've got to have drive. You've got to have ambition. You've got to bring yourself to the party. And if batteries are not included with you, then this might be something that you don't want
Starting point is 00:05:24 to get involved in. Everybody needs real estate. There's no doubt about that. Most financial plans just don't have a chance unless they incorporate real estate into some form or fashion into that plan. And if that's the case, if we all need real estate, but you don't have the batteries to go out and execute, then you have to leverage somebody else's batteries. And that's what Mercedes does. So she helps the busy professionals, people that are experts at something else,
Starting point is 00:05:46 or they don't have time to dedicate to real estate, or they just don't even want to do it, but they know that they need it. That's who Mercedes helps. Starting point is 00:06:08 You need a proven plan. And a plan is comprised of what I call frameworks. So there's different little portions of the plan inside of it's not just one big plan and just go A to Z. It's going to be broken up into sections because there's a natural evolution of becoming successful real estate investor. you need those frameworks, install, those proven frameworks. As long as you have those two things, then you absolutely, I mean, the sky is the limit.
Starting point is 00:06:33 And I'll share an interesting story about this in a second. Starting point is 00:06:58 All right. So let's get back. Batteries are required. And not always are they included, though, with the people that I get to work with. But everybody does have some level of battery juice inside of them. You know, either they just attended a seminar or they just read a book or they listen to a podcast or they watched a webinar and they get excited. They start taking some action.
Starting point is 00:07:18 They start getting some things ready. What happens is their batteries tend to die in setup mode before they even got to the real estate. because there's a lot of things that you got to do, right? You have to set up your marketing and you have to decide what type of marketing you're going to do and which areas are you going to go in and what's your budget going to be for that marketing, then put your phone system in place so you're capturing those incoming leads. You have to put your follow-up system in place.
Starting point is 00:07:39 You have to have your CRM in place to keep everything organized. And then you have to have all of your contacts and your team put together. And you need your business structures. You need all this stuff. There's a lot to do. And some people's batteries, they just die while they're in that process before they ever. actually get to the real estate part. Many do have the battery power to push through,
Starting point is 00:07:58 but a lot of people get stuck right there. And we noticed this as a team here at Epic about, about three years ago. And we asked ourselves, okay, so what if we could get our clients to the real estate activity with fresh batteries? That was our whole idea.
Starting point is 00:08:15 What if we just did it all for them? So that way, if their battery dies out, at least it died out during the real estate part and not the getting ready to get ready part and the setting up of a website part, right? So that's where our huge success has come from over the last 24 months, where we've increased our success stories by five times.
Starting point is 00:08:35 And it's really just because we're getting people to the real estate part of the real estate business with fresh batteries. And they got frameworks in place. The systems are already installed and in place. The plan is there. And they just have to bring their batteries and execute. And as long as you have those batteries, you can deploy on a proven plan. and the frameworks and systems, the sky is the limit for anyone that wants it.
Starting point is 00:08:57 So those are the two things that you need. You need batteries in the framework.
