Is your fear of building your real estate portfolio holding you back from becoming a real estate
investor? I totally get it. I'm going to share with you the do's and don'ts of becoming a real
estate investor. My name is Mercedes Torres, the turnkey girl, and I help busy professionals
create passive income through real estate investing so they can retire even sooner. When Matt and I
started creating our real estate portfolio, we started from really nothing. He was a real estate investor.
I was in the world of mortgage banking.
I didn't know anything about real estate
because we were both on the other side
of real estate investing.
Becoming a real estate investor is completely different.
And we learned the hard way.
Through the school of hard knocks,
we did all the wrong things.
Why?
We didn't have a mentor.
We didn't know who to ask questions to,
nor did we even have a plan.
So we couldn't focus on anything.
I'm going to share with you the do's and don'ts
of becoming a real estate investor
and how to jump into this world
that everyone thinks is so scary.
It's not.
I'm going to show you.
Rule number one,
when you decide to get involved in real estate investing,
be crystal clear on the reason why you're doing it
and focus on the goal.
There's a reason why you are getting involved in real estate.
Could be you want to make more money.
Could be you want to pay for your son's college education,
or maybe your daughter's wedding.
Focus on that reason and keep your eye on the prize.
If it's cash flow or tax deductions, be crystal clear before you jump in.
Number two, don't go and reinvent the wheel.
Tons of people have done real estate investing.
Go find that one person that's focusing on the one thing you want.
Cash flow?
Find that real estate investor that focuses on creating
cash flow, go see what they're doing. Go even ask if you can be their mentee. Take a risk,
do something different. You will create different results for yourself. And number three,
if you're doing real estate part-time, which let's face it, most of us start our real estate
journey doing real estate part-time. But if you're doing it part-time, really focus on the
activities that are going to produce a result for you. Again, if you're reason for a real-estead
estate is cash flow. Focus on those items that are going to produce the most cash flow for you.
And if you need help, well, that's what you have your mentor for. And number four, oh,
my favorite. Think big. Don't think mediocre thoughts. Think that you can actually create
what you're envisioning on creating. If it's one property a year or five properties a year,
keep your eye on that big picture because I promise you and I speak from experience.
I did it myself.
I started with one.
It doesn't matter how many I have.
But I focused on the big picture.
It was the goal of creating passive income so I don't have to work.
