Starting point is 00:00:00 It's time for Financial Freedom Friday with Matt Terrio. Hey Matt here, back with another unbelievable case study as there was just, there was so much positive feedback from last week's recorded phone call with one of my students. So I thought, hey, let's do it again. So I called another student of mine, asked him a few questions about how he's come to complete 60 deals. Yes, 60 deals in his first six months of full-time real estate investing. So it was a rather long discussion that we had, but what I did is I just
Starting point is 00:00:38 went ahead and I edited it down, I chopped it up a little bit just to get to the real juicy stuff for you. Like one was his big epiphany on lead generation that now produces steady leads for him, even while he sleeps. And two was how he leveraged one of the epic systems to pull some really big paychecks out of the dead leads he was sitting on before we even met. And also how he's gotten his private money lenders to double down and even triple down in many cases with the money that they've given him to use for his investing. And then inside this conversation, He also shares the one thing to watch for that will reveal if you're being too aggressive or not aggressive enough with the offers that you present. And so he's done 60 deals in his first six months of full-time real estate investing and even shared his top four lead generators and his sneaky method for beating his competition's bandit sign marketing.
Starting point is 00:01:27 It's a great chat that we had. So enjoy. So I'm joined by another real estate investing badass. Excuse me, sir. Would you please introduce yourself? Yeah, my name's Jeremiah Johnson. I have a friendly home buyer and we're operating in Wichita, Kansas. Fantastic.
Starting point is 00:01:42 So, Jeremiah, when we got started, what problems were you facing? What problems were you looking to solve? When I started, I'd listened to your podcast over and over and over. And I think I was at a situation where I was kind of having paralysis by analysis. And when I started with your coaching, what it did was it kicked me into action because I had a lot of the things in my mind, you know, as far as marketing and what to do and how to do it or what I thought, but, you know, really having somebody to help guide me, just taking those baby steps and really getting over the fear of it was a big part of it.
Starting point is 00:02:21 So really what it was, it was this paralysis analysis of taking that next step was the biggest problem you were facing. It was. Yeah. Right. And putting all the pieces together because there are a lot of moving parts to this business. Sure. And, you know, I'm pretty well versed in sales, but there are, you know, there are.
Starting point is 00:02:37 a lot of nuts and bolts that go into it from end to end on a transaction from finding the money to, you know, closing the deal. And Epic Academy really helped a lot with that. Right. What would it have meant for you to get that solved? And what did you see for yourself? If I get this solved, if I get past this process by now, so I get all those dots connected, what was that going to mean for you business-wise? What was that going to mean for you personally? Business-wise, it would enable me to go out on my own. And it was cutting loose of that security blanket. And, um, having the freedom that you're talking about in your podcast and that I've now experienced that it would have done that for me, or did do that for me professionally because I finally took
Starting point is 00:03:16 the leap. And then, you know, personally, it's opened up so many different avenues because, you know, I can see where I was a W-2 employee for so long before I got into real estate. And although I made an excellent living and medical device, I was not truly on a trajectory to what I would say change our family's wealth pattern. And, you know, through real estate, I don't know that there's ever an end goal, but I can see where it's dramatically impacted what will be our future.
Starting point is 00:03:47 Fantastic. So what three parts of the Epic system have had the biggest impact for you or made the biggest impact for you? You know, there are a couple things that really helped me that you did, or that you told me in the very beginning Because, you know, when we first talked, you're like, well, I told you everything that I'd already, you know, because I'd set up the database and I'd hold, I think, a list that I really was just kind of in, like I said, paralysis by analysis. And you're, you know, you just need to do it. So like marketing, setting it and forgetting it.
Starting point is 00:04:21 You know, just make sure that it goes out and it works for you because that, you know, having the lead flow come in is kind of the life flood of any company in this industry. That was something that, you know, I'd sent out. I tested the waters and, you know, being in a competitive market that I was in, like Denver, you can't just test the waters. You have to consistently throw out that net, and I wasn't doing that. And then something else that I hadn't been doing when we started talking is that, you asked me how many leads I was getting, and I told you, and you're like, I can guarantee, you call it.
Starting point is 00:04:53 Those people are not getting an offer in writing, are they? And sure enough, I, you know, nope, nope, I wasn't sending out letter of intent. or offered a purchase, nothing to that capacity. You know, that was something else that I had to implement that I wasn't doing. So that was a big tidbit that I picked up from you. And then one of the bigger things on the private lending side that, you know, you've coached on that I really took it to heart. And those people that did give me trust initially and that gave me money
Starting point is 00:05:23 had doubled down and tripled down. And so, you know, really following the system on the private money, too, has been helpful. So I'd say those are three really big factors that, you know, not having the experience and then listening to you, it really, you know, it helped. Super. So that was a couple years ago when we started working together. Bring me up to speed. What have you achieved since then?
Starting point is 00:05:46 What did your business look like right now? This year we've done about, well, we've done 63 contracts, I think. I think we've got a couple more this week. And of those, we've been averaging about a 20% cancellation rate, which I think if you're not getting some of those, terminations you're probably not being aggressive enough we're doing a mix of flipping wholesaling and then I've also I've added quite a bit to the portfolio with some multifamilies I went from gosh I think I had six the beginning of this year and now we've got 24 so I left my previous employer took me a while
Starting point is 00:06:22 I was I was a slow learner last November started on my own in December you know starting in December with June we've done 60 deals and so as far as marketing we're doing paper click we're doing direct mail we're doing Facebook we've also been doing some sticky notes on doors because there are bandit signs everywhere in our market and so I you know I just decided not to go that route and so we've been paying high schoolers to go stick these sticky notes on people's doors and it's a little less than the cost of a postcard and we've got some pretty piece of response on that too.
Starting point is 00:07:03 So yeah, that's where we're at. Cool. Hey, think back to just before we started working together and you're deciding whether or not to start working inside of the epic system. Finish this sentence for me. I almost didn't join because... Because of the money.
Starting point is 00:07:25 I was tentative about committing to whether I'd see the return on my investment or whether it would be worth it. I think every time I've looked at, and I've purchased a lot of books and coaching material and stuff over several years, and I can tell you that it is paid, I don't know how many times what I spent, but it was just fear of the unknown, I think, was the main thing that I almost didn't because of fear of the unknown. It wasn't as much from the education because I'd listened to your podcast, and I knew that, you know, everything you're saying made sense, and I really liked your approach, and I really knew that
Starting point is 00:08:04 the system would work, but there's still that fear factor. And it was just internal. You know, that was really what kept me from almost. But then, you know, I talked it over with my wife and we decided to pull the trigger and I'm really glad I did. Yeah, me too, for sure. So finish this sentence. My favorite part of working with Epic is...
Starting point is 00:08:23 I continue to learn new things and the group. You know, I really, because I haven't been able to come to a lot of the meetings recently, but I am constantly on the Facebook group and the interaction with the other folks on there. If you have a question, you can just throw it on there and, you know, an email or just a touch away. And so it's just like having that built-in network or, you know, kind of a board of advisors that you can bounce stuff off of, which is really invaluable. Awesome. So who would you recommend becoming an epic member to and why?
Starting point is 00:08:59 You know, I think anybody that wants to either diversify their portfolio and get into real estate actively, or if you even want to be a passive investor, I think if you're going to invest in real estate, you need to understand it. So I think those two groups and anybody that really wants to pursue, you know, either financial freedom or personal freedom and escape, you know, working a nine to five job, I don't know anywhere else that I could have gotten there as fast, you know, or had the freedom or the fun that I've had. I mean, if you're wanting to be an entrepreneur, it's a no-brainer, just map of what you need to do. Awesome. Well, thanks so much, Jeremiah. And I hope to see you soon.
