I would recommend the equity intensive to anybody who is active within the real estate industry,
whether you are a beginner or if you're a more seasoned veteran.
The reason being is because you learn a lot of stuff and a lot of tactics.
And even if it's not from the speakers on stage, you learn it from the people inside of the crowd.
You never know what you're going to hear about their strategies.
One thing that you may pick up just from a night just talking with them is that little idea can,
you can implement inside your marketplace.
And it's probably something that even though you paid to be at the event to learn from these high-level speakers,
you probably learned something from somebody, a friend, a colleague that you met,
that you just networked with, that probably paid for the intensive times 10,
and you didn't get it for the person that you expected to get it from.
Hey, rock star, Matt here.
And I probably don't have to tell you this because you do listen to this show.
But just in case you do know that lead generation is the engine that runs a real estate investing business, right?
I mean, if you don't have consistent leads, you won't have consistent opportunities.
And without that, your bank account is going to go up and down, up and down, just like a roller coaster.
But if you know the best sources for leads and how to automate the flow of them, your income, it can be nice and steady to a point where you can then focus more on causing your income to grow rather than, you know, losing sleep over those money peaks and valleys.
Let me show you how to avoid this feast or famine income flow in your business to make sure that you.
your stress level stay nicely in check.
There are three things you have to do so your business doesn't turn on you and drain your bank
account dry.
You're going to want to take a look at epicintensive.com and register to join me in person for the

So if you don't get in on this one, that'll be all sure.
wrote. We'll be on to the next thing next year and right now for a limited time you can only get
access at epicintensive.com. Right now you can get two tickets for just a very small, fully
refundable seat deposit. At the intensive, you're going to learn the essentials of a really
good automated lead machine. We're actually going to work together on creating your very own that you'll be
able to bring back to your market and put it to work. In fact, we're going to turn your weak lead
generation into the strongest part of your business. Imagine what's possible when this is true for you.
But remember, access to the Epic Intensive is only available for a limited time. When the seats are

Here's Matt.
Hey there.
It is way back Wednesday.
This is the day of the week where we reach back into the episodes or back into the archives of the episodes where we have more than a decade's worth to pull from.
And recently we've been pulling from the Do Over podcast, the original podcast that launched this one, the epic real estate investing show.
Last week's episode was just as valid today as it was then.
Time honored wisdom.
Got another episode for you today.
Enjoy.
During an era where countless people, businesses, and organizations are feeling the pinch,
running out of time, running out of money, losing confidence, feeling as if life is unfair,
praying for another chance, and unless something is done, life is going to pass them by.
Fortunately, in the nick of time, there is now a place where the ignored,
underestimated and unknown steps to producing results and making life work are revealed.
Save your career.
Save your business.
Save your health.
Save your relationships.
Save your life.
Get from where you are to where you want to be faster and with greater ease than you
ever thought possible.
Say hello to your do-over.
Welcome to your do-over.
Coming to you live from downtown Los Angeles.
This is actually the second time I started to record this podcast, this episode.
The sirens this evening were just a little overbearing, but you know what, if they happen to come by again, I'm just going to let it fly.
Add a little bit of authenticity to our program.
And this is the place where once a week you will hear, learn, and take action on the ignored, underestimated, and unknown steps to producing results.
Steps you're not going to hear anywhere else that no one else is going to tell you.
And this is the show where I show people dissatisfied with their current situation.
people whose life isn't working or people whose life isn't working as well as they would like it to be working.
Or maybe it's working really good, but you know there's something else better out there for you.
So if that's you, if you fall into one of those categories, this show is for you as I will show you how to start over and begin a new life, setting goals and objectives so you can create wealth and live life to the fullest and do it easier, faster, smarter.
We are all about working smarter.
None of that working hard stuff.
If you're doing what you love, you'll never work another day in your life.
And to me, that just sounds downright smart.
So to get a head start and lay a solid foundation for a better life,
I invite you to download the three pillars of creating the ultimate do-over.
That's yours for free, and you can get it at free do-over.com.
It's a 55-minute MP3 audio program that I made just for you, just for you,
with three specific steps on how to get success as you start over.
and it doesn't matter what you're starting over.
Those three pillars are going to lay the foundation for you to achieve.
Think of it as your traveling success coach.
A little 55-minute program to get you started, get you started on the right track in your do-over.
And it's yours absolutely for free at free do-over.com.
Holy smokes big day over at iTunes.
This is my single biggest day in podcast downloads.
So thank you for listening and I'm so grateful and I'm not even sure why today is so special.
Typically I see a spike in my downloads the day that I release a new episode and perhaps a couple days after that.
And then it kind of peters out a little bit.
It dissipates.
But here we are, seven days after I released my last episode and I had my biggest day ever in downloads.
So thank you.
That's very exciting.
So I wanted to share with you a challenge that a couple of my friends are taking on.
You see, we've all been talking about getting in shape.
But now we've thrown our hats over the wall, so to speak, and we've challenged each other.
and we've all agreed that on July 1st of this year, 2011,
we will all post a shirtless picture of ourselves on Facebook,
regardless of how we look.
Now, that might not sound like a big deal to you,
but if we were to do that right now,
it would be a very embarrassing moment for all three of us.
So that is the challenge that we've put up for ourselves
that's going to get us going,
and hopefully it's going to light the fire
under our keysters and get us going and actually produce the results.
It's actually one of the unknown steps to producing roles that I talk about frequently,
and it is throwing your hat over the wall.
It's putting your due over at a higher level of accountability.
A lot of times we'll work harder to please someone else or work harder to avoid pain
rather than pursue pleasure.
And having a good body and feeling good about yourself physically is definitely pursuing pleasure
because we know how you feel when you're healthy.
healthy and you feel good and you look good.
And that's just the essence of pleasure.
It feels good.
But then again, you know, when you don't fit very well in those pants that one day,
you don't like the way you looked in the mirror.
You know, you just kind of saw a photograph of yourself
and you didn't really like the way that you looked.
That's a very painful experience.
To put that all up there in the front of the world of Facebook,
when I've got over 5,000 people and 5,000 friends on my Facebook profile,
you know, that's kind of scary.
I've got another 3 or 400 on my fan page.
So that's scary.
So I've got a great plan that I've created.
I'm taking the P90X workout.
I'm taking the slow carb diet in the new bestseller by Tim Ferriss.
He just released a book a month ago or so, the four-hour body.
So I'm taking his diet plan, the P90X workout plan.
And then I'm going to insert Jillian Michaels from The Biggest Loser.
She's got a kettlebell workout video that really seems to kick my butt and hit me in all the right places.
And of course, I'm going to be hitting the weight room.
I'm going to be running stadium stairs.
and not all of this stuff at once, of course,
but I'm just the type of person that needs some variety.
So I've created my own little regimen.
Maybe I'll write it out for you when I'm all done
and call it the do-overbody, whatever it may be.
I've got to make sure it works first.
But I'm committed to this,
and now I've got a plan of which I'm going to commit.
On July 1st, I'm going to be putting up a picture on Facebook
that I don't know if I'll necessarily be the utmost proud of,
but I'm certainly going to make sure it's a picture
that I'm not embarrassed or ashamed of.
And, you know, that's kind of where I left you the last episode.
We were talking about commitment, right?
We were talking specifically about commitment to your dreams.
Life exists through your dreams.
It exists through your commitment to your dreams.
So you've got to have commitment if you're going to get anything done.
That's the first thing.
The second thing you need is a plan.
If you don't have a plan, I mean, who knows where you're going to end up.
So that's what we're going to talk about today.
That's what we're going to create today is your plan.
Now our goals can only be reached through a vehicle of a plan in which we must fervently believe.
We talked about that as well.
We've got to have a dream.
We've got to have belief in that dream.
We've got to make a commitment to that dream.
So we've got to have a plan in which we fervently believe and upon which we most vigorously act.
We've got to take action.
And there is no other route to success.
Okay.
There is no quick pill.
There is no silver bullet.
It's just having a dream and having belief in that dream and making a commitment to making it real, to making it your reality, and then just applying a plan to it and just following it step by step, taking it one step at a time.
You know, to accomplish great things we must first dream and hide definition and believe with unwavering faith and only then does it make sense to plan, though.
You have to have the other part first before we do a plan, but we've done that.
Last couple episodes, we've talked about that.
We've created that together, and that's where we are today.
An effective plan should begin, however, with the end in mind, a goal.
You know, a goal must not only be aligned with your dreams, but it's also got to be aligned
with your values.
You see, on the road to my second success, congruency has been a powerful distinction for me.
You know, in the past, if I had set a goal that was out of accordance with my values or my morals,
my beliefs, and my dreams, you know, I discovered it was really difficult to achieve.
Now, this doesn't just apply to the goal, but also to the methods in achieving the goal as well.
For example, if your goal is in alignment with your values, but you pursue a shortcut to your goal that is out of alignment with your values,
the road to achieving that goal, it can be riddled with bumps and potholes and booby traps and setbacks.
It can be a lot more difficult.
You see, by taking incongruent shortcuts, you will eventually recognize, oftentimes too late,
that you've injected, you know, unnecessary struggle into the pursuit of your goals.
The universe doesn't want you to struggle.
Just flow with the universe.
We've talked about the be-do-have way of living, right?
If you want to be successful, first you have to be successful.
And then you have to do what successful people do.
And by going in that order, you will have what successful people have.
Okay?
So struggle.
It's optional.
If you're struggling, you might not be doing it right.
All right.
There's an easier way.
And that's why we're here.
So step one, defining your dreams and creating your goal.
So the exercise I'm about to share with you is one that I perform twice a year.
It's a brainstorming exercise that confirms that my dreams and goals are still important to me.
Because you've got to check in every once in a while.
You know, as I shared before, it's okay to change your dreams and goals,
but you want to make sure that you're maintaining their size.
You want to make sure that they are big.
So you'll want to begin with a blank piece of paper and a timer.
Set the timer for 10 minutes.
And, you know, and if you're exercising right now or you're driving,
right now. You know, don't let this time pass by. Go ahead and listen to what's going on so you know
what's coming up, but make time for yourself to actually do this exercise. If you do not, this is
entirely a waste of time. Okay? This is not your learnover. This is your do-over. This is all about
doing, all right. But if you're right there with me and you're listening in your house or you're
listening in your office or perhaps you're in the library with your headphones on, whatever
it may be, I want you to grab that piece of paper, and whether you set a timer, you just kind of
look at your watch really quick, we're going to be at this for about 10 minutes. So I want you to
begin writing down your dreams and your goals, and I want you to do it in these four areas of life.
One, in personal development, two, in your career, business, economic, three, in your toys,
an adventure part of life, and four in your contribution, how you want to make a difference,
how you want to contribute to other people. So you'll want to write any and everything you can think
of big and small, short term, long term, just write it down, write down who you want to be,
write down what you want to do, what you want to have. You know, perhaps you want to be your
company's number one salesperson, the head of your own nonprofit organization or a world traveler or a
lion tamer. You know, I always wanted to be a dolphin trainer. I thought that would be a whole lot of
fun. If I could just swim with the dolphins all day, spend it at the beach or spit it down at sea
world and that was something that I was wanted to do. So whatever it may be, this is your dream. You get to
choose. And remember, the sky is the limit. No dream is out of reach. You know, perhaps you want to
learn a foreign language. You want to visit every Major League ballpark in the U.S. or climb Mount
Kilimanjaro. It's your dream and you get to choose what you want to do. Perhaps you want a 10-car garage
filled with exotic sports cars. That's okay. It's your dream. Or you want a ranch in Colorado with
horses and cows and pigs and sheep, whatever it may be. Or you want the freedom to never have to work for
somebody else again. So what's important in this exercise is to keep writing for a full 10 minutes.
Do not let your pen leave the paper. Whatever comes to your mind, write it down. Maybe it's something
as simple as acquiring the newest pair of Nike basketball shoes, or something as big as eradicating
heart disease or starting the next Microsoft. This is your time to dream. Okay, do that now. Go ahead and
pause this recording. Pause the recording right now. Okay, step two. I'm
I want you to give each goal a deadline.
You know, a dream without a deadline is just a casual notion.
It's just fantasy.
Not until you put a date to it.
Does it actually become a goal?
So go over the list you created and step one.
I want you to assign a simple deadline for each goal.
Now, if you'd like to achieve the goal in one year, just write the number one next to it.
If you want to do it in three years, write the number three to it.
If you want to do it in five years, write the number five to it.
Say that's something you may want to just do and I want to climb Mount Kilimanjaro in the next decade.
Then put a number 10 next to it.
Okay?
So do that.
Go ahead.
Pause the tape.
I'll wait.
Step three.
I want you to narrow your focus.
From your list, circle the three single most important goals that if you were to accomplish them this year, I mean, you would consider this your greatest year ever.
So look at all the goals that have a number one next to it.
And I want you to circle the top three, that if you were to accomplish those this year,
This would just be the most amazing year ever.
Using the power of questions will help you confirm you are choosing your three most important goals.
So as you're looking at those goals and you're analyzing, is this the most important one?
Is this the most important one?
Ask yourself, why is this goal compelling to me?
What will I gain by achieving it?
What would I miss out on if I don't achieve it?
Who will I be able to help because of this goal's achievement?
How will that make them feel if I achieve it?
How will that make me feel?
If your answers to these questions, don't stir up some burning emotions.
Go back to step one.
Repeat the exercise until you can feel the burn, okay?
So do that now.
Take your time with this part because this is the part where you're creating leverage on yourself.
And when you create leverage on yourself is when you actually take action, when you'll actually do it.
So go ahead and do that now.
Go ahead.
press pause. I'll wait. I'm not going anywhere. So press pause. Take your time with this.
Okay, step four. Live in the now. I want you to see your dreams and speak of them as if they have
already happened like you're living them right now. You're experiencing them right now.
You know, in the movie The Secret, Bob Proctor discussed the importance of envisioning your goals
as if they have already been accomplished. Now, I'm not entirely certain as to why or how this phenomenon works,
but I have noticed that it gives me a certain amount of power and definite of purpose around my dreams and goals.
So to increase your faith and confidence that your dreams and goals will be realized,
I recommend you rewrite your top three goals, the ones that you've identified as your top three,
rewrite them using the sentence structure that Bob Proctor shared in the movie.
So get three pieces of paper.
I want you to use three pieces of paper, one for each goal.
And at the top, write your goals in this format.
I'm so happy and grateful now that I am earning $10,000 a month in passive income.
That's my goal.
You insert your goal.
Okay?
I'm so happy and grateful now that I am my company's number one salesperson.
I am so happy and grateful now that I am the leader of my own nonprofit organization.
I'm so happy and grateful now that I have made partner at the law firm.
Okay, so go ahead and do that now for each one of your goals.
goals. And you can modify this sentence. It doesn't have to be exact. But what you'll want to
maintain are these two elements for this to be effective. One, I want you to write your goal in the
present tense and two, be as specific as possible. Write it in present tense and be as specific as
possible. So go ahead and do that now. Press pause. All right, step five, begin with the
destination in mind. Okay, and the pursuit of a goal, this is a vital step that is often
and underestimated or flat out ignored.
You must know where you are going in order to get there.
If you do not, any road is going to get you there.
So begin with the destination in mind.
You'll already have your three goals written at the top of your three separate pieces of paper.
Now, at the bottom of each paper, just rewrite the goal again and give it an actual deadline.
Just write $10,000 of passive income July 1st, 2012.
I am chief of staff at the hospital December 31st, 2013.
That's your example.
Okay?
So go ahead and do that now.
Okay, so step six, you know, steps one through five, you might have already heard that
before.
You might have actually read books where you saw that before or read that before.
You might have actually been in seminars where you went through that exact same exercise,
and that's okay.
You know, if it's not broke, we're not going to fix it.
But here's a part that I think will actually make a difference.
And I've heard this taught before also.
I'm not the one who created this,
but this is a part that it's not a universal concept
in creating your goals.
So what is, it's reverse engineering your goals
and establishing milestones
and what I call now minor stones.
And I'll explain a little bit what those are.
You see, rather than starting from your current place
where you are right now
in determining the path that you're going to take
to get to your destination,
the path that you're going to take to achieve your goal,
what I want you to do is I want you to start
at the end and reverse the path all the way back to where you are right now.
So I want you to envision yourself.
Imagine that.
Envision that.
You are being who you want to be.
You are doing what you want to do and you have everything that you've ever wanted to have,
at least as it relates with the three goals that you've set up.
That's all reality.
That's all right now.
Now we're going to reverse engineer that.
And we'll do this using what I call milestones.
We're going to create major milestones and minor milestones,
establishing the major ones first.
So using my previous example of creating $10,000 a month
in passive income through real estate investments.
That's my goal.
So beginning there, I'm going to work my way back to where I am today.
So a milestone that would have to be reached just prior to me experiencing $10,000
a month in passive income, a good milestone might be $8,000 a month in passive income.
a good milestone might be $8,000 a month in passive income.
Now just prior to that, a good milestone might be $6,000 a month in passive income.
Since my goal has an actual number attached to it,
it makes a little easier to work your major milestones backwards
because you can just use the number that's specific to your goal.
So just prior to that would be, like I said, $6,000 a month,
then prior to that would be $4,000, then $1,000 a month in passive income.
Those are my five major milestones.
Now it's going to be different for you.
So envision you experiencing that goal right now, what happened yesterday just before that dream, that goal became a reality?
That might be one of your major milestones.
So go ahead and write those five major milestones.
Reverse engineer, those five major milestones for each one of your goals right now.
This is a really important part.
Don't pass this up.
Don't keep on listening.
I want you to pause this and go do it.
Okay, do it right now.
Okay, so once you've established your major milestones,
you're going to want to remove your focus from the end goal.
Okay, now we're not going to be focused on the end goal.
I want you to place your focus entirely on that first major milestone that you're going to hit.
You set up your five major milestones.
I want you to place your focus only on that first major milestone that you're going to hit between where you are right now and your goal.
you will now reverse engineer again from that one major milestone and create five minor milestones.
There's illustrations in my book. I'm doing my best right now. Hopefully you're following with me.
But there are illustrations in the book. That's my shameless plug. Go buy the book if you haven't got the book at dooverbook.com. Just kidding. No, I'm not.
But I'm trying to do my best. Hopefully you're following along with me. You will now reverse engineer again from that major milestone and create five minor,
milestones. And I call him minor stones. It just makes it a little easier. It's a less of a mouthful.
So what has to be accomplished just prior to achieving the $1,000 of passive income might be, for me,
the closing of escrow. And just prior to that might be the opening of escrow. If you don't know what
escrow is, that's just the period when you're purchasing a piece of real estate where you do all
your problem solving, you get all your paperwork together and you do your investigation. So
just prior to me achieving $1,000 a month in passive income might be the closing of escrow.
Just prior to that might be the opening of escrow.
Those are minor stones.
Prior to that might be the submission of an offer to purchase a property.
And just prior to that might be the locating of a property that pays $1,000 a month in passive income.
And one more just before that might be the establishment of the markets in which I want to invest.
So those are my five minor stones.
So I want you to establish your five minor.
stones, work your way back from that first major milestone you're going to hit first.
Focus on the major and work back five more minor stones. Don't get lazy on me. Go ahead and do that now.
Pause this recording and do that now. All right. So hopefully you've done that for all three of your
goals in the exact same manner. You know, the roadmap to your dreams, it's almost magically
appearing. And as you achieve each major milestone, you will then create five new
minor stones in the same way you did the first five.
By reverse engineering.
You know, lessons that undoubtedly will be learned along the way.
You're going to be experiencing and discovering information.
You didn't know that you didn't know when your roadmap was first created, that's okay.
You know, it's been said that the Apollo 11 mission on its way to the moon was off-course
97% of the time.
It was continually making minor adjustments, placing it back on course.
You will likely experience a very similar statistic on your way to your goals, so don't
get frustrated when you do.
Don't get discouraged when you seemingly get knocked off course.
Just adjust.
If this strategy put a man on the moon, it will work for your goals too.
I promise you that.
So go ahead and do that now if you did not create it for all three of your goals.
Step 7.
Small daily tasks.
I'm a big believer in setting small easy tasks.
I believe in small, easy tasks because they generate multiple experiences of easy success.
and it keeps you on what is known as the success cycle.
You know, there's nothing more motivating on the path to achievement of your most important goals
than knowing you are progressively moving closer and closer to them every single day.
In a nutshell, success breeds success.
It keeps you going, and that's where we came up with the success cycle.
You know, when a mentor of mine introduced me to the success cycle, he said,
either you're on it or you're not.
You are on the success cycle or you are not.
There is no standing still.
There is no in between.
And what the success cycle is?
It starts with confidence.
Confidence creates activity.
Activity produces results.
Results produce success.
And success produces more confidence.
And you go back around to the confidence produces activity.
Activity produces results.
Results produce success.
And success produces more confidence.
And around and around the cycle goes.
Either you are on it going towards the activity results, success, and confidence,
or you're going the other way.
And your confidence is getting crushed.
You're not producing the results.
You're getting lazy and you're not doing the activities that are necessary.
That's why I like small, easy, daily tasks that can produce small little amounts of success
because it keeps you on the success cycle.
So you're going to create these small and easy daily tasks via a daily to-do list.
nothing groundbreaking, no silver bullet.
In fact, that is the silver bullet.
It is a daily to-do list.
Now, as we were focused on the first major milestone to create our five minor stones,
we will now place 100% of our focus solely on the first minor stone to create our daily to-do list.
So to stay consistent with our previous example,
that minor stone for me was the establishment of the markets in which I want to invest.
I just have to establish where I'm going to put my money.
Small and easy daily activities focused on this minor stone might consist of.
One, conduct the Google search for top 10 cash flowing real estate markets.
Two, call my mentor to get his opinion.
Three, make a list of three investors with cash flowing real estate and call them for their opinions.
Four, conduct preliminary searches based off the opinions I collected to confirm if
fits the right market for me.
Now you can see how these four basic activities for the day are very small and very easy.
I mean, the achievement of the first minor stone could very well be achieved on the very
first day on the road to my goals.
I mean, how would that make you feel to knock down the first minor stone on the first
or second day?
And would you not be inspired to tackle the next minor stone ASAP?
I mean, to achieve anything you set your mind on, you will create one small and easy success
set of time using laser focus until the ultimate goal is achieved.
This is how it has done.
There's no mystery.
There's no magic.
Now, I found the use of these following questions I'm going to share with you, and I'll put
these in the show notes as well, has accelerated my success.
It's made my daily to-do list much more effective.
And feel free to use these.
So as you create your daily to-do list, after that's complete, go ahead and ask these questions
about that to-do list.
one, what about my to-do list excites me today?
Why does it excite me?
Two, how will it make me feel once I've crossed it off the list?
Three, what is one risk I can take today that will move me even closer to my goal?
Four, if I could add one thing to my list that would make a tremendous difference in achieving my goals, what would it be?
Five, what skills do I wish to develop to enhance my business?
Six, to what activities do I devote too much time which I could eliminate or dramatically reduce?
Seven, what is the most valuable use of my time, and how can I spend more time doing that?
Number eight, how can I borrow more time from areas that do not serve me?
Going through those eight questions every day after you've made your to-do list,
sometimes I end up with an entirely different to-do list, much bigger, more empowering
one, one that produces greater results.
So don't sell yourself short.
Make sure that you're pushing yourself a little bit and analyze your daily
to-do list with those eight questions.
And by incorporating step seven, staying focused on these small, easy, daily
activities and checking in with your minor stones every other week or so,
success is going to be yours.
It's going to be getting closer to you.
It's going to, you are going to be getting closer to it.
It is the small and easy, sometimes even mundane activities,
pounded over time that produced success.
It can't be any other way.
There's no such thing as get rich quick or overnight success.
Sometimes it may appear that way,
but just a little bit of research,
you're going to discover every get rich quick person
or every overnight success person.
It was far from being overnight.
There are years and years of preparation
to set themselves up to succeed overnight.
Patience and persistence are what does it,
and they win every time.
Now you've got a plan.
Go after it.
You've planned the work.
Now you've got to work the plan.
And that's what we're going to discuss in great detail next time.
