It's time for Financial Freedom Friday with Matt Terrio.
The secret to real estate investing being a full-time gig for you.
The type of secret that you're not going to learn in a seminar is ABE.
A-BE is the secret to real estate investing becoming that full-time business for you.
And it's not so much a secret strategy as it is a secret concept, if you will, for where it should be your focus.
It's a very simple business model that should you maintain it, failure will virtually be eliminated.
ABE stands for always be an escrow.
See, I interact with a large number of real estate investors, novice and accomplished alike,
and I see a high percentage of them making a very big mistake.
I see many of them doing the right activities.
They do all the right stuff.
They're out there prospecting for distress sellers.
They're marketing for pre-foreclosures.
They're getting their hustle on at the real estate investor club.
They're blanketing the cities with their bandit signs and flyers.
They're doing all the right stuff.
But very few execute those activities with real intent.
And that intent is to open escrow.
And should they happen to open escrow on a deal,
they fail to open that next escrow until the previous one is closed.
Having one escrow open, that's good, right?
That's very good. It's a good start.
But perpetually nurturing that one escrow, like it's your firstborn,
making sure that no harm comes to it,
that can be a recipe for you.
for a very turbulent, stressful career.
You see, once that escrow does close,
it's right back to the hustle starting from square one.
And always returning to square one, that's bad enough.
But what happens in the event that that escrow does not close
and you have nothing lined up behind it?
You don't have anything else in escrow.
Your investing career will be very short operating in such a way.
The stress that accompanies a real estate investing business
like this, it's going to take its toll.
Many investors that they operate this way and eventually end up saying things like,
this doesn't work, or I'd rather have a job.
Don't be that investor.
We know real estate works.
We know what having a job is like, too, don't we?
Yeah, the grass is definitely not greener on that side.
You see, real estate, it's the final frontier where the average person has a realistic chance
at escaping the rat race and building some real wealth, too.
Assuming we agree, a very simple focus to assure your real estate investing career is a success,
is to always be an escrow.
So here are three reasons.
ABE is a great concept to practice.
One, in most cases, it's impossible to get paid without escrow.
You've heard the old axiom, we've all heard this, you make your money when you buy real estate
and you get paid when you sell it.
But you're not going to be doing much buying or selling without escrow.
Second reason, by always being an escrow, you know there's a payday ahead.
When you know there's a payday coming, you can relax.
You're not so desperate or frantic all the time.
You think clearly because you're not so stressed out about how you're going to pay your bills.
When you're relaxed and thinking clearly, you make better decisions.
The third reason this is a good concept to practice.
It's the best hedge against misfortune.
Face it.
in real estate done correctly is the most secure form of investing there is. However, there
are a lot of moving parts to a real estate transaction and numerous things can go wrong. And often
they do. Every once in a while something happens to which there is no remedy and the deal just
falls through. It dies. Not to worry though, because you're always in escrow. I'm Matt Terrio
