Let's get on with the show. Today, today we're going to talk about generating leads for your real estate investing business.
Starting point is 00:01:08 And the main thing we're going to focus on is the best real estate lead generation system. This is Terrio Media. So when it comes to succeeding in real estate investing, we all know that we need to find a steady flow of off market deals.
Starting point is 00:01:51 And you hear this off market deals. Why are the off market deals so important? These are where the discounts are. And the reason they are discounted, typically there is a reason that they can't sell on the market. There's a reason that they might not just have time or it's not a good fit for them to sell. on the market. And it's a small portion of sales, but it's enough to make a lot of people a lot of money.
Starting point is 00:02:14 So we need to find the off market deals. The second reason that's important is because when they're off market, the eyes aren't all on it. The public eyes aren't aware. So it really decreases or potentially even eliminates competition for your deals. And what that basically results in is you're going to pay less for your deals, right? It's just supply and demand. The huge thing that really holds people back is, you know, they don't know which off-market channel to use because we know need those off-market deals. We need the discounted deals. They don't know which strategy to throw their money towards, or they don't know which strategy to throw even their time or their effort towards. You know, people get really worried and wasting their time and stuff on all that stuff.
Starting point is 00:02:55 And what's really most important is understanding that everything works, nothing doesn't. That's the most important system. Because it totally makes sense. Is pursuing anything worthwhile? There's going to be worries. There's going to be concerns about time, about money. And just understand that everything works. Nothing doesn't.
Starting point is 00:03:11 So the best real estate lead generation system is the one that you're actually going to do, the one that you're going to do consistently. And the third one is the one where you're actually going to follow up with the leads that you generate. That consistency is going to be really, really important. If you want consistent income, you need to consistent money. And so that's the strategy you're going to do. And typically you're going to choose one that you like or you're good at. So that way, you know, you can go ahead and push through and do it consistently.
Starting point is 00:03:38 And the third way is, why is this so important to follow up with the leads that you actually generate? Here's the reason. 80% of your sales are going to come from the eighth and 12th contact of your lead. The eighth to 12th contact, very small percentage of deals are closed over the phone on that very first call. Understand it's going to be 8th and 12th contact. stands going to be eight to 12 contacts. So as your lead generation system is running, as it is performing, whether that's based on your time and your effort, your door knocking or your cold calling, you're networking and you're going to re-event, stuff like that. If that's your consistency on your
Starting point is 00:04:14 time, then your income is going to be consistent. Or if you have a big marketing machine running, like you've got a big direct mail campaign that's scheduled to go out once a week or once a month, and you've got online ads and all the various platforms and those are running. So that's consistency as well. But the part that's most important is that you actually follow up with those leads. That's the best real estate lead generation system is mining all the leads that you already have and continue to mine them until they sell or they buy, depending on what type of lead it is. All right. So I've got this one client and I wanted to share a little story about him because it just happened this week. But if you're really serious about your real estate investing and

We've only been working together, I don't know, eight months or so, and when we began, he did exactly what I told him to do. And he was a great student. He's a great implementer. And after about two and a half months, for one reason or another, just nothing was happening for him. It seemed really slow, He's getting a little bit discouraged, a little frustrated. And he assured me and proved to me that he was performing his daily activities,
Starting point is 00:05:30 those money-making activities, and you've got to do those consistently. And then about, I noticed this when people are really down about something, whether it's personal or business or, you know, as soon as they get that bottom point where they really just kind of had it and they complain, boom, a thing will change right away. And it kind of happened in this scenario as well. I think it was a day or two later after he had this kind of come to Jesus meeting and talking about how he's working so hard and nothing's happening. you know, he had his first deal under contract and another one shortly thereafter.
Starting point is 00:05:56 And in that next five-week period, he had closed four deals. And I was like, see, he's got to be faithful. You got to do the right activities. You've got to do them consistently. Got to do them long enough. And the results will come. Now, it may come at different speeds for different people, but they will always come. That law just does not, it doesn't bend at all.
Starting point is 00:06:14 All right. So if you do the right activities, do them consistently, you're going to get what you want out of real estate. And so anyway, he had shared with me just this week because I'd been away for a while. And he had said, Matt, I don't know what's going on, but I have closed these leads and nothing's working now. Like, I don't have any more leads. I don't have any hot prospects. I don't even have potential hot prospects.
Starting point is 00:06:32 And so we went back and forth a little Q&A. And what came to the surface and what we discovered was that while he was closing those deals, like he was managing the escrows, he was finding the buyers. And he was putting those transactions together. He stopped doing the activities that generated that business in the first place. So his marketing had slowed down and he'd really slowed down on getting back to people and returning their phone calls. So he wasn't even having those first contacts with a lot of his leads. And he just failed completely in his follow-up. He was essentially having to start all over again.
Starting point is 00:07:04 And we did start his engine all over again. And it's ramping right back up. And he's starting to have that good experience again. So this time, we're going to make sure that we stay focused and committed that we're doing all of our activities all of the time, regardless of, you know, of the other things that are going on. And so we did get things rolling again.
