Here's Matt. So if there were a fast way to get a deal done, this is how I would do it. Now, I remember when I got started, I was in a, not the best of situations financially, and I needed to get that first deal. I needed to get it done quickly. And I went to my mentor. I asked them, how should I do this? And they gave me some really good advice, and it absolutely worked.

They gave me this idea or introduced me to this concept that I've never heard before prior to that, called driving for dollars. What that meant was, get in your car, drive up and down the street, and just look for houses that look like they were in some sort of distress. Look for bad roofs. Look for overgrown weeds. Look for broken windows. Look for boarded up windows.

Properties like that. And then when you find one, go ahead and write down the address and then come back to the office, look up the seller's information, and then send them a letter. And that was how it used to be done. And that's really time-honored advice when it comes to investing in real estate. And with the advent of technology, this can all be done in an instant. While you're still in front of the house, you never even have to drive back to the office. There's a little app that you can get on your phone.

And what it does is it looks up all of this information for you. But it doesn't in a really clever, neat way. So the app, it works like this. You just go and you pull out your phone and you hold up the camera. You open up the app. You take a picture of the property. And the app will know right away the address of the property, the owner's information, and how to contact them. It'll pull up their mailing address.

It'll pull up their email. It'll pull up their phone number. And you can contact them right there from in front of the house. Also, what you can do with the click of a button, you can send them a postcard. We're directly to the seller with a picture, the very picture that you just took of the property, saying that you want to buy their house and how they can contact you if they want to sell. So now the simple process that used to take, I don't know, 24 hours or so to pull off, now can all be done in an instant. You can take the photograph, you can contact the seller, and you can make the offer right from your phone.
