So today we're going to talk about real estate investing education.
And the main thing we're going to focus on are the coaching programs that are available
and how to pick the best one, specifically the best one for you.
And before we get started, this episode is all about real estate investing coaching programs.
And if you're really serious about succeeding in real estate investing,

estate investing program, we all know we need to watch out for the quote-unquote scams, right?
And a huge thing that holds people back are the horror stories that they hear from others that
feel they were duped by some real estate guru or some real estate traveling show or seminar
or something like that. And a single act of this or an isolated bad experience of someone that can
really ripple through a like-minded community like crazy and completely just overshadow all of the
good that might have come from that same program or all of the good that someone else had a very
different experience from. And I get this all the time. You know, people are worried about wasting
money. They're worried about learning the wrong stuff or the stuff that's old and outdated or
it doesn't work in their market. They're worried about wasting time. They're worried about
being told, I told you so from their family and friends. But here's the thing. How else are you going
to pursue your real estate investing dreams, right?
I mean, you could comb the internet and copy and paste it together, learning from trial and
error.
This is the long way to do it, by the way.
And there's nothing wrong with doing it this way.
It's exactly how I did it.
It just takes a long time.
But, you know, in today's environment, I would say there's probably even more information
available than it was when I got started.
So it works.
It just takes a long time.
And looking back, though, I wish I would have sought out gurus and mass.
masterminds much sooner because in hindsight, I recognize the quantum leaps that I've made in my business
from these types of associations. You know, and having 30 years in now as an entrepreneur,
I can confidently tell people that there is nothing that will accelerate your journey to success
faster than being intentional about creating your environment. And I'm specifically referring to
choosing your advisors, whether in the form of a mentor or a coach or a consultant or a guru even
and choosing the people, being very selective about the people that you choose and spend most of
your time with. You want to spend your time with the doers. You want to spend your time with the
action takers. You want to spend your time with the achievers and the experienced people. By doing that,
timeframes can just be totally collapsed. You can totally crush the time frame and you can get some
serious acceleration from this. And looking back, knowing what I know now, I would have paid double
what I've paid up to this point. And I'm still investing in my environment to this day. I just,
I see the value from it. I don't think I'll ever stop. It ebbs and flows as far as intensity and
where my attention and where my focus is. But there's always somebody out there that knows something
that can really move the needle in my efforts and in your efforts. So I'm always,
looking for that next needle mover.
And anyway, enough about me.
Let's talk about you.
If you want to get into real estate investing or get better at it, how can you avoid going
broke or wasting a bunch of money by investing in courses and books that don't work?
And how do you get your hand on a winning real estate investing program that can help
you enjoy a fabulous new life?
That's the goal, right?
So there are endless books, courses, and real estate investing programs out there, but
but most of them are probably not a great fit for what you need.
So what is it that got you interested in investing in real estate in the first place is what
you want to look at?
And what are the goals that you're expecting to achieve for you, right?
Do you just need fast cash?
Are you looking to supplement your income?
Are you looking to totally replace your income?
Are you seeking a way to create new sources of income so that you can retire early and with
confidence?
or is maybe building wealth that can provide for your loved ones for generations to come.
Is that at the top of your to-do list?
So choose a program that promises to take you to your goal.
So be very clear about what it is that you want out of your real estate investing
and look for a program that's in alignment with that.
So that's first.
Also, you know, getting to know your quote-unquote guru.
I don't, I'm not a big fan of that word, but it's,
It makes the communication much easier.
You all know what I'm talking about.
So taking a moment to find out a little more about the creator of any real estate investing program that you're thinking about acquiring is very important because some gurus have, they've sold millions and millions of copies of their courses because, you know, they've been able to flood late night TV with their infomercials, even though they might not have probably likely haven't even done a deal in decades and are completely out of touch.
Others may have been able to land themselves a reality TV show, but in reality have done very few deals and only really care about selling the books or selling the programs, right?
They care more about their TV show than the results of their students.
Others have written books and become almost household names and aren't involved in the participation of their, or the education at all, and they just license their name out for other sales organizations to use and leverage.
And incredibly, some gurus may have never done a deal at all and have just managed to create
really great works of fiction.
So look for a real estate investing program created by someone who practices what they preach.
Are they still doing deals?
Are they enjoying the lifestyle that you are after and the lifestyle that they promote?
Have they experienced going from where you are now financially to where you want to go?
All of those things are factors in your decision process that you want to take into consideration.
Another one is, does it work now?
You know, there have been some great books and programs in the past which have inspired many to create amazing wealth through real estate, but which are unfortunately no longer relevant in today's market.
Strategies change.
The opportunities move around.
The laws and regulations have changed as well as market conditions and homeowner and buyer attitudes and marketing tools.
I mean, just society changes in their mindset as well.
So it's absolutely essential that any real estate investing program you choose.
is something that's proving to work today.
Then, what about tomorrow, though?
You know, getting your hands on a great book or a real estate investing program,
that can inspire you for today, and it can give you the foundation that you need for a brighter
financial tomorrow.
So, you know, in today's environment of podcasts and the YouTube's, I would bet everything
you need information-wise is readily available for free.
The plans are available.
the tools and resources are available.
I mean, oh my God, the list of tools and resources are growing at an exponential rate.
It's tough to stay current with what's going on and why you want one over the other.
Anyway, it's nice to choose a program because of all of this stuff.
It's all nicely organized in an instructional type format.
But you could, with a little time and effort, probably piece all of that together,
everything that you need to succeed in real estate.
But here's what I know.
regardless of how good the plan is, regardless of how state of the art and effective, the tools and the resources are, everybody is going to get stuck at some point.
And likely many more times than once.
You're not going to get just stuck once.
So look for open and accessible lines of support in the program that you choose as well.
if they're going to give you an 800 number to a call center, probably not the best line of support.
So look for and ask about the support that's available once you're actually in the program.
And look for a source which is also committed to your ongoing education and your future in real estate and offers further resources to keep you up to date on changes and emerging trends.
You know, I was really fortunate to pick a good one, the very first go-round.
I knew nothing about the industry.
I knew nothing about what my options were, what was available out there.
I just, the first one I came across is the one I joined and I got really lucky that it was a good one.
And if they were still in business, I'd certainly share their name with you, but they're not.
But if I had to do it all over again, knowing what I know now, I would interview a few companies at least.
If nothing else, I don't think there would have been too much I would want to change about the,
the program that I chose, but maybe some confirmation that it was the right one and having a
little higher level of confidence going into it might have had a little bit of a different impact.
I'm not sure.
But I think about it.
So I'd interview a few companies at least.
And I probably don't have to tell you that as so many of the people we talk to at REIAs are doing
that very thing, that I know you are already probably doing that.
the choices out there, they are abundant, and the investment can be substantial in many of the
programs. And sadly, we talk to people frequently that have already invested tens of thousands
of dollars into their education and their coaching and their training. But they're still stuck.
They still need more. They've made these large investments and they just did not get what they
needed. They haven't gotten the results that they wanted. And they're looking for that next thing,
the next what's going to bridge that gap for them. And the sad part about that is, to me,
it's not necessarily that the money that's spent and the money that was invested,
but more the time,
the time that is lost,
because the money,
that can be recouped.
And inside of the world of real estate,
that can be recouped rather quickly.
A dealer or two could probably recoup most programs out there.
But the time,
that's gone forever.
So additionally,
there are some frustrated tires on their treads of where their capacity to try a second
or third time with a different program.
That's getting weaker and weaker.
So the time is lost and it's kind of weighed on their,
they're chipped away at, say, their confidence or their inspiration or their aspirations.
And not to mention that their support systems are losing interest
and doubting the possibilities that they all once saw together.
Okay, you're going to try this again.
You're going to regroup and go after this again.
This is like the second time or the third time or the fourth time, whatever may be.
So I get it.
That's my whole point because we talk to people in those shoes on a daily basis.

But regardless of which path, guru, course, or program you choose, it's important to understand
this.
Every program has examples of people that have succeeded with their program.
They all have it.
and they all share it,
they all promote it,
and they all draw your attention to it.
So with that being the case,
the conclusion is that the program is proven
to produce success, right?
The program is proven to produce success.
If they've got the examples of the people
that have come through before you
and have got their success,
so the program is proven.
So the equation is,
it's program plus the person
equals the success.
So the program,
that's a constant.
The success, that's a constant also.
It's the person in the middle
that's the variable of that equation.
We know the program works,
but will you work?
So before you choose your guru,
before you choose your program,
whether it's the first program
or the fifth program,
before you do that and make the financial investment,
make the intellectual commitment to yourself that you are indeed going to work the program.
Because there are a lot of programs out there that put on a good show.
They put on a good party.
But you have got to show up to the party and you've got to participate.
All righty.

Interview these options.
weigh your pros and cons and make the decision and just go.
travel as far as you can see.
