If you're in the market or just love staying on top of the latest, you're in for a treat. Now, let's sum up the problem. We've seen a massive shift of people moving.
Starting point is 00:02:59 to southern states specifically. States like Texas, Florida, Alabama, North Carolina, those are topping the charts. And why you ask, why are people moving so rapidly? Well, affordable housing, more space, and basically a laid-back lifestyle with remote work like here to stay. I mean, ever since COVID, so many companies shifted to remote work. and that is going away no time soon, but people are looking for better quality of life and bigger homes at half the cost. I mean, imagine trading your cramped apartment
Starting point is 00:03:42 for a spacious house without breaking the bank. Well, that's what people are doing. More and more people are picking up their roots and moving across the country and settling into new, more affordable, and spacious territory. Now, let's talk about the housing shortage. That's a whole other topic.
Starting point is 00:04:06 It's been tough with inventory at historic lows. I mean, I have truly never seen inventory this low in the last, potentially 20 years. But guess what? Builders are catching up. New construction is happening. It's happening slowly but surely from your typical single-family residents to tiny homes and even the new trend of manufactured homes, these are booming. Both tiny homes and manufactured homes are making a big boom in our system now. This means more homes and
Starting point is 00:04:46 potentially, potentially lower prices. So the good news is that both buyers and sellers can benefit from this change in what's happening. Then there's the tech wave. Good old AI. Artificial intelligence and augmented reality are not just buzzwords. AI helps in crafting perfect listings, predicting market trends, and even virtual staging. It's out of this world.
Starting point is 00:05:20 I mean, in most cases, you cannot tell online if a house has been virtually staged. It's amazing. Now, on the flip side, AR takes it up a step further. It's letting buyers visualize their future homes, their future investments with just a smartphone. It's like having a crystal ball for real estate, and you know me, I do not have a crystal ball. But this is close to it. So what's the solution? Now, here's something wild. Utopian societies. I mean, think planned communities backed by tech moguls, offering green spaces, clean energy, and top-notch amenities. I mean, it's a bold experiment for sure, and we don't have enough intel to figure out if it's actually going to work. But it raises the question about ethics and community impact. So love it or hated, it's worth a trend.
Starting point is 00:06:24 to watch. Now, lastly, high home prices are on everyone's mind. While prices are sky high, the market is stabilizing. New builds can ease the pressure for sure, making homes more affordable again, but it is truly a balancing act. Now, there's a difference between having a home affordable that you can live in or making an investment property affordable. But just think of this. What are you going to say in 20 years when the whole prices are going to be doubled, potentially even tripled in 20 years? Are you going to say, I wish I bought more houses 20 years ago?
Starting point is 00:07:13 So what's the big takeaway for investors? The South is booming. New construction is on the rise. Tech is revolutionizing the market and innovative communities are taking shape. What do you want to focus on? Always looking for an investment property that could potentially leave you cash flow
