Where to meet buyers. That's what we're going to talk about.
Starting point is 00:03:30 Matt Terrio here from Epic Real Estate, by the way, and today I want to show you where to meet buyers. This is Terrio Media. You can get all the details at free real estate investing course.com. And while I was catching up, I saw a really good question in there.
Starting point is 00:03:58 And the question says, I'll just read it to you loosely. It says, we're having trouble with finding a reliable babysitter. We can't make the RIA meetings to meet buyers. Is there a classified ad or lead generation funnel that attracts buyers until we can get to a meeting? So I get it, right? And we're busy. We're all really busy. And it's tough to get out whether really you have kids or not, right?
Starting point is 00:04:18 We've got so much stuff going on. And, you know, I've got kids. So I certainly understand. And the good news is there are plenty of ways to meet buyers that, lie outside of Ria clubs. But with that said, it's probably one of the better ways. I'm referring to meeting face to face. This is a people business. Don't ever forget that part of this. It's a people business. And every strategy, every tactic, every little click of a button, push button, shiny object thing out there. The primary intention is to get you face to face with a
Starting point is 00:04:46 buyer or with a seller. You just can't underestimate the amount of rapport that can be built face to face versus what can be built over the phone. So with that said, if you can meet them face to face, That's the best way. But if you're unable to do that because of other circumstances, then what I want to do is give you some new ways to do that or different ways. So what you really want is a reliable way or ways to meet buyers that allow you to stay home when you can't find a babysitter. So here are a few ways. First way is, you know, when you're out and about driving around town, you see signs like this, right? These are the we buy houses signs.
Starting point is 00:05:21 We pay cash with any condition, any situation, we buy anything. And so these are buyers, right? And you pass these probably every single day. So when you're out and about in your market, go ahead. And when you see one of those signs, jot the number down, make a note of it. And then when you get home or back to the office, go ahead and call this person. Call the person that put up the sign, find out what they're looking for. Make a note of it.
Starting point is 00:05:45 Put them in your CRM. And then give them a little tag or put them in your categories, however your CRM works. We have a really cool little auto responder sequence that stay in time. type sequence that we attach to our buyers. And boom, now you're going. And what you're going to notice is, this is what's something that's really cool by doing it this way is when you're talking to buyers, you get in those conversations of what they're actually looking for.
Starting point is 00:06:06 What gets triggered is something called your reticular activator. And that's the area of the brain that's responsible for awareness. What happens there is they say they're looking for a single family house, three bed, two bath on a corner lot with poor curb appeal because they want to be able to fix up and find some value there. And all of a sudden, you start seeing single family houses. on the corner with poor curb appeal. You start seeing those everywhere.
Starting point is 00:06:27 It's kind of like when you buy a new car, right? You buy the latest car from that, your favorite maker. You say you buy the latest new Nissan car, and you're all excited as a brand new body style and brand new color. And you think you're the first one on the block. And as soon as you drive off the lot, you notice that everyone has them. That's the reticular activator work.
Starting point is 00:06:43 And it works the same way when you're talking to buyers. All right. So that's one way with buyers signs is go to Google, right? Go to Google and type in, we buy houses, type in your city. and you're just going to get pages and pages and pages. So, you know, you could drive around town. That certainly works. You know, those are active investors that are in the streets right now,
Starting point is 00:07:04 and they've got all their signs posted. But you can also go to Google and just find pages and pages and pages with the phone numbers right there on their listing. You might not even have to click the link to find the phone number. And you can do the same thing. You can call them there. All righty. Another way is you can go to the multiple listing service.
Starting point is 00:07:22 If you have access to the multiple listing service, it's really easy to conduct a search for cash buyers, right, to find out all the cash buyers that purchased in your market and say in the last three months, six months, 12 months, however far you want to go back. And then you can go through the title search and find out which one of those buyers owns more than you can go ahead and sort them out. You can find whose owns more than two or three properties, two or three or more properties. They've paid cash recently.
Starting point is 00:07:44 That's a good indicator that they're probably an investor buyer, right? So that's another way. And then there's another one that we actually been using. this quite frequently in the last 12 months or so. So this is a prop stream. And it's a, I don't know if it's a newer service. We've been using about a year, but I do think I'm maybe might have been one of the last people to find out about it. But you can just type in a city or zip code. I'll just type in, I'm in Burbank right now. So I'll type in Burbank, California. And right here across the top, it says cash buyers, 1,366 of them in my market. And you can come
Starting point is 00:08:18 right over here to the side and you just scroll right on through. And you go ahead and export that. But it also does all kinds of other stuff. We talked about the multiple listing service. You can do that search. There's 2,280 houses on the multiple listing service right now in Burbank. There's 2,594 properties with liens on them. There's 223 vacant houses. So you can find buyers and sellers.
