um i feel like the kelty of the day because i have full glam and usually kelty has full glam
and then me and jack look like we live under a bridge but today i have full glam i did a morning
show in austin this morning it was just so fun local news the vibe is just everyone loves their
job everyone's happy to be there it's just so different from la so nice they don't yeah they
were probably so excited to have you too yeah i was so excited to be there and they were so sweet
about lady gang and anyways all right that's all that i have to say but um it's time for good week
yes it is bad week oh no who would like to go first i'll go um my good week is i have my first
homeowner success and that is i got my hands on the 12 foot skeleton from oh my god
Oh my God. This would be your priority in the dead of summer. I'm not kidding. The second that
we bought the house, I was like, the first thing I need to do is get my hands on a skeleton. You
know, they're like impossible to get your hands on. They're like, they sell out immediately. So
what did I do? I joined the 12 foot skeleton Facebook group a month ago. And I was like,
okay, I need to get the tips and tricks. Like how to get my, how do I get it in time? Like before
it sells out. So there were like inside rumbling, somebody must've known somebody that works at
Home Depot in there and they're like okay on July 18th at 6 a.m they're going on eastern standard
time they're going which is 3 a.m our time they're going on sale so Jared was on tour and I was like
Jared this has got to be a you job because you know if I wake up I'm never going to go back to
sleep so I made him set an alarm for 5 a.m because that's where he was during the time to get the
skeleton and he got it and we just I just had to pick it up from Home Depot I had to take it apart
to put in my Jeep because it barely fit. Wow. But we have it. It's sitting in our garage and
I cannot wait to put it up. Wow. That is spooktacular. Um, Kelty has one that on the
bottom of your street, Kelty, there's always someone with that giant skeleton. Have you
noticed it? Yeah. And they've like expanded, like there's a giant skeleton top that comes out of the
grass now. Like, I mean, there's lots of different kinds. What I think is funny about this is we were
just like getting prepped and I was like, Hey, like where's Jack sitting? And, and she was like,
I'm so sorry. I don't have a better shot. Like I, I only have a couch. And I was like,
this is so Jack and a skeleton. You don't have a kitchen table. You don't have a desk where we
could podcast from you're sitting on the floor, but you're like, I got the skeleton. I'm like,
maybe we should join the furniture and the OC Facebook group, but live your life. You know
what? You're going to do home ownership the way that you're going to do home ownership. And I
wouldn't expect anything less from you. You know, I'm not going to shame you because you know,
my feelings about Halloween decorations. And I know this is the big boy. If you're new to the
lady gang i'm actually sort of like it's sort of um it's almost like you would think it would come
from like a religious you know something like but i really i hate i hate um celebration of death
i hate you don't like you don't like the reminder anything yeah but i specifically hate when i go on
walks with my two-year-old and there's like a zombie like a decomposed body coming out of the
grass and i'm like don't worry buddy it's not real but in my mind i'm like but it is what actually
happens when you die. So yeah. Thank you for the reminder that we're all going to die.
Happy Halloween. My favorite thing ever was when I was like, I'm leaving the Facebook group now.
Don't need you anymore. And the last thing I'm going to say about it though, is so funny because
Jared, he got it. Like, we're like, whew, glad that we had to like put our credit card details
in like whatever to like get it like at six o'clock. And then he checked back like 18 hours
later and they're still available so but we got it i was like better safe than sorry you should
have bought two and then you should turn around and sell that for you can only buy one well you
should limit you should have called me i love a swin i mean i hate a skeleton but i love a deal
i know and they're so cheap anyways a skeleton scalper isn't that what you would be i would
have bought one for like 800 bucks because i didn't know that it was actually that easy but
anyways how much are they three hundred dollars wow which in the grand scheme of things is not
bad it's 12 feet tall you're paying per foot you know almost don't need anything else if that's in
your yard no you don't that's why it's so great um my bad week is i just went to go visit jared
on tour and i flew back yesterday and i had to fly on united now united is an okay airline but
i'm a delta flyer and you would have thought it was my first time traveling flying on a different
airline it is so hard it's so confusing the boarding process is like so like chaotic and
then I got on and there wasn't a place for my bag and I get so embarrassed like when I have my
carry-on and there's nowhere to put it I had to put it on my seat I had to be like to the like
airline lady airline lady um flight attendant I'm like I don't know what to do and then I was that
person and I'm usually like looking at those people while I'm in my seat already you know it
was it was really bad and like kind of embarrassing and humbling for me but um it hurt it hurt wow
well this this actually ties in beautifully with my good week is that southwest announced that
they aren't doing seat assignments they're doing seat assignments now yes and i am i i've yet to
meet someone who enjoys that that is part of the southwest shtick right yeah i mean i think there
maybe people who are really loyal to Southwest and they have some sort of status that helps them
get better to like choose better seats. Once they get there, I'm assuming that the status will help
them book better seats to begin with, like kind of like every other airline. Sure. Yeah. But I'm
so thrilled because it is the last remaining piece of what I need to be able to fly from Austin to
Burbank more often. I love my Delta. I love my Delta, but it requires me to fly into a worse
airport, LAX. So I'm really excited. And, um, it's a celebration. I'll no longer make fun of
Southwest. So everyone who listens, who hates me for bagging on Southwest, I have said multiple
times. The only reason I don't enjoy Southwest is because of the seating. It turns people into
savages. So thank you, Southwest. My bad week is that Ford is starting school very shortly in a
couple of weeks. And I have been warned by everyone in my life that it's going to be a very brutal
couple of weeks of him getting dropped off, screaming his face off and me, him being ripped
from my bosom and put into this room of other screaming toddlers. I have so much anxiety about,
I know he's going to be fine. I don't remember anything from when I was two and a half and
that's what I keep reminding myself, but it is, it's horrible. I mean, with Orly and Barbara,
well, not necessarily Barbara. With Orly, I used to get anxious dropping her at a dog sitter,
like a dog watcher person. And that's a dog. She couldn't cry for me. This is a child who can,
who literally looks me in the eye, balls his eyes out, screams and grabs for me when I leave him
right now so he's in his mama era he really is it is gonna hurt just watching him will you film it
for us I mean for personal use yes maybe I don't know Zach and I are gonna go together and it's
gonna be even worse Zach's gonna cry like a baby yeah Zach is not okay so I'm gonna keep everyone
updated if anybody in the lady gang has done this and has any tips I've been told that there's
an episode of Daniel Tiger about going to school and they sing this song about how grownups always
come back. Granted, I think that's kind of lying to them because sometimes parents don't come back.
Sometimes they die and they don't pick you up from school. You're too much of a realist. Too
much of a realist. Too dark. Too dark. For at least a while. Too dark. Too dark. Yeah. But I
think that's the best advice I've been given so far. So if anyone has pointers, please let me know.

it's all like elder ladies jared literally he goes dude kelsey came up on my reddit as like
pretty older women wait but like who else is in this category and what is the age older women
that's your early 40s how's that older women it's older women um I felt good about it because
normally they're like you look like Caitlyn Jenner like I am thrilled to be a pretty older woman are
you with Sharon Stone on there like who else I will report back I didn't I only saw myself
I'm googling this dude I really am curious that is so funny yeah amazing um okay my bad week is
that Chris Knight listens to the podcast and a few weeks ago on the podcast I had said something
in passing about my marriage being in shambles and the word I use often you do it all the time
I know um I want to say that my marriage is not in shambles I want to apologize here to Chris
love of my life night um I used the word shambles and what I meant was ships passing in the night
um when Chris and I both get really busy we're not connected we don't look each other in the
eyeball he's going here I'm going here I'm going here it's like we see each other in the morning
he kisses me goodbye he goes to work I come home we stare front how was your day how was your day
we go to sleep like there's just not a lot of romance and connection and that's life and that's
real life and I feel like everyone in marriage is either in the honeymoon stage or they're talking
about their terrible divorce and no one's just being like my marriage is mid and I'm just saying
that right now we're in work mode and our marriage is mid and it's fine but then Chris was like oh my
God, I need to try harder. And all of a sudden he's been like, can I bring you a cup of tea?
And I was like, why are you being so nice to me? Like, it's just so weird. Anyway,
my marriage is not a shambles. My marriage is great. And we continue to learn and work
and do our best with what we have in our busy lives. And it's, it's, I can't, it's not easy
to keep your marriage spicy and alive, but I definitely am committed to doing that. And he's

What happened?
he was like in my dressing room and Tracy was doing excess Hollywood and she's wearing this
like sick kind of like leatherette red dress I mean she really came to play which I appreciate
no she was wearing a polka dot dress never mind polka dot dress it was so sick and Derek like I
walk in the dressing room and he looks at me and he goes that's Tracy Tudor and there's stars every
day in our studio like everyone comes by this round right like I'm like the least of the stars
in that studio that's not true but then he was like can I meet her and I was like yeah and he's
like I love million dollar listing so he gets up and then he meets her and then he freezes like
every time he gets so nervous he's just like I just I love you anyway and she was like running
out she'd had her whole day of press she'd been up since four in the morning anyway I'm very sorry
but thank you for letting so sweet and is so cute and I loved him so shout out to Derek he's the
best. We, okay. So there's so much going on in your life. There's so much going on in this
Bravo universe. I want to start with some Bravo stuff. I want to talk about your life
and the show this season, and then we want to do some house questions. So first I want to start
with million dollar listing is so crazy and you have to deal with these boys that are just not
so bananas. Do you think it's time for you to just give up million dollar listing and switch over and
be a Beverly Hills housewife. I get that question like all the time. And there was a moment,
you know, because I'm a fan of these shows too. Like I watched them all. I mean, it's like my
escape from the craziness that is my job. So of course I know, um, Beverly Hills housewives and
I I'm friendly like with, with some of them and you know, I know the scoop. So Andy had asked me
a question on watch what happens live last year and was like would you ever do beverly hills house
wives and i answered it like emphatically a hundred percent that like spun everybody out
and then it became this whole thing and you know obviously on the fly i was like i would absolutely
because i take those those those women attacking each other like i it's just not okay with me so
I felt like I would bring somebody to the table as far as that goes. But then when you really
think about it in my lane and what I do professionally, I don't know if it would
serve me. You know what I mean? And so I think I'm where I'm supposed to be. I think this is
how it is meant to be. And I also think that there needs to be a female representative on
you know, a show that's about real estate, that's an actual boss. So I'm right between the two boys
and I'm supposed to be there. So no, no housewife show for me. Bummer. I'm just kidding. I know.
No, I get it. Also, if you know what, it could be your plan when you're so sick of real estate,
like at the point, like 112, I know, but they'll still be on. Okay. I'll still be watching and
they'll still be on and it'll be better. What would you say? There's some drama in the Bravo
universe right now because there's sort of two shows, I would say Jersey housewives and Vander
pump where the casts are fighting so horrifically that it's kind of made those shows like impossible
to watch and impossible to film. Like they're both sort of like, we don't know what's going to
happen. As someone who has, you know, been on reality TV for such a long time, you are a Bravo
Leopardy. Like what would you say to those casts that can't seem to make it work for cameras?
I mean, listen, for a lot of people, it's their livelihood, right? Like this is, this is what has
made them able to support their families. So it's a very different experience when your livelihood
is being challenged because certain people in the cast can't, you know, figure it the out,
You know what I mean? And so I understand their position. And I think if they're, you know, you have a responsibility when you sign up for a show like this to show up and be accountable, vulnerable and aware.
and you know if there are certain people that aren't willing to do that perhaps it's time for
them to make a decision to walk away for the show or for the network to say you know what
if you can't give anymore and you have all these boundaries that are now in place then perhaps it's
time for you to like move on from the show and I'm not speaking to anyone directly like
obviously as it relates to like Vanderpump I very much understand and relate to what Ariana has been
through. I've been there myself. I totally get it. Um, but maybe it's no longer the best avenue
for you. And maybe that's, it's, it's your time to say like, I'm signing off. Um, and then the
Jersey housewives, you know, similar, I mean, those two, those two sister-in-laws have been,
have been fighting for a minute and it's, by the way, it starts to get old to get like not fun to
watch anymore. Yeah. Um, and, and I don't like to see women not like coming together and supporting
each other and not like figuring it out. And, and after like, however many years of that same
toxicity, it just becomes like a little bit tired. Yeah. We need it to be a little bit petty.
Oh, I just think they've got to be tired. Like how many times, how many years can you go on
fighting about the same thing. And that's so unhealthy for them in their personal lives. I
just, I think it's their job and their opportunity to kind of say, maybe it's time to move on.
But I feel for people like that, because like you're saying, it's a lot of their livelihood.
It speaks volumes about how much they do rely on the show. Because I think any sane person would be
like, bow out. No, thank you. We're good. But it's so entangled in their lifestyle and their
livelihood that's the hard part though right because then there's other people like
lala for example this is this is like she's got a baby to raise she's got another one that just
landed like she's a single mom and you know with all due respect she brought it this season well
and that was like didn't she like kind of like said something about ariana in that way where
it's like i brought it like why didn't you bring it and it's like well ariana doesn't need the show
anymore don't forget like ariana i'm so invested can you tell same don't forget it's a little sick
i need to like move on but ariana literally was cameras down for like 10 minutes to process what
the she just went through on live live national television watched by millions and millions of
people and then they were like ops season whatever we're gonna start shooting in three weeks now
mind you for all of us by the time that aired it had been months so we're like get over it
yeah like she didn't live that she had to like go cameras up a month after the show
you know like finale that was incredibly hard for her and of course they wanted her on the show but
perhaps at this point maybe she is like you know i'm i'm ready to move on she's gonna she's
incredibly talented she's a gifted actress like that's her wheelhouse she can do other things
she's booked and busy now her sandwiches are flying off the shelves have you have you ever
in your off-camera life um and your professional real career of you know being a real estate mogul
have you ever had to be on a deal with other reality tv agents like from buying beverly hills
or selling sunset. I know Josh flag, like famously was like, I only deal with people that are like
real, um, you know, agents or whatever, but like, have you ever actually, cause Chris shell actually
showed me a house once. So like, I, you know, I don't know if she's, I don't think she's still
really doing it, but like, do you, do you ever like kind of when you're not cameras down,
like meet up with one of them? I mean, listen, I've obviously like showed properties with Jason
Oppenheim. I've known Jason for years. Jason is obviously selling real estate at a very high
level. I have a ton of respect for him. I haven't done any deals with anybody else from said shows
other than Mauricio, who I also have a ton of respect for. I did get a call from Christine
Quinn a couple of years ago to sell her house in the Hills with her now ex-husband. That was
kind of put on hold because I think they were trying to figure out, you know, what they wanted
to do. But that's kind of interesting. Why wouldn't she sell her own house? Well, it was
her house with her husband. Oh, I know. But if she's a real estate person, wouldn't she just
sell her own house? Well, she wasn't really doing real estate anymore. I mean, she's licensed,
but yeah a very different career yeah and a big big in the fashion world and she was having an
amazing time doing that yeah and of course you know she called me and I was like why aren't you
calling Jason and she was like because because we hate each other no you know I think she wanted to
work with a woman and so you know I I thought that that was pretty pretty awesome of her she's
she is a phenomenal like human being off screen.
I know like with all the drama of that show,
which I don't really watch.
I watched obviously I've watched a little bit of it and you know,
she's definitely was definitely a big personality on the show and was a,
was a huge star because of the show.
But like as a human, she's like a really, really solid, good girl.
So it was kind of funny to see her, you know, not in her Balenciaga,
Louis Vuitton toe, but with like a bun on her head in her tennis shoes at her house.
And I was like, all right. Um, so I've had obviously some experiences, but for the most
part, most of the deals that I do have not been with reality television, um, stars.
Um, okay. So this season of the show, quite difficult to watch for you. I'm sure that
you're having such a great time reliving. That's super fun. Super fun watching yourself go
through like super heartbreak. Um, it's really hard to watch, but I think as a viewer, we really
appreciate your vulnerability and you being authentic because, you know, our women know
in the lady gang, like this happens, right? Like you think, okay, this is my person. And like,
I'm set now. And then you break up and having to break up in the public eye. I, I guess I just
want to know, I was trying to turn this into something sort of universal for lessons for all
of our ladies that listen. What are your thoughts on what kind of ex you are? Are you someone who
stays friends, who tries to keep it cordial? Do you unfollow right away and just clear cut?
I mean, listen, I think it depends. Obviously, I was married. There was trauma attached to my
breakup with Eric because of what I went through with my ex-husband. So I was very triggered on
a lot of levels. It took me a long time to move on from what happened in my marriage. You know,
we've now been divorced for almost eight years. And for people who didn't know, could you explain
a little bit about that? Sorry, not to get into it. I talked about it a little bit on the episode.
Yeah. But, you know, my husband and I were married for 14 years by the time we got divorced. And,
you know, we had an affair and he had an affair during the first season of Million Dollar Listing
Los Angeles. And I found out about it sort of midway through the season. And I had to kind of
protect my children and protect obviously their anonymity and what was going on in my marriage
and just get through the end of the year. And then I filed for divorce after obviously getting
through that season. It took me a long time. And my husband obviously is now married. He has a baby
on the way. And it took me a long time to forgive that betrayal. I think getting in a relationship
with Eric, on some level, I'm an intelligent, educated, smart, street smart woman who had
obviously been down that road already. Was there something always in the back of my head that was
like he's 28 well that means now 29 yeehaw um but you know he's a 28 year old man like
of course he's looking at instagram of course he's doing all of these things but i think you
know we got together in covid we fell in love and it sort of morphed into this more serious
relationship so when that happened um you know at the same time i was also facing i'm in a
relationship. I'm three years in with someone that I absolutely love and adore, but is this a
forever thing? I know it's not. And I think I was just waiting for like the universe to like put
something in front of me that gave me a reason to say, I have to walk away. And, you know,
fortunately or unfortunately, it wasn't what I wanted to go through, but I honestly think that
it was a big, you know, slap in the face and God saying to me, girl, move on. And so I did,
but I was able to kind of push through that. And we have maintained a friendship. I have
maintained a friendship with my ex-husband, not to say that there aren't layers that are
complicated. There are boundaries are sometimes a little bit blurry. And I think that can be
difficult if I could do it over again would I have more boundaries with Eric post breakup than I did
yes I would perhaps have taken a little bit more time for myself to establish like being away from
him but this guy moved out of my house like on that episode that was not we weren't producing
that like he moved out on Sunday and I had cameras in my house Tuesday so it was really fast and it
was really tough to process. And obviously I was incredibly distraught. And so, you know, I found
my way through it. If I could go back, I probably would have taken a little bit more space, but I
have a lot of love for the guy. And I think ultimately he's a really good person that fucked
up. Right. And he's 29 years old. So my expectations of, of a 29 year old male and
candidly a 50 year old male, a 40 year old male, any male, any male, it is what it is. And so my
advice to the gals out there that are like struggling with that stuff is, you know, perhaps
take some time yourself, you know, have those conversations about potentially moving forward
as friends. Um, but having boundaries around that is important. And I think the hard part of moving
on and starting to date again is they're like so wait this guy still trains you and like is in your
backyard like I don't and I'm like yeah but we're just friends I swear like really um so that that
that can be a little bit challenging from time to time I think we hear this over and over again and
we've all discussed it I mean maybe not Becca because she like is a cutoff actually Jack's a
cut off queen too okay it's just me um I think that one of my biggest regrets in past relationships
is again trying to be like okay well this person's been in my life for years they're gonna stay in my
life right away but in a different capacity and that's gonna be fine and I think you know I think
it's actually smart where you're saying your advice that like you know what you need to cut
them out you need to take some time away you need to be sad be lonely get over it and then in three
months, six months, a year in five years, they can like sneak back into your life and you can
have a ha ha laugh about it and like be in your life. But I think, I think you've never met a
woman that's like, Oh, I wish I hadn't taken more time. Like, I think that's really, really good
advice. Yeah. Yeah. I mean, I wish I could take it back, but it's a little too late. So now it's
on camera. Hey, are you, are you a revengeful ex? Like, do you secretly like plot deep revenge? I
mean you don't have to admit it but like give us a wink with my ex-husband it was it was rough
i wanted it to burn you were like i wanted him to like burn i wanted to burn the house down
and it took me a long time to forgive him and forgive her um you know but you believe it or not
like five years in i sat across from her and we had lunch together and we've sat face to face and
for three hours just we talked through it I told her what my expectations were moving forward as
you know the stepmom or the new stepmom to my two teenage daughters you are not their sister
you are not their best friend you are their stepmom so here's what it's going to look like
I'm I'm willing to sort of let go of the past and move forward it's healthier for me it's
healthier for our kids and it's healthier for you guys. So I left, I feel really good about it. I
think some of my family struggles from time to time. They're like, I don't understand how you
do that. And I'm like, honestly, it's like a weight lifted off my chest, but I took that time.
You know, I was angry. I went through all the grieving process with my ex-husband before
getting to a place where I was willing to forgive right with Eric it was a little muddier like I was
like I forgive you because I know you want the best for me and I know you're you know you love
me and and there's a lot of love there so I'm like willing to like forgive and move into being
friends and that was probably not like the smartest decision in terms of establishing
boundaries moving forward but with Jason I was really clear and obviously here we are and like
friendly with his wife. They have a baby due in the next few months. Like that is wild, but big
on you. Like, and I think we live in this world where there's so many mixed modern families now
that it's like, I love that. I love that. All right. When we come back, Tracy's going to help
you with your house. You're listening to the lady gang. All right. Most importantly, yes,
we might be questionable at love, but we know about buying a house, selling a house and real
estate. You know what? Like do not. And Jack, we're so excited. She is in her brand new fixer
upper in the OC after years of trying to find a house. She finally has moved into her house.
She, this is couch is all she has. She's brand new moved in there. Um, but we have so many girls
in our groups that are like, what is going on? And so I collected some questions from them and
just need your expert advice. Sure. Um, what is the best month to put your house on sale?
Well, listen, it's California. So we're not like, it's not like I do business in Texas,
summertime in Texas, locally, everybody's like getting the heck out of there. It's a little
bit slower during those months. We don't really have season. I would say the summer months like
July and August tend to get a little bit lighter locally because people are traveling with their
families and, and are, you know, out of California. If I add my druthers, I would probably say best
time to list typically is like February, like after you get through the holidays and all those
expenditures from the holidays and everybody's really stressed out from that kind of coming in
mid February or early March. Um, and if not that September. Love it. Two things that when people
are walking through a house and they're looking to buy that they always forget to check that they
should be paying attention to look up like look up like you guys get so focused on like oh the
kitchen stone or I love these cabinets but you're not looking up and and seeing that there's a
little bit of water damage in the corner or you know things like that like you gotta like
buying real estate residential real estate is always going to be coming from an emotional place
so you got to make sure like you're protecting yourself and like listening to the cues like
you're going to see or you've already seen actually this season I start to represent
this young cute couple in the valley who ended up buying a house and closing escrow on it and
didn't realize that there were airplanes flying over the house because it was in an airplane
like no no runs like a live podcast and blog and like she works out of her home and it became
really difficult for her and i felt horrible for them because it wasn't really disclosed by the
seller that it was in a flight path um but these are the things like you when you are in an escrow
look at everything don't be like oh i don't want to spend money on inspections i'll just get like
one, get 10, know everything about the house, know how old the HVAC is. These are all things
that like a couple of years down the road, you're going to have to pay for, and you're not going to
want to. So do that diligence upfront. Sorry. That happened to us. We like, when we had our
inspection that we need to get our money back from these people, but they like, they were like,
oh yeah, everything looks good. Like blah, blah, blah. And then we ended up getting like an
electrician coming in and you know, all like the specialty people. And it was like, oh, there are
so many things wrong with this house that that guy just like completely glossed over so I think
it's yeah so important to just like spend the $200 it'll make like it literally almost broke
our deal with this house so it's like you're gonna end up spending so much money fixing
shit that you didn't even know was broken or on the fits oh my god remember the time I had
the inspection and then I moved into my old house um where we shot lady gang tv and we're like god
it's drafty in here. And I, I pulled up the grate for like the air and the, the heat. And it just
went to the ground. It wasn't even connected to a pipe for two years. I lived that way. And the
inspector didn't find that. I'm like, what the hell? Okay. Um, renovations that you can do that
actually add value. So we come in, like you said, emotional and we're like, we want this tile and we
want this backsplash and we want this thing. What are the things that if you buy a fixer upper or
you buy a house like jack did that's like hasn't been updated since the 90s like what are the
things that actually add value i mean obviously square footage is number one but if we take that
out of the equation and you're working within the confines of the footprint of the house
i would say pay attention to flow like layout is incredibly important and sometimes like opening
up a room can make the house while it's not actually bigger will make the house feel bigger
and on a resale, on the resale of that can obviously add value. And that's not spending
money on stone. Sometimes that means just connecting the kitchen to the family room
instead of having it closed off. That's like one thing. Another thing I always tell people
is important is the first thing you see, the front of the house, like what's the curb appeal?
How can you change that? How can you make that feel more private? Is it landscaped properly?
like that's like the first thing people see when they drive up to a house, it's their first
impression. So I always tell people like when you're getting ready to list or you're working
on your house, pay attention to the front, not just the inside. I love this. Now, everything,
I think Jack put offers on five different houses. Everything is across the country is under price,
either under price. There's multiple offers. I, you know, people are listing things,
you know, two or $300,000 less. And then there, and then people are, how do you know if something's
really in your budget? Well, there's layers to that. And of course it's incredibly nuanced,
right? Like the market is all over the place right now. It depends what price point you're in.
You know, let's assume you're in a price point that's, that arguably is affordable to a portion
of the, the community, right? Those are typically going to go on a multiple offer and it's smart of
those agents to price the houses that way, because if you don't, you know, and you have this
aspirational pricing and you're sitting on the market for six months, you're not selling that
house for what you want to do anyway. Um, but you know, things change, interest rates shuffle.
like this last two years has been a nightmare for buyers because what they could afford at the end
of 2021 was a 3.2 million dollar house and they had the down payment for it and they could afford
the monthly cost and the piti insurance taxes etc um and then all of a sudden that house becomes
a 2.3 house because interest rates shot through the roof so like that was a really difficult pill
for a lot of people to swallow. But I still say being out in the market right now, particularly
with the markets crashing in the last couple of days, like sellers are worried. Everybody's
freaking out. So you have the ability as a buyer right now to be negotiating a deal for yourself
when everybody else is in a panic. So if you're smart and you're savvy and you're working with a
good agent, you need to be writing offers today on things. And then of course, if you get into
an interest rate that you're not fully comfortable with, you know, with everything that's happening
in the market, we're going to see interest rates tick down, refinance into something that's more
comfortable for you in the next four months to a year. I love it. That's what I'm hoping for
at this point. When those interest rates come down, what's going to happen again? Prices are
going to go up. So negotiate now while prices can be negotiated. Yeah. You can refinance later.
I love it okay my our last question is about celebrities because this is something that you
know about I'm very confused you know listen I'm a I'm a member of the LA crew we all are
but like it blows my mind when I see celebrities that have like five houses like I'm so how
how do celebrities afford multiple multiple houses is it that they just pay the minimum
on every single like i don't understand how we have so many houses because i'm a very successful
i'm a successful person no i know but maybe 20 million dollars a movie like is but i feel like
a lot of them i feel like now when we see people like oh gwyneth paltrow has her house listed right
now. And like she paid $8 million for it in 2012 or whatever. And now it's worth $30 million. They
make like smart investments. Like she, I feel like a lot of them that were smart, that's also how
they can afford multiple houses. They really. When you have the right people and you're obviously
savvy in real estate, which, you know, some people are usually people that own multiple
residences are very sophisticated when it comes to buying real estate. They're sophisticated with
their money. They know how to make things work. They know how to move money around.
And they have also a team of people behind them saying, don't do this, do this, move this money
to over here. Let's refinance this property, pull the equity out of the property you've owned for
20 years. And then you can put that into the new house, right? Like that's the beautiful thing
about real estate. When you've got rental properties, when you've got passive income
and you're holding something for,
let's say you bought a house that was your first house
and you still have it
and you've been renting that house for the last 15 years,
you've got a ton of equity in that house.
So they become a little bit more savvy.
And when you obviously have the right people behind you,
because that's not their job every single day,
like mine, they've got the right people representing them
to figure out how to navigate financially
what is the best way for them to continue
to grow their real estate portfolio.
Not everybody has that.
Right. But essentially like your thing, like when my parents bought their house, their whole goal
was to like pay off their house by the time they retired so that they could just like live in the
house. Like that's sort of from a different era now. Right. Like these people are not expecting,
okay, I have all a couple houses and whatever. And at some point I'm going to pay them all off.
It's just like a constant shuffle. Right. Right. And I always say to like people like LA real
estate is too expensive. Like I can't even afford to buy a house. And it's like, you're thinking of
like your home you can't look at when you're getting into real estate and you're making your
first purchase this is not your forever home this is your entry level home that you can afford that
you probably don't love but that house if you buy it at the right time and the right price
you suck it up you live in it you get in the game and then you hold that house and in five to seven
years from now, when you've got more equity in that house, you pull your money out. You got a
down payment for your new house. You're arguably doing better in your career. You're further along,
you're making more money. And then you rent that house out and it sits and you get that equity.
And, and that's how you get in the game. But I think a lot of first time buyers are like,
I need A, B, C. I've got to be thinking about like probably a three to four bedroom because
I'm going to have kids in the next five years. I'm not even married yet, but I'm already planning
like you know the next 50 years of my life and you have to really look at it as like just getting in
the game like it's not your forever house this house if you're lucky enough to hold on to it
is going to grow it's going to be an asset that you're going to have for years to come so
think about it that way it's not forever it's just you're getting in the game and you're not
throwing money and mindless mindless money away on rent yeah i love it the expert the icon
