Starting point is 00:00:00 closing on a million dollar property right now i'm not using a dime of my money wow my whole thing is about creating wealth uh without having to use your own money you know so where i come from you know i grew up in the inner city of detroit i thought you know i had to save up to get a lot of money i had to have the the w2s right the taxes my credit all of those pieces and you know it took me until i was like 50 years old wow before i learned otherwise right on and i wish this is what the motivation for was for the book because there's a lot of people I know that's still where I'm from and how do I build a reputation as a client with you to build my wealth the way that I got started the way that I learned was I had accumulated the pieces that I thought was necessary sure

Joining me today is the no money millionaire himself, David Webb all the way from Detroit.
Starting point is 00:01:25 How are you, my friend? I'm doing great, Ray. Thank you for asking. David, how are things back in Detroit? Welcome to my head. Well, I'm not in Detroit anymore. Okay. It's been a journey from Detroit.
Starting point is 00:01:33 I've, from there, I went out to California. Cool. Palm Springs for about 20 years. I can tell. And right now, I'm doing the Oklahoma thing. Right on, we're in Oklahoma? Right outside Tulsa. Dude, I was, I lived in the Bay for about five years working
Starting point is 00:01:49 at PlayStation, the Patriot, the whole Bay Area thing between 2009 to 2014. Trump won, and I'm like, well, party's over, and moved off to Tulsa, Oklahoma, and I fucking loved it. I was there for year and I loved it. Really? It was a great cleanse being in the Bay in the West Coast for quite a minute being born and raised in Miami. The reason why I'm going to come back to the
Starting point is 00:02:07 short question, moved out to the Bay and then found a nice home, a way to retreat and kind of find myself in Tulsa, Oklahoma. I went to Oklahoma thinking it was going to be a short thing. Yeah. I was just going to get there and then get right back to California. Right on. And that's changed. Yeah. I'm going to be there for a while. Yeah. I actually think I'm in Oklahoma at the right time. Yeah. I was
Starting point is 00:02:29 I was just going to say, you're in the right time, yeah. It seems like it. There's a lot, for what I'm doing, it seems like the growth is there. I foresee a lot happening in the short future. Yeah, for sure, for sure. It's like, don't overlook the Bible bell. I know it's one of those flyover states, but I really enjoyed my time in Tulsa, Oklahoma. I moved to Austin, Texas afterwards.
Starting point is 00:02:50 I really enjoyed Bastrop. I really enjoyed Austin, but there was that vibe of Tulsa where I was just like, it ain't quite Tulsa. So I'm really happy that you're part of that energy. We're East Coast kids, Detroit, Miami. Sure. We were designed to fail. How does it feel not to fail?
Starting point is 00:03:04 You know, it is awesome. Yeah. It's been a long time getting here. You know. Same. The whole thing, it was a Thomas Edison quote. You know, I haven't failed. I've just learned 10,000 ways of how not to do it.
Starting point is 00:03:19 Yeah. You're the second person that's quote of that today. That's funny. Yeah, yeah, yeah. Our morning session, our morning legacy miracle was like, well, I ask 17 girls out and 16 of them said no, until I married the 17th one. Yeah, so that's what it is, you know. You just keep doing it until you get it right on.
Starting point is 00:03:33 So where do you begin? I know we can talk about portfolios and all the fun, boring money making stuff, but I'm talking about your heart. Like, you know, when you're back in Detroit, what was it like back then before I became the Detroit of Today? Detroit of Today is amazing. Is it?
Starting point is 00:03:47 Yeah. Right on. It's, you know, when I lived there, downtown, I think the statistic was downtown was like 80 to 90% vacant. Wow. And now I don't think there's, There's any vacancies. Really?
Starting point is 00:03:59 Yeah. People just moved around. Dan Gilbert from Quicken Loans. Sure, sure, sure. He had the vision and he came and has turned it around and it's amazing. It's not the Detroit that I'm from. That's amazing. And it's awesome.
Starting point is 00:04:11 Yeah, it's awesome there. But, you know, I love going back. It's, it's, and you know what I say about Detroit is it's a great place to be from. You know, what I've learned there, you carry on. You don't, you don't see it. The birthplace of techno. Yeah, you don't see it. It is. A lot of people don't know that.
Starting point is 00:04:29 It is. That's true. So the whole electronic music scene came out of Detroit. Yeah, the techno may have come from Eastern Europeans, but the warmth of the analog sound came from Detroit House. Yeah, for sure 100%. What's your day-to-day like today, man? Like, what are we going to learn on your episode of legacy makers that folks should tune into?
Starting point is 00:04:50 You know, my day-to-day is my whole thing is about creating wealth without having to use your own money. You know, so where I come from, you know, I grew up in the inner city of Detroit. And it, you know, I thought you had to have the standard pieces. I thought, you know, I had to save up to get a lot of money. I had to have the W-2s, right, the taxes, my credit, all of those pieces. And, you know, it took me until I was like 50 years old. Wow.
Starting point is 00:05:18 Before I learned otherwise. Right on. And I wish, and this is what the whole motivation for was for the book, because there's a lot of people I know that's still where I'm from. And, you know, had I learned this when I was 30, you know, the last 20 years, we've done a lot more fun. Oh, sure. You know, for sure. So, so that's what I, my day to day is just building wealth, finding, find in other
Starting point is 00:05:43 properties, you know, trying to put deals together. You know, I still, to this day, do it without using any of my own capital. I don't know. I'm closing on a million dollar property. I was talking to the banker on the way here, closing on a million dollar property right now. I'm not using a dime of my money. Wow. And so, you know, that's what I do day to day.
Starting point is 00:06:02 How much of it is technicalities and paperwork and zeros versus building a repertoire with a banker and building a relationship? You know, my book, my book lays it out that it's not all with a banker. Bankers, when you get so far, the banks get involved. They're the ultimate. And, you know, I guess, and even beyond my level, there's things beyond the bank. And I just, you know, the Grant Cardone levels instead. They're working with other levels of the banks. But the banks are where you want to get to.
Starting point is 00:06:31 But you can build wealth without using banks. You're right up my alley. Like, I'm always curious because I've got Rudy as a mentor. I'm always stacking up my mentor. But when it comes to building wealth, I've got my own property. But I always speak to other legacy makers and folks that come on this podcast. I'm too afraid to make a move because it's such a vulnerable, vulnerable position to be in because now I'm introducing strangers into my nest.
Starting point is 00:06:53 Well, I'm like, I've got a property. I'm very blessed. It's the house I grew up in. I know I can see the kingdom in the horizon, but I just don't know who to recruit into my village and go, all right, I'm on Ray's side. How do I build a reputation as a client with you to build my wealth? The way that I got started, the way that I learned was I had accumulated the pieces
Starting point is 00:07:15 that I thought was necessary. Sure. And I was able to get my first property. But I wanted to do more. Sure. and my money only went so far. But my ambition went a lot further. So I was like, how am I going to do this?
Starting point is 00:07:31 I don't want to have to wait another 10, 15 years to get that nest egg to be able to invest in another property. So that's when I started understanding relationships. And so then, you know, I went to, just went to people that I knew and just started putting the relationships together. I'd find the deal. I knew what the pieces were at this point. and I'm like, I need A, B to get C.
Starting point is 00:07:54 And so I just started putting them together. And that was without any of my own capital. Wow. But the way I structured them, after a certain time period, I own the property 100%. So, you know, initially I have private money or however you raise the money. I have that in, but only for the initial period. And then after that, they're recouped. I keep the property 100%.
Starting point is 00:08:19 And I did it without any of my own money. how do you find your clients how do you find your your your tribe how do you recruit you know the people that are essentially want to be you and want to wear that that that sweater sure sure you know it's not as hard as you as you would think you know I have people that come to me now all the time and I tell them I say you know you have the people around you do it's just you know you have to know how to present it to them you have to make it attractive for one and And, you know, people want to make money. There's not a shortage of money out there.
Starting point is 00:08:55 Money is energy, yeah, for sure. And so you just have to be able to present it right. You've got to make it attractive. And like I said, everything that I'm building for myself, mine's on the long term. Mine's on the back end. So on the front end, all the attractiveness, I presented to the investors, the partners, who's ever coming in and let them get a nice return on their money. up front. For sure. Because in the back end, I retain the property. So what does your portfolio
Starting point is 00:09:24 look like? Is it commercial? Is it, is it, is a single family homes? Like, what does it look like? I have a mix. You know, I have a mixed use building and it's commercial stores at the bottom and it's 16 units up top. And then I put a little convenience store, a little beer and wine store down in one of the empty units. So I have that going as well. And then the rest of them are all All residential. A couple single family homes and then duplexes and multifamilies. Yeah, if you're up for it, I can introduce you to Troy. He's our neighbor down the hall.
Starting point is 00:09:55 He owns half of South Beach. He's just like, chill. He's like, yeah, I own that building, that building. I'm like, dude, I'd love to introduce you. He's pretty good. That'd be great. Yeah, yeah. His name is Troy.
Starting point is 00:10:04 He's our neighbor. So how does one get started? Like, I'm clearly in my vertical. Like, I do this thing, but I want to hop in and kind of expand my legacy. how much energy should I be spending a week kind of like carving out my space when I'm reading your book? You know, the more time you put in, the more you get out. It's a simple formula. Sure.
Starting point is 00:10:26 So, you know, it's just at the pace that you want it to grow at. So you can apply a little time and still gain or you can go in full time and make it, you know, everything that you're doing. But, I mean, with what you got going in here, I don't think I'd advise that. But, you know, and in my book, I lay it out. It's designed for every level. It's designed for somebody who's starting with absolute nothing. Yeah. And I just had a person just the beginning of the month that I knew from Detroit.
Starting point is 00:10:54 And at one point he was homeless. Wow. He was living in Oklahoma and didn't have, would not have been able to rent a property. He needed to move from where he was. And he would not have been able to rent a property. Just all the structure, everything he had. He wouldn't have been able to rent. but working together with me
Starting point is 00:11:16 and following my method he found a triplex whoa no money out of pocket wow no credit check really no credit get out of here that no money out of pocket no W-2s America
Starting point is 00:11:28 100% and he closed he's gonna now live in one of the one of the units yeah he closed on the first so the other two was paying him his rent the day he closed so he went in with no money
Starting point is 00:11:41 and got paid rent on closing A friend of mine, well, an acquaintance that I met through one of Rudy's masterminds were having a drink and he goes, you know what you should be doing with your property is exactly what you just mentioned. He's like, you got to find someone that's going to be able to just fix up your house and then just make it into a rental and then have like a time share or something on property as like your make good. I'm like, that sounds overly complicated, but if you're confident that you can just make that happen and I can just smile and nod, sure. Like I've even contrived like ideas, well, I haven't yet to pitch to Rudy. I'm like, we really should have like our own like home makeover series where it's like paint to town red. And like, dude, we can start with my house and just paint the house red.
Starting point is 00:12:15 And I'll film it and we'll make a whole 12 piece episode out of it. So I'm like figuring out clever ways to make this a reality. And you're clearly one of those ways, my friend, just with the way we've spoken in our trajectory, which goes back to energy. You know, what are your thoughts on money being energy, time being energy, your time being energy? Like, what are your philosophies on this? I'm a firm believer in energy. I think our thoughts are energy. I'm very careful with those.
Starting point is 00:12:42 I try to channel everything into the direction that I want to go. And so, you know, money is energy, but, you know, a lot of people, they hear about the pursuit of wealth and all of this. And some of them will look at money as a negative energy. And, you know, it's not so much the money. It's the freedom that it provides, you know. It's, you know, the time with your family, being able to call your, your, your, own schedule, being able to do it. You know, I work hard. Oh, yeah. But I work when and where I want to. Yeah. You know, so I dictate that schedule. And so I can be careful with my energy. And I am.
Starting point is 00:13:25 I'm very thoughtful of it. For sure. So. Yeah, I completely agree. I like to brag that I lead with fire. But yeah, it's very powerful when you put something out to the universe and how it matters and converts into something very positive. What lies have you transformed? Like, let's talk about some of the folks that you've you've binarily changed off to on like sure you know uh my book is a brand new release and so i've just started doing uh where i'm helping people right on you know i i did it to my for myself first you know i you know i tell the story i i've been evicted more times than i can count wow i really have you know i come your credit score must be amazing exactly exactly you know i've been through it you know i've i've done the whole cliche
Starting point is 00:14:10 heating my house from the stove, you know. I had even a period where I couldn't get the electricity turned back on. Look at that. Look at all those pain points. Look at that arc. And so, you know, I had to rig a little type generator run wires through the house because Edison wouldn't work with me. And I just couldn't get it turned on.
Starting point is 00:14:33 So I've been through all of those. And so, you know, like I said, when I turned 50, I was able to start putting the pieces together. You know, in some of my stories I tell, so ingrained with what you think those pieces have to be that, you know, back in the, I think I was like mid-20s, 26, I did a no-money deal, a creative financing. Cool.
Starting point is 00:14:59 I was, you know, I didn't have any money. No money-lil-lil- Yeah, exactly, no money-millionaire. I see we did there. And I didn't have any money. and I walked into my father's house one day, and he said, I'm going to sell the home. And I said, well, I want to buy it. And he looked at me and it laughed. He said, how the hell are you going to buy the house?
Starting point is 00:15:17 He knew I didn't have any money. And I'm like, but I want to buy it. And so I was just relentless. You know, I was relentless. And I eventually found a way to do it in a creative structure. Right on. And I walked away with 20 grand at closing. Nice.
Starting point is 00:15:32 So I went in broke. I came out with the property and 20,000 in my pocket. Now, you would think that that would have hit the light switch, and I'd have been off and running. Yeah, 20 years, I was still stuck with the mindset. The mindset, yeah. You had to have all these pieces. And so even though I did it, I still was under the mindset that I have to get my money right and get my credit and do all that. And that's where I'm at right now.
Starting point is 00:15:58 And then about 10 to 15 years later, I did it again. Oh. And so now this put me in my, you know, in my mid-30s. Sure, sure, sure. And so I found a seller finance. No credit check, small amount of money in. The house needed a lot of work, but I was fine. I moved into it.
Starting point is 00:16:15 I was doing the work, and I eventually flipped that and did well with that. Still didn't change the mindset. Wow. I was still stuck in that I had to have all of these pieces. And then another 15 years later, I'm where I'm at, and now I understand, and now I never use any of my own money. That's incredible. That's quite the inspiration, my friend. You showed up in my life at the exact moment when I needed you. I can't wait to talk to you after the film your episode. Excellent.
