How do you sell a sex room?
Like, hi, this is the dungeon of sex.
And, if you like to read by it.
Okay.
All right, guys, I am super excited about today's guest.
Okay, he's a great guest.
He's a very successful real estate agent.
He's a loving husband to one of my dear friends Kyle Richards and he's releasing his new book,
The Dealmaker, next week. So ladies and gentlemen, I have Mr. Mauricio Yumanski today.
Melissa, it's so good to be with you. And I'm just so excited about our conversation today. But yeah, thanks for having
me on your on your show.
Of course, we're so excited to have you and all my listeners are
going to be so excited. Kyle was actually on my show once and
everybody loved it. It was actually one of my highest like
everyone tuned in to hear all of the drama about the girls trip we
were discussing at the time.
Well, I showed up on that trip. I don't know if you remember it, but I did show up that last day.
Yeah, and then Kyle had that walk of shame. I remember that. Like it was one of the funniest
moments. I mean, Kyle and I were roommates the whole entire time. So I was like, I missed my
roomie that night. I actually slept in her bed the night she went. I did. The
night she went to sleep with
you and then came back in with
the walk a shame because I had
the worst room in the house. I'm
sure you know, I was in the
bunk beds. You guys had the
bad. Yeah, you guys got the
stuff. God, I mean, I did see
your wife. I did see your wife
naked a couple times in the
shower and vice versa. I will
say. Yeah, beautiful woman.
Yes, she is.
Yes, she is.
Love her.
First off, how is the family?
Everybody good?
Everybody is great.
Kyle's good.
She's filming right now.
So she's, you know, how that goes busy, busy, busy.
Yes.
They're in the filming session right now.
So it's like in and out, booking hair, makeup, all day long,
planning outfits.
All of that.
Yeah.
And then the girls, the kids are fantastic.
I got three of the girls working with me.
And then I've got the fourth girl on spring break.
And she's, you know, she's amazing.
Live in her best life.
Live in her best life.
Yeah.
Well, we're going to get into all, like your show and everything for a little bit later
on about how you have your girls with you on the show and everything.
Because I'm so interested in that.
I think that's so cute, by the way.
But I do want to talk to you about real estate for a minute because everyone is so into real
estate right now.
A lot of people want to get into real estate.
You're the man when it comes to real estate.
You know,
in our world, a lot of people look up to you. You have so you have the agency and it's in so many
locations and you really have capitalized on everything when it comes to this. So my real question
to you is like, how did you get into real estate? What made you go and say like, you know, I'm getting
into real estate. I'm getting my real estate license. How did this all start? Yeah, well, the whole story on that's in my book. And so, you know, you'll
have to read it, but I'll give you a little glimpse of it, you know, basically kind of, it was,
you know, kind of an interesting moment in my life. It was kind of the low point in my life.
It was December right before Christmas. I was in the fashion business.
I got fired from a job. Kyle and I had no money just barely making ends meet. You know, it was
living paycheck to paycheck and then all of a sudden boom fired with two kids already and I was
26 years old. And I remember driving home that day and I didn't want to go home. I didn't
want to face Kyle. I didn't want to go home. I just, you know, I was so down and depressed,
you know, that day. I drove around the city, you know, a lot of times before I got home.
And I got home and, you know, Kyle looked at me and I didn't even have to tell her what
happened. She knew immediately what happened just by looking at me. And Kyle was so supportive and so amazing in that day.
And she could have easily have been the wife that says,
what are we gonna do now?
How can you do this?
What the fuck is next?
He's like, we got this, you got this,
we got this together.
I love you more than anything.
I gave you all the courage and all the support in the world made me feel I mean as good as I was gonna feel that day
And she's like look you've been talking about real estate making the change like this is the opportunity like let's make the change
And you know, let's go get our real estate licenses together
Let's make it our date night and we like made it our date night we went to go get our real estate
license together she never practiced but she went she got her real estate license and we did that
together and you know pretty much that's how I got into real estate her brother-in-law Rick Hilton
owned Hilton in Highland which is one of of the best, you know, firms, you know, luxury firms in the city, probably the best.
And, you know, he gave me a job and I went to go work, you know, for him and Jeff
Highland and, you know, started in real estate.
And that's how it begins.
And that's how it begins.
And that's how it begins.
It's actually half 50, 50.
And looking at you now, I mean, I had no idea that Kyle actually went with
you and that you guys were doing this together. That I didn't know. I didn't realize that
she did it. So Kyle actually has her real estate license as well. Kyle has a real estate license.
Like she can sell you a house tomorrow. I had no idea. I'm gonna have that so funny. I
don't know if anyone's ever said that or not. I mean, listen, I feel like it just seems like in the past few years,
especially since COVID, everybody wants to be a real estate agent, right?
Everybody, it's all skyrocketed with that.
And I feel like some of these shows and they show it being very glamorized, right?
Like, but it's not easy. And I know that honestly, like,
what is a day in the life
of a real estate agent?
I know it's not as easy and as glamorous as all of these LA
and New York, all these shows are showing us.
It looks like it's the most glamorous lifestyle there is,
but I know that's not true.
I mean, if I were to watch one of these shows,
I'd want to be in real estate too, right?
Like I mean, it's like you boom, boom,
you know, we make 300 grand. Like I mean, that's not it's just not that easy.
It takes years.
It takes it's a grind.
It takes so many years.
It takes so many years.
It takes so many years.
It takes so many years.
It takes so many years.
It takes so many years.
It takes so many years.
It takes so many years.
It takes so many years.
It takes so many years.
It takes so many years.
It takes so many years.
It takes so many years.
It takes so many years.
It takes so many years.
It takes so many years.
It takes so many years. It takes so many years. snap your fingers and all of a sudden you make 200 grand. Like, yeah, it's not that easy.
It takes years.
It takes it's a grind.
It takes so much just to even get your foot in the door.
And I tell everybody that joins Real Estate,
I go, you better have either a really wealthy parent.
Right?
A second job.
A second job.
Right, like, because you're not gonna,
you know, the thing, you know, when you're a real estate agent,
you're only making money when you make a sale, right?
Like you don't get a draw, you don't get a salary, like make money when you make a sale.
That means you need to be able to withstand all that drive time.
And most people that get into this thing after watching these shows, they think that they're
going to be making money, you know, in three, four, five months.
It's not the case. I tell everybody, you know, count on 18 months. It takes one year to really get something going.
Count on 18 months to 24 months before you can actually consider it a profession where you can actually, you know, pay your, you know, your expenses.
Like that's just getting going, right?
Right.
Definitely is going to take a minute. Everyone sees this. And first of all, they see all
the women all dressed up top of the line clothes in these gorgeous homes and these like, you
know, it's just, it just looks so glamorous. And I know a day in the life of is, it's not
an easy job. It's Saturdays. It's Sundays. It's holidays. It's when someone wants to see an expensive house.
You have to jump out of your chair out of your bed, whatever it may be and and show them this house because you need the sale.
We're in the service industry, 100%. So, you know, you're you're servicing you're in the service industry. Like that's what we're doing.
I remember when I got started, I was Saturday, Sunday, Tuesday,
open houses, working seven days a week, you know, last loss of sacrifices.
You know, I would love to have been, you know, my daughter's AYS-TOKO Coach. I would
love that, right? But I didn't have the money to do it. I had to work. And I couldn't do that. So,
you know, she didn't get, you
know, her dad is a white AYSO coach. I would love that. But lots and lots of sacrifices to get,
you know, to where we are today. It's a real grind. Definitely. I actually have a funny story.
I'll never forget the time. We were all in Las Vegas and we went to see Lady Gaga, right?
We were all in Las Vegas and we went to see Lady Gaga, right? And somehow, some way we sat back there for how long waiting for her to change and get ready to come into the back room.
Somehow, some way when she came in the back room, she was a doll, the sweetest ever, and you start pitching her this house that she needs to buy.
And I think it actually went through you, actually ended up selling.
I remember you saying something though,
I'm like, look at him,
he's selling a house right now.
It was like a farm.
Are you with me?
Are you with the rooms?
I was with you because.
No way.
When she came into the room to say hi,
it was me, you, Joe and Kyle.
Oh my God.
After her show, we were gonna meet her backstage.
It was just the four of us and Lady Gaga.
And she came and I'll never forget.
She had a beautiful like kimono on.
Yeah. And like she just walked in with her dog and she was so chill.
And she loves our like our shows, you know, she watched both of our shows.
And you were basically like, I have this house for you.
It's amazing. You need it.
There is a farm. There is this.
There is that. And I think she ended up buying this property.
Am I right?
Melissa, you have no idea how happy it is for me to remember that you and Joe were in
in the room there.
I actually tell that story in my book.
Oh, you do.
Oh, well, hello.
We were with you.
We're like, you're good luck charms that day.
And I did not remember that you guys were there.
And it just makes me feel like it's just, it's so good for me to know that you were in
that room just because it just validates it like makes me feel like it's just it's so good for me to know that you were in that room
Just because it just balance it like you know, it's like somebody
True you gave her the story
Yeah, we saw Mauricio the deal maker that day. That's who I saw
Okay, I did and you literally were at the backstage of a concert
We had a couple drinks in us all of us and you sold that property to Lady Gaga.
She was the cutest thing in the world. She is the cutest thing in the world. Isn't she? I mean, she's such an extraordinary human being.
She is. She really was the most down to earth normal sweets. I mean, she couldn't be kinder. So.
Could not have been kinder in cuter. I agreed. Yeah, I actually watched you make one of the biggest deals
probably that you've made, right? So that was exciting.
I personally experienced here. Oh, I love that. That's so cool.
What's up, guys? Let me tell you about cozy earth.
Cozy earth makes everything from cozy lounge wear to incredibly soft
bathwear and even amazingly comfortable bedding. The bedding is my favorite
part. We've heard so many great things about this company from our friends,
from our co-workers, from so many people. And that's why we had to try it out
for ourselves. Joe and I recently just got their bedsheets and we're both
completely obsessed. I love everything about them. They're so soft. They're so comfy. I've honestly never tried a better bed sheet ever. The fabric is so breathable
and it feels way cooler than traditional cotton. Plus, they've been one of Oprah's favorite things
for five years in a row. She herself said that the bedding is the softest ever. And I 100% agree
with her. And who doesn't agree with Oprah, right?
And you don't have to worry about these products having a short lifespan because the cozy earth enhanced fabric prevents
pilling, which makes these sheets last so much longer than traditional bed sheets. If you're having trouble finding the right bed sheets, you have to give cozy Earth a try. So cozy Earth provided an exclusive offer
for my listeners today, 35% off site wide
when you use the code Melissa35.
That's right, go to cozyearth.com

Zock Doc dot com slash Melissa. I have a question for you for all my millennial listeners that are out there of the show, and I think this is a good question because I mean, how will our millennials of the world really ever be able to afford a home, right? Because I mean, when is the bubble going to burst? Are they, are
millennials doomed and always going to just be renters forever? I mean, what do you honestly
feel about that? Yeah, no, they're not. And it's so hard right now. And, you know, pricing
right now is just extraordinary, nearly expensive. You know, but that's also one of the things
that the government's trying to do, right? And that's why they've raised it just right so much.
You know, we've done like five, six hundred like 500, 600 basis points in the last year.
Eventually, you're gonna start seeing
that those places come down.
And eventually, you're gonna see interest rates come down
again, right?
And so I know the government's already talking
about lowering them, but at the end of the day,
it's all about the down payment,
right? And then being able to afford your mortgage. And I think, you know, it's affordable.
The reason prices went so high is because so many people, because it became affordable.
So many people did that, right? So I think it's going to be something that, it's still the American
dream. They're not going to be renters forever.
They're going to be on the buy a house.
And we need to make that happen because that's the end of the day where we all strive for,
right?
Agreed.
And even first time buyers out there, they're all the first time buyers and we can get that
percentage down a little bit and that percentage rate.
I think it would help so much for all of them.
I mean, a house like 30 years ago that was 200,000, right, or 250,000 is now 2 million, right?
But the average...
It's crazy.
The average household income 30 years ago was $50,000.
And now it's only, it's 80,000.
So how do you get to that increase,
where there's only a $30,000 difference in 30 years,
but the price increase in the house is 1.8 million, right?
It's crazy.
It's absurd.
Absolutely crazy.
I mean, keep in mind, though, that 30 years ago,
the interest rates were a lot higher.
Seven percent was low back then.
OK. There was not 20% down. You know, there was not, you know, 20 percent, you know, down.
You know, you had to put down a lot more.
A lot more.
Okay.
Or 10 percent down.
Right.
So all of that, as you know, goes to affordability because, you know, it's, you know,
but yeah, I'm gonna say it's, it's hard and it's sad and it's, you know, but, but I
think also more people today live in houses that they
did back then, I think, you know, in terms of ownership. So somehow or another we're
making it work. Right. I mean, now you have, you have the agency, right? And this is your
company that you created. This is your real estate company. You have offices all over the
country, correct? Melissa, we are up to 80 offices.
Wow.
We have offices in Mexico, US, Canada, Caribbean,
and now in Europe.
Wow.
And you know what, you had an office in Turks, right?
Isn't that why you were out there?
Opposite Turks and Kicos and the Bahamas and Grand Cayman.
But yeah, when we went out to the visit you, I went out to visit my office.
Right.
I remember that.
Yeah, we had a little event that I had to arrive to and just so happened that it coincided
with your filming.
With the filming.
Yeah.
Yeah, so that way Kyle could do that walk of shame.
It was the best thing ever.
For me. Let me ask you this. What is? So I know you've been in and out of real estate forever. But
what's one of the craziest things, right, that a client ever demanded that the home has to have
in order for them to buy it? Was there anything that stands out that it was so outrageous that they demanded like this specific thing that they wanted their house to have?
That's such a good question. And you know, it's like, I get asked that question all the time.
There's never like that one crazy thing, you know, everybody wants, you know, particularly as you
get, you know, higher, higher up in prices, it's just, it's just what amenities do I want, right? It's like, do I want, you know, the farm, the bowling alley,
the, you know, the obviously the theater
and the home office and all of that fun stuff.
But, you know, the, you know, all you housewives,
you all need a big glam room.
Like that's, you know, definitely like, you know,
and I'm not talking about a big closet.
I'm talking about a glam room, okay?
Like, this is the new way we need a spot to get dressed
because there's a hair person.
There's a makeup person.
There's not enough room.
And then there's children coming in and out as well.
The glam room is a thing these days.
We all need a glam room.
Okay, so nothing, nothing create.
Have you ever seen anything in a home
that was so outrageous that you could not believe
that the person like had this specific thing in their home? That was so outrageous that you could
not believe that the
person like had this
specific thing in their
home. That was so odd. I
mean, I've seen a couple
of really interesting
sex dungeons. Oh, no.
Come on. Yeah. That are,
you know, a lot of, you
know, you just you're
like, OK, like with the
whips and the chains,
like the 50 shades of
gray thing, 50 shades of
gray, the whole thing,
in Will Chamberlain's house, he's famous, he claims what does he claim?
He claims he slept with 20,000 women
or just an extraordinary amount of women.
I forgot the number, right?
But a lot, right?
He used to have a room that was a,
literally looked like the inside of the bottle
of I bottle of
I dream of Jeannie.
And you would walk in here and it was all a big huge mattress
with mirrored, with two sided mirror, one sided mirror,
whatever, where you had people that could actually sit on the
outside and look in, but you couldn't look out, so it was clearly
a multiple person room.
Wow.
Wow. So I think that's always kind of the crazy stuff, you know, a multiple person room. Wow.
So I think that's always kind of the crazy stuff, you know, and
how do you sell a sex room?
Like, hi, this is the dungeon of sex.
And would you like to rebuy it?
I mean, are there, you've seen it a lot.
I'm sure is it awkward walking somebody through the sex dungeon?
Particularly, it's particularly awkward, you know,
when sometimes you're walking like an Arab woman, right?
That is like covered up or something like that.
And it's like so inappropriate.
So even go in this room or still like,
but it's not here, like I'm not a presenter, what to do.
So yeah, it's not here. Like I'm not a presenter. What to do? So yeah, it's definitely awkward. You know, when you've got like the two gay guys and you take the two
gay guys into the sex room, like that just opens up a whole other can of worms. It's a
lot of fun. That can be a really fun conversation. If you're in the open and listening to that
conversation. So it just depends on who you got.
It's literally like whips and chains and all the things on the walls.
Like does that hurt?
I don't understand.
OK.
Yeah, I don't know.
I don't know.
Melissa, we haven't.
I don't have.
I don't have one either.
I don't own a sex dungeon.
So I'm very curious.
I said, well, it goes on in these places.
But I can imagine
you another thing that's kind of cool that I've seen it's crazy is a cosmetic room like an actual
like, you know, where you're actually getting your, you know, your lifts and your face and your
thing and like you're actually a doctor's show up in your house instead of like you go into the doctor's
office like you actually have a proper like a surgical like a surgical Yes, yes, wow. Wow. That's kind of that sounds so Beverly Hills to me.
So Beverly Hills.
So Beverly Hills.
Clearly the salon and the hair and all that stuff like that's you know stuff that we,
you know, of course, yeah, we'll speaking about Beverly Hills. We got to talk about your
show on Netflix, buying Beverly Hills. I watched, I was so excited when you got the show.
And I have to ask you, like, is it very different working
with Netflix opposed to Bravo, like two totally different beasts?
Or how did you feel about that?
I don't know if it's super.
It's definitely different.
It's a different show, right?
I mean, I would say it's more of like,
it's I'm not sure if it's a networked in network issue.
It's a different show, right? I mean, you guys, you know, on the housewives
are, I mean, tortured, we're completely tortured. But you guys do as insane. I don't know how,
I don't know how, how you all do it. And you're just looking for the drama and the whole thing.
You know, we're looking for real estate porn and, you know and we film in a much more condensed time line that you guys do
Which is kind of nice
and
You know from my perspective, it's really just you know
The drama is different drama, right? It's like are we gonna make the deal? Are we gonna get the listing?
It's it's um, you know like it's somebody gonna make it at the company
Are we gonna have to let them go do they have what what it takes? You know, like that kind of stuff.
And it gets super like, you know,
we wanted to create a show that was, you know,
really authentic to everything that happens
on a day-to-day basis.
And I think we were, you know, we were able to accomplish that.
We have the succession vibes with me and my girls,
which is kind of cool.
Watching you with your daughters to me
was probably the best part of that.
You're more, you're narrating that more than being like right in front of the camera,
right? I feel like you're narrating that show a lot more than being in the,
the mix of the drama and everything.
You mean me personally?
Well, yeah, you personally, because I feel like you'll,
you'll come in and you're narrating and you're kind of telling this story.
And I feel like your girls really took full fraught.
Like they jumped in front of the cameras the most for that.
And people like know them now.
People know your whole family, right?
I mean, it's crazy.
Yeah, it's crazy.
You ever think that you would end up being like this famous family that you want.
Never. Not in my entire life.
Did I ever think that that would be our life?
Not once.
No. And I mean, when you when you met Kyle, I know she was doing, you know, some, she had,
she had movies, she had commercials, right? She had things. But I don't think you ever thought,
right, that your family was going to be a famous, the focal point was literally on you, your wife, your children, and your famous family.
Everybody knows you guys.
It's insanity, right?
Yeah, definitely was not the plan.
It happened that way, and it was far from the plan, but it's been, you know, you've got
to embrace it, and it's been, you know, it's been fun.
And it's, you know, it's, obviously comes And it's obviously comes with its ups and downs.
You know that more than anybody.
And it's sacrifices, right?
Of course.
Of course.
And particularly, I'll tell you what's interesting is when
you're in real estate and you're in the service business
and you're on television, it's very hard because my phone
number is out there, right?
Like, it's not hard to find my phone number like I not only is it not hard
I actually want you to find it, right?
So it becomes a very weird dynamic
More so than you know from your you know your perspective where I mean you guys are way more famous and well way more known than we are
but but but but but, but, but, but, but, but, that access that the fans have to us in the real
estate world is a little bit of a, of a strange dynamic. Of course, because that's the thing,
you know, real estate agents put their face with the sign and their name and the number and
find me and call me and text me. That's what you guys are net workers, right? That's like the network. Yes. Yes. So it's difficult when you have a wife, everyone knows you. It's hard for Kyle. I'm sure
too, because people can get a hold of you. People can walk into your office. I know that you
guys deal with rumors and so much nonsense the same way that Joe and I do. I mean, it's
just, is there any regrets for actually joining and being on the reality television?
Do you ever sit back and say, what the hell did we do here?
Without question, there's always, you know, some regrets and some, as I call them sacrifices
more than anything, more than regrets, you know, these sets, the word I use, but it's

I know firsthand, obviously, how rough it is. I mean, there's been plenty of times when Joe and I are just sitting on the couch
and then we'll open page six and read something crazy.
I had a you and Kyle handle it when it happens to you.
Do you look at each other and keep scrolling and like, who cares?
Eat. How do you guys handle it?
I mean, yeah, pretty much that way, you know, there's nothing else to do, right?
I mean, the other day, I think she had a story come out
where she was photographed coming out of the gym
without her ring, right?
And then it's like, you know,
the signs that can be divorced.
Their signs, they're getting a divorce.
It's all happening.
Oh, like she, see, what the fucking gym?
Like, she's not wearing her ring.
Okay. First of all, Joe never wears his ring because he insists that it's too tight on
him. And he has the fattest fingers in the world. And he can't stand it. So he pulls it
off all the time. And he always tells me, listen, the ring is even more of a chick magnet.
They want you more when you're married.
Okay. Okay. He's
very happy to me when I eat
Chinese food and I have all
that sodium and then I then
they blow up and then I got
to take it off. But otherwise,
I don't have that problem.
For sure, or when we drink
a bottle of wine. Yeah.
But yeah, I know there's just
so many way. There's just so
much that comes at us all the time and it's just it's crazy. But you guys are definitely one of the stronger. I mean, I know there's just so many way. There's just so much that comes at us all the time.
And it's just it's crazy.
But you guys are definitely one
of the stronger. I mean, I know
you guys are one of the stronger
couples out there. You get a lot
thrown at you. And that's what
happens to the happy couples.
People always want to try to
find something wrong, right?
They're like, come on.
You can't be that happy.
What's and it's we're not perfect.
But there's there's like when they
dig and dig and dig
and dig, you're going to find something on anybody. If you keep digging, right? But this is the world
we live in. This is the world we live in, which is crazy. People find solace and finding problems
in somebody else. It's like it's just creates weird. It is weird. But back to the show, just tell me
what was the best part of working with your family and being able to work with your daughters?
Like talks me a little bit more about the show because everyone loves it.
That was awesome. And because the best part of that was, you know, just some conversations that we had, you know, the forces to have some conversations.
I think it helped us grow. I think it's made us tighter, even closer. You know, where I, I mean, I think we were already super close, but it almost took our level of relationship.
And my kids are, you know,
Ferris 32,
so Alexia's 26, Sofia's now 23,
like it took our relationship from like me looking at them
as kids and to like more like, you know, peers and adults,
like a father, adults conversation
and father, adult relationship versus, so that was kind of a really cool thing.
You know, because then we were working together, we were having like, you know, just different types of conversations that we would normally not have.
And so that was super cool. I really enjoyed that.
Right. And we love watching it. We love a family show, especially when it's a non-drama and we're learning something on it, right?
And we're seeing real estate porn.
It works.
So we love the show.
I'm so happy to hear that.
Well, hopefully we'll have a season two.
Yeah, it's hopefully you guys will because we really enjoyed it.
We love it.
Well, we love real estate.
You know, this house loves real estate.
So we're into anything that you want to show us beautiful properties, whatever it may
be.
I love it.
All right. So let's talk about your book for a second.
OK.
First of all, I'm very excited because you
are doing a book signing in Ridgewood, New Jersey, which
is where my store envies.
You're literally right down the street.
I feel like every famous person in the world who
writes a book, whether it be so many have been there, all the Kardashians.
Everybody goes to this book ends.
It's called in Ridgewood New Jersey.
My store is like five doors down.
So I'm going to have to stop by and say hi to you and to all your fans.
I'm expecting you to stop by now.
You're going to have no choice.
And I can't wait to see you and we'll have a ton of fun.
Yes.
If I am in town, I am definitely going to walk by.
I love it that you'll be right in your envy.
But let's talk about the book for a second. It's called The Dealmaker, right? How to succeed in business and life through dedication, determination, and disruption, right?
I love the Mauricio's mantras at the end of each chapter. I thought that was really cool. Explain that to me and like what you did at the end of each chapter, I thought that was really cool. Explain that to me. And like what you did at the end of each chapter. Yeah, just kind of, you know,
the, you know, the ideas and the mantras of what I, you know, hoped, you know,
somebody kind of got out of the chapter, right? Like, you know, the way I kind of
tell the stories, you know, this isn't the how-to book or, you know, the steps to,
you know, XYZ, you know, this is more of like, I think it's, you know, it's, it's, it's, it's,
it's had to be a better person. Um, but, but it's not how I'm not telling you how. I'm telling you my
stories, my experiences, what I learned from those stories, from those experiences, what I took,
and what made me a better person. And really all I hope is met by telling those stories and by telling
all of that that, you know, everybody has their own, um, of that, that everybody has their own experiences,
their own life, their own issues, their own ups and downs,
some of us complicate life more, some of us,
you know, simplify life more, right?
But what I hope is that people will read some of these stories
and some of them, a couple of them,
I don't need them, I don't need every single one
to make an effect.
I need one or two in the book to touch
Everybody that reads that book and to make them have an insight about themselves
Make them a better person make them a better human make them a better salesman make them a better father a better mother
Whatever that is
You know help them look at life a little bit differently anything that you take away from this book
Is is what I hope.
I wanted to write a book that was super easy to read
and super simple.
And I think we accomplished that.
I think it's an easy read, it's simple,
with a lot of depth, right?
So even though I'm talking about simple and easy,
I personally believe it still has a lot of depth
and a lot of insights.
And I hope that the people that read this,
see it in the same way and that eventually they better themselves.
Like that's all I'm hoping.
This is not a follow my steps in general.
It's your personal experience.
Right, this is not about follow these steps
and you're gonna sell more real estate
or follow these steps and you're gonna sell.
That's not what this is about.
Right, it's what worked for you.
Right. That'll be that'll be booked to this one. I could do that one next. Yeah. Yeah. This one
is what worked for you and and how you got through it basically. Yeah. Just lessons and it's really
about how doors constantly close and you know, through a closing of a door, you can find and open
another door and take a next step in your life, you know, just a closing of a door, you can find and open another door and take a next step in your life
You know, just because something closes doesn't mean that does that a better
More prosperous opportunity is not on the other side of the next door
And that's really what it's all about I think
Well, that's like a great takeaway, right? And all of those maricio's mantras. I think they're great takeaways
And more books really should do that because I love that when there's a takeaway at the end of the at the end of the chapter. What really drove you what made you wake up one day and you said, you know what I'm writing a book like how did this?
How did this? What was the inspiration behind this?
Yeah, so again, I just have a lot of stories. A lot of experiences. I have a lot of, I don't know, sayings and teachings and little things that, you know,
super simple things that make me, you know, make decisions, right? And it's like, you know,
if I have, if I'm forced with a decision, I'm just like, does it fit, you know, like slow down,
because I'm in a hurry, make the decision, have 100% certainty and have no doubt, like,
boom, like easy, right? Like, so there's just really simple life lessons
that I, my mantra is life not trust, okay?
That I live by, right?
And I go, I always go back to all of these kind of simple things
to make every decision in my life, right?
And whenever I'm faced with something,
I go back to these things.
I'm faced with something, I go back to these things. And then I just go forward and I keep it super simple.
I don't believe we need to complicate life. I mean, you know, this is not a calculus book.
This is a, I feel like, you know, this is an addition and subtraction book.
Right. I agree. I mean, I honestly, I like the idea of disruption to drive success in business.
Like just elaborate on that little bit for me because that to me was pretty interesting.
Yeah, I think that's super important in terms of entrepreneurs, right?
You always have to find something and you know, you want to start a business, you want
to create a business, you have a business.
You got to look at it from different lens.
Like how can you innovate?
You know, disruption, you knowruption is another word for innovation.
How can you innovate in your business?
How can you change something?
Make your, you know, create a technology
that makes you more efficient, more effective.
Change the way you sell.
Change the way you market, you know,
just in marketing alone, it can be a completely disruptive,
you know, moment.
Like I can tell you that today, the way that people
sell real estate are, we invented it, that we disrupted it. It's storytelling, and the
Big Mega Open House party, etc. When a gazillion of these shows, that was our thing. We were
the first ones to make that, to throw a party with Lamborghini and with Hennessy
and invite a different group of influential people and create a networking event out of
the open house and selling the house.
We're the first ones that really brought to the attention, the idea of selling a house
through storytelling.
How are you going to live in that house versus where you're going to take your kids,
where you're going to walk, what is life around this property
look like versus who bedrooms, granite countertops,
mate tag appliances.
That's the way we used to sell.
And in 1800 square feet, right?
Like, we did not care about that.
We're like, how are you going to live in this house?
So, that's how we disrupted from the perspective of marketing.
You know, but there's just, you could disrupt and you can innovate
in so many aspects of a business.
And you really just put your mind, you know, to put your mind to it and figure out how to do that.
And that's what separates you from everybody else, right?
In order to be great, you have to dare to be bad.
You can't be vanilla to everybody, right?
If you're vanilla to everybody,
you end up being normal in average.
Like that's an average thing.
You know, to be great,
there's gonna be people that don't like you, right?
Because you can't be great on one end of the spectrum
and then have everybody like you. It doesn't work that way.
You know, Marisa, that even goes with like a housewives, just what you just said, like
whoever has the most haters is winning. It's sad as it is because you're disrupting,
you know, you're creating love and hate at the same time. And it's almost like they love
to hate you, right? So it's so true.
And it's, and you know,
you're gonna have the most followers
and you're also gonna have the most haters.
You're gonna have both.
If somebody's just in the middle,
they're gonna have less followers,
less people that love them and less people that hate them.
It's that simple.
You cannot like,
oh my God.
All sides of the spectrum.
From your, from your mouth, like seriously,
it was like makes so much sense in all aspects of everything.
It was, I think of housewives when you say that. It's so true. And also, even what you were just saying about driving
success, it's the same thing with me with envy, just like selling clothes and how I have to change the marketing.
And what do I have to do to the boutique to bring the followers to it's all about Instagram now.
It's all about how you put that jacket on or who the jacket's on. And it's a whole thing. So, yeah, honestly, it's marketing is like
a whole beast in itself. I know. But I love marketing. One of my favorite things to do, right?
I mean, it is. I mean, think about, you know, the joy that somebody gets from, you know,
drinking a Coca-Cola, right? Like that's like marketing and it's best, right? I mean, it's like, yeah. I mean, you're drinking, you know, brown
water, you know, brown, bubbly water that's killing you slowly, but yet, you know, we think
it's the most refreshing, most amazing drink on the planet. Exactly. All right, Marizio,
thank you so much for coming on and giving me your time today. I'm actually very, very, very excited about the book.
I do have it here.
I started reading.
I started looking through it.
I need to finish it.
Joe wants to look at it too and read it.
I mean, from a real estate agent to a happy life on TV with your family
to selling you sex dungeons, you've done it all.
You're someone that everyone should learn from.
So everyone,
please be sure to pre-order your copy of Marisa's book. It's called The Dealmaker. It comes out on
April 11th, which is Tuesday, and it was so good to see you. We need to have dinner soon, and we
have to catch up when I'm in LA. I can't wait to see you all, and hopefully I happen to catch you
on the new York and you and Joe stop by by and we can have a drink afterwards or whatever that looks like.
For sure, we will definitely stop by.
It was so good to talk to you and see you and kiss Kyle for me.
