Charting the course to a safer and more successful financial future, here is Ted Butler.
Starting point is 00:00:52 Hey, James, and I want to say hello to all of your listeners as well. And thank you so much for the opportunity. But as we were chatting a bit earlier, again, just as sincere, thank you for being a beacon of positivity in today's world. You know, that ray of light couldn't be at a better time. So thank you very much for having me. You're welcome. Would you like to explain what you do in your story? You bet. And one of the reasons that I feel really touched to be able to be on your podcast is that I really do look at myself in every bit as a good news merchant.
Starting point is 00:01:43 I love bringing positivity to people's lives. I personally live a faith-based life. I learned a long time ago that I don't have any power to convert. but I've been commissioned to be a faithful messenger. And I love to learn and I love to share what I learn with others. So I go about everything I do with a servant's heart and a teacher's heart. And so I get to work in a world where, number one, we're working with older American homeowners, people who have for the most part retired and many of them are living on limited and fixed income trying to deal with a lot of the uncertainties in life caused by the rising cost of living et cetera et cetera and it causes a tremendous amount of anxiety for people and the department
Starting point is 00:02:47 of housing and urban development created a very special mortgage program designed exclusively for older homeowners to allow them safe access to some of the investment that had been created in their home without having to sell the house and move or take on monthly mortgage payments. And for many homeowners,
Starting point is 00:03:09 it is more than a dream come true. It's an answer to a prayer. You know, it's interesting. Yes, it's a financial product. Yes, it's a mortgage. Yes, the bank is going to collect interest the way they do want any mortgage. But with our program, none of that interest is paid until they're done using the house.
Starting point is 00:03:30 And for most people listening today, if they have a mortgage payment that they're making, I just want you to pause and think for a moment what life might feel like if you knew you didn't have to make that monthly mortgage payment anymore. And if you didn't have to make that payment the next month and the next month after that, Well, for many people, that's an incredible amount of breathing room every month. You know, it's interesting. HUD has done a lot of research on the homeowners who've used our program, and the number one response from people who've used the program, what have they found to be the most beneficial?
Starting point is 00:04:12 Isn't something we can measure with a dollar sign or a decimal point. It's something that they describe as peace of mind. And what a wonderful way to share positivity with people by providing them extra peace of mind. So I, like I said, I love being a good news merchant and I love helping people live with greater safety and security. And yeah, it's been a, and I've only been doing this for 25 years. So I'm starting to get the hang of it. And I've worked with thousands of homeowners. and it's just been an absolute joy and blessing to see the impact in their lives.
Starting point is 00:04:55 That's really inspiring and a great, great story to hear. I got some questions for you. Sure. The first one is, what is the reaction like when the seniors and their families are carried through the decisions that hold the real weight? You know, it's interesting. we really work hard to make sure that everybody that needs to be involved is involved in a decision such as this. We love having children of seniors participate in the decision-making process because at the end of the day,
Starting point is 00:05:41 many of them end up being caregivers for their aging parents, and many of them are concerned about their parents. finances and they want to make sure that their parents can continue to live safely and comfortably. So we welcome the opportunity to bring as many people into the conversation as possible to make sure their questions are answered. You know, it's interesting. Some of the misconceptions about our program are usually where we start. One of the most important things for people to understand is this is no different than any other more. The homeowner retains title to their property. The homeowner retains full rights and responsibilities of homeownership.
Starting point is 00:06:28 They can sell the house at any point. They can pay it off in part or in full at any point. The house goes to the heirs when they're done using it. And it's more than just a mortgage. It is an actual federal program. It's an actual federal law signed into law in 1988 by then President Ronald Reagan. A lot of people are quite surprised to hear that. And it is unequivocably the same thing.
Starting point is 00:06:51 unequivocably the safest mortgage in America. But all things that are a little contrary to what most people believe in the world. And it's so much like life today. You know, there's darkness and there's light. And there are forces out there that want people to be confounded and anxious and worried. And it really takes special people like yourself, James, to take the time. to bring people the feeling of positivity. Thank you.
Starting point is 00:07:34 I noticed there was wounds of like some bad information or family assumption. I was wondering where some examples of some bad information or family assumption. that people would be wounded by? That's, yeah, that just really touches on what we were just talking about. You know, one of the, one of the most common misconceptions is that something happens to the ownership of the home. So as we just discussed, no, the homeowner retains title to their, their property, full rights and responsibilities of home ownership. We've heard all sorts of things over the years. Everything from our program is expensive.
Starting point is 00:08:22 No, it's the same. is any other federal mortgage program, whether you're talking a VA mortgage or an FHA mortgage or a USDA mortgage, we're just a version of an FHA mortgage. So our fees and costs are completely in line with any other federal mortgage program. Now, I will tell you, federal mortgage programs carry slightly different closing costs than non-federal programs, but there's reasons for that, and so there's nothing different about the reverse mortgage. people have told us that they're worried about the end, that at the end, somehow the bank or the government gets the house. And that's completely not true. The end is either when the homeowner passes away, and if they're in the home and they pass away, the house will go to their heirs, just like it would if they had a regular mortgage on the home and the heirs would decide what they want to do with the house. If they want to keep it, great.
Starting point is 00:09:19 I'll tell you historically, nine times out of ten, the heirs would rather have the money, so they'll sell mom or dad's house, pay off what's owed, and then the heirs keep all the remaining equity. And then, you know, another common misconception that we hear is that it's only for people that are desperate and people who have no other options. Easily today, over 50% of my clients don't use a reverse mortgage because they're they need to, they use it because they want to. It makes their existing financial planning work even better. In fact, most of my business comes from referrals,
Starting point is 00:10:03 and most of my referrals come from financial planners, looking at this as a way to help their clients live with greater safety and financial flexibility in retirement. And we do a lot of business with people that are, successful and affluent, we can loan up to $4 million and do so regularly. So it's not, it's not just for that person who has no other way to stay in their home today. The majority of our clients are what we call a wants-based client. They want to use the program to make a good situation better. And I like how you mentioned successful because on this podcast about positive
Starting point is 00:10:50 and success. I also want the hearing your store and the of reverse mortgage. I want the successful for that and
Starting point is 00:11:06 with the positivity of the happiness that comes with that. And which brings me to my last question. What are three things that you are grateful for? Oh, that's a great way to put a bow on it, James.
Starting point is 00:11:31 Number one, without a doubt, my faith. I was given an opportunity 25 years ago to, let's just say, rediscover my faith and understand the blessing that I was not born perfect, that I was born incomplete and broken. and that the completion and the filling of the crack in my soul can only be done through one entity, and that's my Lord and Savior Jesus Christ. And it totally changed the way I looked at the world. And so faith number one, family, of course, is extremely important.
Starting point is 00:12:16 I have two amazing children, and I feel very blessed to be. their father. And then the other one I would say is the opportunity to be of service. And that's also a direct derivative of my faith. Like I said earlier, I don't have any power to convert. I'm not here to sell anybody anything or make somebody believe. But I know that Christ has equipped me to be a messenger. And I know that the words that we share are going to fall on the eyes that need to see them and the ears that need to hear them. So I just wake up every day, thankful for the opportunity to continue to be a faithful messenger. Those are the three things that are important in my life. God bless and amen.
