Thanks for listening and now let's get invested.
Hi Freedom Fighters.
How are you going to get where you want to be?
And what does where even look like to you?
for many of us the ideal life of fulfillment joy and the freedom to do what you want where you want
and whenever you want revolves around getting your time back
and you can only get your time back if your lifestyle income needs don't rely on your time
to produce it.
In other words,
creating recurring or passive income.
It's about investing your time and money now
so that you can allow time to grow your wealth
so you can replace your income
to get your time back.
We need to make time
to use our time
to get our time.
This is what I call becoming passive aggressive.
about aggressively investing in passive income assets
that grow in value over time.
It's about becoming what I call an appreciator,
someone who appreciates the double meaning of the word.
They appreciate what they have by starting every day
with thanks and gratitude,
but they also appreciate by investing their time
in things that appreciate or grow in value.
this appreciating double whammy
supercharges your enjoyment of life now
and in the future
but the question still remains
how are you going to get there
now there's a myriad of pathways and options
and there's just no one size fits all
and this can become extremely complex and confusing
and the end result
is that many just don't do anything
they put it off until they have more time
and of course that never happens
so I continuously find that it's the start
that tends to stop most people
and to add to this confusion
there's no one right way
there are multiple ways and often in combination
and how you're going to get there
also depends on you
of where you're at, where you're trying to get to by when,
what's your capability to get there,
and what's your risk appetite or your sleep at night factor.
Now, in my 35 years studying sustainable success,
I've found that all of those who have the time freedom
to enjoy fulfilling lives do three things really well.
Firstly, they generate multiple streams of passive recurring income,
not just one. They don't focus or rely just on their job, their career or their business to
generate income. They grow multiple income streams by investing in a combination of businesses,
properties, shares and equities, super and cash. Secondly, they understand that you initially need
a consistent work income to be able to grow a wealth income so you can eventually replace your
income, and reduce how much you have to work so you can get your time back.
And thirdly, they give lots of TLC.
Now that starts with tender, loving care for themselves in terms of developing the right
beliefs, expectations, and mindset.
But it also revolves around a second wealth TLC, appreciating the combined exponential
growth impacts of the three universal laws of time, leverage, and compounding returns.
Yes, that's another TLC.
So let's briefly break this wealth TLC down.
Firstly, time.
Successful investors know that growth and sustainable success takes time, and I'm talking
10 to 20 years.
Now it doesn't matter where you look, sustainable exponential growth takes an absolute minimum
of 10 years, but more often 15 to 20. Now think about it. It takes 15 to 20 years to
grow a shady fruit tree. 15 to 20 years for a baby to become an adult. And it's the same
in professional sport, music, learning a profession. In business, just take Bill Gates with Microsoft
or Steve Jobs with Apple. In shares, just look at Warren Buffett. And property. Sustainable
success always takes at least 10 and more likely 15 to 20 years. Now they accept time
as their friend instead of their enemy as a result of this. So instead of trying to
make it happen in a hurry, they relax, take their time, enjoy the road, knowing that time
is working for them and doing most of the heavy lifting. They take the time now to maximise
the time they have available to get their time back.
And they also know that investment strategies and tactics need to vary over time in line
with changing circumstances.
They're flexible and adaptable in their approach, so they can optimise and capitalise on varying
conditions that occur over time.
Secondly, leverage.
Now, this is about relying on other people and other people's money to up to 10 times
your growth.
Successful investors know that growing wealth and passive income is an elite team sport.
They become the conductors of their own orchestra by assembling the best instruments and the best independent professional musicians to create and perform their symphony.
They also appreciate that sustainable wealth creation is a game of finance.
Results are magnified by leveraging or using other people's money, e.g. the banks.
Now this means that you can effectively double the size of your asset you can acquire with a margin loan for shares or up to 10 times the value of property you can secure by securing a loan.
And thirdly, compounding.
The final wealth creation component of TLC is the magic law of compounding returns.
It's what Albert Einstein famously called the eighth wonder of the world.
This is the magic of exponential growth versus normal linear growth.
You see, most of us have been taught to think growth occurs in linear steps,
1, 2, 3, 4, 5.
But everywhere in nature, growth occurs exponentially,
going from 2 to 4 to 8 to 16 to 32 and so on.
Now, this makes a massive difference
because if I take 30 linear steps, I'll end up about 30 metres away.
But if I take 30 exponential steps, I'll be over a billion metres away.
Now that's 26 times around the planet.
It's why we tend to overestimate what we can achieve in the short term
but way underestimate what we can achieve in the long term.
and this combined force multiplier of TLC
is the magic of long-term property investment
as a wealth creation and passive-aggressive income replacement vehicle.
It's an appreciator's dream.
But how are you going to get there?
And what you invest in needs to be balanced against who you are,
where you're at, and what you want to achieve.
Now, in my case, I'm a very cautious conservative investor,
So in my book, The Freedom Formula, I talk about selecting a type of investment and an investment strategy that suits what I call your gear set.
So reinforcing the long uphill nature of sustainable investing, if your high-performance investment cycle is the vehicle that will get you to your net worth destination in the quickest, safest, and easiest fashion, then you need to assemble your investment gear set.
now in bike terms your gear set is a set of gears for transmitting motion for a specific purpose
so you need to choose the best available gear assembly that will easily transmit the power
of your upward progress try to ride up a steep hill is going to be pointless if you're stuck in
top gear and simply you don't have the power and energy to keep the wheels turning so against this
gear set measuring stick as a time poor career focused professional anything you invest in must
meet these seven key gear set criteria now this is easily remembered by breaking down each of the
letters of gear set where g is for growth focused that means investing in high asset growth over the
shortest possible time frame the e is for easy to implement a is for affordable your investment must
be low cost to establish and cash flow affordable ongoing so it doesn't impact on lifestyle.
The R is for your risk appetite. What you invest in must sit comfortably within your
sleep at night factor. The S is for simple and quick to understand. The E is for equity
low. So you use as little of your money and or deposit as possible to secure as big an
asset base as possible. And finally, T is for time. That's time efficient and effective.
So what you invest in doesn't require much of your time to acquire, manage or monitor
and doesn't create a second part-time job. For example, it should only require about
an hour a month plus two to three hours a year to monitor. So anything you decide to
invest in and the way you invest in it needs to satisfy these gear set criteria. That is,
is simple and easy, time-effective, low-cost and high-growth,
meaning you just need to pick investment vehicles
that tick these boxes and the job's done.
Now, for me personally, as a very cautious and conservative investor
and an avid appreciator,
the vehicle that best combines TLC, that's time, leverage and compounding,
with my gear set in Australia
is building long-term hold residential rental homes.
I adopt a wealth by stealth approach which is simply about using as little of my own money
leveraging using other people's expertise and the bank's money to secure as big an asset base as
possible as quickly as possible and structured cleverly so that they are affordable as possible
so that our investments don't impact on our lifestyle and then we get out of the way and
let time, the tenants and the tax office grow our wealth while our professional property
team manage them so that we progressively replace our income so that we can live more,
work less and get on with enjoying life.
Now, no rocket science in any of that.
You see, we found that building and renting cleverly structured residential homes long
term in low supply, high demand, lifestyle growth areas supported by strong and rising
income demographics is the safest, easiest and most affordable way to replace our income
and to free our time.
And today's guest, Liam Ostom, is another perfect example of a passive-aggressive appreciator
who's invested in multiple income streams across property and online businesses to generate
recurring income that allows him the time and locational independence to travel and
live all over the world.
And he shares how he's achieved this in quite some detail on today's episode.
And to assist himself and other property investors to identify and secure must-sell properties across Australia,
he's also created an online website tool at www.nextforsale.com.au.
That's nextforsale.com.au.
But everyone's different.
Your goals, your timeline, your capacity, your beliefs and your risk appetite will be different from everyone else.
So how are you going to get there?
Which property investment strategy is right for you and your circumstances?
So before you can make that decision, it's important to know what all the options are
so you can then make an informed decision on what feels right for you.
In this regard, today's guest, Liam Austin, again comes to the rescue.

welcome freedom fighters now today we're going to enjoy a chat with the convener of the inaugural
australian property investor show it's an online summit that's going to run from the 6th to the
10th of november with a lineup of speakers that reads like the absolute who's who of australian
real estate and there's many successful property investors amongst them including kevin taylor
Kevin Turner, Chris Gray, Pete Wargent, Andrew Crossley, as well as a cast of other proven performers,
many of which have appeared already on Get Invested, so you're really going to get some great value out of that.
And I was also humbled and happy to be part of the show as the main focus is to help attendees
to find great Aussie property investment deals.
And each session, with around about 20 speakers, will walk attendees through varying property deal strategies
based on a very successful and proven step-by-step process.
So it's going to be really good value.
But in addition to that, and being an online summit expert organiser,
our guest today is also the co-founder of Next for Sale,
which is a tool for property investors and first-home buyers
that uncovers must-sell real estate deals around the country.
So welcome, Liam Austin, and let's get invested.
Hey, Bushy. Yeah, good being here and cheers for having me on.
Yeah, awesome, mate.
But I enjoyed having a chat with you in the run-up to the Australian Property Investor Show recently.
And I guess my eyes and ears pricked up when I realised how invested you are in the property space,
both from a personal investment space but also through the Next for Sale exercise.
And so I'm very keen to dig into that.
But rather than me paraphrase your words, mate, for those who don't know who you are,
and what you do. Can you just give us a quick summary yourself?
Yeah. Well, so I'm an Aussie from born and bred in Sydney. I lived and grew up there my whole life,
but currently living in Europe on a little island called Malta, which there's many Maltese in
Australia. So many of you probably know of it, but in terms of location, it's just south of Italy.
and i've been here for two years now my partner's swedish so we were living in sweden
for a little while and we decided to just move south to a little bit of a warmer climate uh to
what more to what i'm used to back home in sydney but but now yeah i've got uh as you mentioned i
run a virtual summit so these online conferences and and events where people from anywhere in the
world can can attend via either their computer or their mobile device any internet connected device
really which means I can I can live and work anywhere and with property being a real passion
of mine I've really focused now recently on well really the past year it's taken us to build that
next for sale tool on the Australian property market and making sure that we uncover these
as you mentioned, these must-sell deals and allow people to buy below market value.
Yeah, awesome, mate.
Now, really, we'll dig into that in quite some detail shortly.
But a question around that, mate, which I like to ask everyone that comes on board,
why do you do what you do, mate?
Yeah, well, so my partner, Sarah, who's a co-founder in the business
that runs the virtual events, which is called Entrepreneurs HQ.
That business started about in 2015 when Sarah just finished university
and her visa really was running out and it was time for her
to head back to Europe.
And we were thinking, well, so what's happening here?
What are we doing?
Are we staying together or am I going back to Sweden, right?
Like, so there's that big decision that need to be made.
And really, when we were discussing things, it was, well, if we can create an online business, like a passive income stream, then it would allow us to have that, you know, financial freedom to move between, say, Europe and Australia whenever we wanted.
So I do have investment properties, but it wasn't really providing enough for both of us in terms of the passive income.
So we looked online as a short fix, I suppose, to see if we could bring in enough revenue and money in our pockets to make the decision to, OK, let's, you know, six months, give us another year so we can decide, OK, we can make this work.
We can live between both countries and see a future together.
So that was the motivation, making sure that, you know, we had a relationship, I suppose, maybe, you know, you call it love, making sure that love made it through the end of the day.
Yeah, love doesn't put food on the table, does it, mate?
But certainly quite innovative in saying, okay, well, we want to be able to live anywhere around the world.
Passive income's got to be the way to go.
Property is generally more about growth in the early stages anyway.
So using the online opportunity that you've both developed together to give you that passive income certainly gives you that location freedom, which is awesome, mate.
So great work.
So let's wind the clock back a little bit then, if we can, Liam, because I'd love you to share your journey so far from as far back as you'd like to go in relation to what you decided to invest your time, your energy and your skill in early on.
What did you learn from those things?
What was motivating you and how did that get you to where you are today?
Can you sort of give us a run through that, please, mate?
Yeah, well, the first investment that I made was in property
and I purchased an off-the-plan apartment in Rhodes,
which was a brand-new development.
When I went and looked at it, it was literally just a pile of dirt,
But I had a tour of the place and they showed me all the plans in terms of the shopping center next door and the big Ikea, the first Ikea being launched in Australia.
So that was a big draw card.
And I didn't necessarily have a huge amount of money to throw at property.
But because it was off the plan, I was able to put a deposit down and have pretty much 18 months at the time because I got in quite at the early stage before the completion and when the rest of the money was due.
So I knew I had 18 months to come up with that money to pay the rest as well as organize the home loan and everything like that.
And that deal worked out really well for me early on and it really, that opportunity when it came up was something that just really pushed me into the, you know, Australian addiction to real estate and property.
And ever since, I've been hooked, really, following the markets and seeing how investments, where the capital growth in what locations are doing best.
And I purchased another property up on the Central Coast in Tukli not long after, which I probably, in terms of, you've probably learned a little bit about me now.
like uh i love uh you know the freedom of my lifestyle to be able to travel anywhere in the
world and uh you know since we started this uh since i purchased my properties really i've spent
a year traveling south america uh without working just purely living off uh some savings but as well
as the the rental income from my properties uh i've lived in the uk spain thailand sweden and
now malta uh and when i say live i mean like at least for for six months or more uh so the the
idea of you know this passive income and and having the right investments and the right structure
has absolutely been of interest to me and so i can go into details about like how these deals
really provided that uh passive income for me if you like yeah i would before i do that though
So just as a precursor to that, I always ask anyone who's invested in property this question,
what interested you in property in the first place?
Why did you decide to pursue that off-the-plan property and roads, mate?
What informed your decision and got you to that point of going, right, this is for me?
Well, I've always been a big believer in surrounding yourself with people that you look up to or aspire to be
and that you're willing to trust their expertise,
follow their proven process, right?
They've done something right
and you want to get to where they want to be.
And in this case, I mean, I was, I think I was 21,
no, 22 at the time.
And my parents actually came home one day and said,
oh, we've just put down a deposit on a place
in this new development.
So I was like, oh, really?
Okay, what spurred this?
like i had no idea that they were even thinking about it i think they they drove past uh saw an
opportunity and just went in to check it out and got sold so uh but at the same time they'd made
some savvy investments in the past and i knew that they were quite um someone that i should
you know really listen to and uh you know explore this this opportunity myself a little bit more so
So I went over there the next day and spoke to their agents and checked it all out.
And so from that, I knew I had some money on the side that I could put towards something.
But I was, you know, that age, you might be thinking, okay, upgrade the car or spend the money somewhere maybe irresponsibly.
Well, not irresponsibly, just have a bit of fun.
And I love to, you know, with my lifestyle, I travel the world, of course.
and I love to surf and play soccer.
So I love all that aspect, but I thought, well, my parents are doing this.
Maybe it's a good idea.
So explored it, spoke to the agents there, spoke with my parents,
and then that's what really spurred me to make the decision that, okay,
it's almost like I'm testing the waters here.
I can put down a deposit and then the full amount is due a little bit later on.
So for me, that was like a bit of an ease into the property market.
Gotcha.
And had your parents done much investing in property prior to that one, Liam?
Yeah, so they had a couple of properties at the time
and I knew they'd done well with that.
My mum had her own business as well,
so I knew that they were quite financial savvy
and they knew they had some investments as well.
Even before then, they'd encouraged me to invest in some shares
and that had worked out quite well, right?
So I thought, okay, well, they're going to the property now.
Maybe I should, you know, follow them there too.
Yeah, okay.
And your plan when you went into the, I guess it's,
I'm assuming it was an apartment in Rhodes that you bought off the plan?
That's right.
Yeah.
And what was the plan then?
Were you thinking about capital growth?
Were you thinking about buying it and then selling on completion?
Were you thinking about buying and renting and holding it forever?
What was your thinking at the time that you put that deposit down?
Well, it was quite clear, actually.
Parents were like, okay, well, you buy and you hold.
You keep it forever and make sure that you obviously do all the repayments.
But the idea is to get the capital growth going, increase that equity so you can go buy another one.
so i was like okay i can go buy another one this is how it's happening in the first few days
and before that i had i had maybe some interest in property but never really
got serious about it yeah so when i realized okay this is getting serious where we're actually
making and taking a step forward and sometimes you do need that that push or that encouragement
right and and having the right people around you to just uh push you in the right direction or
or, you know, help you make that and take that first step.
And so that was, at that stage, it was my parents for this specific investment.
And, yes, it was an apartment, and I looked at the plan,
and there was two properties, really, I was considering.
There was one that was, like, a long, thin one with a balcony at each end,
and there were several like them next to each other.
Yeah.
and then there was another that was a corner apartment which had a unique design and for
anyone who knows the roads development there were maybe a few thousand apartments being built I'm
not sure how many have been built there now but it's quite a large development and whether that's
you know the best investment for you know people to look at today or for me at that time I'm not
sure but it did work out for me really well because of this unique shape this uh scarcity
factor that was available in this property so it was a corner position it had a really nice
kind of squarish shape to it so all the bedrooms uh led out into a living space with open plan
kitchen and big balcony and we had water glimpses water views so it was really nice and uh what
actually happened was uh just before they finished the build and i needed to complete
and settle on the property the the developer who was a walker corporation oh yeah at the time it
it moved across to murvac after that but they came to me and said look your your apartment is
in a prime position and where we still need to sell 60%,
70% of these couple of thousand properties that are here.
So we'd love to rent out your apartment as a commercial office
slash real estate office for prospective buyers to come in
and use this as a bit of a showroom.
Awesome.
So I was like, okay, this is something new.
What does commercial mean?
right? Am I in a better position or not? And so I had to do that research and realize that
I could get potentially a higher rent than I would for a residential property. And if I could
keep it as a commercial property, I could sell it at a higher rate too. So of course, this got me
excited big time big time so did that come to fruition yeah it did so they ended up uh we ended
up signing a 12-month agreement where i got a big lump sum up front uh so the year's worth of rent
all at once yeah which uh enabled me to go buy that car i wanted to do but
like it was a really a good opportunity but i knew i needed to be able to you know pay the
pay off the mortgage and so I did put that in an offset account did all the right things yeah
and it had a one-year option at the end of it at the end of the you know 11 months I
asked them did you want to take up that second year and they did they increased the rent which
had been agreed upon right at the beginning and they ended up renting that property for
four to five years because it took them that long to sell the property and the deal with the
that agreement was that uh the apartment was set up as a showroom yet it wasn't uh as per the plan
on which i purchased the apartment which was you know two bedroom apartment living space and
balcony so or terrace and so they had to put the office and turn it back into an apartment
as per the plan with the same quality finishings as per the plan
and the agreement.
So I'd have a brand new apartment after five years when everyone else
in the building, their apartment had aged five years, right?
So I thought, okay, this is something maybe that's quite unique.
It doesn't happen every day.
I got lucky, I suppose.
But it was about really identifying that property that had these unique attributes.
It was, you know, had these features that weren't around in the rest of the apartments and obviously the location as well.
So that really just gave me that knowledge to be looking at this type of property or investments or business opportunities in the future.
You mentioned a key word earlier on, that's scarcity.
It's all about scarcity, there's no question.
If you've got something that's in low supply but high demand and you've got something that's unique and going to stand out from the rest of the crowd,
You're putting yourself in a completely different class
to every other man and his dog and woman and his dog
and pretty smart thinking at the tender age of 22, mate.
So you picked up some good lessons there
and I guess the bonus of doing that
with securing that commercial opportunity,
I'm assuming that Walker Corp and they're very good developers.
I've done a fair bit with Walker Corp over the years.
they would probably be picking up the on-costs as well
because when you switch to commercial,
they normally pick up all of the other costs
that normally would get paid by the landlord.
So did that add to your yield position?
Can you remember?
Yeah, they did.
They sorted all that out.
And I skipped a little bit of the story here,
which probably answers that question,
which was this is my first property investment.
I lived close by.
So I was driving by the location every week or maybe every few days.
I was just checking out the development, seeing how it was going.
And I'd noticed that they'd put a set of stairs on my balcony,
so giving access to the public to my balcony.
And I was like, I'm pretty sure that's not on my plan.
Like what are these – what's this set of stairs going on here?
So I went home and kind of told my family about this set of stairs
that wasn't on the plan and I opened up the plan and checked them out
and we started discussing, you know, well, maybe they're going to set this up
as an office or a showroom.
Like we got a bit of a feel for maybe there was maybe a sign
or something else that I saw through the window that they'd started building
something.
But so this was before they approached me.
So I realized that they'd already invested quite a bit of money and already decided that this was going to be the room, and I was in a pretty good negotiating position seeing that they'd made that decision and they'd already started on the works to turn it into an office and a showroom.
So they did end up approaching me saying what they were doing and, yes, it was going to be an office and a showroom and whether they could buy it from me or rent it from me.
And I decided at the time that I'd prefer that it was going to be rented from me so I could get that rental income.
So I was able to, yes, negotiate that.
And so in terms of turning into a commercial, I believe that already paid for setting that all up and doing that prior to even reaching out to me.
So I didn't have to worry much about that as well.
But fast forward from the beginning to the end, and the developments were being finished.
They'd sold the couple of thousand properties out in Rhodes and they were looking to end the rental agreement with me and move out and they reached out to me and told me their position and said that the apartment next door to mine, they had actually purchased from the original owner to expand the showroom and office space to make it larger.
And so they needed to sell and get rid of this apartment, which was next door.
And I feel like the feeling that I was getting from them was that, you know, this development was over.
They needed to move on and get rid of these, you know, the property and, you know, my property, you know, situation to clear that all up and move on to, you know, their bigger other projects and, you know, their other bigger financial opportunities for themselves.
So they put me an offer that said, we've got a buyer who's interested in turning our current showroom and your apartment into their own office.
So I said, okay, well, yeah, I'm open to selling.
And then eventually spoke with the owner, spoke with who was Mervac, I believe, at the time after they took over from Walker.
And we came to an arrangement where I sold it as a commercial property.
So I got a little bit more than I would have for my residential apartment,
especially considering the apartment's location as a residential spot didn't have as much appeal as it did, obviously, as a commercial.
So it was in my interest to keep it as commercial and to sell it.
And the way it was being positioned was that it was zoned as commercial
and the council had put it like a temporary commercial arrangement
as agreed with Walker five years ago when the development first started.
This one apartment was going to be zoned commercial out of the whole building.
and all the rest were residential so there was a unique opportunity there that only they could
take up like if they had given it back to me then the council might have said okay well
we're going to turn it residential because the temporary leases temporary um permit is expiring
so yeah that deal ended up working out and i sold it for a good chunk of money which enabled me to
pay off some of the equity that well sorry pay off some of the loan in the other properties
that I purchased up on the central coast so that was ended up being a really good start
to my investment journey and worked out really well in the end considering I did want to keep
it long term but the deal that was put in front of me to sell it was just too good I agree I mean
my view of property is that you keep it forever
until someone offers you a deal you can't refuse
because there's always going to be that time
and if you've got an open mind like you have,
then you'd be crazy not considering it
if it's going to give you a significant uplift in equity
that you would otherwise just wouldn't get the opportunity
to even consider.
So, no, that's awesome, mate.
So, okay, so you sold that one on and somewhere in between there, between buying that one off the plan and selling it, you bought that second property up on the Central Coast.
Tell us a bit more about that one.
so this was a real interesting one because I was planning to go overseas to South America
and I had a bit of money that I wanted to invest in property because I'd seen you know my roads
apartment you know that deal that worked out really well and I hadn't sold it yet but it was
like you know it was bringing me that big chunk of cash and I and you know early on in the year
you know they were paying the rent up front and the capital growth it was growing and i was seeing
the development like i was excited right how long ago was this mate what how what sort of years are
we talking when was this we are we're yeah we're talking the the roads apartment was i think 2005
or 2004 nice but i'd have to look this up so it was it was a what's that 50 years ago now
And then it was a few years later, I think it was maybe 2010 possibly that –
Post-GFC or was it after GFC?
Yeah, it must have been post-GFC.
Yeah, it was 2010, 2011.
Yeah.
Yes.
Gotcha.
Actually, 2011 would be right.
Okay.
And then the Central Coast property, you picked up a couple of years after you did the – off the plan?
Well, yeah, so 2011, I believe, when we purchased that Central Coast property.
And it must have been 2012, 2013 then that I sold the property in Rhodes.
Yeah, right.
So, yeah, it must have been quite a number of years that they were renting it.
And it did get extended quite a few times due to some market changes
and fluctuations, so that worked out well for me too.
Yeah, got it.
And the property on the Central Coast, that was off the plan
or a bill purchase or an existing property?
So from this experience I had with the Rhodes property,
it was residential, then it was commercial, and I started finding out,
okay, well, a residential could be now zoned commercial by the local council.
So I started thinking, okay, well, what other opportunities are there, right,
to maximize my capital growth and get kind of instant equity from my purchase?
So I went up to the central coast really looking for land.
I wanted – I didn't want the apartment.
I didn't want the new build.
I wanted some land up there.
so originally i was looking for a house that could be subdivided i can put a new build at the back
of that block of land so well i shouldn't say block land should i should really say the property
because there was a dwelling at the front and i wanted something that i could put at the back
yeah and you know so i was i was driving up from from sydney on the weekends uh up and down just
you know getting to know the market spending it was at least six months of driving up there
either every weekend or every second weekend but i did also set up all the the alerts
made sure that my searches were really specific about what i was looking for so i needed i did
the research in terms of the local council i needed a certain land size to be able to do
these subdivisions. And then when I found example properties, I was ringing the local council
to see if these specific properties could be subdivided and split into two separate blocks.
And so I was really digging deep and finding out what would maximize my investment and
And, you know, this opportunity, which was sparked by this residential being turned into a commercial property and road.
So I was heading up there and one weekend I came across a property that had two existing dwellings on it.
Okay.
Which meant that I didn't have to do the new build at the back.
and part of the the reason why i wanted to do the the subdivision was to get the experience
with doing the new build getting the the team and the and managing the project and you know
going through that process and learning because i wanted to continue my property journey look at
you know maybe maybe doing bigger developments myself i don't know walk did walker or a mervac
inspire me or that I just wanted to take those next steps and discover how this all works and
you know you're looking to you know the the rich list around Australia and in the magazines and
you see that there are a lot of property developers or you know real estate tycoons
listed there so I was just saying okay well property is a good place to be but you know
How do I get there?
So I was looking up the Central Coast, looking for this subdivision opportunity.
And the idea was to unlock that instant equity so I could turn an existing property into two separate properties and have them both valued separately or even sold separately so I could increase that equity and the value of my investment.
so this uh property came up where it had two existing dwelling dwellings on it uh i looked at
the the the fence line got all the the plans and realized that the the two different sizes
of the the the separation between the two dwellings and the fences that were existing there
would have been possible to get the subdivision because i spoke to council before actually making
the offer and making that purchase but that all moved ahead and i ended up
purchasing that property and had the team in place to get the subdivision application
through to council got that approved subject to doing a few certain alterations to the property
like separating the the water meters and i think there was a driveway as well yeah and so once i
did that i knew that i could you know unlock that that extra equity and have the two properties
valued separately which would knowing the the price that i purchased it at and the price
similar properties were selling you know individually so an individual house on a 400
square metre block of land, I knew that I was going to make a bit of a return if I decided
to sell then.
Yeah, nice.
And what you've very cleverly avoided there, and this is probably of interest to the listeners,
a one into two is actually quite challenging to people going into a one into two thinking
they're going to subdivide, build one, sell one.
Often the holding costs and the capital gains tax
pretty much wipe out the profit.
As a long-term hold exercise, a much better way to go
because you've effectively created two income streams.
But what you've very cleverly done is sidestep those delays in time
as well as the significant subdivision costs
and the holding costs of going through that
just by splitting one property with two houses into two separate titles
that then immediately creates an equity uplift.
So, yeah, that was well done.
Was that deliberate or was that just something you realised
or is it sort of an accidental benefit?
Can you take us back to your thinking at the time?
Well, yeah, there wasn't many properties that existed
that had two dwellings on it.
So it didn't really come into my calculations when I was looking for, okay, I'm looking for a house with a big backyard so I can use that land and get that extra equity if I split it.
And I was also looking at, well, there was some properties there that I thought were great and maybe I could put a granny flat out the back.
and there was some companies doing some pretty, you know,
not cheap but inexpensive bills for granny flats specifically.
And so I thought, well, this could be a way where I could get this land
at the back and I could maximize the value and maybe increase my rental yield
and increase my passive, you know, my income coming in.
So I was kind of considering a few different things, knowing that, okay, if I have some land, there's some interesting things I can do here.
I'm not going to go and buy an apartment and I'm not going to get that commercial deal that I got last time.
So how can I purpose, purposely go through and, um, manufacture, I suppose, if you like
the, the equity, extra equity and the extra income.
So there was a range of different things that I was, I was looking at and considering the
idea of finding a property that had existing two dwellings on it that I could, uh, subdivide.
Um, I, I don't think I really considered it because there was no properties on the market.
in the areas I was looking for because I was looking at certain areas
that I believed would have that scarcity factor
and would have that capital growth.
And the area that I actually looked at at the time was Tukli,
which I ended up purchasing.
And that was because it's really like an island, if you like.
There's a lake on one side and the ocean and surf beaches on the other.
And in that little, it's a little triangle, if you look up Tukli on the map, it's a little triangle with a golf course, you've got a lake with a bridge going across to the mainland from there, as well as the ocean on the other side.
So there wasn't too much extra land available to expand that area.
So there wasn't any new land coming available that could be sold.
So I knew there was that scarcity there as well.
So there were some certain things that I'd taken from my lessons from purchasing that first property that I took across to this second purchase.
Yeah, I love it.
And have you still got both properties at Teakley?
Yeah, I do.
So I have both of those and luckily, you know, the equity from that first property ended up, you know, really paying off the loan for this second property, which has, you know, enabled me to really not worry about that too much and now being really passive income coming into my life and giving me that freedom to travel and do what I do.
I love that.
So it's something that I wouldn't mind digging into as well
because it's, you know, my wife and I have got property in the States
and when you do it that way, obviously, you're...
And I've always said that property investment
should be a remote hands-off exercise anyway.
If you've bought yourself a second job by buying property,
then you haven't really won too much.
but if you're using the property as little money boxes
in the shape of a house that gives you the income
to give you the freedom to do what you really want to do
which is enjoy time with Sarah in Malta
and travelling the rest of the world, fantastic.
But that also relies on having a pretty good team around you
to make sure that your interests are being looked after locally.
How do you manage and who manages the property ongoing for you
to give you the comfort that things are okay
while you enjoy life elsewhere.
Yeah, well, yeah, so as you said, like I'm overseas
and I want that passive set and forget, if you like,
not too much hassle with that investment up on the central coast.
So I've got a local agency that manages the properties
and they get tenants in,
they update me when things need to be improved,
They make sure that, you know, if there's a tree coming across the property, they organize someone to come in and make sure that's safe.
uh and if there's you know maybe the the oven needs to be to be fixed which has happened
on occasion because they're it's an older property one of them um that they get the right
people to come and get the quotes and have that replaced so that that agency that team there
It really allows me to just sit back, relax, not worry about that,
but manage that property for me without too much input from my side.
Yeah, brilliant, brilliant.
Very well done.
And like most successful people,
you don't rely on just one source of income to supplement what you're doing.
And I guess where I'm heading here is wanting to have a chat
about Entrepreneur HQ and the other work that you're doing
and then we'll sort of dig into Rent for Sale, mate.
So while you're focusing on building your passive assets,
the other part of you obviously has been building
your business acumen and your entrepreneurial skills.
Talk us a little bit through that journey
and what that means in terms of Entrepreneur HQ and Rent for Sale.
Yeah, so with the situation I was in, which I mentioned earlier on, where Sarah and I were making that decision of, okay, so Sarah has just finished university, her visa's expiring, what are we going to do here, what's our plan?
And we really consciously made a decision that we wanted to make money online and create that freedom of movement, I suppose, so we didn't have to be location-dependent was the idea.
So we wanted to be location independent where we didn't have to be in a certain location, which a lot of, you know, the nine to five jobs, you know, you need to turn up to a specific location, office where the rest of your colleagues are.
We wanted the freedom to move around between, as I said, Sarah's home in Sweden and be in Europe where, you know, my family is as well and my father's side and Australia.
So we consciously knew we wanted to do an online business and so we started testing and trying a few different ideas, business ideas to see if we could make some money and we had quite a number of failures, not really working out for us.
And personally, before Sarah and I started on this specific decision of creating an online business, I personally had worked in some online businesses.
I'd played around with creating my own online business before, and none of them had really worked out.
that that had like glimpses of success uh so very much an up and down roller coaster type of ride
but not enough to keep sarah and i afloat and get that you know location independence and
get that financial freedom so uh we sarah and i sat down and i kind of went through the things
that hadn't worked for me it's okay we can we can push those to the side they aren't going to work
but what could work for us?
And so podcasts, exactly like this one.
I love what you're doing with this, Bushy.
We were listening to podcasts.
This is back in 2015 and looking at different opportunities,
different side hustles that we could do to bring in this revenue,
this income, put this money in our pockets that would give us
that security that we could say okay yes let's kind of move overseas and travel so we we came
across a uh the idea of doing these this virtual conference uh this virtual summit where you would
bring together you know 20 to 30 experts and have them speak on a virtual stage
to the market just like they would at an in-person conference.
So we saw some of the successes that were being had
by some really proven entrepreneurs and bigger corporates
who were running these virtual summits and conferences
and they'd been doing it for a number of years quite successfully
and we decided let's let's give this this one a shot so we went about organizing the linkedin
success summit okay uh which you can go still go and check out linkedin success summit
just google that and it should come up where we invited 35 of the world's top linkedin consultants
experts who had been able to use LinkedIn to generate leads
and sales for their business.
So it wasn't about career or jobs.
It was specifically how could small business owners
and entrepreneurs use LinkedIn to get new prospects
and get more clients.
Yeah, great.
So we ran that event.
It brought us in close to $100,000 in Aussie dollars.
Awesome.
However, it was targeting the U.S. market at the time.
Yeah.
And it took us less than three months to organize.
Well, from the idea to actually completing the event
and having that revenue in our bank accounts.
It took us less than three months to organize this virtual summit.
And we realized that, okay, we're on to something here.
And since then, we've actually just organizing now our 16th virtual conference.
So it's definitely been a journey of learning and improving these events.
But from my experience, just having so many failures, testing things that didn't work,
having something that was you know getting mediocre success but not really you know bouncing
off the walls and off the ceiling all right it was it was this virtual summer that really
caught the imagination i think of our prospects of our customers that brought these new clients
into our business and obviously brought the revenue too which really is about the idea of
an event an exciting show where all the people were coming together all the influences were
in a specific market or industry are coming together to share their top thoughts and
strategies for generating leads and sales with the marketplace and when you compare
say opting in for a conference like this where we were we offer a free ticket to the event so
people can attend for free and all they need to do is enter their their name and email address
to get access to you know the conference yeah which normally a conference may cost people
hundreds or even thousands of dollars plus you know airfares and hotels and taxis and food
right if it's not in your hometown so the idea of opting in and giving away okay enter my name
and email address and i get a conference versus entering your your name and email address for
a a report maybe it's a property report or it's a pdf download of a checklist
for renovating your house like there's there's not as much appeal to maybe download this
one-page report versus a 30-person conference where I would get a free ticket to the multi-day
event. So we do see a really high conversion rate for people who are visiting the website
to actually opting in, giving us their email address, their lead, which is
really valuable to us. It's really an asset, our email list, when we look at ourselves as a
business uh building our email list and nurturing a relationship with this email list our subscribers
whom we're giving a ton of value to uh for free and that's the the start i suppose of the
the virtual summit and why we've we've decided to you know focus on that yeah i love that and
We'll come back to the details on the Australian Property Investor Show towards the end of
the discussion, mate, so that we get listeners excited about getting on board for that.
But let's switch gears a little bit now and talk about Next for Sale, if we can, generally
in terms of what prompted that, where did that come from, what does it do, and where
is that going to be useful to the listeners in the short to medium term?
Yeah, for sure.
So Next4Sale is a property investment tool which uncovers these must-sell deals and specifically distressed property.
So when we say distressed property, we mean like deceased estates, divorces, people moving overseas.
There are people – there's distressed property where there's some kind of strain and the property needs to – must be sold.
And the idea and the benefit for buyers is that you have the opportunity to buy below market value, so pay maybe less for the property than what it's worth, and unlock that instant equity in the property.
So, for instance, there might be a $500,000 property, but the owner passed away and the siblings and kids are obviously grieving and not in a great position to maybe – well, they just want to get rid of the property and not have to think about it too much.
and they're willing to just negotiate to get this off their hands,
to maybe reduce arguments between siblings, to make a smooth process.
And there could be some things in here from the owner that they would prefer
in terms of terms rather than a price.
So for maybe some arguing siblings or in the case of a divorce
where they don't really want to talk to each other,
they just want to move on with their lives.
They've got bigger focuses, bigger worries
than trying to maximize the price and value of their property.
Or if someone, again, is moving overseas for a job opportunity
and they really need to purchase, maybe it's interstate
or in another country and unlock that money for other investments
and they need to do this quickly,
then we can uncover these opportunities for people to help these people with getting a deal
done quickly or negotiating terms that suit their circumstance. So we're really helping them out
and which on our side of the table as a buyer, we're looking at purchasing below market value
so we can unlock again that instant equity.
So what the Next For Sale tool does is allows us to search
for these type of properties and be alerted
when these opportunities arise.
Yeah, nice.
So as a one-stop go-to place for potential investors looking
for must-sell properties, there's sort of a constant update
on a range of properties that they could potentially
get involved with.
and then do you act as the facilitator, the agent, negotiator?
Where does that fit and how does that come together?
So right now the tool's in beta, so it's free to access,
but eventually we do see it as a paid subscription
for serious property investors who want to be alerted
for these discounted deals.
And so right now it's just free and it will end up being
a paid subscription that's how we're looking to monetize it yeah but in terms of you know well
when people are being alerted or being showed shown these these properties there's a few
different strategies that are already uploaded to the tool which allows you to just click on
certain strategies which will identify and bring up a list of properties that match
that strategy. So for instance, price dropped is one of the strategies. So you can look at
properties which have been originally listed at say $500,000 and have recently their listing
online has been updated so it's now being advertised at 470 instead of the original 500 so
that is one of the strategies you can look at which properties have dropped in price recently
and you can see all the properties which have dropped in price and we also let you know what
by what percentage or by how much the price has actually dropped by so you can give a good
indication okay well this property maybe there's not a lot of interest in it or maybe it has been
priced too high but there is an opportunity in here to negotiate on on that price so that's that's
an example of one of the strategies we talked about you know mortgagee in possession which
maybe in a deceased estate or a financial institution
because maybe the mortgage repayments hadn't been paid.
The mortgagee in possession properties where the bank has maybe possession
of the property and you can then negotiate and get a great deal on that.
And then a few others bought elsewhere, so they've already purchased somewhere
and they need to sell this property quickly.
the situation has changed so maybe that is they've moved overseas they've got a new job
in a state as well as stuff like a dual income so looking at just you know going to the next
for sale tool clicking on the dual income strategy and that'll show you all the properties that
have that opportunity to get high rental yield and get a dual income or rent from from that
So the idea really is to give people the opportunity to identify properties that they can get below market value and really unlock that instant equity right from the get-go, from their very first purchase.
It sounds like a very useful tool moving forward because to find those properties individually and as a one person show, an enormous amount of time will be required to make that happen.
and then it'd be like finding needles in a haystack.
Clearly, however you set it up with the algorithms
or the search capacity that you have,
bringing those together under one banner
and making it very easy for both people
who have to sell a property
and those that are looking for those instant equity opportunities,
it's a pretty good portal to do that.
Yeah, absolutely.
We've tried to make it really easy and simple
for people to come in and just click on,
you know, the strategies that they want, whether it's that, you know, price drops,
bought elsewhere, mortgaging and possession, or one of the other, I think there's 12 at the moment,
strategies that people can come in and search for. And what it does, it really gives you,
especially if you're setting up the alerts for these, an opportunity to jump on these quickly
and identify the right opportunity for you to get a property in the locations that you want
at a price that will, again, give you the instant equity
and allow you to maybe negotiate a purchase that's below market value.
Yeah, I love it, mate.
Awesome.
Fantastic, mate.
Well, look, I'm going to click straight into the ambush round now
prior to then just sort of wrapping up our discussion today
with a little bit more detail on the Australian Property Investor Show.
But these quick five questions, mate,
the ones that our listeners always want to get guest views on.
So kicking straight into those, mate, what's your favorite quote and why?
I'm a big soccer fan, so this one is related to sports,
but I also see it and use it, think about it in my daily life
and with business as well.
And the quote is, you miss 100% of the shots you don't take.
Yeah, love that.
Yeah, yeah, how true is that?
Yeah, it's simple but so true, mate.
A lot of people talk about it and never get around to it
and then regret not doing it.
But if you take the shot, then at least you're in the running.
No, I love that.
What about on the reading side of things, mate?
You've obviously done a fair bit of reading over your time
and sound like an avid researcher,
but what's the top book that you would recommend listeners have a read of and why?
i think this one's uh really relevant for uh this audience it's it's by an australian
author as well uh and it's called work less make more by james tramco and uh it's the idea of yeah
working less making more so how can you reduce your effort in terms of exchanging maybe your
hours for dollars and creating these the right investments or the right businesses that gives you
the passive income or the income and revenue to have financial freedom to make more money but to
also spend time with your family or spend time doing what's maybe more important for you than
you know work itself yeah love it love it that's very much my own philosophy mate and that's
taking a similar approach based on our own experience in my own book the freedom formula
where it's it's about uh not putting life off but uh enjoying life today uh spending it with
friends family and doing the things that you want but also seeing your assets grow on and sustain
your income so that you can continue to do that as long as you're healthy enough to do it so
love that that's awesome mate um uh next one's a tax question and there's a lot of Aussies who
feel they pay too much tax so you're in a little bit of a different position now given you're
currently in Malta but what's the top thing that you've done to minimize legally the tax that you
pay um so for for that first investment property it was uh the depreciation schedule uh so making
sure that we would deduct get the tax deductions from those from that new build property
the buy and hold strategy like the idea of not selling and paying those that that capital gains
tax like i paid a big chunk when i sold the first property and i don't know whether i want to go
through that again. But obviously, if it makes sense, then it makes sense. But those are probably
the best. And then, yeah, obviously, I have the freedom to move and live wherever Sarah and I
want. So right now, yes, we're in Malta, which has a lower tax than Australia. I think Australia
really has one of the highest in the world. But soon, we'll probably be moving back to Australia
or moving to Sweden where both are very similar jurisdictions.
So those probably all together are probably the smartest moves we've made.
Yeah, like it, mate.
Good combination there.
Mate, sort of swinging back into that investment realm then,
what would you say has been both the worst
and the best piece of investment advice that you've received today?
Best investment advice.
so I think really starting early and that opportunity that gave us that that was given to
me with the Rhodes property really helped set me up to be in the position where I am you know 15
years later so I think starting early yeah the idea of that quote I said before you know you
miss 100% of the shots you don't take just you know just do it like at the time I didn't have
the money for the whole deposit that I need to be putting on the property, the 20%. But I had
that small amount that got me just into the market. And there was an 18-month, two-year period before
the actual settlement date was due. So I think, you know, just taking that step, taking that leap
of faith obviously with the right advice and doing the right research but you know just taking
that step forward I think is is so important so that's the best in terms of the worst
I'd probably just say the opposite to that which is you know just to sit on your hands not to do
anything to just think about things and try to time maybe the market it's better to get in
and have the time in the market
rather than, yeah, try to time the market.
Yeah, absolutely.
The thing I love about the information age
that we're currently in the access to information
that you're helping with things like Next for Sale
is that we no longer just need to focus on our backyards.
Australia's a big place
and every location is going through a different part of the cycle.
So if we think borderless,
then there's no excuse for not getting in at any time.
You know, I've always said, like you have, mate,
that the best time to buy an ex-property is today
because it's always too late to wait but never too late to start.
So, you know, that's pretty good advice, mate.
Awesome.
Now, coming back to you personally then,
what's a personal habit that you feel contributes most
to your investment success today?
a personal habit uh that would be exercising and just staying healthy i think uh you know you've
got to whenever i just spend too much time working or or reading or you know listening to podcasts or
just you know thinking too much about business investments and finance it does stress me out
quite a lot so i need to release that so for me it's actually just going for a run going for a
surf and just releasing some of that maybe pent-up energy
and also having that time and space away from reading or listening
or working and having that time to just think
and put down the screen, put down the mobile phone
and just be by yourself.
Yeah, I love that, mate.
Awesome.
Mate, to bring the questions to a conclusion
before we finish on the Property Investor Show,
if let's assume that in some years time yourself and Sarah have a family and and or you've got a
close friend who's about to leave school what advice would you give them in terms of what they
should invest their time energy and money into to achieve their vision of freedom
i'll say do a virtual summit um organize just organize an online conference and and and why
i'll just go through through quickly because uh i i've done this for myself successfully
for over 16 different uh online conferences but i also help others either start a brand
new business by hosting their own conference online or i can help people create and launch
their own conference online so it's something that i've seen work successfully for myself
across many different markets but as well as for my students and clients that i help and
why why do i think you know someone should do this and and you can obviously do this by yourself
where you build your email list, which is a huge asset to you,
which you can use in the future to sell and make more money.
So you're building their email list.
You're building your network of influencers.
So you're getting the top influencers in the market that you've chosen
to come and speak at your event.
So you're building a relationship with those people
and giving them a stage to speak on which they're going to be thankful for
and there's that conversation and relationship you're building there.
So building the email list, building your network of influencers,
you're building your authority and trust, likeableness with your audience, right?
You're having that authority with your audience so you can go
and be seen as a trusted expert in that market.
And you're also generating revenue from the conference itself
by selling, say, the recordings or an all-access pass
to private exclusive networking events or panel discussions.
And then you're making an impact on the world.
I mean, the show or the online conference that you do is generally free,
So you're giving away free passes and tickets to the event, and there will be people that are upgrading to these more exclusive and private all-access pass opportunities.
But you're making a huge impact on the world because people can tune in from anywhere and get access to expertise that is maybe not possible for them based on their location.
So those five things really, building your email list, your network of influencers, your authority, generating revenue and making an impact.
Yeah, I love that.
It's just a great relationship building tool from all sides of the coin and let's face it, life in any form is all about relationships and the networks that we build, mate.
So I know that sounds awesome.
Well, that's a really good entree into just sort of concluding our discussion today with a little bit more detail around the upcoming and exciting Australian Property Investor Show.
Just to really even further whet the appetites of the listeners, mate, can you give us a bit of a rundown on what they can expect and what they're going to get out of being part of that?
yeah so uh the australian property investment show is an online conference a virtual summit
where you can attend from anywhere in the world and i realize there are some maybe australian
expats or investors who want to invest into the australian market they may be living overseas
at the moment so they don't need to be in you know sydney or melbourne or any other location
in australia to attend and get access to the experts on the ground in australia by actually
attending an in-person conference we're doing this online virtually where we have over 20 experts
all teaching and sharing their their number one strategies for making the best possible property
investment deal possible so each of those 20 speakers come on and speak for 25 to 30 minutes
sharing those strategies we also have for people who want to upgrade to the all access pass
the private networking opportunities where you get to meet other property investors the experts
and speakers we have a private exclusive invite for our panel discussions and live q a so you can
ask any questions as pertaining to maybe your specific situation as well as just really get an
update on on the marketplace and as i said it's it's free to attend you can just go and grab
a free ticket on the home page of the the show's website yeah awesome and the all access pass what
for our listeners what would that cost them to have the real benefit then of doing interactive
exercises with the speakers and and some of those panel discussions you mentioned
yeah well the the the conference itself runs across five days and it's starting on the the
6th of november so it's coming up very very shortly and so for the across those five days
your free ticket will give you access to all the sessions across those days and we'll send you
through the the agenda and the schedule of when each of the speakers are speaking but if you do
want to um access the the training the sessions from the event after the show has ended then we
actually do sell the the recordings which you get with the all access pass you get the video
recordings to watch on demand you know anytime from anywhere you get the audio downloads to you
plug into your ear when you're on the go and listen to the sessions then or you get the
transcripts as well in that all access pass so you can read or skim through to really identify
the specific you know strategies or talks or parts of the talks that you're interested in the most
so there's those available in the all access pass we actually give you a six month membership
to the next for sale tool so you get complete access and early beta access to that
plus i mentioned there the the two networking activities which are which are private and
available only to the all access pass holders and speakers as well as the the discussion panel
which is live as well as the the live q a which is all happening virtually this event is completely
online so you can get the benefits of everything i've just talked about from you know any internet
connected device yeah i love it love it and the the cost for the all access pass for get invested
listeners so it's it's 147 for those who jump in and grab the the early bird rates and it does
move up and increase in price up to the $300 mark
for those late arrivers, if you like.
Excellent.
Well, with 20-odd leading speakers in the property space
and having access to that information
and direct interaction through those networking events
and live panels, that's exceptionally good value.
So, yeah, awesome, mate.
Look, doing some great work in that space,
bringing together some thought leaders in the space
and really concentrating the opportunity
but allowing people to do it from the leisure of their own home
and let's face it, we're all time poor now
and having the luxury of jumping on a plane
and spending money on accommodation
and taking a lot of extra time out of your day
that would be otherwise committed to generating your income.
I think it's an awesome initiative, mate,
and you're doing some great things in that space.
So I really appreciate you coming on board
and sharing your journey so far
and we look forward to interacting with you
on the upcoming summit occurring
between the 6th and the 10th of November.
Thanks for your time, mate.
Yeah, Bushy, this has been great.
I'm glad to share a bit of my journey with everyone
but also what I'm doing
and I'm definitely addicted as any other Aussie,
I think, to property
and I'm trying to give a little bit of something back
with doing this event,
the australian property investment show as well as the the next for sale tool so
do go and check those out both are free to go and check out now so have a look at those i'd love to
get your feedback and let me know how we can improve because we are you know just really
starting this journey and putting this out for the first time so i would love to hear how you
know they can be improved so do reach out to me do get in touch whether it's uh via linkedin or
via the next for sale.com.au website uh and i'd be happy to you know have a chat with with anyone
about you know what you're up to and what you're doing and uh hear your stories too but bushy
thanks very much for having me on it's been great mate and we'll stay in touch mate i've got mutual
interest in this space and i think what you're doing in the online summit area is quite
groundbreaking in terms of the way people will really start
tapping into learning and developing.
So I appreciate your time, Liam.
