Property Hub - Investment Insights & Inspiration - Get Invested: How to question yourself to success with Bushy Martin
Episode Date: January 9, 2026Your life is already answering the questions you keep asking — the problem is most people are asking the wrong ones. In this solo episode, Bushy Martin unpacks one of the most overlooked skills ...in property, business, and life: the art of asking better questions. Because progress doesn’t come from having more answers — it comes from asking questions that create clarity, direction, and decisive action. Bushy explains why poor questions lead to busywork, overwhelm, and false confidence… while the right questions turn Living By Design from a feel-good idea into a practical plan you can actually execute. This episode also sets the bridge into next week’s conversation on goals, follow-through, and making it happen, showing how powerful questions act like a GPS — constantly recalculating your Start-egy as life changes. In this episode, Bushy covers: Why your life moves in the direction of the questions you repeat How bad questions create activity without progress Why clarity beats certainty every time The difference between chasing answers and designing better questions How the right questions turn vision into execution Why Start-egy works like GPS — not a fixed roadmap The importance of being R.A.W: Ready, Able & Willing How better questions prepare you for goals, discipline, and follow-through If you’ve ever felt busy but not moving forward — or inspired but not executing — this episode will help you reset your thinking and sharpen your decision-making. Because better questions don’t just change what you think… They change what you do. 🎧 Listen now and recalibrate your direction. Hi friend fighters, if you keep asking what's the next hotspot, you'll keep getting hotspot answers
and you'll end up in whoop whoop with a map of lies. Because right answers don't come from
wrong questions and if you're trying to change your life without reflection, that's about as
useful as an ashtray on a motorbike. So today we're not chasing more answers, we're upgrading
your questions. Because better questions create better options, and better options create better
lives. Welcome to Get Invested on the Property Hub podcast channel, the leading weekly show
for Australians who want to learn how to unlock their full self, health, and wealth potential.
I'm your host, Bushy Martin, and each week, I go deep with the best investors, experts,
leaders, and founders to find out what it takes to break free from the grind, discover freedom,
and to live by design. Subscribe now and join me and get invested in the life that you really want.
Let's get started. Hi, friend and followers. I'm going to start today the way I always like to
start with a few challenging questions. Are you dreaming a dream or are you living someone else's
plan? Are you living by design or by default? Are you busy being busy but not actually getting
ahead? Are you doing a lot but achieving not much? Are you feeling a bit flat even though
your calendar's choppers? Are you making time or making excuses? Are you enjoying your one
and only life or are you just surviving your weeks? Are you scrolling your life away one
just five minutes more at a time? And are you asking the right questions about your
life, your money, your relationships, your health, your future? Or are you asking questions
that keep you stuck and stressed and spinning your wheels? Because here's the truth. Your
life moves in the direction of the questions that you keep asking. And today, as part of
our self-circle work in your self-health, wealth, borrow me, and rings of sustainable
success, this is the absolute foundation. Because if the self-circle is shaky, then
everything else wobbles. And this episode deliberately follows our recent Living by
Design series of your why, your vision, and your direction. And it sets up next week where we go
into goals and execution and how to actually achieve them. So consider this the warm-up lap
because there's no point setting goals if the questions you're using to set them are rubbish.
now every year Sonia and I do a bit of a retreat not a sit on the mountain and chance situation
but more like a bit of a reset a recalibration a chance to step back from the noise to check
the compass because if you don't life is a funny way of slowly draining you off course
it doesn't happen overnight it happens one busy week at a time one we'll do that later at a time
one just get through this month at a time and then suddenly you look up and you're a long way
from where you thought you'd be. So we do the retreat, we look at the big picture, we ask better
questions and we set our direction again as we recalibrate our GPS navigation system to ensure
we're still on track to attain and maintain our ideal lifestyle. That is true living by design.
why vision direction and here's the big point you can't steer the ship if you never leave the
engine room just ask the titanic so let me give you a ridiculously simple idea that can actually
change everything your brain is google it returns what you type if you type why am i so hopeless
with money your brain will go easy and it will find evidence and stories and memories to prove
you're right. If you type why is property so risky your brain will serve up headlines, horror stories
and your mate's cousin's dog's negative gearing disaster. If you type why can't I ever stick to
a plan your brain will bring you every time you started something and didn't finish it and you'll
end up in an emotional spiral or a decision fog. You'll feel overwhelmed. You'll feel behind.
You'll feel like you're not built for this. But if you type, what would a calm, smart investor do
next? Your brain goes hunting for options. If you type, what's one small step I can take today to
improve my situation? Your brain starts looking for action. If you type, what would make this
easier and safer and more achievable, then your brain starts creating solutions. Same world,
different question, different outcome. So yes, questions run your life. Because the questions
you ask determine what you notice. And what you notice determines what you do. And what you do
determines what you get. So some quick examples. Bad question. Why is this happening to me?
Good question
What is this trying to teach me?
Bad question
What if it all goes wrong?
Good question
What if it goes right?
Bad question
How do I get rich quick?
Good question
How do I get wealthy slowly, safely, repeatedly and exponentially?
Bad question
Where's the next boom?
Good question
Where's the next 10 years of demand and scarcity?
Bad question
Can I even do this? Good question. What would make this possible? See the difference? One set
of questions makes you smaller, the other set makes you smarter. Now to help you with this,
I want to give you a framework because frameworks make things usable. There are three types of
questions that change everything. Identity questions, direction questions and decision
questions so let's start with identity identity questions sound a bit like this what do i want
to become who's the person that would handle this world what would the future version of me be proud
of if you don't ask identity questions you'll keep solving problems as the old version of you
and you'll keep getting old results because success is mostly identity it comes
not it's it's not what you do once it's who you become consistently now secondly direction
direction questions sound like this what does my ideal week look like not my ideal holiday my
ideal tuesday who am i with where am i what am i doing how do i feel because that's the real dream
not a poster on the wall, a life you actually live, living by design. Why? Vision. Direction.
And then decisions. Decision questions sound like this. What's the next best step this week?
Not the perfect step, not the Instagram step, not the step that makes me look clever,
but the next best step. Because perfect's a myth. Progress is a muscle. And it's built one good
step at a time. Now, here's the magic. If you ask these three types of questions in this order,
identity, direction, decision, you stop building your life backwards. On our last retreat, Sonia
and I were talking about life and we were laughing about an old Irish saying. It said,
in life, you need three bones, a wishbone, a backbone, and a funny bone. And how true is that?
wishbone that's your dreams your vision and your why backbone that's your discipline your courage
your do the work funny bone that's your ability to not take yourself too seriously to keep it
light when it gets heavy because wishbone without backbone is just a daydream and backbone without
funny bone is burnout and funny bone without backbone is just talk so if you're listening
right now and you've got dreams but no action, or you've got action but no joy, or you've got
joy but no progress, that's not a character flaw. That's just a question problem. You're probably
not asking the right questions yet. Do you know what kids do brilliantly? They ask questions.
Why, why, why, why, why? But somewhere along the way, most adults stop. We swap curiosity for
certainty. We swap wonder for worry. We swap questions for assumptions. And assumptions are
expensive in life and in property. A lot of people are walking around with kangaroos loose in the
top paddock because their thinking is absolutely scattered. It's all over the place. Not because
they're dumb, but because they're not directing their mind with good questions. Here's the line
to love. Your brain is like a toolbox. If all you've got is a hammer, every problem looks like
a nail. Questions are tools. Different questions do different jobs. And here's why I repeat this
stuff, because you need to hear something at least seven times before it actually sinks in.
And in my case, my partner in all things, Sonia, often says 77 times before it moves from,
yes, that's an interesting idea, to I get it, to I'm doing it, to it's a habit.
So if you've heard some of this before, good. Let it sink in deeper, let it become action,
and let it become habit. Let's now make this practical. Great questions are usually open
questions, not closed questions. Closed questions are black and white, yes or no. Open questions,
on the other hand start with what, how, why, who, when, where. Now why can be powerful but can also
turn into a self-attack. So I like what and how. They're kinder and more useful. Here's a simple
tool. I call it the question ladder. Step one, awareness. What's really going on here? Step two,
ownership. What part can I control? Step three, action. What's my next best step?
That ladder turns confusion into clarity. Now let's talk sequencing because the order actually
matters. If you ask, how do I buy property? Before you ask, why do I want this? You can build the
wrong life very successfully. You can become wealthy but miserable. You can tick boxes and
feel very empty. So sequence matters. Sell first, then strategy. Now I want to add something that
most people miss. Questions are only half the skill. The other half is listening. Here's a
little word nerd moment. Listen and silent are made up of exactly the same letters,
which is annoying because it's true. If you don't create silence, you can't really listen.
And if you can't really listen, you can't really learn
And if you can't really learn, you can't really improve
Most people don't listen, they re-vote
They're just waiting to talk again
They're writing their reply while the other person's speaking
And then they wonder why they keep missing things
And by the way, this applies to your own life too
If you never cry quiet, you never hear yourself think
You never notice what you actually feel
you never notice what you actually want so here's a simple challenge have one conversation today
with your phone face down screen off full presence and watch what happens you'll hear more
you'll notice more you'll connect more and you'll ask much better questions because you're actually
paying attention now i've told this story before but it's worth repeating because it's one of those
moments that shaped me. When my year 12 matriculation results came out many, many years
ago, and everyone was congratulating me, including the teachers, my friends, my family, saying,
good on you, Johnny. My little granny, who was actually my great grandmother who lived to a ripe
old age of 103, sat back quietly and looked at me. And after all of the backsloping finished
and there was a pause she didn't ask how did you go she asked what are you going to and she didn't
ask sorry what are you going to do she asked are you happy and it stopped me dead in my tracks
because it was the right question at the right time with the right pause i remember thinking
hang on am i and maybe realize that you can win on paper and lose in your heart so that question
became a bit of a compass. Not perfect, but powerful. Because again, right answers don't
come from wrong questions. Now let's weave this into what I call your strategy, as opposed to the
overused and misunderstood word strategy. I'm not trying to give you a rigid roadmap, because life
changes, conditions change, rates change, governments change, your job changes, kids happen, health
happens and S-H-I-T happens. So strategy is more like a GPS. You put in your ideal destination,
you check and keep checking your position and you keep recalculating. That's why the questions
matter because questions are how you recalibrate. Questions keep you aligned. Questions stop you
drifting. Questions stop you building the wrong thing really efficiently. And if you're not asking
good questions, your GPS gets set to avoid growth, avoid discomfort, avoid risk, and you end up going
around in circles. So the question becomes, what destination am I actually heading for and am I
still on track? Now, I also want to add getting raw, as in R-A-W, to the equation. Are you R,
ready, A, able, and W, willing. Are you ready, able, and willing? Because people love the idea
of change, but they're not always raw. Ready means, is the timing right? Are you mentally ready?
Are you done with excuses? Able means, do you have the capacity and the capability,
the knowledge, the support, the team? And willing means, are you willing to be uncomfortable?
Are you willing to do what most people don't?
Are you willing to be consistent?
Because willingness is where most people fall over.
They want the outcome without the process.
They want the body without the gym reps.
They want the portfolio without the planning.
So a great question is, am I raw right now?
And if I'm not, what do I need to change so I become raw?
That's a self-circle question, and it's powerful.
All right, let's bring this into property because this is Get Invested. So here are the classic
questions people ask and I'm going to upgrade them. Instead of what should I buy, ask what job
does this property need to do in my plan? Is it a growth engine? Is it a cash flow stabilizer?
Is it a stepping stone? Is it a future home? Is it a flexibility play? Because if you don't know
the job, you can't choose the vehicle. Next, instead of where's the boom, ask where's the
next 10 years of demand and scarcity? Where are jobs growing? Where are incomes rising?
Where is supply constrained? Where is lifestyle demand pulling people? That's a grown-up question.
Next, instead of how many properties do I need, ask what lifestyle income am I aiming for by when?
what's my freedom number and what's the gap between where I am and where I want to be because
how many is the wrong question it depends on your plan it depends on your strategy it depends on
your time frame it depends on your risk profile depends on the job that the assets actually needs
to do now here's another upgrade instead of how do I get this perfect ask how do I make this safe
enough to start because some people hide inside perfection and they call it research but it's
really fear and fear is expensive it costs you time and time and tired wait for no one remember
it's the start that stops most people and also remember that your brain is google it returns
what you type so if you keep typing i'm not ready it will find reasons if you keep typing i missed
the boat, you will find proof. If you keep typing, I can't afford it, you will find obstacles and
become your self-fulfilling prophecy. But if you type, how can I become the person who can afford
it? Now you're talking. That's identity. If you type, what does my ideal week look like?
That's direction. If you type, what's my next best step this week? That's a decision.
and now you're moving. Okay, here's the practical bit. I want you to do a 10-minute question order
and I'm going to make this dead set simple. Grab a pen or open notes on your phone and write down
the five questions you've been asking most lately about your life, about your money, about property,
about your future. Just write them, no judgment. Then I want you to upgrade each one. Rule number
one, turn it into an open question. The what, how, who, when, where. Rule number two, make it
action-oriented. So instead of why am I behind, try what's one thing I can do this week to move
forward. Instead of can I even do this, try what would make this easier and safer and more
achievable. Instead of where's the quick win, try what's the smart long game that I can stick to
without burning out. Then pick one upgraded question, just one, and take one action in the
next 24 hours. Send the email, book the meeting, do the numbers, start the plan, and here's the
fun part. Jump into our Facebook Property Hub Collective community by clicking the link in
the show notes and share your best upgraded question. Because when you say it out loud,
it becomes real and someone else will read it. And it may actually spark them to do their thinking
too. That's community, that's momentum, and that's accountability. Now, this is why this
episode comes before next week, because next week we talk about goals and how to actually achieve
them. But goals without good questions are like building a house without a plan. You can swing
the hammer all day and still end up with a crooked wall. So this week, upgrade your questions. Next
week, we'll turn those answers into goals and follow through and results. Okay, Freedom Fighters,
if this hit home, don't just nod along, do the order. Ask better questions, get better answers,
make better moves. And if you want to keep the conversation going, join us on the Property Hub
