I was buying an apartment for Airbnb. It wasn't for any other reason. I wasn't putting a long-term
tenant in there. It was Airbnb. And I just went cashflow, cashflow, cashflow. So yeah,
I'm an Airbnb host. I was invited to be part of the inaugural, the first Airbnb plus group,
which is quite an honor. I basically became a super host straight out of the blocks.
And I remember having a little whinge to Adam and he just said, Jules, you need to write a book and share your gifts with the community because you really are, you know, and this is crazy, but I've had people call me Airbnb royalty.
Over the years, I've had a lot of people ask me, Jules, Jules, what's your secret?
What's your magic?
these are probably the most important with Airbnb from my perspective and I'm talking
from experience and I call them the three pillars of comfort so I think if you do this you're pretty
much home and host and you'll get that great review each and every time and the one thing I
want to stress reviews are your currency with Airbnb so that's why for me that's why I prepared
so much before I started my Airbnb before I've enlisted it because I knew reviews are your
currency and I knew if you get one or two bad reviews you're dead in the water before you even
begin. So my three pillars of comfort are, well, what's important to me is I continue to

Now, let's get invested.
hi freedom fighters have you considered converting your permanent rental into an airbnb or buying a
property for an airbnb based on the dream of enjoying big easy money do you like the idea
of setting up your own airbnb but you just don't know where to begin or would you like to know
what it takes to become an Airbnb super host? And what are the secrets that separate the best
unforgettable Airbnb experiences, where your guests become your raving fans that keep coming
back and tell everyone else about it, from the rest? Now, since the advent of COVID, the world
of Airbnb has exploded with the promise of big, easy money to be made for short-term stays.
under the common belief that you still get to use a property in between or when you want to.
But does the elusive promise match up to the reality?
Well, many years ago, my wife and I owned and ran our own property management business,
and we mistakenly thought that there was big, easy money to be made with holiday rentals.
They were short-term stays in beachside properties that could command substantial rental premiums,
which were well over and above permanent rental income, or so we thought.
Little did we know what we were in for.
We ended up promoting and managing over 70 of them for local landlords.
And what started as a brilliant dream soon became a living nightmare that was extremely time consuming and quite stressful.
What we hadn't factored in were the extremely high and precious expectations of both the property owners and the guests.
And we were the meat in the sandwich.
It was actually like running a five-star hotel, only the rooms were spread right across the region.
And over time, we came to realise that of the 70, only two were actually sustainably profitable.
So from the outside looking in, Airbnb property experiences appear to be quite similar.
and as with anything in property, sustainable success is both a science and an art form
with many moving parts where the devil is always in the detail. So what are the secrets that
separate the best from the rest when it comes to considering and or running an Airbnb? Well,
today we're going to find out. Our special guest has just won the coveted and highly contested
Best Entrepreneurship and Small Business Book at the Australian Business Book Awards, of which I'm
very fortunate and humbled enough to be an official judge for the last three years
where I actually get an excuse to pursue one of my other passions which is reading
and our special guest winning book which is an absolutely awesome read is appropriately titled
Secrets of a Superhost How to Become an Airbnb Rockstar and the author is none other than Jules
Rolnick who's a long-term Airbnb super host herself which is no mean feat so clearly she
walks her own talk and as you will know date here today due to sudden unexpected family circumstances
Jules was thrust headlong into a search to find financial independence and by a twist of fate
she fell into and then embraced the world of Airbnb. On the way she's discovered that her
uncanny ability to make people feel special and her desire to create a fabulous experience for
our guests, combined to make Jules a, in her own terms, kick-ass rockstar Airbnb super host.
And as a result, she's an inaugural member of the Airbnb Plus group and has become a property
developer, a property investor, and she's recently completed her own owner builder project.
So today, Jules is going to share her journey into the world of Airbnb hosting and share some
of her secrets that she's learned along the way to becoming the much-loved host that she now is.
And once she's whetted our appetites, I know you're going to want to buy her book to find
out the rest.
So welcome, and let's get invested, Jules.
Wow, what an introduction, Bushy.
Thank you.
Well, and I cut that short because there's a lot more I could have said, but I'm looking
forward to unpacking some of that in our conversation today.
But Jules, for those listening in now that don't know who you are, can you give us a
bit of a rundown on and what you do differently and more importantly why you do what you do
yeah look I think I don't know if it's differently I'm I'm just me and I love to make people feel
great I love to make people feel happy and special and I think I mean I don't know if that's a rare
gift or not but it's just something that comes naturally to me and everything I've done in my
life it just I don't think it's work or I've got to be that way I just do it and I think that is
as people always say to me that is a real gift Jules because not everyone can do that
and I think the fact that I'm what you see is what you get I'm very down to earth I'm Irish so
there's a bit of self-deprecation in there and you know it's it's just I do it because I absolutely
love it and when I make people feel happy or special I just get you know it might sound like
a cliche but I just get so much more back and yeah it makes me feel really happy so there's no
special formula I think it's just that's who I am so there you go. Well I think you've learned one
of life's really important lessons and and that is that the true fulfillment comes from giving
freely to others without expecting anything in return and a lot of people take a long time to
learn that lesson that sounds like you've been born with it so I think you're blessed in that
regard but I'd love for you to take us through a bit of a reader's digest of your journey so far
focusing on where you've invested your time and energy and money over the years and why and
and talk to us about the highs and the lows and how this has actually led to where you are and
what you're doing today yeah well I when I was a young girl I was a very shy girl and I was always
afraid and you know I've had a lot of trauma in my life and I've been somebody who's been thrust
into experiences I'm that classic the reluctant you can call anything the reluctant author the
reluctant host the reluctant owner builder just everything I've done it's it's it's
been something as I said I've sort of had to be pushed into so I've done many things in my life
I've worked in every profession you can imagine sales and marketing I even schlepped at one point
which left my friend's whiskey, selling that on the streets.
That was an experience.
And I've even been a chauffeur.
So I have done it all.
And have I got some secrets there, as you can imagine, Bushy?
I can imagine.
But, yeah, I've lost my train of thought now.
I've lost what you asked me.
What do you know?
Yeah, just looking for you to take us through your journey,
but probably focusing on the highs and lows and how this has actually led you to what you're now
doing. Yeah, well, when I was in my early 20s, I had lost my mother. A short time later, my sister,
both to cancer. I'd lost a grandmother not long after that, and a cousin had died in a car crash.
and you know i was all of 24 and i remember i sort of was catapulted out of not a safe world
because i've always been somebody that's sort of you know being i've had a lot of trauma and so
forth around me so i've always sort of known that there's there's a sort of dark side of life i
suppose but um they they were pretty low and they sort of led me down that really led me down a bit
of a dark path with alcohol and so forth and I think when you're young and you've gone through
a lot you you kind of you know if you have addictions and so forth it's kind of a natural
progression I suppose well certainly for me it was because I'd lost my anchor I was sort of
on my own I didn't have a lot of family support and I think when you've when you're you don't
have that anchor so you're sort of adrift at sea so that sort of um those lows and I knew I didn't
have anybody to help myself except myself so I sort of became a survivor quite young and yeah
basically each and every experience I've had has really added that chink to my armor and really
made me who I am and some people have those experiences and they sort of stay the same
or you know and you can no no problem but for me I always knew on a sort of unconscious level
that I when I was down in a dark place I knew I was going to fight for my survival
and i've done that and even what i've done since um in the last years of my life as difficult as
they've been each time i've gone through something it's made me stronger and that's really helped me
get through things and become who i am really so yeah i love that a lot to dive into a couple of
things there and you sort of mentioned uh the addiction thing because i i often wonder whether
you know i think to some degree i've got an addictive uh personality because if i'm going
to do something i go full bore into it and i think there's a fine line between whether you
you turn that addiction to things like alcohol or drugs or other things or that addictive behavior
is focused in on becoming a airbnb super host for example i think there's a there's something in us
that ad means that it doesn't matter what we do we're going to do it to the nth degree do you
think that that's sort of true in your own experience Jules? Oh absolutely everything I do
I give I go full throttle so there's no and I know that if I don't then I'm not that interested in it
so it's just who I am whether it was the alcohol I was you know one was never you know what's the
old saying one's not enough not one's not enough or something like or a thousand's too many or
something like that um and I live by that but everything I've done in my life is yeah I just
go full throttle and um and in some ways I mean if you're going to be the best of the best
you have to give that and that sets you apart from the crowd but then you also have to
find that balance which I think with anything you do whether you're you know a CEO of a company or
what you do Bushy what I do it doesn't matter what you do you can't um you know you have to
have balance you have to try and incorporate that somewhere in your life yeah I think it's an
elusive challenge because I'm not sure that that while everyone talks about this so-called work
life balance I don't actually think it exists to be honest but uh or maybe I just haven't found
the answer yet but I what I'd love to do now Jules if we can is sort of dive into you know
going back to what prompted you or in using your own words thrust you into the reluctant
property journey because normally a reason why we dive into property and then take us through
you know where that started why that started and how that then ended up into the Airbnb space and
what else have you done in property and why? Okay well I like most things in my life backs
against the wall and and so forth so on this occasion my husband Adam who was an incredibly
fit incredibly driven man walked out I was sitting outside one day and he walked out the back
and he said I've got some news and that news was he'd seen Bruce our doctor and he had bowel cancer
and they were very concerned that it had gone to the liver and once it goes to the liver
it's not good so it was a race against time to be quite quite frank and basically that's exactly
what happened he had bowel cancer to go into the liver he had to be operated on um the first
operation was the bowel and the second was the liver and they cut out 75 of the liver
and this was really scary because if Adam had have died which I'm really happy to say he
survived and it's been seven years now and he's doing incredibly well um
but I knew that I mean I was the supportive wife I was at um home raising our kids he was the high
flyer and I was really happy about that because you know he'd started his life out as a in in
in his working career he'd had a few other professions before becoming a lawyer but anyway
he you know you as a lot of uh people know lawyers work long hours yeah and it takes many years to
get there so I was very happy to support him I mean I had you know little jobs here and there but
my main goal was to look after our family because I wanted our family I'm one of six children in a
big Irish family and the family was really important to me growing up so yeah Jules I can't
imagine I'm just trying to put myself in your shoes at the time because what where I'm guessing
this this goes is that all of a sudden from being the the supporter in the family you're
effectively being thrust into you're responsible for financially supporting the family. Adam's out
of action. So you've got the grief and the fear associated with the big C word that he's trying
to work with and supporting through that. But all of a sudden, you've got to put the food on the
table. What did that feel like? And what were you thinking at the time? And where did that lead you
look it's interesting because as most people know if they've been through cancer you are
automatically transported into this altered reality where you just it's you're just in
this old reality and you you sort of kick into gear that you haven't really got time to think
about anything other than I've got kids I've got to just kick into gear and what what are we going
to do and I'd also I also had the my mother and sister died of cancer quite close together and
like mum you know she she'd had cancer many many years ago and then when the she got cancer again
she was dead within a very short few months and then my sister when my mother uh was still alive
we found out she had cancer so then we had we sort of had to go from my mother having cancer
and her passing and then to my sister having cancer and her passing and you know I remember when
Adam told me he had cancer I never thought you know he was this strapping fit you know in every
morning up at five doing 100 push-ups sit-ups so forth never in a million years I thought I'd be
in that position again but it was different because you know this guy who's so fit I just
never thought that would happen and yeah oh my god I've got to you know I've got to support the
family so funny story that what's not a funny story but Adam at the time when he was going
through his chemotherapy treatment and I was scratching my head thinking oh my god what am
I going to do you know what I haven't worked and had a real job so to speak in many years and
uh yes and he Adam actually said to me look I know a work colleague who has bought an apartment
in the city of Melbourne and she's renting it out on Airbnb and she's making a killing
and he said look this is something I think you'd be great at and it's something you should think
about and I was like oh no no no no no no no not not doing that but then when I sat down and
thought about his reasons why he thought I'd be good at it and funnily enough I've actually just
come across a book called Rich Woman by King Kiyosaki at the time and I was reading that book
and it was kind of like the stars are aligned pardon the pun here but I sort of realized look
this is something that I really should consider so yeah so that was sort of the beginning but
then of course it was like oh Airbnb really what is Airbnb I don't even I don't have a property I
certainly wasn't going to rent out a room in my house I had young children so I had to then start
the journey of understanding property like what what am I going to buy what am I going to yeah
is it going to be a one-bedroom apartment is it going to be a three-bedroom house what can I afford
all of these little things so yeah i sort of hit the road running with
going to every property seminar i could i could find so and i actually found i actually
when i started doing this going to these seminars i i started to fall in love like i was like wow
this is really interesting and you know what began initially as a necessity thinking oh okay
I've got to go to these seminars, I've got to do this
to find out what I'm going to buy property-wise.
I started to become really interested in understanding
and what I was learning was fascinating.
So, yeah, it took about nine months of research
and educating myself and looking, narrowing it down
to what I could afford, what did I want.
And then after that, the next part of the journey
was hitting the road looking for that property.
That would have been a challenge in itself.
And I'm going to dive into that a little bit when we sort
of drill into the book and how you've broken it down shortly
because clearly you've struck gold in your approach.
And as I sort of said in the intro, there's a lot
of moving parts when it comes to being successful
in property generally but in airbnb in particular given it's a very fickle exercise that that i've
from reading your book and understanding uh again that expectation level uh kicks in because a lot
of people have extremely high expectations uh to to get a lot without paying too much these days
in our current age uh but the uh and we'll circle back to the airbnb piece later but you're also
So I gather you got into property development and property investment.
What does that look like and why are you doing that, Jules?
Okay, well, initially I was just buying this one-bedroom apartment
that I've narrowed down to when I worked out what I wanted to buy
for Airbnb and bought the apartment.
But as time went along with the Airbnb property
and when I'd done the courses and you know I did short courses I did weak courses I did everything
I there was something that sort of stirred within my soul that thought oh I quite like property
so once I had my apartment and had that on Airbnb I started to want to I got curious I suppose and
I'm a very curious person and I thought okay what's the next step I think I'll and originally
I thought I'll buy some more properties to put on Airbnb and so forth and I went everywhere I even
went interstate I was went all over the place looking at properties so it was just to me a
natural progression and of course because I'd been scared out of my mind thinking my husband
was going to die and even when he had gone through his chemo and we'd sort of got through that there
was a time when we thought it had come back and it didn't but if it did we knew he was pretty much
cactus and i didn't want to be in a position because my children drove me to want to create a
solid foundation and security base and plus and plus because i had supported adam for all those
years and he worked so hard and I'd worked so hard too it's not just a one-way street yeah um I I was
not going to I was determined not to lose what I had created and started to build and yeah so I
just the natural progression was to keep going with the property investing buying property and
understanding the formula of how to do this and yeah and I kind of started going from there and
then I know you mentioned um earlier maybe I mentioned but recently just doing my first
owner build and you know just it's sort of just I think a natural progression well maybe I just
I don't know I had a taste of it and I wanted more and mainly the security my children are
grown up now but you know it's um you sort of get a taste and you you sort of just run with
that I suppose yeah is there any sort of underlying investment strategy that that you've
adopted or it is it started as one thing and then evolved into another can you talk to us a bit about
that yeah look it's funny when I started looking at property you know it's like anything you've
sort of got a bit of a blank canvas this is after I had the apartment and so forth yeah I start you
know you sort of start down well for me it's probably different for everyone but I sort of
had this idea that I was going to buy another apartment or maybe I'll buy a house this time
and it was it was fascinating just going out on the road because you kind of think oh you've bought
one place I know how to do that now property I can you know it's going to just be the same thing
I'll go out and I'm going to find another place straight away and it just doesn't work that way
and it sort of just evolves like yeah I think from memory I was looking at another apartment
and then it sort of evolved into um oh you know I'd walk down the street and there was you know
an old house that was derelict and was up for sale and I'm like oh maybe maybe I could buy that
and and do that up so it's kind of it was yeah a sort of gradual process I suppose but it did
evolve and that's that's also your education as well besides going to lots of property seminars
i still go to property seminars i'm all about education um but i it's hitting the ground
going out there and that's how you learn by by doing the research and going out there and um
um being in it totally totally so is your is it about capital growth is it about cash flow
what are the drivers for you in in relation to what what what are what's the property uh
what problem is it solving for you and what is it achieving for you jules well interestingly when we
looked at an apartment the apartment the airbnb apartment i first thought about capital growth
that was really important to me and I looked in an area called South Yarra as you do when you first
want to kick off South Yarra you know a very beautiful but very expensive area so my as you
talked about expectations my expectations were quite high yeah but realized I just could not
afford that to buy an apartment in South Yarra. So I started weighing up I mean obviously the
ideal is to have both cash flow and capital growth but my attention turned to what can I afford
and what is an area that is going to be really have a lot of traffic for Airbnb and so I turned
to the city of Melbourne and the city of Melbourne or Melbourne CBD
it's more about cash flow in the city rather than capital growth and really at the time I
specifically and it depends what you're buying for specifically I was buying an apartment for Airbnb
wasn't for any other reason it wasn't for I didn't I wasn't putting a long-term tenant in there it
It was Airbnb, and I just went cash flow, cash flow, cash flow.
What better place than the city of Melbourne with all the retail,
the shops, all the travellers that come through, you know, sports,
restaurants, cafe, bars?
Yeah, say no more, really.
Yeah, makes perfect sense.
Makes absolutely perfect sense.
Something that I'd like you to talk about, which when I ask you off,
offline what's something unique or interesting about you that you've never shared publicly before
you you mentioned you're an international medieval astrologer and there's a lot of intuition uh that
that goes with that and as we talked about off there you know intuition is something that's often
forgotten about or ignored uh because the rational rational head wants to get in the way all the time
how how has becoming an international medieval medieval astrologer helped you in relation to
to the decisions you've been making along the way in property
and in life generally?
Oh, well, yes, yes, I am.
Some people know that about me.
Some people don't know that about me.
And I think they get quite surprised because I'm such
an interesting character.
I have many sort of different feathers to my bow.
But, yes, I am an international astrologer and I also have
that intuition very sharp intuition and I also have a sister who you don't normally have two in
the family she's based in California been there for a very long time and she's one of America's
top psychics she'll probably kill me for saying that because she's very humble but yeah that's
something that people really don't know about us so we're a double act but yes I mean intuition
plays it has in my life played it's it's everything to me and with the property it's
been really interesting because I just have this sort of intuition that that I sort of can walk
into a property or be in an area and sort of I I kind of get a feeling for it but then by saying
that that's only a smidge and if you said that to my very practical husband he'd just laugh he
he laughs his head off because he's so he's the furthest thing from anything psychic or intuitive
but you know we make a good team in that regard but you know I pull my intuition into everything
I do because it never leaves me astray and the great thing is then I have my I'm very practical
as well and as I keep banging on I educate myself do my research so you know it's actually
complement each other I think and it hasn't as I said it hasn't led me astray and in all the
properties I've bought even when I bought my first home all those years ago now for myself I
I did really well with so and I think what was funny before I got into the investing side of
things I was always interested in property and even when I'd go with a friend and look at a
property I sort of got a I know it sounds crazy but I get a vibe for it yeah and yeah so I hope
that doesn't sound too make me sound too wacky it doesn't at all and and I really relate to that
because my good wife Sonia is I mean she's an empath there's no doubt about it she she has this
ability to feel and know things way in advance of them happening quite often and it's like okay
where did that come from and and you know i used to doubt it and now i just when when she says
something i go right okay well if you're reading it then it's got to be got to be true and there's
this uh because we're so rational and logical and scientific in our approach to everything these
days we tend to closet that and ignore it at our own peril at times but for people like yourself
and my good wife sonia who actually listen to it and and go with the flow of it i i you know i don't
think it's woo-woo at all i think there's uh it's just a you know that someone said to me a while
back that the uh the gut has has more heart feeling and uh intelligence than the brain
and uh i think there's a lot to that and it's just that not many of us actually use it to our
advantage so uh i'm in awe of yourself and and my good wife for the ability to read those things
that we near males in particular aren't very good at at all.
But, Jules, I sort of want to shift now into, you know,
what's your definition of sustainable success
and how are you achieving it and what are you doing
to make that happen?
Well, look, I think, well, what's important to me is I continue
to educate myself always with everything I do.
I'm all about educating every day I read I'm a big stoic lover so I read the stoics a lot but
I continue to educate myself research um whatever I'm doing I'm I stay relevant
in what I'm doing um I keep myself I try to not perfect but I work on myself each and every day
I mean I have I'm a big Wim Hof lover and I have a this is something people probably don't know
about me um i have even some of my friends every day i have a two minute cold shower
every single day and that's getting in the shower and it's cold for two minutes
so that keeps me um in check and it's actually i love it because you know whatever's going on
in my life or however i feel soon as i get in that shower bushy i can't think about anything
else for being in that bloody moment let me tell you i've tried it i'm a wim hop fan myself but i
i'm it's a work in progress jules now there are days when i i happily douse myself in ice cold
water those other days i'm very tired and i just stick my skull in thinking well at least my brain
is stimulated and that that's going to help but it does the old brain if you when you're feeling
a bit fuzzy you get into a cold shower and you're it brings you right back to earth but that's
something like that keeps me keeps me sort of motivated so you know I just keep trying to do
good work and working at it every day and and bringing all those things I've talked about
and as I said I'm not perfect some days are good some days are bad but you know it's just
keeping going and and doing the best you can and keep doing the hard work because it's always there
you can't escape it yeah totally agree and i'd love your thoughts on if you and being a stoic
because i'm a big stoic fan as well and the the obstacle is always the way yet if we look back
then in that context what's been your best and worst investment in your life so far and i'm not
talking about necessarily a physical investment but if we look at both the best and the worst
what would it be do you think Jules? Well look I think I certainly from my property perspective
they've all been great decisions I really I'm proud of myself for those I haven't had any
duds yet but there will be a first because there usually is and I am launching into commercial
property at some point so who knows um but investing in myself investing in me that has
been probably the greatest thing I've ever done never giving up on myself and I've had some pretty
pretty low times and you know I continue to just soldier on and invest in my own personal
education keeping myself in the best possible state i can be um and yeah that's really probably
it really i think yeah no that's that's well said i'd well this gives me excuse now to to
jump into something that's close to your heart and mine and that that is your awesome book the
secrets of a super host uh can you sort of start off uh on that subject of talking a bit talk to
about you know why did you write it in the first place what are the key messages and and who's best
suited to have a read of it okay why did i write this book well it did take a while to get it
moving but over the years i've had a lot of people ask me jules jules what's your secret what's your
magic what's your magic you know and i'd be like what magic i just do what i do but along the way
I'd you know you mentioned to someone oh I'm an Airbnb host well I can tell you more people tell
me about their horror stories than their positive stories like I don't have any of those things
happen to me and I was intrigued by people they just it was like I as soon as I'd say yeah I'm
an Airbnb host it would be like the floodgates were you know opened and then all these horror
stories would come out and even from my own stays that I've had I had I've had some shockers like
everyone else and funnily enough we were traveling as a family and um we're staying in this
accommodation and it was lovely the actual aesthetics and everything were lovely but there
were a couple of things that were a bit annoying and I'd had to contact the the manager or the
owner of the host and it was the attitude of the host and the there was no urgency or no
real care factor on well you know we've got to look you know fix this and we've got to look
after my guest and I remember having a little whinge to Adam and he just said Jules you need
to write a book and share your gifts with the community because you really are you know and
this is crazy but I've had people call me Airbnb royalty Jules you're Airbnb royalty I mean that's
so flattering but I used to go what are they mad so it was sort of those experiences I suppose that
sort of planted the seed and and yeah I sort of was driven more to share what I knew and I and I
didn't really want to write a you know how-to book and I sort of even in my research had sort
of looked at some Airbnb books and I just wasn't stimulated and it was all about you've got to do
this and you've got to do that and like anything it starts off as a blank canvas and sort of morphs
into what it morphs into but I sort of wanted to share my stories and and it funnily enough I was
I was at a yoga retreat I mean you know people who know me tools at a yoga retreat in Bali
um of all things but anyway and I I was remember sitting at the um I was I'd sort of gone there a
day or two earlier and I was sitting at the breakfast bar and this guy started talking to me
oh hi how are you oh that didn't kind of right he was sitting across from me and we were at breakfast
and he was waiting for his wife and so forth and he just sort of happened to ask me what I
what I do and I was sitting there you know attempting to start this process of writing
this book and I just said oh I'm an Airbnb host and I'm writing a book about my experiences as a
host and he said oh my god this is amazing I'm you know my wife and I have just come away this
is the first time we've got our home on Airbnb and and you know this is our first time of actually
hosting and can you share some of your secrets or some of your some of your tips and so I just
started chatting to him because I'm I'm one of those very generous people I don't sort of sit
there and oh they're gonna steal this from me I just go yep yep yep so well at the end of our
conversation he was so grateful and he was like oh Jules you have to write this book you're so
helpful you know and what he liked about it as well was the fact that I was sharing my experiences
rather than just telling him this is what you have to do and and my as my experiences I was there and
they happened and you know people would always talk about the experience rather than sure the
apartment's lovely and I was incredibly you know I made sure everybody was so cared for and catered
for but it was what was incredible was people were most impressed with my service jewels jewels and
in my lots of my reviews it was all about jewels jewels jewels jewels and I'd be sitting there
going who what what are they talking about you know because I'm just like you just I just do
what I do so I think that's why that was my there I think too when I met that guy in Bali
that was my reason for writing the book because you with a book I believe you have to have a
reason for writing it and he was really from just that exchange I realized that in there yeah Jules
yeah come on get this book out there if you because you know it's funny because you you're
in your own head and you think oh who's going to really you know but when you've actually got
someone physically saying yes yes and yes and you go aha if he's so excited about this
then other people might get something out of it too yeah love it love that well i'd love to
before we get into some of your secrets and your tips i'd love for you to share what
what you see as some of the biggest mistakes that people make around their airbnb properties jules
well i think people think it's going to take five minutes to get up and running and you know
we'll just sort of they they kind of don't invest as much as they should and they kind of take it as
i mean you've got to think about it an airbnb it's a service oriented business guess i guess
that word guest you've got people who are guests who are coming to stay at your Airbnb
and an Airbnb or whether it's short-term stay whatever it might be you know they're coming to
have a holiday where they want to have serenity and they want to be cared for and this is one
thing I really stress everybody wants to be cared for that's what we want don't we we want people
to care about us that's the main thing we want to feel important and I don't think people give that
as much as they should they sort of think oh I'm going to do this Airbnb and I'm going to put it
up and they they don't kind of think outside the square they don't go above because excellence
is unforgettable I remember hearing that I think it was Oprah said that excellence is unforgettable
and it's true and it doesn't matter if you're a barista a waiter an uber driver an airbnb host
that service you provide like if I'm going if I've got my cafe you know I live in an area that's
there's cafes upon cafes upon cafes but I go to my particular one particular cafe
because the service is outstanding my barista is amazing it's his service and it's the same
with a waiter i mean if you sit back and think about if you haven't it's the experience isn't it
that's very you know that that's sort of what i see so it doesn't matter who you are what you do
it's that providing that service so yeah i think that a lot of people uh also look at oh i can make
a bit of money on this and i can it just doesn't work that way there's so much more to do totally
agree now you touched on excellence and i i think it's a a great term but how how do you define and
how do you deliver excellence in airbnb from your own experience jules okay well i i like to give
what i also what what i expect and i know not everyone thinks like this but i often will put
myself in the other person's shoes and say what would i like you know what what do i expect what
would I like and as I touched on before with Airbnb you're providing a service and it's a
you know home away from home so to speak so you know you want to cater every little thing you
want to you want your guests to come in to want for nothing to do nothing to walk in and just
feel the serenity and feel the oh wow you know I'm really being looked after here
and just going above and beyond any any service that's excellent you go above and beyond
so yeah that's that's what i believe anyway yeah what does above and beyond mean in an
airbnb can you give us some examples of what what that looks like jules okay well it's funny i call
it um now these are probably um the most important with airbnb from my perspective and i'm talking
from experience and i call them the three pillars of comfort so i think if you do this you're pretty
much home and host and you'll get that great review each and every time and the one thing i
want to stress reviews are your currency with airbnb so that's why for me that's why i prepared
so much before i started my airbnb before i've enlisted it because i knew reviews are your
currency and i knew if you get one or two bad reviews you're dead in the water before you even
begin so um my three um pillars of comfort are you want to invest in a bed a decent bed and people
which a bed and pillows now people go what and I recently had someone say what do you mean you know
you just buy a bed I said no no no no no I said people the one thing they're going to do at your
airbnb is sleep in they're going to sleep in a bed and you look you don't have to spend a fortune
and everything's tax deductible which is great yes but you want to invest in a bed that's
comfortable like i had so many people love my bed in airbnb that they wanted to go and buy
the same bed comfort comfort comfort comfort people have to think comfort comfort comfort
So pillows as well because how many times have you gone somewhere
on a holiday and the pillows are terrible?
And I'm talking I've stayed in beautiful accommodation
but the mattress or the bed and the pillows have been forgotten about.
I know people who take their pillows on holidays.
They have a suitcase just for their pillow.
So it's so important to just invest in a few decent pillows
because mark my words if people get a lovely comfortable peaceful sleep and they just relax
back and they've got their head back on the pillow you are gonna get five star reviews so
that's absolutely I say this to everybody forget take anything away from what I say
it's definitely the bed the mattress the pillows the you want to have good um like a shower so
you you and actually i do say to people what's great as well if you can try your you know try
before you buy so to speak or try so you've got your i'll just talk about it like my apartment
for example i made sure i had a shower and went through all the kind of um you know using the
oven and all sorts of things to make sure i knew how to use them but for example as i said the
shower it's so important to have a shower that's got a good flow and even a decent um showerhead
because people having a shower with a crappy shower flow are not going to be happy bad review
any little annoyance is going to be a bad review yeah and also you need to have good heating and
cooling do you know how many people used to tell me about their horror stories they were too cold
or there would no there was no air conditioning so they left their airbnb early so i say to people
make sure you've got decent heating even myself i used to go to we used to go as a family to this
wonderful airbnb down the coast and it was in summer it was fantastic and had a lovely time
and i remember thinking i'm going to come back here in winter just for a little getaway for
myself i went back to the same airbnb the heating was horrendous pretty much they had a split system
but they had floor-to-ceiling windows it was so cold and it was in the middle of winter it was so
cold i had to leave early because i wasn't comfortable so the comfort is really important
i mean you can have all the other lovely little little things like wine and champagne and all that
sort of thing but just little things of comfort and even things like somebody told me a great
story the other week that they stayed at an airbnb and it was a country property and they provided
um gumboots wow isn't that gorgeous they'd actually provided gumboots and and a trench
coat and because it's it's quite um it was in the middle of winter on a country property mud
etc and i thought those things are just fabulous it may even be just one or two things but it just
shows the guest that you care about them yeah totally agree and everything's done they don't
need to think about it or do something or run somewhere else or exactly harass you exactly
tell me about the if you just sort of try and sum up the the must do's and the must don'ts what
what would they be do you think yeah for someone who's starting out on their airbnb journey
okay well i would definitely educate myself with airbnb you can buy a book i know somebody who's
written a fantastic little book yes but i'm talking to it yes do a course i remember when i
um because you've got the airbnb i mean now i'm sure the airbnb site's fantastic but when i started
and I know I kept going I sound like a broken record go back to reviews but I knew I had to
be prepared to just start really well when I first listed my Airbnb because reviews everything so
I just remember typing in Airbnb for Airbnb course for dummies because I was a dummy I had
no idea and I had no no shame in saying that you know um and I often when I look in the mirror if
I get a little bit too caught up I say you know nothing that brings me straight back down to earth
so i mean that's what you want to do you want to do a course you want to buy a book get yourself
armed with as much information and be as prepared as possible you want to have great communication
you really need to communication you know there's a saying destiny is all well communication is all
because you need to be able to respond very quickly to requests
and anything your guest is wanting to ask you about.
You want to be honest in your communication.
You want to be very honest about what's going on at your Airbnb.
I know people that think, oh, I won't put that, you know,
there's construction going on down, you know, across the road.
Don't worry, I won't put that on.
Or people know because when they get to your Airbnb, you can't hide,
you can't lie, and there's nothing worse than a really angry guest
because you haven't been honest with them.
So communication is absolutely imperative.
And I go back to what I said before.
All people want to know about is, you know, do they care about me?
So by getting back to, I mean, I must say, Bushy,
you are right up there you get a gold stamp and you're a triple a because you are so amazing with
your communication thank you you get you get you know i've communicated you're back to me like that
bang bang bang and i'm like wow this guy is amazing i'm crazy about you because
you're getting back to me you're not leaving leaving your communication for three days
because you know if people actually think about it if somebody leaves it for two or three days
you start to wonder do they care what's going on here so i know it's not rocket science but it is
if you know what i mean and um it's those little things that people don't think are important but
are important and i don't know about you jules but uh because i'm you know i'm not really
up to speed with the airbnb world to anywhere near to the degree you do but it's the old story of
under promise and then over deliver not over promise and then under deliver i would have
thought the element of surprise that comes out of that is it's the it's the unexpected surprise
that creates the the uh the wow factor that then people want to tell others about am i right
oh 100 100 and you know what's really interesting you know look we've all had um a guest who's not
happy that you're human you can do everything humanly possible and I'm one of those OCD nuts
that tries to be perfect and I'm not and you're not going to please everyone but the one thing I
found that's really been helpful is that when you've if you've got a guest who is a little bit
grumpy and they're annoyed that you know construction started at seven in the morning
or whatever the case may be and you've done everything you possibly could to help them
you then just ask them what can i do to make it better how can i help you because
again they just want you to know they just want to know that you have tried and you care and that
will disarm the even the most angriest of person and that's something i learned i've learned over
the years as an airbnb host even the most grumpiest person and people get grumpy about
all different things things that are so minute yeah and you think why are they getting angry
about that and also pick your battles because if you're a really defensive person then don't get
into Airbnb because you're gonna get stuff thrown at you left right and center you have to stay to
yourself I mean I had this oh god this is a funny story I had this couple this American couple
um so I used to go into my apartment when you know there was changeovers and so forth so this
one particular morning I've arrived at the apartment it's like nine o'clock in the morning
no one was had stayed the night before and this couple was coming to stay at my apartment and
I hadn't had the you know message to say can I check in early or anything like that so
to my surprise but not really i've rocked up and of course i opened up the door and i i was
stocking up all the supplies and so forth and there's this you know couple sitting on the couch
oh hi honey you know i can't do an american accent but and i'm just like okay okay and i said oh oh
who are you you know have i missed the memo here and you know she's like yes we arrived from you
know you know 15 hour long haul flight or whatever it was and I've sent your cleaner away now you've
got to remember like cleaners especially for Airbnb my gorgeous cleaner Sharon was cleaning
a lot of places so to say to her go away and come back you know four o'clock in the afternoon
doesn't always work that way and I was like okay and then they were going on we just had to check
in and I said well lucky no one was uh here the night before but I check out till 10 a.m that
would have been a bit embarrassing and you know and I just sort of stood there and because sometimes
you do want to scream because you know that's what I'm screaming on the inside yeah and you know it's
not all about the guests sometimes you know this is that's why I tell stories in in the book about
the experience as a host so people can see what it's like as a host um but you know and she's
she said something about can you go and get this and can you go and get that can you go and buy me
some laundry powder and can you go and it was just one of those things that i just stood there
and i just laughed you know and i just said sure no problem and they left me an amazing review
but if i'd sort of been somebody who would get you know what are they doing here how dare they
you know that would have been a faulty approach yes they would have given me the worst bloody
review so you know patience and you know you've got to have a sense of humor yes as well
I totally agree. I'd love for you to talk around, you know, how important is it to become a super host? What's involved in becoming a super host? And how critical is it to your success with your Airbnb jokes?
yeah well i basically became a super host straight out of the blocks and i know you mentioned in your
amazing opening that i was invited to be part of the inaugural so the first airbnb plus group which
is quite an honor because you know you start off as a host and then oh god i always get this i
always get this part wrong so bear with me so four times a year four times a year three times a year
i'm not good with maths you get assessed because you have to be assessed every three months four
times a year i think that's right to be a super host and you have to fill in you know fit all the
criteria like cleanliness um response to guests all these sorts of good little fun things which
you know is absolutely what you have to do so if you tick all those boxes and that those answers
are all reliant on your reviews so the people that leave you a review that's going to be
calculated into if you are going to be a super host or not so I came out of the blocks and I'm
really proud to say my first review was absolutely outstanding so it was so amazing I was like wow
and it just kept going from there so um after the three month period I qualified I became a super
host now you have to qualify again in three months four months whichever it is yeah um so you can't
just say oh I'm a super host now and that's nice and just drop your game so you the great thing is
too as a super host that's a badge on your listing and people like me I when I type in where I want
to stay at an Airbnb I'll always tick the super host badge because I know if I'm ticking a super
host badge I eliminate everybody else and I'm going to get the best of the best yeah we do the
same I must admit you're automatically attracted because you know you're going to get treated well
and you know the host is likely to care as you said earlier that's right and then of course as
i said i mean i was so honored to be um invited to be part of the inaugural airbnb plus group and
that again is next level so you are the best of the best in your field as a super host so um yes
so that's what you have to keep your game up and um that is absolute paramount to getting
more reviews you can price accordingly because when I first started I wasn't stupid or maybe
I just thought I'm going to price my Airbnb lower because I think I'm not tried and tested
so I started out and I think I had it originally at like $90 a night or something and I was I was
like getting hits every minute and then but I knew once I got some good reviews I could up that
which I did it was not that long later because it was a great in a great part of town and it had
everything known to man I was catering I had everything in there and the great thing is I
just want to add this in like I used to provide everything because I used to think oh well people
might forget their toothbrushes they might forget their shavers and because it was also
in Melbourne CBD I had a lot of business people stay but the beauty is most people like I had
every coffee known to man plunge a coffee machine coffee nobody uses anything it's just the illusion
it's all tax deductible as well i'll have to throw that in but it's just an illusion most people
don't use any of it yeah it's that sense of i'm spoiling myself and i know it's there i don't
want to use it but i know it's there and and you don't expect that either you come into the place
and oh wow look at this this is this is a home away from home in fact it's better than a home
away from home because I'm spoiling myself more than I would if I wasn't home and that's
that's the message I'm hearing there. Something I just to really put a point on this Jules because
this is something that I think a lot of people don't appreciate is how much time and effort
does it actually take to run a successful and profitable Airbnb Jules? Okay well let's put this
and perspective um I was one of those crazy people that um sometimes I'd be up at four in
the morning going into into the city and four o'clock in the morning walking the streets of
the city can be a little bit scary but I knew for example those days that I couldn't get into
the apartment or I just wanted to make sure it was absolutely magnificent for the next guest
when they arrived i put my heart and soul into my airbnb i went above and beyond each and every time
even when i'd go away i'd have somebody help me look after the airbnb but i would and they really
didn't have to do much because i would already have worded my guests up explaining everything
you know i'm away because you know they haven't got me there but i have got you all catered for
and looked after don't worry um but you know getting that extra 40 percent everything you
don't i suppose um to do anything you have to get that extra so if you but but if you want to be the
best of the best or right up there with the best that's what you got to do it's not easy it's um
i know somebody i was talking to recently and they said to me oh my god because they're putting
their home or they've bought a property and they're doing Airbnb and they're getting it ready
for listing and so forth and they said I'm over it already oh my god and I said you haven't got
started and they said I take my hat off for what you did and I said well that's what you do what
whatever you're doing in life you have to give it your all so if you want excellence you have to
provide it so yeah it did was a lot of time and effort but that's just what I did because
yeah is it a is it a full-time job uh it was yeah pretty much um but I'm one of those
mad women that have a few things on the go so the more you give me the more I get done
if you want to get something done give it to a busy person that's right
that's right well look we've only just scratched the surface on this and
for those listening, you know, it's like anything. If you do something well, you'll do well.
And Airbnb is an opportunity. Yes, there's a lot more competition these days. There's a lot to it.
It's not just a matter of getting a property, throwing some furniture in it, and then whacking
it up on the website. There's way more to it. And Jules' book really goes into that in the
nth degree in a very entertaining way, in a way where you've shared your own experiences. So
anyone who's interested in it please grab yourself a copy of the book and we'll talk about where to
get that shortly but I want to sort of bridge now into what I call the the fast four ambush round
Jules where I give you a blindfold and cigarette and ask you four quick questions that the listeners
always want to glean your words of wisdom on so to kick that off what's your favorite quote and why
okay well my favorite quote is fortune favors the brave why is it my favorite quote well it's
obvious isn't it but no I just I believe that you know it's funny when I was younger I used to think
oh to be brave and have courage you've got to be like a Hercules you know physical strength
but that's not true and I've proven that in myself in my own journey um but anything worth fighting
for you've got to you've got to be brave you've got to be courageous and you've got to go for it
and nine times out of ten you do get whether it's physical fortune or fortune in yourself
because you run towards the storm you have because we all have fear I mean everybody has it
I still have it and you know that will be there till the day I die so people think when you can
just push through something and you conquer it that it's all over it it doesn't work that way
But once you do it, you get through it and you reap the rewards and everything.
I mean, I took my, after Adam recovered from cancer, we went on a family holiday to Everest Base Camp.
My children were 13 and 16.
Now, that's pretty brave.
And I got abused by people for taking my poor children to, you know, a third world country.
It was the best education for them.
They didn't quite understand what we were getting into,
but the resilience they learned.
And even myself, I actually found my real strength
because I climbed that mountain and I was considered the weak link
for obvious reasons, and I basically kicked butt
and I inspired people in that group.
And that was a classic moment of fortune.
Dave was the brave.
Love it.
Love it.
And that's a classic.
let's turn back to the literary field and and apart from your awesome award-winning book what
what other top book would you recommend uh we have a read of and why jules okay well the one book i
that changed my life and it's very dear to me and i do still carry it everywhere with me it's called
rich woman by kim kiyosaki and what's wonderful about this book is that it's written by a woman
for women and helping them take charge of their money and take charge of their life and for me
I was disempowered I was before Adam got sick I mean I wasn't disempowered but I had no idea
about anything I mean you know he could have died and I would have lost everything so I wasn't in
control of anything so that book was the beginning of my journey into financial freedom becoming
empowered and a kick-ass person and yeah so that for me book that that books um one of my golden
ones yeah love it i had a similar exercise and read robert kiyosaki's rich dad poor dad that's
what started my into property actually jewel so very similar messages there that sort of switching
back into the investment uh piece for a minute then what's what's both the worst and the best
piece of investment advice that you've ever received today well at the worst but i think
you have to do i mean i i've got a couple of shocker stories that i'm sort of a bit conscious
to sort of mention them but um i remember when um i was uh looking at doing an owner build and
again i didn't want to do and i didn't want to become an owner builder i didn't want to go down
that path who would who would i'm sure there's lots of your listeners if they have done an
auto build we'll go don't do it um but i had somebody who'd done some work for me with reno's
and so forth and um assured me that he was going to be all over it he was going to be my
right hand man and i remember that he was going to you know be there for me and do this and do that
And because I'd actually thought he, because he'd done some work for me in the past, but not an actual build, I just thought, oh, he knows what he's doing.
I had no idea and realised that went to pot pretty quickly and I was really in, I was in a bad way.
So I really learnt the hard way and thank God somebody came in and rescued me.
and that was fantastic but do your due diligence when it comes to um getting people to help you on
any project you need to have a great team but don't just take people's word for it just yeah
really investigate so if somebody say um you know might do for in my in my case they helped me do
some renos i thought they knew what they were doing with being in you know on an owner build
project wasn't the case but i just thought oh you know so that's probably i don't know what that
advice is but i'm giving that one now that's that that's certainly one that if we we turn into
habits now because it's the things we do regularly on a daily basis that that help us achieve that
sustainable success what's a personal happy habit or a rewarding ritual or a daily discipline that
that you employed that's contributed most to your success today do you think well i do two things
um adam and i every morning read our stoic book so that's our little ritual so reading is it's
it's love it keeps me sort of motivated and my of course i've already told you my two minute
cold shower so they're my two little secrets yeah i love that i i mean i i've got one of
wim hof's books behind me that my good son gave me to me yeah my birthday this year and uh you know
i love what he does and and you know not only does it stimulate the brain but uh apparently it also
really supercharges your um immunity response which is something i wasn't aware of so where
there certainly is a whole heap of benefits and i guess it all comes back to you know
putting getting comfortable with being uncomfortable because that's that's that
helps challenge it builds resilience there's a there's a whole bunch of benefits that come out
of that so well look Jules really have only scratched the surface we will get you back to
dive in a bit more into the the wonderful world of Airbnb but if I was to sort of get you to
summarize our awesome conversation today what are the key takeaways for aspiring Airbnb investors
that they need to take on board?
Okay, well, I think you definitely need to educate yourself.
You need to think about if you're looking at buying a property,
look at where you want to buy a property.
That's absolutely imperative.
Is it, you know, the location?
What's setting your, if you're going to buy a place,
what's going to set your Airbnb apart from other people?
is it the location is there lots of cafes restaurants is it you know a farm in the
middle of nowhere but in a beautiful part of the world that you know because a lot of people that's
my sort of holiday going off somewhere off grid and um that's very appealing so that's something
you really need to think about uh preparation research education get yourself armed match fit
before you list because remember reviews are your currency and yeah basically my three pillars
comfort comfort comfort that's absolute paramount when you're looking at your airbnb
and just excellence is unforgettable that is absolute truth and that those things I did
and I believe were integral to my success as an Airbnb host.
Yeah, I love it.
Well, it would certainly whet everyone's appetite
to the merits of Airbnb and what you need to be doing.
And let's face it, it's not for the faint-hearted,
but those that do recognise the opportunity
and can create that experience because life is all
about experience can really create raving fans from the guests that can really start to stimulate
the ongoing opportunity. So let's itch you a bit of a challenge because I know you've very
