Starting point is 00:00:00 Okay, so today we're diding into this group called the Fain Signature Group. Okay. And when you first look at them, they seem like, you know, just another development company, maybe focused on land, stuff like that. Yeah. But as we dug into the research you sent me, it seems like there's way more to it. Right. And what's really interesting, too, is they've been around for a long time. Like over 60 years they've been doing this.

And that really got me when I was looking into them, just this idea that they've, they've, been around for so long and you start to think about, what does that mean, right? For their values, for the impact they have on the community, like how do you navigate all the changes and still stay true to, you know, that mission? Yeah. You don't last that long unless you really understand like the area and the people you're working with. Yeah, there's got to be a reason. Like, what's the secret sauce? Exactly. So let's get into that. First of all, their mission statement, they say their mission is, to help build a sustainable,
Starting point is 00:01:00 community that balances economic growth and opportunity for a good life. Did that, did that stand out to you at all? I mean, it's not your typical, you know, corporate mission statement, you know, maximize profits, all that. Yeah, yeah. I feel like the part that really caught my eye was that good life bit. Like, what does that mean for them? Yeah. You know, is it just, I don't know, parks and recreation? Or is there something deeper? It makes you think, yeah. Yeah. And I think it connects back to that, that longevity we were talking about. It suggests a vision that goes beyond just the bottom line. Like, they're thinking about the long-term well-being of the community. Yeah.
Starting point is 00:01:36 And actually, one of the things I found really interesting, I think it was in, was it the article about how they handled the 2008 recession? Oh, right. Yeah. When a lot of developers were pulling back, they haven't really like doubled down. They invested even more in the community. Creating jobs, supporting local businesses. It seemed like that was a really defining moment for them. I think, yeah, I think you hit the nail on the head there.
Starting point is 00:01:58 It's easy to talk about values, you know, when times are good. But it's it's those moments of crisis that really reveal who you are, you know. Yeah. And they really stepped up. And, you know, speaking of values, I mean, they have a whole list of them. Yeah. It's a pretty long list. It is. Let's see. They have integrity, community, opportunity, perseverance, leadership, vision, purpose, and family. Okay. So eight. Yeah. A lot to unpack there. Out of all those, is there one that kind of like, I don't know, speaks to you the most?
Starting point is 00:02:26 I think for me it's perseverance, especially given, you know, what we were just talking about with the recession and all that. Oh, yeah. Like that ability to just keep going, keep pushing forward, even when things are tough. It's got to be essential for any group that's trying to build something that lasts, you know. Yeah, absolutely. It's almost like, you know, they're not afraid to take risks, but they're also in it for the long haul. Exactly. So, all right, moving on.
Starting point is 00:02:54 I want to talk about the actual things. things they do, like their projects. And it's a pretty diverse portfolio. They do residential, retail, office space, all the stuff you'd expect. But then they've also got like multimedia and entertainment offerings, which I thought was kind of, kind of unusual for, you know, a development group. Yeah, that's where things get really interesting. I mean, you start to see how they're not just thinking about buildings, but about experiences, right? Like, what makes a community vibrant, a place where people want to be? Right, right.
Starting point is 00:03:27 And, you know, they're really put in their money where their mouth is. Like, do you remember that article about how they partnered with the local arts council to create that community media center? Yeah, yeah, that was a cool one. I mean, that's a perfect example of how they're thinking outside the box, you know? Yeah, it's like they're creating a space where people can connect with each other, share their stories, express themselves. It's more than just bricks and mortar, like you said. It's about building a cultural ecosystem. I think that's a good way to put it.
Starting point is 00:03:55 Yeah, yeah. like that. And it's not just about what they build, but who they build it with. Oh, right. Their approach to partnerships, that's a whole other fascinating piece of the puzzle. Yeah. So they're really picky about who they partner with. And it's not just about, you know, who has the most money. They're looking for people who share their vision, their values. You know, they actually use phrases like empathetic risk takers and steadfast creators of opportunity. It's pretty refreshing, isn't it? I mean, how often do you see that kind of language in the business world. Yeah, not very often. It's like they're forming a community within a community, you know. Exactly. They're creating a network of, uh, like-minded people,
Starting point is 00:04:34 people who are all passionate about making the community better. And that's where the real magic happens, I think. Yeah, it's, it's that synergy, right? When you get a bunch of talented, passionate people working together towards a common goal, that's when you can really make a difference. All right. So as we wrap this up, I'm curious, like, what's your biggest takeaway. What makes this group so unique? I keep coming back to that idea of holistic thinking, you know. They're not just developing properties. They're developing a community. They see the big picture, how everything's connected, the social, the cultural, the economic, and they're trying to create a place where it all can thrive together, which is, you know, a pretty tall
Starting point is 00:05:17 order. Yeah, it's a pretty ambitious goal, but based on what we've seen, they're doing a pretty good job of it. Yeah, they're definitely on to something.
