a couple partners from Belrose Group,
which is our business

and develop them, actually.
And then another husband and wife team,
actually, a couple.
We together formed
storagemuggles.aI. And the reason we did it is because we were the promoters and speakers and
educators for someone else who was teaching the business, teaching folks how to do this. And
that gentleman is no longer doing that. And so we looked at each other and said, look, not only
is the old guru way done, it's different. It was a dying business. I think the traveling to
certain places and looking at the gurus on stage and then buying the $20, $30, $40,000,
mentorship's, right?
We just look, that was a dying business with, we live in the world of free information, right?
Or $20 a month you can learn anything.
Yeah, or ask AI these days.
And that's what I mean by the $20 a month is AI, right?
So information is virtually free, Chris.
So what are you paying for?
You're paying for experience, relationships, community, right?
So we look to each other and said, we need to do this differently because the people themselves,
the students, they love us.
They were gravitating to us.
We were teaching them a couple nights a week, different classes.
We were their cheerleaders, their champions.
We were the bumper rails to the bowling ball, right?
We helped people from making mistakes, buying self-storage facilities.
They're very first one.
So we said, we got to do this, but we got to do it differently.
And we live in the AI world now.
And you've heard of adult learning theory.
By the way, I have no education background.
But I knew that I learned differently than other people.
people. You, Chris, learn differently than me. You and I both pick up X amount of what we learn from
reading, but I might be more visual and you might be more audible. I would suggest that maybe
you're an audible listener because you host podcast for so long, right? Your brain is probably
tuned to that. So what we did was we deliver our education through a series of videos that that's
covering every topic that you need to cover. And then we support it using Google Notebook LM,
although they just rebranded that to Gemini notebook,
where we take that same content
and we produce different forms of media from it.
We don't.
Gemini does.
In the forms of a video,
a slide deck.
My favorite is it produces a podcast, actually.
Mind maps, flashcards, quizzes.
Right?

Yep. Wow. And so people
These are people that are interested in everyone's seen the storage wars and probably owned a storage unit at this point. That's how to learn how to how to do these types of things. Do you teach also how to buy and sell whole facilities? That's actually what we do. So we teach people how to source or find, evaluate, underwrite, negotiate, close, and manage their very first storage facility. The hardest is zero to one. That's the, the, that's the, the,
the steepest part of the learning curve. And let me, let me back up a second. When I say steepest part of the
learning curve, it's a fairly flat learning curve. The man before you that you're hosting is no Elon Musk.
I am not launching rockets. I'm, I'm your average Joe. There's no, there's nothing special
about me other than I'm from a big family. I'm one of 12 growing up. I've got some grit. I'm from
Philly. We're used to getting, as the Rocky said, it's not about how you get knocked down. It's about
how you get backed up, right?
That's true.
It takes grit.
It takes desire, but this is not a microwave business.
It's a crock-pot business.
But there's no, the learning curve is just, it's new.
There's new information.
I don't care what your background is.
We can teach you how to buy your first storage facility if that's what you want to do.
What about building one?
Do you guys teach that?
We will partner with you.
Teaching it that, I don't, we haven't developed that course yet.
I'm not sure we ever will.
we do build them. In fact, we just built, we just built our first one, which is even self-storage,
is pro storage, which is more of a B-to-B format storage. So bigger, bigger units, different kind of
customer. But yeah, we've expanded facilities. We've got a couple we're looking at developing
in terms of self-storage facilities. But yeah, we can. People come to us all the time, by the way,
with land. They have got five acres, four acres. Should I build self-storage here? You know, we do,
Chris, more than anything for our students and people we don't even know who just come to us
looking for help that aren't students yet. We talk them out of deals. That's the bumper rails.
We do more talking people out of deals than putting them in deals. And that sounds backwards,
but what we're really doing is keeping them from making mistakes. Anyone with four to five acres,
for instance, using that analogy, with enough cash and enough know-how can go build their own
self-storage facility. That's not the secret sauce.
The secret sauce is knowing whether or not you should.
In that location, should you build storage?
There are signs.
There are the indicators that we look for that say, yeah, this is going to work here or no,
this is not going to work here.
Or in the case of buying a value ad facility, should you buy this or shouldn't you buy this?
What's the market look like?
What does the facility look like, et cetera?
And so that's what we teach people.
Then that's what we guide them through.
When they bring us their first deal, it's usually not a good deal.
but they've fallen in love with it because the seller's talking to them.
So we got over the first stump, which is, all right, great, you're talking to a seller.
But this isn't a good deal.
Here's why it's unfortunately we let them down, but they get over it.
They understand we save them from mistakes.
Yeah.
And retail is location, location, location, right?
When it comes to the retail business, this is important.
And there's a lot of crossover between retail and storage, right?
Retail, when stores select those locations,
right, they've looked at the three and the five mile radius, right? And they're looking at population
trends. They're looking at median household income. They're looking at poverty. They're looking at
crime. There's probably a few more things in retail they're looking at. That's where you're
going to lose may. I'm not a retail guy. In storage, in addition to that, we're looking at what's our
competition? Yeah. We have a, we have a KPI called the Supply Index. And that's just,
what's the saturation rate of self-storage per population in that area? And that, and that, and
that trade area. And that trade area is one, three, five miles or 10 to 15 minute drive time.
So there's, I promise you, whether it's multifamily, whether it's retail, there's a lot of
crossover. It's a lot of the same fundamentals and even the same statistics. It's just that
at a certain point, storage diverges this way, retail goes that way, multifamily goes its own way.
Yeah. So I think I got people thinking maybe the wrong thing there at the beginning that maybe
you guys were helping people do storage wars type stuff. You don't do that on the site, correct?
No, no.
I just want to make sure
because we were joking about
before the show
and maybe I got off on the wrong thing.
We auction off units.
I think what you and I were,
how do I say this delicately?
I don't want to get sued by a storage war,
but we auction off units
like they do on storage wars
and our auctions don't look like that.
And I don't,
and I don't think they yield the same results
you see on the show.
You mean they're not all full of million dollars?
What the hell?
I will let you and your audience
determine what I mean by all of that.
on your own? Can you help me find the Breaking Bad storage unit that has all that cash that I can just lay on?
I'm sure they're out there. We've seen a lot of things occur that shouldn't occur in storage units.
Now, let's see. If I was making meth and I needed someplace to store all my cash. No, I'm just kidding.
The funniest thing, if you want to get a story, the funniest thing I've ever seen in a storage facility was it's one I didn't
buy. I should probably go back and revisit it. It was out in Lancaster, PA, so not an hour and a half from where I
I'm currently sitting.
And the grandson of the owner was the guy running it.
And when we showed up, you could tell this guy, it was not running it.
He was getting paid to hang out in the office with his buddies.
And so he's like, hey, you want to walk around, walk around.
So I start walking the facility around the back corner.
And I'm looking up at the top of the building and I see a satellite dish on it.
And this is as far away from the office as you can get.
I'm like, it's a really weird place for the satellite dish.
The office is all the way on the other side of the complex.
What the, so as I round the corner, now the doors are open.
And it was like a 10 by 20, so the 10 by 10 doors opened.
And I look inside and there's nobody in it, but it is a full-on apartment.
Wow.
So this is a mistake that whoever built it made, but they had a light in the unit.
And in the light, he's screwed in, unscrewed the bulb, and you've got the outlet.
The wire you put up there, right?
Now he's got extension cords.
This is not a fly-by-night operation.
This thing has zip ties down the walls,
very neatly done, very nice orderly.
He's organized me.
So he's got a bed, he's got a couch,
he's got a TV, hence the satellite dish.
He's got a kitchenette.
He's got a fridge.
He's got a hot plate.
The only thing this thing lacks,
and by the way, couch and coffee table,
it was very neat.
He kept a very neat unit,
a little mini apartment here.
The only thing he lacked was running water.
And I was like,
I wonder how, oh, I know.
we were this facility was right next to a truck stop with one of the ones with showers and bathrooms oh nice so this guy for maybe a hundred bucks 150 bucks a month was was was was a bachelor pad oh wow
what if he was getting any chicks coming over that were cool with that I don't know like we like we did not buy that facility yeah I remember when I was young chicks had a little flat where we had three or four of his young dudes in college
on, too. And they'd be like, holy crap, this place is a, no. Now, now for, just for your listeners,
if we did buy that facility, we would obviously have to evict him. I can't even believe I said
evict, because we don't evict. That's one of the, one of the beauties of storage is,
is all the laws are on our side versus, like, residential where you're fighting. You're fighting.
Our, our ejection process is 45 days, right? And it's broom swept, but you're done. But yes, yes,
we would have to evict the guy, eject them. I don't know, whatever.
There's people on TikTok that claim that they're living in storage units.
I don't know if they fake it because they get people to send them money and it's just a hustle.
That's probably true.
We've seen people attempt to do it.
It's sad.
You know, when you see people forced to spend some nights there, we can't, we just, we can't allow it.
It's not we're being big jerks.
It's just, it's illegal.
It violates the fire code.
Insurance.
If we allowed it to happen, we would be in trouble if something bad happened.
But it's sad when you see it, but you can't allow it to happen.
Yeah.
Yeah, every storage you and I ever have, there's always big signs.
You cannot live here or something.
Don't bring your dogs in.
But the storage unit I have now, it's in the basement of a big unit,
and it's really cool down there all the time.
It's horrible in winter.
You go down there and you want to freeze to death.
But it's 20 by 40, and I pay $100 a month to it.
And, boy, this summer, it sure would be nice to live there because it's hotter than hell.
That's a great rate.
Yeah.
$200 for $800.
What you pay for a house nowadays?
It's crazy, man.
You're getting 800 square feet for $300.
That's really good.
Yeah.
I think it's 10 by 20.
You said 20 by 40.
No, I'm sorry.
No, I think it's 10 by 40.
So you're still less than a buck a foot.
That's pretty good.
Yeah, it's not bad, I guess.
I don't know.
So you help people do this.
Now, there's an AI, I believe, correct me if I'm wrong,
there's AI tools that you have that people can use
for analysis, market analysis,
LOI generator acquisition email.
Tell us about some of these different functions.
So I've been heavy into AI for a while now,
and what does that mean?
It means I'm learning and I'm trying to learn faster the most
and use it as much as I possibly can.
By no means, am I an expert,
but I am far ahead of a lot of people that I've found.
I told you that we are supporting our education
using a lot of AI.
And of course, AI is, it's an unbelievable tool and partner is really the way I look at it.
So, of course, we always look at what we're doing on a day-to-day and ask ourselves,
what is the AI assistance or replacement or solution to this?
So, yes, we built GPTs and chat GPT.
We've also built some tools and clawed.
I mostly use clawed for a lot of stuff these days.
But certainly we have quick market analysis, GPT that we built.
So it's basically say, I don't know where your facility is, but where you rent, but we would put that either name or address in.
And it would tell us in T minus 10 seconds, is this a market we want to be in?
That same process used to take 45 minutes.
Really?
We could probably do it in 30 to 35 because we're a little faster at a new student, 45 minutes to an hour every time.
Now, now it's done in 10 seconds.
Now, when we teach it, before people get too excited, when we teach it, we teach you how to do the long division.
and that's the 45 to a minute to an hour version.
It's important that you understand the inputs
and what the GPT is actually doing
because all of those inputs,
it's an output at that point,
but the output it's providing you
is what you're going to use
to influence the pro forma
and the model you're going to build
if that's a market you want to be in for that facility.
In other words, what your growth rate is going to look like,
how are you going to increase rents?
You can't do any of that unless you understand the market.
By the way, that's what,
That's what all the gurus were teaching backwards.
They were just teaching, here's how you underwrite a deal.
How about you start with the market?
Because I don't know how you underrated deal without understanding the market.
That's true.
So we built the calculator, the GPT, to do the quick division for you, long division for you.
But you got to learn how to do it first because it's important to understand what the inputs are.
So you understand what the output is.
Garbage and garbage.
So, yeah, that's one tool.
We built some silly one.
They're kind of silly.
The LOI email generator is a GPT.
I say, I don't need a GPT to write an email for me to a seller to send them an LOI.
You might think that, but I promise you it can write it better than you can.
And the way I tested it out once was on a rejection.
I should say this.
The way I knew it worked is when I got rejected by a seller.
But it wasn't the fact that I was rejected.
My offer was rejected.
It was the way it was rejected.
And that's how I knew it worked.
So I sent an offer, I don't remember the numbers.
Let's say he wanted a million dollars and I offered $700,000.
When they open up that email and they open up the LOI attached to it and they see it's $300,000 less than they're looking for, generally not going to be very happy people, right?
Usually what happens then the old way was I got ghosted, never responded to email, never returned a call or said no thanks or you're crazy or maybe even an expletive.
Who knows?
When I knew it works, Chris,
was when I sent it and the response I got back was,
and I quote,
I respectfully decline your offer.
That told me that even though I was that far off,
the logic in the email that the GPT,
the AI wrote based on all the information I provided it,
wrote an email such that that seller
was seriously considering my offer,
even at the Delta 300,000.
And we've got tons of success.
is beyond that. But I like to highlight that story because that's the moment I knew it worked.
It was the, I respectfully decline your offer. And what all we're doing there is I'm taking all of the
contact. I record the conversations with the sellers. And in those conversations, not only they're
telling you about the facility, they're also telling you about what they're going to do when they
sell it and where they're going to travel to and what they're going to do, what their life's going to
be. They're going to go here and visit their daughter and their grandkids and ride their motorcycles
on the five states they haven't been to yet. And all of that information is all part of the conversation.
we have and we're building relationships with them. That goes into the GPT, into the AI. And the email
that comes out isn't just about numbers and why this is the deal. It's not because of the rent and
the income and this, that. It's now infusing what their life's going to be like, even though
the offer isn't where they wanted to, they thought it should be gives all that reasoning. But then
it's dressing it up such that they should probably feel pretty good about this offer of $700,000.
I love that. And we've been very successful. Yeah.
I love that because usually that's how I sell stuff if I'm undercutting somebody.
I go, here's the real benefits that you're going to achieve with this.
And sometimes I'll even tell them or how long has this been sitting on market over a year and enjoy another year?
Yeah.
Clearly the market is telling you something and you're not listening.
I don't know if it's true or not, but that's the spin I put on.
It needs to be true in that moment.
Yeah, yeah.
That's true.
Whatever you got to do, you know.
And it's up to them.
What's the seller caveat on tour?
or the buyer, actually, Kevin Hunter.
Well, I guess it would be the seller.
Cellar, yeah.
Transactions, take money.
But so now, would you call this a community?
Can people engage with other people there?
Is it just them working with the AI tools and then having access to you and your staff?
That's 100% of community.
So it's built on Go High Level.
You have different chat rooms.
We also have a chat bot.
We call Mogul Max.
And it's midnight and someone's working on a deal and they need to get in touch with me.
But it's midnight.
So they can.
or one of my partners, Jack, or Kristen, or Rod, or Tim,
we have our entire knowledge base.
So every podcast, every video, certainly all the videos in the course,
every YouTube video we've done,
everything we've done, all those transcripts,
all of our entire knowledge base lives in this chatbot.
Wow.
And so they have a question is, what's the,
I forget what the D-S-C-R is,
what the SBA-D-S-C-R terms or parameters are.
That could be their question in the chat.
It'll spit out the answer to them.
And it'll tag one, two, three maybe videos that we cover that.
And they can go back if they need more information and watch those videos.
And of course, if it does know the answer, it says, hey, sorry, we haven't covered that one.
We'll tag, we'll hit Joe or Jack for the question tomorrow.
We'll get back to you.
So you got the community.
You can talk with each other.
You got the chat bot.
There will be a deal room soon where people will go and look at deal.
brokers will be posting deals, wholesalers will be posting deals in there.
Very soon, we do weekly calls.
So we have a call Monday night for the new students.

We've got a Wednesday night, more deep dive mastery call for the more advanced students.
There's different levels to the program as well.
Oh, wow.
And so people have a lot of interaction and question they can answer.
And you want stuff like this because I met people that have gone to all sorts of mastermind groups for real estate.
This was before the 2008 crisis.
And then when I started trying to help people during the 2008 crisis, I was like,
how did you buy all these properties and you went to eight seminars?
You've probably spent 100 grand learning seminars, you know, 20,000 pop of these seminars.
And you did every point that you're not supposed to do.
How did that happen?
And having someone to consult with as you're live doing.
Like literally, I came across one of my friends.
He had six homes that he'd, and this was prior.
This is right before the crash where in Vegas they would line up overnight and stay overnight, like concert tickets.
And every third deal they signed, they would increase the price $10,000.
It was just so insane.
They had a line of people out the door every morning.
And these people were buying homes that were like basically the monthly payment they would need to maintain.
They were also on variables in short-term negative Ms.
But they would buy these homes.
And I'm like, the average rent right now at this time is, it was like $1,400 for a three-bedroom house in Vegas.
That was the average going price of what renters would pay.
They were like $2,500 before even taxes of insurance.
And I'm like, how did you, you're like $1,000 underwater at what the market will pay for this.
Maybe we just have to make the homes look really special.
No.
The home's a home.
Chris, you nailed it.
And we saw this.
And that's why we built this differently.
People pay the big, that's $40,000, right?
There's two things that was happening.
They pay the $40,000, $20,000, $10,000, whatever it is.
And because they're excited in the moment.
It was, it's, I don't want to say it's an impulse purchase.
Maybe you've been wanting to get into real estate for a while, whatever, whatever it is you're buying, right?
Whatever mentorship you're buying.
But without a constant place to come back to a community, a weekly environment, a place to ask
questions, what happens is you're left to your own devices, which one of two things happens.
Nothing. And that's what, 60, 70% of the people fail. So they spend a lot of money with the hope
of being successful. That's what they bought that day. Right. They bought the dream. And then they
fail. That's most people. Or two, they grind and they go after it. And they run into a broker
or a seller who says, oh, no, no, no, this is, this is the way you want to
door, this is what you look for.
They've only consumed it once or twice, maybe three times so far from the guru they paid.
And now they're out in the field with no one, no guardails.
Yeah.
And they've got the expert, the supposed expert in front of them telling him, no, this is it.
And this is the guy wants us to get, unload some properties and make a commission.
They listen to that guy.
And they come back.
That's what I said in the beginning.
We talk people out of deals more than in, more than we help them get into them.
I wish it wasn't that way.
That's just the way the volume works.
But what we see time and time again is they try to do exactly what we told them not to do.
So you have to have the community.
You have to have the weekly calls, the open forum for them to say, to ask, I'm going to say this.
And I'm going to walk it back.
They have to have the ability to ask the dumb question.
And I'm going to walk it back because there is no dumb question.
We all know that rule of thumb.
Yeah.
But they don't ask it because they think.
it's dumb and and we encourage bring the question I don't care if it's the fourth time you've asked it
I'll explain it differently if you're not understanding it nothing has changed though with the answer
and so we try to provide the safe space for them to be able to ask those questions just to make sure
because none of it's hard it's just new and we need to hear things repetitively when it's new
that's what that's the whole point of the AI support behind the education the people that are
most successful, our students that have been the most successful in the past are the ones that
immerse themselves in the education and the doing of the business, right? They never miss a call.
They never miss a class. They watch the videos twice. They listen to the podcast. They've immersed
themselves in it. And because of that, they achieve success the fastest. That's why I went to
AI to support the education so they can immerse themselves even faster. And in the way that they
best learn. I don't know what that way is, Chris. I don't know how you learn best. All of the forms of
learning are there inside the community. And I tell people to consume it all and we'll cover all the
basis. It's good to have those advisors. Now, you've got two podcasts. So let's get a deeper plug on what those
are and what you guys do over there. So the one is just married to our storage moguls community,
which is, it's just the storage moguls podcast. And that's where I'm bringing on the
lenders, brokers, vendors, and actually I interview our students who have had
success. And we talk about their process and what it was like and how hard was it. And I think folks
like hearing for people who just bought their first and what were the trials and tribulations and
what's the outcome and what's it look like. So that's the storage momentless podcast. It's a weekly
release. And it's just it's insight into the business. Again, the whole premise is and what
we think we're best at is taking people from zero self-storage facilities to one or one to two.
Is it for the REIT? Probably not. Because it's it's more low.
lower level, easy to consume, beginner type of information.
And that's by design, by the way.
So it's not for the institutional guy to listen to.
It's not full of jargon.
It's not that.
This is self-storage from different angles for the beginner, for the person who's
interested that's new.
My other podcast, I have a co-host totally different.
It's called Successful Idiots.
There's really only one idiot.
That's me.
But my co-host allows me to make it plural.
I think it sounds better.
I don't know.
It's fun.
Yeah, it is fun.
And we have a ton of fun with it.
And in the premise of the podcast is, it really, it was for me.
I convinced Peter Swain, who runs an AI mastermind that I'm a member of to do a podcast with me because they didn't have one.
And my pitch to him was, look, I'm the average Joe that doesn't understand this.
And you're up here and I'm down here.
And there's a communication gap.
AI is incredible.
But everyone has mental blocks.
They open up chat or Claude or whatever and you look at it and you go, I don't know what to say.
I hear it's amazing, but I don't know how to use it.
So the whole point of this podcast is to demonstrate amazing ways.
It's the magic of AI, how you can use it.
It's not technical.
Sometimes we'll say here's a prompt or the type of prompt you could use or here's this is why you should use this context.
In fact, today we recorded an episode that it released about a week.
And for the first time, I had a breakthrough with Peter where he said something magical that we will repeat a million times from here on out.
And it's going to help people understand how this works.
And he said, I don't know how I got it out of him, but I did.
He said, I think what you're looking for is role, goal, and backstory.
I said, what do you mean by that?
I think you're right.
What do you mean?
He said, you need to tell AI what is its role.
Then you need to tell it what is the goal you're trying to achieve.
And then you need to give it the backstory, no matter what you're doing.
And today's episode, because it's for entrepreneurs, that's the premises for entrepreneurs,
helping people with their, improve their businesses and their lives.
If you're an entrepreneur, you are.
You know your personal life intertwines with your entrepreneurial life.
It's just, that's part of the being an entrepreneur.
Yeah.
Pros and cons to it.
So that's, that's the purpose.
That's who we're trying to help.
Today's episode about planning your family vacation.
So it's not, it's not hardcore business.
Do we get into how to market your business and how you can take a podcast or a YouTube video and turn it into different forms of content?
Sure, we get into that and the magic behind all that.
But it's still about learning how to use the AI tool or not necessarily as a tool as a partner, as a thinking partner.
And whether it's planning a family vacation or planning the next project at work.
What we talked about today, which will get released, it's applicable to both.
But we like to have fun with it because, hey, I got a vacation coming up.
I'm sorry, I have the month of August coming up, and we've got a plan of vacation.
And it's, you don't have a plan.
It's going to be a fight between the wife and the kids and they want to do this.
And I wanted that.
And you end up selling them home and you just go.
You end up going, this was worth it, right?
Yeah.
And AI can be so incredibly helpful and make it fun.
And so that's what we, that's, that's the purpose of the show.
That's what we're trying to help people, help entrepreneurs with.
