My name is Jerry Miller, and thank you kindly for joining us on the water cooler of content and conversation, the number one ranked media platform in Charlottesville and Central Virginia. He's the head coach of the MBA's Indiana. Pacers, Rick Carlisle, who is one of the top basketball coaches in the world. He's got an NBA ring as a player and an NBA ring as a coach. Very few can say they've won NBA rings as a player and a coach. The current head coach of the Indiana Pacers in our studio tomorrow at 1015 for the Jerry and Jerry show and interview that without question will not just move the new cycle in

central Virginia but potentially across the country. A couple of other programming notes I want to get to on the show. We are soon to launch a new partnership on this program with Corbin Snow

and Snow's Garden Center and Snow's Heartcape business. What we're going to do on this show, my wife, much to her excitement, is going to start appearing potentially on camera. Our oldest son, Trey, is extremely excited to be on camera, but by now you guys know Trey, Trey loves the camera. My wife doesn't always love the camera, but she's going to be on camera. And at the Miller abode, at the Miller house, we are going to design, build,

chronicle, spotlight, and feature in a patio, a hardscape project with a pretty significant fire pit, a seating wall outside our house. And we're going to document this in

what we're going to call like a docu series, like you see on Netflix, and give you the flip book of the experience while working alongside of Corbyn and his team at Snow's right here on the I Love Seville Network. I think it's going to be special to document the project. I'm extremely excited to work alongside Corbyn Snow and his team, and I'm very excited to start featuring my wonderful wife, who is the rock of our family, on the I Love Seville

Network, even more. I've been trying to do this. She's a little shy, my wife, but she has so much to offer. And I think if we can weave her into this network with her perspective, how she'd loves to hold me accountable in so many aspects of what we call life, such as marriage, I think it would be some fantastic much-watch content. Woody Wickhauer. Is it Bonnie and Reed for you? Yeah, I think that's good. I think it's a good spot that just hasn't had much luck lately.

Had some of that Hunter Smith bad luck when it was, what was it called? Brasdry Cézsson? Horrendous name. Brasbury Cézon. I never truly understood the Belgian menu concept at Brasiery Cézan. And I'm very confident, especially in the end, there was not much brewing of beer done there. Yeah.

So, you know, wasn't really sure the purpose of the restaurant. The lower third, the second deck on that lower third, you can just have the I Love Sevo show on there. then we'll rotate the traditional lower third on screen here shortly. The lease, there's a permit on the window, an ABC permit that's on the window. This is on the Charlottesville subreddit. Conan and I have been talking about this in text message capacity as well. The name on the lease is Peter Greiser of Brazos Tacos fame. Frankly, he is not just of Brazos Taco's fame.

He was the six Dave Matthews band member. Did you know that? I did hear that he was in Dave Matthews band, but no, I didn't have been able to tell you that before today. Before Dave Matthews, before the Dave Matthews band became famous. You know, Dave, Boyd, Carter, before they became famous, there was a sixth member, Leroy. and he told the band at the time, I don't see a future with what you guys are doing. I'm out.

I'm not going to be part of your band anymore. Now, hindsight's 2020. Of course, they became world famous. And at the time when I was growing up in the 90s, I'm approaching 43 here. When I was growing up, they were the toast of music

this is my all-time favorite band he never expected them to go global and to be iconic be rock and roll Hall of Famers now Boy Tinsley has since had a very tracked fall from grace

Boy Tinsley who still lives in this area Dave Matthews was actually in Charlottesville last week shopping on the downtown mall So hindsight's 2020. Peter, though, the restaurateur, Greiser, has had success with Brazos tacos. And it started as a tacharia in Ix Park, these Texas-style tacos,

and has since birthed a second location in Barracks Road Shopping Center. Now, the man behind Brazos is opening a third restaurant. I would imagine this is not a brazos. And the former spot that was Brasbury-Sais-Azan and most recently, Bonnie and Reed, Badi and Reed was the fish seafood-centric restaurant that Stefan Friedman owned, ran into the ground, right?

I mean, pretty much Stefan Freeman, much like Hunter Smith. Stefan Freeman, we've monikered Hunter Smith 2.0 on this show. Chris Humphrey, the former executive chef at Bonnie and Reed. But it has a new life. And maybe you put that lower third on screen. I'm huge of restaurants, especially in the downtown mall.

I'm excited for this, Judah. I think it's a fantastic location. That side of the mall has much of the buzz and the activity. It certainly has us asking the question in the pre-production meeting, why Bonnie and Reed did? Why not Commonwealth Sky Bar or draft tap room, right? Yeah. Do you want to do you want to?

that I was going through and deleting a bunch of photos on my phone and found a notice from four years ago saying that the draft tap room will be open soon yeah it was it was rumored to be open and remember draft tap room, they did extensive remodeling to it.

Draft tap room also caught up in the Stefan Freeman fall from grace. Yeah, I wonder how much work would be needed for draft tap room since they started doing work. Aaron King, welcome to the broadcast. This is right up for alley. Obviously someone taking over that spot wouldn't necessarily be wanting a 30 tap tap room as it was planned. Draft tap room, the landlord, the Masons, the Masons group owns that building. And the Masons own that draft tap room spot.

Aaron, if memory serves correctly, and Aaron King is watching the show, she's one of the best operations directors that I've ever met. I believe she's still running operations for the business feast. Correct me if I'm wrong, Aaron. But Aaron, help jog my memory. was draft taproom, and put it in the comments on the I Love Cebo page, if you could, Aaron King. Was draft tap room Alex George's Just Curry? When Commonwealth Skybar, before it was Passy Flora and whatever other iterations that Hunter Smith was trying to take the Skybar spot into,

at its peak, it was Commonwealth Skybar. Aaron King was upper management there, Justin Butler was upper management there, Kirk. What was Kirk's last name? I always forget Kirk's last name. Kirk was upper management there, and they had the Bulgarian beauty as the bartender. She's at Harvest Moon now. I didn't know that. Aaron, was that the Just Curry spot? The draft tap room, Alex George's location? The Bulgarian beauty was the bartender at Commonwealth Sky Bar. That restaurant was the real deal. I mean, for a while when Alex George was the face of Commonwealth Skybar was, it was the most popular restaurant on the downtown mall. And in fact, great brunch. They were, we, I love Seville and VMV brands in, in conjunction with Alex, Aaron, and Justin.

We launched the brunch for Commonwealth Skybar. We did the branding, the marketing, the advertising for Commonwealth Skybar as they launched weekend brunch. And we legitimately, as we launched it, had the line out of the door. and down the downtown mall. They were always packed. Kirk Smith, that's right, Aaron King. Just Curry and Commonwealth Reserve, then it became draft tap room. So this is what Skybar had at one time.

Skybar at one time had basically three businesses it was running. It was running the restaurant downstairs that had its own bar. Yeah. And then had the upstairs bar area. And then it had a, it was basically, basically a night club where like people just went there to rock out with their cock out at at night. I'm talking about the reserve? I'm talking about Commonwealth Skybar, that outside area.

And then ownership, ownership was a handful of people. I'm not going to say who it was. One of them I recently did a deal with real estate with some of his family members. I'm not going to say who it was. Ownership got involved, a little too handsy, if you made. frustrated with Alex with some of the comps that he was offering.

But being the face of a restaurant and Alex George was a fantastic brand ambassador, your job is to go in the dining room and shake hands and kiss babies and if it's the right people, buy them bottles of wine and comps some dinners and create the Geneseiqua, the atmosphere. You love when I add Geneseiqua.

Add the vibe. Because you don't know what it means. Add the vibe. Well, you don't think the Geneseiqua fits there? I think it kind of fits. I think it definitely fits. You don't think the Genesee Quad fits? Why not the Genesee Quad, Judah? Because you don't know what it means. Ownership, a handful of people, got involved and said, Alex, you're basically out. Then they try to run it themselves, and that's when it's lost its direction. Its direction was this

sexy restaurant that had a downstairs restaurant and upstairs bar and a nightclub with Alex George's the face. And when Alex was doing this, Commonwealth Sky Bar had the empty restaurant as we know it. It had the space completely across the mall, which was the old draft tap room called Commonwealth Reserve. Then they took Commonwealth Reserve, which was a space that you legitimately could reserve for private events and parties, rehearsal dinners, bridal showers, private. private parties. They converted Commonwealth Reserve, which is draft tap room, into Just Curry. Alex was running the Just Curry business out of there, which was basically Curry Bulls. And then they moved Commonwealth Reserve to our client's building, Bill Nitchman.

Bill Nitchman, one of his storefronts, I think there's, is the storefront, the tattoo parlor now? That's in Bill Nitchman's. it's roughly centered on that side row. It's either the tattoo parlor or the agents and style clothing store, a couple doors down from United Bank. But once Alex was pushed out of the restaurant, Commonwealth Skybar fell apart. And Commonwealth Skybar now, I mean, it's always been owned the real estate by Alan Kajeene, the San Francisco attorney, the bi-coastal attorney who owns, it's probably the most significant commercial landlord in the city, is Alan Kajin.

Okay, this is the same Alikajin that is the landlord of public fish and oyster, shenanigans, the shenanigans shopping center, the one bridal salon. He owns the parking lot on West Main Street. He owns the Wild Wing Cafe. Alan Kajin, a part owner of Ix Park with Ludwig Kootner. Alan Kajin, some other positions across the city. Probably the most prominent and significant influential landlord in the city of the city of the commercial variety is Alan Kajin.

He watches and listens to the show, recently chastised Judah Wickhauer, Alan Kajin, because you compared him to whom? Oh, you want me to do it again? Who was it that you linked him to? But you offered a mea Kopa. No, who was it again? I'm drawing a blank, sincerely mean this.

Who did you link him to? You're drawing a blank. I swear to God, I can go through the inbox. I'm actually being authentic and genuine here. Who did you link him to? You offered a Maya Kopa. Wasn't it, wasn't it, wasn't it

Dubury? Oh yeah yeah it was and you offered him a mea culpa it was and I sincerely forgot that it hasn't been the same 11,000 a month he wants for that space 11,000 a month

that's one of the, it's probably the primary reason why it's still vacant draft tap room the point Judah made is it's set up for a beer business and they're trying to lease it turnkey Sue Rifkin's got the listing. Stu's spending, I think, more time in Maine that he is in Charlottesville,

no shade on Stu. He's at the back end of his career, a lot less boots on the street in Charlestville that he's doing at his second home in Maine, and it's sat vacant for an extended period of time. They're trying to lease it turnkey as a... What? I don't know what. I mean, how much work do you have to put into it? Is it more work to fix, well, hear me out, is it more work to fix something that's been half done? than if it was fully done? Well, if you lease that draft tap room and you didn't go with the draft business model,

the money to upfit and retrofit and remodel that space would be in the many hundreds of thousands of dollars. And here's the challenge that you have is young millennials and Jen Ziers are not drinking like us old millennials do. I mean, the affinity for drinking young millennials and Gen Ziers is just not there anymore. People are Cali sober. They're choosing to stay sober altogether or they're Cali sober. And if they are drinking, it's one, two, or maybe just seltzers. And it's not a lot of craft beer. Look at the craft beer industry.

South Street brewery closed. South Street Tavern is about to open viewers and listeners. The owners of South Street Tavern are the owners of Coop DeVills, the Fitzroy, Trinity Irish Pub, and Boyland Heights.

Carry the show. He left me a handwritten note. Came in here and gave me a handwritten note. Carry the show. I'm excited for some new blood on the downtown mall. I would love if somebody were able to, somebody had the

appetite for the draft tap room. I would love a place like that. That's one of the things I like about Jack Browns is the incredible selection of beers you can choose. Jack Brown's business model is genius. Ryan Rudy came into the studio.

What? I wasn't here. You were here. Left me a handwritten note. I haven't received a handwritten note since Jessica Pasco sent me some handwritten love letters in middle school. And boy, oh boy, I love Jessica's handwritten letters. I mean, I love the

handwritten letters. And what was the game we played? Was it the cootie catcher with our fingers? It was almost like origami. You guys remember the cootie catcher? And you had to lift the little panels inside. And then one, two, three, four. I definitely don't remember that being the name. Was it the cootty catcher? I don't know.

I got our handwritten note from Ryan Rooney. He owns. Listen to this. This is one of the most significant restauranteurs in Charlottes. You have Coup de Vils he owns. Trinity, he owns. owns, Boylan Heights, he owns, Fitzroy, he owns, and he's opening South Street Tavern and the old South Street brewery location, and that should open any time now, Ryan Rooney. We need to get him on the show. I hope someone mentions this to Ryan Rooney. He spends a lot

of his time in Chicago. He literally lives in Chicago, runs a restaurant empire here in Charlottesville. I think he also has positions in Harrisonburg. I believe he owns O'Neils and Harrisonburg, Ryan Rudy, and he flies from Chicago to Charlottesville almost every week to run his restaurant empire. You're talking probably the second most prolific restaurant owner in the Charlottesville area. You know who number one is, right? Our client. You know who this is? I'm just drawn a blank right now.

Come on now. Kit Ashy. Oh, yeah, yeah. Kit Ashie's number one. We help Kit buy the old Kroby's location. I broker that deal. We helped Kit buy the old Kuma restaurant on Ellywood Avenue. I broker that deal.

She owns that monsoon is what she's most known for, coconuts, pineapples, maple pine. She has many positions, tangerines, many positions all over Charlottesville. Also is tied to one in Madison, Wisconsin, Kit Ashy. But the second most prolific restaurateur locally, I'm pretty sure is Ryan Rooney now surpassing Annie McClure, who's divested himself of restaurants locally. Andy previously owned tavern and grocery and Los Saint before selling that to Ashley Sieg. And he divested his stake, his position in the billmore.

He sold to his general manager, which became Ellie's Country Club. Andy McClure just celebrated 25 years of ownership with the Virginian restaurant, bought that in college. told us a fantastic story. He was one of our first clients, Annie McClure. My firm is 18 years old. First work with Annie McClure almost out of the gate 18 years ago. And he told us a story and he speaks about this publicly.

So I'm not speaking at a turn. When he first purchased the Virginian, he was doing every position at the Virginian, bartending, waiting, washing dishes, trash take or outer. He would often sleep in the booths because he was working a late-night show. shift and then had to be there in the morning to work to open the restaurant, so he would just stay in the booths.

And he had a stack of checks. He told me this thick that he was not able to cash at the time or deposit at the time because he was still building the business and it's cash reserves. So he just basically, and a lot of founders or early stage owners know what this is like with building a business. But if you're just tuning into the program, the new restaurant that's coming to the downtown mall, is a Peter Greiser-owned spot that's coming to the old Bonnie and Reed location. Why not Commonwealth Skybar?

I think it's because the $11,000 a month price tag. Why not draft tap room? It's a much larger space as well. Correct. And why not draft tap room? Because Stu and the Masons, the group that own the building, are trying to lease draft tap room

strictly as a beer hall. And I hate to say that. may be behind us. And that's probably a much smaller space. Draft? It's pretty, I mean, you know, it's pretty small. It has the kitchen. It has a storage in the bottom as well, where

the draft lines are. I mean, that space was custom built for beer. Yeah. So I'm excited to see what happens. I'm a huge fan of the downtown mall, as you guys know, and I'm a huge fan of businesses coming in that are new that add a sense of vibrancy downtown. I would love to give a plug to

Conan Owen of Sir Speedy. of Central Virginia. Conan and his firm, Sir Speedy of Central Virginia, handled a signage for our tenant roster. I own 24 doors. And a lot of our clients that we help get in and out of office space in commercial real estate around Charleston, central Virginia. We do a boatload of that. We did a deal last week. We're working on a five-year lease right now that is going to be pretty exciting to announce with the new business coming to downtown Charlottesville and five-year lease capacity for a important client of mine.

Conan is someone you can trust. Hispanic-owned, Darden graduate, Conan Owen, and Sir Speedy, Central Virginia. He sent me this tidbit over the weekend. The untuck it in Stonefield, Judah, the button-down shirt, clothing store brand in Stonefield, and untucket, their entire model is you can wear our button-downs untucked because they're not super long. A lot of times when you have the button-downs and they're super long, you're like, How the hell am I going to untuck this?

It's, you know, almost at my knees. They also have that awkward, you know, long in front, then goes up the sides and then back down in the back. Right, right. So untucket's model is short across the, you know, flat across the bottom. Yeah. So you can untuck it in Stonefield is now closed.

Oh. Stonefield, it's completely vacant now. Wow. So he passed it on to me. Untuck it and Stonefield is no more. and they're looking for a potential new tenant for that location. Jason Hampshire is watching the program. I love seeing Jason during the week.

this Thursday is her last school board meeting. Do you want to pontificate on Spillman's last school board meeting this Thursday? And then we'll talk about expectations for a timeline of when Spillman's seat will be filled by the remaining school board members who are got to be terrified that they may be named in some kind of lawsuit, especially the female school board member that knew about this in February. I mean, I would imagine everyone is fearful that they got to be named in some kind of lawsuit. even the former superintendent and the former principal of Holly Meade Elementary, you've got to be fearful of that as well. Spillman's last meeting is Thursday. I will talk about our prop bet where Holly Foster is your state course.

Holly Foster is covering your action here on a bottle of scotch. Will Allison Spillman cry this Thursday in her last school board meeting? I'm saying no. Judah's voting yes. He says yes. A bottle of scotch is on the line. Before we get to our prop bet, where do you want to go on Spillman's night? Last meeting.

I mean, I would be curious if she chooses to speak. Is there anything she wants to say before she leaves? We've already gotten her resignation. Does she want to make a statement? I know she's made some, she used her resignation speech to explain that she thinks she's done a great job. do we think she'll do we think she'll pipe in on any of the the current troubles the school board is going through

do we think she'll talk about you know what's gone on and maybe even maybe she even has a successor that she'd like to see take her place Meg Bryce that would be

that would be quite the surprise what do we expect with Allison Spillman's last school war meeting this Thursday, folks? Is Allison Spillman going to pretty much stay quiet? Will we have a final hurrah from Allison Spillman from the Dias? Will we have any parting shots from Allison Spillman from the Dias? I hope she learned her lesson on Kukkla. Klan comparisons. Yeah.

I would think she has. What can we expect from her final meeting this Thursday? I think, frankly, that it's going to be a lot of silence from Spillman. I think there may be a thank you to Almaro County for allowing her to serve, but she is, I mean, folks, we have to be straightforward here. She's quitting. Yeah. She's, her term runs through the end of 2027. She's quitting here.

And she really wanted this. She ran with intensity, with a vengeance, her campaign. It was a no-holes bar campaign. It was the top finance school board campaign in Almaro County history, in Central Virginia history. Sonia Smith backed Allison Spillman in her at-large race against Meg Bryce. This was the number one finance campaign. school board wise, maybe in the Commonwealth of Virginia's school board history. Certainly in Almore County and Central Virginia's history, those are facts on facts, on facts.

And here she's quitting. It's important to emphasize she is quitting where I come from. I know you well enough. You've worked here 16 years in change. You don't quit. She's 16 years in the run. She's a year and a half from expiring. her term, almost a year and a half.

Yeah. This is the legacy, is a legacy of quitting. That's the first aspect of her digital tombstone. Quitting. Now, the propette that we have is will she cry or not. You're saying she will.

I'm saying she won't. Holly Foster, the Queen of Henriko, her photo on screen, is covering your action. She's your stakehorse. $75 bottle of scotch is on the line. How confident you feel with your bet? I think it's dependent on a few things that are obviously impossible to guess at, whether she speaks,

whether she, you know, whether she's forced to make, not forced, but whether she decides to make another statement, whether she has, Was it Berlin next to her, giving her some tender comfort? Jesus. You don't like that? Good God.

Hand on the back when you're clearly getting a little... She won't. She's on the dais. They're not that close to each other. Berlin would have to get out of her seat to gently caress her back. You never know. It could happen. she was literally adjacent to her.

I know. On the dais, that wouldn't be the case. I think with some further thought on this, I'm going to win a bottle of scotch. I think that's what's going to happen. We will know this Thursday. Now, the next question we should ask is

when will Spillman's seat be filled? I did a little digging on this. The Almore County School Board has 45 days from Allison Spillman's final official day which is Thursday, August 13th to a point of replacement for her at-large seat. That means the seat will be filled by appointment no later than the end of September.

They have 45 days to do this, ladies and gentlemen. The question we should all be asking as Alamara County taxpayers and certainly as parents, especially the parents with kids in Almaral County Public Schools, is the school board going to appoint nothing more than, quote, a yes man someone that toes the company line that will not offer any pushback or resistance to their

echo chamber ideology or will the school board actually appoint someone of legitimacy that will hold people accountable the parents that are watching and listening to Charlottesville's number one

media platform you should demand of your school board representative to choose an appointee that is one of accountability and pushback and not one that is a rubber stamper, yes person. Whether or not they listen

is another story, but... Your expectation? My expectation is they'll do whatever they want. Your expectation is rubber stamper? Not necessarily. I just mean that I don't know that they'll take. I don't know how much... More of a Jim Dillenbeck?

or more of Allison Spillman and Rebecca Berlin. The two opposite sides of ideology on the school board are Dylan Beck on one side and Spilman on the other side, with the rest of the school board members more on the line of the sand of Spillman. I'm going to be extremely straightforward here. Frankly, I expected a little more so far, and I understand that he's only been on the job seven months and ten days. He's in his first year. I expected more from Dylan Beck.

When he came on this show to promote his campaign and his platform, he asked to come on the show. We welcomed him on the show. I, in a lot of ways, fell in love with Jim Dylan Beck's ideology, one of accountability, one of straightforwardness, one of being the, you know, one that was going to push back. have we seen that from Dillenbeck? I don't know that we have. I don't know that, I don't know whether that's more a state of, um, I can tell you Meg Bryce would have done that. I could tell you Meg Bryce would have pushed back.

I haven't seen it from Jim Dillenbeck. Yeah. Hank Martin's watching the program, his photo on screen. Viewers and listeners, put your comments in the feed. I will relay them live on air. Hank Martin says, the question isn't simply who will replace. Allison Spillman on the school board. If the board appoints another yes person after choosing an

in-house legal firm, there can be no trust. Almore County Public Schools doesn't need another defender of the institution and need someone willing to ask, who knew what? When did they know? What do they do? And why do the safeguards fail?
