This is the final piece of content for the week on the most watched and listened to media platform in Charlottesville, Amor County, and across central Virginia. It's the I Love Seville Network. And folks, it's not even close. We are dominating the ratings, the viewership, the listenership in this region. And it's because we shoot you straight.

It's content that is straightforward. It's honest. it's unaffiliated and it's unafraid. When the UVA health system, soap opera, saga, and scandal was present, we were talking about it on the show. We were talking about at a time where other media outlets had, you've got some bandwidth issues here. Things look frozen on this end when no one else was talking about it on the program,

when no other media outlets were talking about it. A lot I want to cover on the show. You need to close out, everything possible on that computer, which is standard. We're gonna play video on today's show of the Holly Mead Elementary School teacher and her three or four minutes of communicating with a town hall that has since been removed

from the Almaral County School Board YouTube channel. I find it curious. I'm not gonna jump to conclusions. I'm not gonna jump to assumptions. I want you to go to the the K-12 Almorraal YouTube channel and look for this. It's not present. Like, why is this not present?

Why is the town hall not present? Where Joe McCauley was speaking, where Matthew Haas was speaking, where the Admiral County interim police chief was speaking, where parents were speaking, where teachers were apologizing. Why is that not present? I want to talk about that today. We'll play the video from the apologetic teacher that really galvanized those in attendance by saying,

look, she's doing it the right way. But did she happen to misspeak? I'll leave you to be the judge on today's show. On today's program, we are going to discuss, ladies and gentlemen, the footage or the commentary that was offered by Neil Williamson, the president of the Free Enterprise Forum during Real Talk with Keith Smith. This deal with AstraZeneca,

AstraZeneca right now does not own the land. I'm not saying anything could implode. I just found it curious that AstraZeneca right now does not own the land and Northern Amarro where it's building its worldwide headquarters and in mere months. You'll hear that from President of the Free Enterprise Forum, Neil Williamson, in about a two-minute clip we're going to play today. Following yesterday's show, we talked the Jack Jewett District Representative Kate O'Cock.

We've given her a deadline of close of business today to offer her resignation. There is a movement in the Jack Jewett District now to secure the amount of signatures to petition her removal from the school board should Katea Cuff not resign on her own accord. That movement is happening as we speak by a galvanized, strategized and organized Jack Jewett District and very influential people outside the district that are putting that effort together. So we're prepping a school board member of Cuff, Dr. Cuff, that this effort is happening should the resignation not come in by close of business today. A lot to cover on the program, including eight days away from an NC state season opener here in Charlottesville. This is shaping up to be perhaps the best overall athletic season in UVA sports history.

and it really gets kick started with football and Tony Elliott's team that's coming off an 11-win campaign last year. Tony Elliott's got more talent on his roster than last year's team, and last year's team won the most amount of games in one season in UVA history, finished top 20 in the polls. This season's team is absolutely loaded. Absolutely loaded, ladies and gentlemen. A lot to cover on the broadcast. I'd love to give some attention to Snow's Outdoor Living.

I'll read that statement. He sent that to us yesterday while he was watching the show in real time and then later in post-time. But first we'll weave Judah Wickhauer into the mix.

I'm interested in all these wonderful Charlottesville nightclubs that apparently we have. You don't know about them? There's plenty that are kind of off the beaten path. There's two that I know of that are off the beaten path that are underground, if you may. Interesting. That are invite only.

And this is no BS. That have been serving the community for some time, after hours club, if you may. And it is quite a scene. It is quite a scene. Folks from all walks of life, I'm talking, you know, the wealthiest of the wealthy all the way to those that are, that are, you know, looking to enjoy themselves on a payday Friday. That's not what you may want to talk about today. Which headline is most intriguing to you today and why? I'm pretty intrigued in the fact that

amongst a just a string of seemingly poor decisions the Albinar County school board has decided to take down a video from YouTube. The school board didn't make that decision. We don't know that was the school board. We do know that that video is not findable right now on its YouTube channel. This happened to what? June 10th was that the day of the

meeting that you had, because we downloaded the raw file. Yeah. The raw file was downloadable. I would encourage any of the viewers and listeners to go to the Almore County Public Schools YouTube channel at K-12. You just type in K-12-1-2 Al-Moral, and you can click videos and then latest, like any YouTube channel, including ours. You can slide down to, you said it was June 10th. Yeah. I mean, this is easy, peasy, Sunday, Breezy. They're literally time stamped. Go to June 10th and try to find it. You got May 28th, and then you got June 11th.

The town hall is not there. Yeah. And we downloaded it, did we not, from the YouTube channel. Can you confirm for the viewers and listeners? I believe we downloaded it from YouTube. I don't know where else we would have downloaded. There's no other place you could download it. So it's not, I believe.

It's with conviction. It's we downloaded this from the K-12 Al-Moral page. Find it, viewers and listeners. It's not under shorts. It's not under popular. It's not under oldest. It's not under latest. You click videos.

You see May 28th, and then the June 11th meeting. On June 10th, the Holly Meade Town Hall. Where is it? You're on the page. Am I right? I'm heading there. In this town hall, Matthew Haaspo, spoke, now forced resignation and a golden parachuted.

In this town hall, when Joe McCauley spoke, now resigned, the principal of Haleen. In this town hall, interim, Almaro County Police Chief spoke. Sean Reeves was on medical leave. The communications director of Almoreal County spoke. Multiple parents spoke. and to Almoreau County, a Hollymead Elementary School teacher spoke. That is gone from the school board page,

from the public school YouTube channel. I find that I'm not going to jump to conclusions. I'll say it's curious, considering everything that's going on. Well, guess what? We have that raw footage in its totality, saved in the cloud, and on our external hard drive.

And as we mentioned yesterday, Judah slept with a crowbar and a baseball bat, a Louisville slugger next to his bat. I'm going to play to start the program the commentary from the female teacher who really captivated the heartbroken parents in attendance. They stood and cheered for her. In this commentary, she speaks about Mike Sweeney, the social emotional learning coach, and how her antennas were up of what this guy had access-wise,

a seat at the table, walkie-talkie, a list of the most vulnerable, and then she says something in this video clip, we should be providing additional names to the Admiral County Police of who could have been impacted by Mike Sweeney. I'm going to let you, the viewer and listener,

be the judge here. Okay? I will let you the viewer and listener, or be the judge. We have the video footage, Judah. Let's play it. Put the lower third on screen now. Put the lower screen, lower third on during the show, during the sizzle reel. Let's play it in three, two, one. I am a teacher there in hall, 27, 10 of those here. I have a great deep loyalty to this community, to these families. And so I want to start by saying, I'm sorry. I'm sorry for every child that Mike Sweeney took out of my room. I am sorry, which isn't even

enough. It sounds ridiculous. I did want to address a couple things, and I thought, no, I won't it up but I want that accountability for me. I want that accountability for holly me. I want that accountability for albemarle and I trust that you all will hold us accountable in that. I love that about you. When we talked about Mike Sweetie's role as the SEL and maybe I'm just, I can only speak for myself. I had no idea that he had no qualifications. I want to own that I did not I did not look into that. That's only, but there are, you know, and Mr. Haas, I think, said, like, he was basically a TA. I've never, in my years here, been told that the SEAL coach is a TA. Our TAs are amazing. They do fantastic work. They really do. But I've never. I've never. I've never. never sat in any sort of meeting about a child with administration and a TA. But I have sat in them with Mike Sweeney.

So that makes it seem like he wasn't just a TA. Mike Sweeney, you know, if you radio to call for someone, TAs, don't have the walkies to answer those calls, but Mike Sweeney did. And then the other thing that I was thinking about the list, since there hasn't been documentation of who Mike met with when he met with them, what he met with them for, to my knowledge, with the children that I've experienced,

I would like to think that this list of students that were exposed to him potentially one-on-one is coming to us, is coming to me so that I can look at it and say, no, you've missed somebody. Put this to me. I feel your frustrations tonight with the lack of answers. But please trust me when I say that I can only speak for myself and the other teachers. We do care and we do know that it is going to take a lot to rebuild your trust.

And out of a daughter, you know, that hasn't always had great experiences at school. get it and your children will be safe with us because when things like this happen we will do things differently but it must be written into policies we can't just assume good people are with these kind of student I want to play that for you we also have we have the entire raw footage from this meeting that has been taken off the almaro county public school YouTube channel judah you are on the YouTube channel You see the May 28th posting and the June 11th posting. This has been removed.

Yeah. I won't jump to conclusions. This footage was unscripted, incredibly chaotic. This footage had Matthew Haas speaking for extended periods of time without a script and without an attorney vetting what he was saying. This footage had Joe McCauley speaking unscripted and without an attorney vetting what he was saying. This was as the news was just breaking. It had the communications director speaking unscripted and without an attorney vetting what he was saying. Rebecca Berlin speaking unscripted without an attorney vetting what she was saying.

And it had the interim Almeral County Police Chief. I should know her name. I will never make this mistake again. Almore County Police Chief. Coalette, I believe is her first name. I apologize. It's now Randy Jamerson. He took over the role on August 14,

2026, succeeding deputy chief, Camille Stewart. Camille Stewart. Colonel Sean Reeves announces retirement effect of October 1. After 25 years with the department, acting chief is Randy Jamerson. He assumed that position.

on the 14th of August and took over for a Camille Stewart deputy chief who served in the interim with Sean Reeves on medical leave. I would encourage the Commonwealth's Attorney's Office of Almore County to watch that meeting from start to finish. In particular, Matthew Haas's commentary, Joe McCauley's commentary, and the two teachers that spoke from Holly Meade Elementary. I, I, there's, there's, and we have it in totality if you need it. I want to segue into Cata Cuff. We have said on this show, we know she watches the program, that the suggestion should be offering her resignation before close of business tomorrow. Excuse me, close of business today was what I suggested.

It was last week on Friday. seven days ago that she responded to the I Love Seville show and said, look, it was me who knew at the beginning of the year. I said, last week on Friday, Katie Cato Cuff, Judy Lee, Rebecca Berlin, or Ellen Osborne, if one of you do not admit who knew at the beginning of the year about what was going on, then I was just going to paintbrush all four of you together. Within 90 minutes of us getting off air, Cato Cuff on the record said it was me. Now, seven days later, it was some thought. I think it's Cato Cuff offering a resignation of not doing anything from the beginning of the year until now with the information she had. And even if you marginalize the information

by saying, all I knew was the police was investigating this, that's still an incredible disservice to students and their parents. An incredible disservice. Not to mention not asking follow-up questions. This is not an excuse from K to Cuff. All I knew was the police was investigating the school system. If you didn't ask a follow-up question to Matthew Haas saying the police is investigating the school system in our own staff, then goodness gracious, that's even worse, Kada Cuff,

than hearing the information and doing nothing. Because that shows gross negligence and gross incompetence, K to Cough. now I'm offering kind of a professional warning there's a movement in Almore County parents influential people and it will be up to them I received this text message yesterday it will be up to them to make this known we will certainly attract attention to it and put the spotlight on it but very influential people locally organizers locally are organizing strategizing and strategizing and galvanizing the Jack Jewett district to accumulate the necessary signatures to petition the removal of K to K to Cuff from the school board. That announcement should come this coming week of what I've been told. And to answer the text message question of the individual leading this charge, we will gladly help. So from my standpoint, it would make sense for a cuff to offer her resignation

before that resignation is pursued by Almaro County's, voters, taxpayers, and parents. I touched on that yesterday. Then I received an official statement via email from Jim Hingley, the Ammore County Commonwealth Attorney, who did offer me approval to speak on this live on air. I'd like to get that statement. Judah, you jump in with some commentary when you're ready? I wouldn't be surprised if somebody was out there getting those names signed as we speak

if it hasn't been done already. We had some pretty eager viewers yesterday, some offering to give their signatures first. And like I said, I wouldn't be surprised if the organization. If the organization has not only started, but, I mean, really, it wasn't that, it wasn't that high a barrier. 476 signatures. Yeah. It's 476 signatures from the Jack Jewett District. Mm-hmm. Would be needed.

I doubt that's, I doubt that's going to be, I mean, it's, it makes it a little tougher that they all have to be from, from the Jack Jewett district. But considering, considering the press around this, I don't see it taking all that long. The lower third next on screen would be the one tied to Mr. Hingley, and this was sent to me yesterday at 4.4 p.m. from the Commonwealth Attorney's Office, and it's number one. Jerry, I had a case in juvenile court this afternoon,

so I missed the last part of your show. I caught the rerun of the part I missed when I came back from court, and I wanted to offer a clarification of something you said about, public official removal petitions. You are right in saying that the Commonwealth's attorney is given the responsibility of prosecuting removal petitions that are submitted with enough valid signatures. The statute makes it seem I might be the one or someone from my office to prosecute a potential removal petition against an admiral school board member. While it looks like that is how it works, it is not. Prosecutors do not prosecute removal petitions or, for that matter, criminal charges

against elected officials of their own jurisdictions because the prosecutors are deemed to have a conflict of interest. In the hypothetical scenario of a removal petition being filed against the school board member here in Amar County, my office would have a conflict and the court would appoint a prosecutor from another jurisdiction to take the case. Let me emphasize that the conflict isn't apparent conflict only, a conflict created because the parties on both sides are elected officials.

I do not believe I have an actual conflict in the legal sense with board members simply because we have differences of opinion that have recently been aired in public. I always strive to disagree with being disagreeable so that when you and I disagree to give an example, you know we are both coming from a place of mutual respect. I certainly bear no ill will toward any school board member because of our differences of opinion, and I hope I have not given school board members reasons to think otherwise. So if it comes to it, a prosecutor from another jurisdiction would be assigned to prosecute a removal petition against the school board member and Almarl. Mr. Hingley continues. I have another clarification I would like to make. That is, the prosecutor and removal

petitions does not represent the petitioners. The prosecutor represents the state. This is not unlike an assault and battery where the victim or the police on behalf of the victim brings the charge. The prosecutor represents the community, not the victim, and while achieving justice for the victim, is very important. The prosecutor must advocate for what is best for the community. Sometimes the community interests coincides with the victims. Sometimes it does not. The same is true for removal petition proceedings where the prosecutor represents the community interest. I know I am one of the few posse prosecutors at Virginia who has actually prosecuted a removal petition against a school board member. You can read the summary below.

He also mentions the Chris Dumbler case in this. These are now my words. And he concludes by saying, thank you, Jerry, for always timely in-depth reporting on the important issues of the day in Central Virginia, and he signs it Jim. I found that interesting. I didn't know that. This show is about being a water cooler, crowdsourcing information from trusted and vetted people. I don't think there's anyone more trusted or vetted, in my personal opinion, locally than Jim Hingley. He's a gold standard when it comes to that. Yeah. It's clear from what he wrote there.

Exactly. I didn't know that. I wanted to pass that on to you. And he gave me his approval to use it on the record, which is what I did. So before we move on to the next topic, here's what I want to conclude with. I would encourage any investigation, whether it's the law firm that Almore County Public Schools hired, that is already representing them in another case. That seems to be the definition of a conflict of interest, speaking of conflict of interest to me, that third party law firm that is already representing Almaro County public schools that is now investigating this alleged sex scandal, I would hope to God that you look at this Holly Meade Town Hall.

Secondly, Amaral County Commonwealth's Attorney's Office, I would hope to God that you look at this Holly Meade Town Hall. Thirdly, Ammeral County Police Department, I would hope to God that you look at this Holly Meade Town Hall. fourthly, why has the Amar County school system removed the Hollymead Town Hall from its YouTube channel? Anyone who needs that can obviously FOIA it, or we can just provide it for you in a zip file we have in its totality right now. I think it's curious at best, perhaps dubious why that footage has been removed. I'll leave you to interpret that.

In regards to Kate O'Cuff, I very much suggest that Dr. O'Cuff offer her resignation today before close the business. Offering a warning from the people that are making this movement, they asked me to pass this along to her on the show because she watches and listens, there is a very coordinated effort to secure 476 signatures to start the petition process for your removal from the board. That would seem to me, school board member of cuff, to be much messier, much more soap opera-esque, and something that's going to document and pepper your digital tombstone for a much more visible and significant time than you just offering your resignation. Strategically, school board member a cuff, if you offer your resignation today before close the business, then you're doing it in the same period of time of Allison Spillman. and you will be grouped in protection of multiple school board members,

a superintendent of principal, offer their resignation. If it does go to the petition process, then you're lumped into Chris Dumler, a board of supervisors member that was tied to sexual assault. And that's probably not something that you want. Just my two cents from a strategy standpoint, Dr. Rukoff. Next topic on the show that we, should cover is the Neil Williamson headline. Do you have that lower third? Is that the next headline to put on screen? Yeah. This came up in passing on Real Talk with Keith Smith. I found

this fascinating. We've been talking on the I Love Seville Network, the number one media platform in Charlottesville in Central Virginia, for an extended period of time about the significance of AstraZeneca, 650 employees, $125,000 starting salary, not average, but starting, and the population incremental growth that's expected because of the worldwide headquarters in Northern Almorea County of 6,000 to 8,000 people. I've been talking about this and how this is going to drive median household income. The median household income is what? About $140,000, according to HUD locally. I've said that number is going to increase it significantly. I've pointed to new construction in Green County.

And goodness gracious, I learned with real talk with Keith Smith this morning that new construction in Green County, you know, is absolutely on fire. There's a 40% uptick and new construction in Green County, 2025 year to date, January 1, August 20, to 26th year to date, January 1 to August 20. A 40% uptick in Green County. I asked Neil Williamson, who lives in Green County, who's the president of the Free Enterprise Forum, who tracks this information, is this tied to the biotechnology in Rivana Future and Rivana Stations, this land that Almaral County owns where it's attracted the worldwide headquarters of Astrosetica? He says, yes in part, that these developers like Southern development, like Stanley Martin Holmes. Stanley Martin Holmes is a partner of the show.

Did you know they've built more than 600 homes in the last two years in Almaral, Charlestville, and across Central. Virginia. Stanley Martin Holmes, they're bringing 50 homes roughly to market in the Fry Springs neighborhood, 80 homes roughly to market outside of Glenmore and Keswick. Stanley Martin Holmes, trusted provider, developer, home builder, innovative tactics, honest tactics. They're building in Green County. I asked, is it tied to biotechnology? And he said, absolutely. He expects that this could reverse a trend line. And the trend line in Green County is a diminishment or a downsizing of student body population. And it's not specific to green.

Nelson County is losing students at a rapid rate. And remember, public schools are funded by headcount. Federal and state funding is tied to headcount. So when local jurisdictions are losing students, and they're losing students because either the population locally is older because it's expensive or the population locally is wealthier, so they're pursuing private schools. It's a little bit of both.

Greens down, Nelson's down, Admiral's down, Charlottesville's down, the Welding Cooper Center at the University of Virginia, they predicted, and this is what they do for their business, that public school enrollment across Central Virginia is going to drop. Huge point of concern for the public schools. Neil Williamson mentioned with the AstraZeneca and biotechnology, Rivana Station, Rivana Future, they're calling it a biotechnology Beltway, the governor's mansion, Yonkins administration. did that's running through Almarrel, this biotechnology beltway, to reverse the course, the trend line of diminishing public school enrollment in green. Now, here's the interesting wrinkle that showed up on Real Talk that we should have probably unpacked at a more significant clip. Almaral County still owns the land. AstraZeneca is building its worldwide headquarters, but the actual purchase of the land or the ownership transfer of the land hasn't happened yet. I found

this extremely intriguing. Do you have that footage, Judah Wickhauer? Yeah. Here's Neil Williamson, the president of the Free Enterprise Forum, on Real Talk with Keith Smith. Put the lower throat on screen. And three, two, one. How much of the real estate purchasing

is tied to biotechnology and what's going on around Rivana Station? That's a great question. and I think we're seeing the leading edge of that now. Interestingly, I've done some sleuthing, and it's my understanding that the actual property of Ravana station and the area that's supposed to be AstraZeneca has not yet changed hands. It is still owned by the county,

and the rationale for that is that they are still utilizing state grants to make it site ready, and they aren't allowed to use those state grants on publicly held or privately held land. So they have to finish what they're doing with those grants before they can close on the deal. That being said, you are going to see a huge uptick in the next 18 to 24 months of the interest in green northern Albemarle, even down into Nelson because those jobs are coming and they're paying. And so what you see now is folks that know they're on their way here coming for a vacation stay, you know, coming to kind of kick the tires. I remember when DIA moved down from, it was at Belvoir, I think, or, yeah.

And they held open houses. And what were the two questions that everybody asked? Traffic and education. Those are the things people moving here from Northern Virginia were concerned about. Those are the things the folks moving here from elsewhere. So, so, yeah. All right, that's Neil Williamson on Real Talk with Keith Smith this morning. I should have, if I was, you know, see, I got a nap.

I got to thread the needle on some of the other shows that I co-host. If it was the I Love Seville show, I would have unpacked that topic more. If it was the I Love Seville show, I would have unpacked that topic more. I find it fascinating that that land. has not transferred yet. That Astrosenica, and to deep throats point, AstraZeneca is a

UK company. It's based in Cambridge in the United Kingdom, and the facility here is a manufacturing facility, a big one, and a big economic boon. But it's a UK-based company. So this is a manufacturing

facility. And the estimate is 6 to 8,000 population increase locally tied to this manufacturing facility, Astrozenica, north of town. Obviously, you've seen what, say, Stanley Martin and Greenwood and Southern are doing in northern Alamaro

and in Green County with building new construction because they know that's where it's going to be a population hot spot, if you may. Vanessa Parkhill asked a question, she's the queen of Earlysville, her photo on screen. What happens if or when

politicians create a less business-friendly environment, potentially leading to AstraZeneca re-evaluating their location and possibly pulling the plug. She says businesses in high-tax locations, California and New York City, most notably, are pausing projects or relocating to other states. I hope that doesn't happen here. I hope that doesn't happen here.

I'm not jumping to conclusions in any capacity. I would feel more secure, however, if there was an actual skid in the game for this UK-based AstraZeneca company. That's literally what Al Morrow County is building its governmental business model around. Emily Kilroy, the economic

development director, Ned Galloway, fellow supervisors. We have supervisors watching the program right now. Mike Pruitt's watching the program right now. Okay? They constantly are talking about the future economic incremental revenue tied to

And his plan for the South Street Tavern, Ryan Rooney, is to open between now and through college basketball season to the end of the college basketball and the national championship.

Then he will close South Street Tavern down and truly do a gut job, remodel and rebrand. but he wants to open ASAP so he captures the revenue of football season and through college basketball season. What do you call somebody that is Des Moines, Iowa, and Charlottesville for his two homes?

restaurant tours in Charlestville, and really a nice guy. I was really impressed with him. All right, I need to compare Dairy Central to the mark. Look, I talked about this on yesterday's show. Do you have the lower throat on screen? The Chris Henry, Stony Point, Paul Manning, funded Dairy Central, Dairy Market. They're now going to the next phase of apartments

on Preston Avenue. That's why, friend of the program, and Chris Henry's friend of the program, program. Chris Henry's front of the program. Love Chris Henry. That's why Peter McMines, the owner of Rockfish Brewery, is closing his Preston Avenue location. Peter, the guy who makes some of the best beer in the region, I mean, Peter's Rockfish beer is effing amazing. His New England's and his West Coast style IPAs are what? My wife and I like to drink. I like cloudy. I like high octane. She likes West Coast IPAs, a little lower octane, less cloudy. They are some of the

best beers we've had, period. Peter, I hope you hear that. I don't usually like IPAs, and he brought some beers in here when he came in, and I love the DIPA. The DIPA is amazing. Yeah. The Peter's moving rockfish to the old Ace Biscuit and Barbecue location, capitalizing on the downfall of disgraced venture capitalists, if I can even call him a venture capitalists and failed restaurant tour Stefan Friedman. I've heard through the grapevine, this will also lead to

Rockfish downtown Charlottesville's location closing as well. I'd like to get confirmation on that. We do know for certain that the tiny brew pub on Preston Avenue is closing. Unfortunately, I think it's also going to yield the closing of the fifth seasons.

That little retail location next to Rockfish, that's going to close as well. As Dairy Central is going to its next phase of apartments there. We should compare and contrast the mark to what Dairy Central has done and see which one is the most impactful

from a change of Charlottesville standpoint or a gentrifying standpoint. Fife fills the mark gets a lot of that headline a lot of that marquee because it's a historically black neighborhood it's going directly behind a black church

it's smack dab in the middle of the neighborhood and the neighborhood recently galvanized against it and lost. Furthermore, it's an out-of-market developer the same developer that did the standard on West Main Street where pot bellies is. They have a track record of building apartment towers that take the sun away from West Main Street, Haven, for example, throw shadows on public housing.

Easy to say that Fifeville's The Mark is the most significantly gentrifying project in Charlottesville City. You can make a very convincing argument, however, that dairy market and dairy central and what they've done to the 10th and Page neighborhoods, the Rose Hill neighborhoods, the Star Hill neighborhoods, is as gentrifying and impactful or more so than what the Fifell project, the mark is going to do okay you're going to have how many apartments are in Derry Central how many apartments in Dairy Central in Charlottesville I'm asking Gemini that I use Gemini like 30 times a day maybe not 30 but a lot 180 located within Derry Central the mark is a seven-story project and 181 units so listen to

Dairy Central, currently, as 180 luxury apartments and historically black 10th and page, already built. 180. The mark 181 apartments and soon to be built, Fifeville. Dairy Central, phase three, tell me about the next. Dairy Central phase three, is it phase two, phase three? is, it is phase three, is going to triple the footprint of what it already has in play over an additional four acres, folks. You're talking in phase three, 277 multifamily residential units. That's on top of, on top of the 180 that are already there.

You are probably looking at the most, and I'm, props to Chris Henry and Stony Point. This is what Matthew Gilligan and Livable Civo wanted. They wanted multifamily. They wanted additional housing. They wanted flexible zoning. They wanted big money development. That's what you're getting. Yeah.

Okay. It was never going to happen in the white neighborhoods, the rich neighborhoods, the HOA neighborhoods, the historically affluent neighborhoods. It was always going to happen in the disenfranchised, marginalized housing affordable neighborhoods. That's where the luxury apartments were going to be built. I can make a convincing argument, this is a conversation for your cocktail and charcutory party,

that there's no project in Charlottesville City that will have more of a gentrifying impact in our city limits than Derry Central. When it's all said and done, you will have, what, 500, 600 apartments, a food hall, massive office building. Am I correct that there's a hotel plan for that area? At the 10th and Dairy project?

Am I correct on that? Viewers and listeners? Is there a hotel plan for Dairy Central Charlottesville? Yes, a 133-room hotel is planned as part of the third phase of Dairy Central in Charlottesville by Stony Point, along with 277 multifamily residential units and a parking deck. The hotel size 133 rooms. Like, guys, the Fifeville neighborhood and the mark gets all the attention. You're talking about a project, however, and Dairy Central, that's going to take 180 existing apartments, all luxury, all expensive,

a food hall that's far from diverse in its clientele, an office building that's far from diverse in its tenant profile, and you're going to add on top of that 270-some units, 277 and a 133 unit hotel. This here, and I'm throwing no shade. Chris, when you watch this, Mr. Manning, when you watch this, this is absolutely no shade in any capacity. No shade, sirs.

You were doing exactly what you were supposed to be doing. But this is the most significant, impactful, and gentrifying project. Maybe in Charlott's full history. Black neighborhood, 10th and page, adjacent to Black Neighborhood, Star Hill, across the street from Black Neighborhood, Rose Hill. in one of the most critically important corridors in the city, Preston Avenue. And remember, they own the Preston Plaza, where Integral Yoga is as well. Yeah.

Conan Owen is watching the program. Dairy Central is much less student-focused. Will the opposition be as... aggressive. I don't think the opposition will be as aggressive because I don't think the opposition even knows what's going on. I don't think the opposition knows what's going on. You think they'd like to just raise their fists when something goes a different way than they expected? Yeah. I don't think they even know what's going on. Like, I don't think community members locally even understand this 1% sales tax referendum that's coming to us?

Yeah. Do you understand that we are on the cusp of probably approving a 1% increase and sales tax here in Charleston? Groceries are excluded from that. Gasoline is not. One percent addition to all the money that we spend locally, basically. to fund capital improvement projects with public schools. How this is being positioned by Democrat-controlled

and Democrat-led Richmond and Commonwealth, Virginia, is a cross-isle effort to do better for our children of the public school variety. Because the local jurisdictions themselves don't have the capital to, I take that back, the state or the local jurisdictions themselves can't fund capital improvement. So we need to do it on the back of taxpayers.

I want you to understand. Any incremental sales tax is regressive. We are going to fund cap X. We're going to fund capital improvement on the backs of our marginalized community members, further gentrifying them out of the community, which means the capital improvement projects, when they do come online,

will be for wealthy kids and families that can afford to stay here. It's the same thing you saw with the Bufour Remodeling Project. It's an $80 million in years to bring online? By the time it came online, the Buford Middle School remodeling project, look at the HUD median family income

and how it shot through the roof. HUD median family income, let's see, 20, what years is, 2026? 2018, HUD, median,

family, household, income, Charlottesville, Virginia. Eight years ago, the median family household income and the Charlottesville metro area, including the department,

according to the Department of Housing and Urban Development, was $89,600. So eight years ago, when the Gillican gang was lobbying city council and city voters and city residents

to take the money away from the West Main Streetscape Project. A project that Heather Hill and Kathy Galvin had gone balls to the wall for for years, a project that included free money from the Virginia Department of Transportation, free

money from the University of Virginia, which limited the financial exposure for Charlottesville City as it beautified the gateway, maybe the most important one, West Main Street that connected the University of Virginia to downtown. Matthew Gilligan and Livable Seville and activists said, well, whoa, whoa, whoa, whoa, whoa, we don't want that free money from VDOT and we don't want that free money from the University of Virginia. Take the little money that you were going to put into the West Main Street Skate Project and in 2018 do the Beaufort Middle School remodeling project.

and we want our middle school kids to have a much more beautiful and remodeled Beaufort Middle School. They lobbied counsel through activism, aggression, and basically bullying tactics. I said in 2018, Jesus, do you realize that $80 million for this middle school is an absurd amount of money to be spent when you could be doing changes to the middle school that are much more affordable? And that when the project finally comes online, which it just did, it's going to basically serve students that are of a wealthy family base at the expense of the students that are being gentrified out of it. In 2018, the HUD median family income was $89,600.

Crazy how much shot up. Now it's $140,000. It's jumped median family household income by 50 grand in eight years in the Charlottesville metro area, Albara Flubana Green, Nelson, and Charlottesville. 50 grand, median family household income. 50 grand. Be careful what you ask for in these projects

and the fact that you're doing 1% sales tax referendums. Because by the time the money is accumulated through regressive tactics to improve public schools, The folks that would have funded these projects at said public schools will be gentrified and pushed out of the community. So the projects will only be to the benefit of the wealthy that can stay. And do they even care? They don't.

You know why? Because they're not sending their kids to public school. There it is. And it's so obvious. It's so obvious. But we have leadership that doesn't see the forest through the trees. and frankly that's why you watch and listen to this show

because we do all right it's 132 Don gathers watching the program his photo on screen once again the elected city leaders sold out the communities for the almighty dollar with Dairy Central

and he says absolutely there's a hotel and as damning as this is going to be to the 10th and page neighborhood I believe Don lives in the 10th and page neighborhood I believe Don lives in the 10th and Page neighborhood, by the way. Vinegar Hill and the urban renewal and the raising of Vinegar Hill was the most impactful gentrification project in Charlottesville, Virginia's history. Deep Throat says, now whether it is a good investment, that's a different question. The multifamily vacancy rate is more than 10% now. And there's a lot more supply coming online.

Rents have flattened. He also said Buford was 92 million. not 80 million, but the state came in and paid like 20 million of it. So that's $72 million for the community. I called it $80. So it's about $72. Thank you, Deep Throat. And to his point about multifamily coming online, the attain on fifth,

they just lobbied the board of supervisors for 200 more apartments in the infill, the location that used to be Cavalier Crossing. Now it's taint on fifth. Taint on Fifth is going to taint up their location with 200 more apartments on the taint at fifth where their parking lot is. Then you've got Spring Valley on the bypass bringing 500, 600 units to market. You got the Bloom next to Mo's original barbecue about to come online. You got the Verve on JPA about to come online.

Multi-family coming online everywhere, ladies and gentlemen. He closes deep throat. I bet that Chris Henry gets this situation, and he will slow walk Dairy Central, Phase 3, tee it up so that he can go ahead if in 2029, 2030, all this supply has got absorbed, but that he doesn't have to commit until he sees what happens with vacancies locally.
