Welcome to the Science of Flipping Podcast. I'm your host, Justin Colby.
What's up, everybody? What is up? And welcome back to the Science of Flipping Podcast. I am
your host, Justin Colby. And this is a great time of year. We're in the holiday season. I'm excited
to get back with you guys.

is all about being able to give you guys the systems, the tools, the implementation, the
strategy about becoming a successful real estate investor. And in fact, I've grown at larger than
that. A lot of my interviews, as you can tell,
if you guys have been listening for a long time, are very successful business owners,
very successful authors, very successful philanthropists, very successful people in life.
And so, you know, I always try to, you know, give you all I can tactically in real estate investing, but from time to time,
and you're going to see this to be a common theme moving forward, I want to give you bigger than
that. I want to play bigger. I want to give you more content. I want to give you more opportunity
to learn, to grow, to be a better person, to be a better entrepreneur in general. And so that's
what today's going to be about,
guys. I'm going to keep this much more motivational, inspirational. I hope this
does the trick for you because I can tell you it's the holiday season. And for me,
this is a great time of giving and joy and happiness. And a lot of people have a hard
time during the holiday season. So I understand
that. And so hopefully you guys can take this message and you guys can run with this because
we're going to talk today about what it actually takes to be successful. And one of the things that
I think what I would say about this is there's a cost to being successful. And you need to be able to put forth that effort, right? Because
a lot of people say they want to be like me or they want to be like, you know, whoever they
aspire to be. You know, they look up to the LeBron James of the world. They look up to
successful business owners. They want to have their business. They want to, you know, Justin,
I want to do 10 deals a month. You know, know, I want to build a seven figure empire, but
what people don't see is what it takes to get there. They don't actually understand
the hard work, the effort, the amount of shit I had to eat to get to the place I am today.
Um, for those of you who are watching on YouTube, you can see behind me, there's green screens.
Obviously I create a lot of content, a lot of video for you guys, the loyal listeners,
to give you everything I have in terms of strategy and content.
And so there's a lot of work that is involved to get to a place of success.
And I would argue this.
I personally find myself to be reaching success, but I have not of success. And I would argue this. I personally find myself to be reaching success,
but I have not reached success. There's always further. There's always more. There's always a
greater or higher peak to achieve. And so I still strive each and every day and I still fall on my
face and I still put in the work and I still make mistakes and I still, uh, you know, understand what it takes to really
reach this life that I want in my life and my perfect day, um, are incredible. And I haven't
gotten there yet. Right. And so I'm still striving for that. So if you're out there thinking,
Justin, why can't I get my first deal? Why, why is this marketing not working for me? Why,
you know, everything seems to be working against me. What I can tell you is this marketing not working for me? Why, you know, everything seems to be working against me.
What I can tell you is this, there are qualities of success and I'm going to list them for you.
So hopefully you're in a place that you can, you know, sit down, start to take some notes
and being able to really, you know, put this on a wall, put this on a vision board,
put this on something that you can remember because I do believe that there are certain qualities to success that you must have, right? And that's
going to be very, very important for you to understand what those look like. So one of them
is hard work, right? There's no getting around it. If you feel like, you know, because you see all these gurus on online posting checks and, and they're, you know, houses and cars, if you see
that and you think that comes just because they're lucky because they, you know, sent one piece of
mail, I, you're obviously mistaken, right? This is the obvious. This is the obvious. I'll say it again.
It's obvious. This takes hard work. And if you are not willing to put in the hard work and do
what other people are not willing to do, then you will not achieve the amount of success that you
want to achieve, period. So if you're looking to become a real estate investor, if you're looking to become an
entrepreneur, if you're looking to make seven figures a year, you have to be damn well sure
you also are willing to put in the work. And if you are not, don't even get in the game.
If you are not willing to wake up earlier, if you are not willing to stay up later,
if you are not willing to eat lunch on the go so you can keep working, if you are not willing to stay up later, if you are not willing to eat lunch on the go so you can keep working,
if you are not willing to make those sacrifices so you can keep putting in the hard work,
no point in even getting started, right? For those of you who are listening to me like, dude,
nodding their head, I get it. Man, this is not easy, right? This is hard work. Well,
congratulations to you. That's what it's about, right? Understanding
that the hard work must be put in for you guys to, uh, to reach success, right? And as you guys can
see, uh, I'm wearing my grind shirt, right? Got my grind shirt going. This is a, I love these shirts,
right? Uh, grind. I mean, this is, you know, they made it all funny because it looks like a, uh, grind. I mean, this is, you know, they made it all funny because it looks like a, uh, if you
guys are watching me, my shirt says grind and it has two letters GR and make it look like, uh, um,
in chemistry, I'm blanking on the word right now. Uh, element, right. And so, uh, it is grinding
is an element. It's a part of it. It's the hard work, man. It is the hard work that you have to put in to be able to achieve the amount of success that you want to achieve. Persistence.
This arguably is kind of coinciding with one I'm going to really hit home with, but
you have to persist. You have to keep going. You have to have tenacity because just as I'm mentioning, it's hard work,
but it's also not immediate results. Even though you're putting in hard work and you're thinking
all this hard work is going to pay off to my results. You are correct, but it doesn't mean
it's going to be overnight, which means you have to have persistence. You have to have tenacity.
You have to keep going though. You might not see the results that you want right away.
And you have to be able to do that discipline to be able to wake up early, to be able to stay up late, to be able to sacrifice,
you know, no movies on the weekend because I got to go in the office so I can grind.
I got to have be disciplined about putting in the work, right? I need to have discipline about what
I need to do. A lot of us have this thing that they have to do in the
given day and they don't want to do it, right? They have to put together some report. They have to
go to the gym. There's something in the day that they don't want to do and you have to have the
discipline to do the things that aren't fun, that aren't the exciting part of your day,
that may not put a paycheck in your pocket, but you need the discipline to be able to go do it.
Ambition. I think most of you guys on this call and on this episode, if you're listening to me,
you have ambition, right? You have what you want. Now you have to dig that ambition up and you have to really find it and light that fire
because your ambition will only go so far as your actions take you.

So you can't go here and listen to this podcast and listen to this episode and, and go read my book.
Um, you know, the science of flipping that you can find on Amazon and you can actually download
it for free. I'll tell you how to download my book for free. Um, you can't have that ambition
of want and desire, but then not do any actions. You can't do it, right? You're not going to reach
success, right? Um, you have to have sacrifice. I will tell
you what, I slept on a couch for the better part of a year, almost a full year, sleeping on a couch,
sacrificing my comfort to reach where I wanted to reach. And I still do this today.
I'll give you an example of how I sacrificed personally today for the greater good of what I want to the future. Okay. Um, I had this
new house I wanted to get right. And it was awesome. It was beautiful. All the top notch,
everything. Right. And it was literally three times more. I was going to have to pay for it
three times more and I could do it. It's not, I wasn't going to stretch myself. It wasn't going
to be difficult. I actually could, I could do it. And I sat down with a friend and a mentor and a
colleague of mine and he said, what's your end goal here? Like, why do you need the big, beautiful,
unbelievable, everything? Like, is that going to make you more money? Are you going to be more successful because of it? Right? Like,
where does that stop? And so for me, my sacrifice now has changed my sacrifice. When I was just
beginning, when I was broke, busted and disgusted is I was sleeping on a couch eating top ramen
every single night, right? I had no fun because I had no money, but I grinded it out. I had hard work. I had discipline. I had
persistence. I had the ambition, but I had to sacrifice and I had to eat shit and sleep on
the couch until I could reach there. Now, now today, my, my sacrifices are different.
I didn't go get the big, beautiful, unbelievable house, even though I could afford it
because I realized if I go do that, how much money could I actually
be saving every single month that I could put forth in a different investment strategy,
buy and hold properties, multi-unit properties, some more flips to make me more money.
I just recently bought into a title company. I'm a part owner of a title company. How cool is that?
Right? Because now I'm using, I'm looking at my money differently. So I personally wanted the big, beautiful, unbelievable home. But I said, you know what?
I'm going to sacrifice my want, my desire for practicality, for creating something that now
I'm going to be able to live a life that no one else can live. You have to go through failure.
There's no way around it. You're going to have
to eat some shit. If you haven't, I don't trust you. If you haven't failed in life, in business,
trying and falling flat on your face. If you have not done that yet, and you are the rock star that
has been able to go through life and had no failures. Sorry about it. I don't trust you.
Doesn't exist. Doesn't happen, right? And so you
need to come to terms with that, that you will fail. I will fail and I'll fail again and again
and again. I am here and able to help motivate you and inspire you and teach you because I simply
have failed more than you. I've run this business now for 10 years. We've done over 750 flips and I simply have failed more than you.
And I'm willing to fail again because from failure, I learn a lesson every single time.
And from those lessons, I actually make more money from the choices I get to make in the
future.
So for example, the example that I'll give you is the decisions I make today.
I make more money today from those decisions because of my past failures. I know what not to
do and what to do based around what I did in the past. And I learned the lesson and now I can make
better decisions today. So you need to fail. It is a part of this. Get used to it. Get used to
eating shit. If you aren't eating shit, you're not trying hard enough, period. You're not trying hard enough and you need to have the focus, right? So focus is
right along with your ambition, your discipline in, in, in your persistence and hard work.
You need to focus, man. Too many of you guys are out there playing video games. Too many of you
guys are out there, uh, wasting time, right? Going and doing things Monday through Friday from 8 a.m. to 6 p.m.
If you're out there doing anything besides grinding, besides hustling, besides putting
forth the effort, you aren't focused, period. You are not focused. Get in focus. And I'll leave this
episode lastly with what I consider to be partially, they're all incredibly
important. I put this one at the top personally is patience. You need to have massive patience.
If you take all these other attributes of success and you top it off with being able to be patient,
it took me nine months, nine months to get my first deal done and collect my first check.
Nine. I was sleeping on a couch for God's sakes.
I had no income. I had no money. I had nowhere to go. I was down and out. So this to me is of
massive importance. Maybe you're out there listening. I need to get my first deal. It's
taking forever and I haven't done that. You have to be patient. And with your patience and your hard work and your discipline and your focus, um, in, in
your, your, um, persistence, you will find the result you want, but you have to be patient
in all walks of life. If you're out there and you're thinking, I want to lose more weight and
you want it overnight. Don't, don't think like that. Everyone has this microwave society that success is going
to happen overnight. Cause Justin told me to send out direct mail or start cold calling sellers,
or you, you want to lose some weight and you buy this great diet plan. You start dieting for seven
days and you're on the treadmill for seven days. And you'd like, why didn't I lose 20 pounds?
You need patience along with persistence, hard work, discipline. You will get the amount of success that you want.
And that is paramount.
You need to want it first.
You need to want it first.
Believe it before you see it.
