Welcome to the Science of Flipping Podcast. I'm your host, Justin Colby.
Yo, yo, what is up, everybody? What is up? It's Justin Colby, your loyal host with the
Science of Flipping podcast.

So I seek out the best when I interview. And my man, Adam Adams,
is absolutely one of the best in the industry. He is the real deal. And what we're going to talk
about today is going to be so simple, but so not, you know, executed enough, I guess, for lack of
better way of saying it. And so Adam and I were talking, he's invited me to speak at his
Finding Deal Summit. I said, yes, that is coming up April 4th through the 6th. So, Adam, what is
up, dude? I am pumped to be at your event. Hey, man, not much is up. Just hanging out and getting
ready for that event. As we record, we're about a month out and there is so much that happens when
you need to put an event like this together. So,
that's all that we're really focused on is getting this event ready to go.
That's awesome. So, again, it's in Denver, right? So, for those of you listening right now, stop.
If you're interested, this is all about finding deals. That is all it is. So, you know, I talk about marketing all the time for my tribe. This is what it's going to be about. Adam, why don't
you talk about a couple of the speakers really quick. Again, it's in Denver, April 4th through the 6th. Talk
about some speakers so people know, you know, who's there and who they're going to learn from.
Yeah, absolutely. So, there are 16 different speakers. Most of them are famous podcasters
like yourself. Most of them have coaching programs around wholesaling or finding deals. I mean,
we've got Sterling White who brings in deals, multifamily deals by sending like Rubik's cubes
to people and saying, let's figure this out. He's sending shoes to them like little baby shoes and
said, I just want to get my foot in the door. Like the strategies that we're learning are going to be
insane. It's like we have every expert, right?
So John Martinez, just a sales expert, like he teaches people like you and me how to be
better at sales.
And we've got people from my company, a couple people from my company teaching weird ways
that we pull in deals by using Autobots on LinkedIn.
Corey Boatwright will be there.
Maureen Miles will be there. David Tupin will be there Corey Boatwright will be there. Maureen Miles will be
there. David Tupin will be there. Cody Hoffine will be there. Jennifer Beatles, Justin Lund,
Justin Lucchese, Steven Pesavendo bought and sold 150 deals last year. Tommy Mello, who runs

and I will stop. I'm just… I'll leave it there. I got it. I got it. All right. Well, good. Well,
so that's enough about the promoting this. I wanted you on because, you know, listen, you've been known as someone who really kind
of cut his teeth on live events, so to speak.
And the reason why I really wanted you to talk is because I'm a firm believer in the
meetup.com marketing strategy.
And I'm not saying everyone has to go out there and start their own, but there's also
ways to go to them and actually
make them effective and the reason why it's so important to me is because I have my own meetup
here in Phoenix. We met literally last night. We covered seller objections, real content of really
how to get more deals, right? But people don't necessarily go to these meetups and engage and
take them for what they are and try to squeeze
the juice out of them. So I really wanted to, whether it's talking about starting your own
and or talking about being a part of them and how to actually get things out of them,
not just the content but deals, network, people, right? So let's just start there. What's your
opinion on this whole meetup world for the real estate
investor? My opinion is that meetups like really is one of the top places that you can go to grow
your network and you hit it spot on. You need to find out, you need to like reverse engineer it.
So before you go, you need to really understand what you're going to offer, who you're going to
talk to, how you're going to present yourself. And number two, I
believe that I've gotten the most amount of value by being the expert up front. So, I got the most
amount of value by running my own. However, as far as meetup groups go, find meetup.com. It doesn't
matter where you live, you'll be able to find some type of real estate group to find. If you are
close to Justin, you'll find his. If
you're close to us in Denver, you'll find ours. But definitely go begin with the end in mind,
just like the Stephen Covey says in the seven habits of highly effective people. You want to
be effective at networking. Understand exactly what you're going to talk about. Who are you
targeting before you even get to the meetup group. Yeah. And that's one of the big
things. I had a very similar conversation a couple of days ago with a client of mine and I was just
talking to them like, before you go do this, have what your intention is, right? Like, what are you
going for? Are you trying to find two or three buyers or are you trying to network with two or
three wholesalers who have deals because you have buyers or are you, I mean, whatever that is, because just going and sitting in the seat while it's
better than nothing, it's not much better than nothing. I mean, that's the reality. If you're
not going to engage with intent, then again, maybe it's just as easy to stay home because
you're not going to get anything out of it besides maybe a couple of notes, oh, good idea that you're not going to implement, right?
Yep. I have one pretty cool hack and, you know, I realized that this is a hack that can work for
somebody who is just wanting to go to the meetup, but it works incredibly well if you're actually
hosting the meetup as well. So, what it is, is it's all about private messaging people. Okay. So if, let's just
say that you are not the host, but you want to utilize that, you know, 30 minutes or two hours
of the meetup to the fullest potential. So what you'll probably want to do is go into the people
that are going to attend that event. You'll hop into the, I'll hop into the meetup group.
Then you'll right click and open all of those attendees.
So let's just say there's 30 of them going.
Open them all into a new tab and then reach out to them.
Say, hey, I read your profile.
I saw that you've been doing wholesaling for two years.
I'd love to talk to you about it.
Maybe we could talk at the event.
So now you've gotten their attention.
That's exactly what you're doing.
You're getting their attention
and they are planning to talk to you.
They're remembering your name. They're like, Justin Colby reached out to me. He said he wanted to talk to me. He boosted me up by saying, that's cool that you've done
wholesale for three years. And now I get to go and talk with him. They're going to plan on talking
to you separately. And if you did that with everybody, not all of them even read their
personal messages, but the ones that do,
you can just say something like, let's just chat for a minute or two before or after the event.
Don't try to set up like 30-minute meetings with all of them right away, but say, let's chat for a
minute or two before or after the event. And if you did that with all 30 of the people that were coming, all of them would be focused on you when they got there. So that's one quick hack. And let's just say
you're running the meetup. You're actually running the meetup. Here's how I've done it. I go into
other people's meetups. Okay. So I go, so let's just say I have a wholesaler speaking at my meetup.
Yesterday, I had a fix and flipper speak at the meetup and he was talking about scope
of work, how to like figure out if what you're doing in the fix and flip is the right amount
of things. So, what I could have done is I could have hopped into somebody else's meetup that is
all about wholesalers and then I could have taken all of the members and right clicked it,
opened in a new tab, right click it, open in a new tab. I get like 200 of these people all going and I'll say something like this as the organizer. I'll say, hey, Al Robertson,
hey, are you going? No, let me back up. Hey, I noticed that you've been wholesaling for two
years. We're both a member of this wholesaling group. By chance, are you going to go see Al
Robertson talk about scope of work? Maybe we could chat a little bit there and so you're not giving them a link it doesn't seem like spam it just seems like
you appreciated what they do you want to talk to them about it and then you're inviting them to
that event and the most likely thing that they will say and guys this is a giant hack my let me
just brag a little tiny bit my meetup is literally one of its world-renowned. So we're
in the top six out of 225,000 meetups. I went and spoke at meetup headquarters and taught them what
I was doing. This, I mean, this is my biggest strategy. This is gold. This is worth hundreds
or hundreds of thousands. If not, I've raised $5.2 million just for my multifamily deals out of my meetup group.
So, this is valuable stuff and this is how I built that meetup.
Roderick Just to be clear, is this going to be more
for the organizer like you and me?
Roderick Yes. It is for the organizer. This little
strategy. So, I told you kind of how to use it if you're just attending to get people to notice you
in particular. Now, I'm talking like if you're going to run get people to notice you in particular. Now I'm talking like,
if you're going to run your own meetup group, what you'll do is you'll have an event like I
was talking about with the scope of work for fix and flips. And then I'll reach out to the
wholesalers in other people's groups, kind of hack those systems. And they're not even in my
own group yet, but I'm going to find a way to entice them to come to the group. So, I'll say something like, man, it's cool that you're doing wholesales, you know, for the last
three years. I'd love to talk to you more about it. By chance, are you going to that meetup where
Al Robertson's talking about scope of work? Maybe we could talk there. That's all you say. It's not
a sale. It doesn't sound like a sales pitch. It sounds like a compliment and let's connect and
maybe we could connect at
this place that I'm already going to be at. And then they'll say something like this. Oh, I didn't
know that Al was going to be speaking on Scalpel work, but it sounds like an interesting event.
You know, where is it? When is it? And then you'll say something like, oh, it's going to be,
it's this Friday. Like I said, do you want me to just send you a link? Don't just send them a link.
That is very important. You start by sending them a link
too early, you've lost, you've lost, you haven't courted your date yet. You need to find a way to
make them ask for it. So, you're like, do you want me to send it? And they're like, yeah, please.
And then when you actually finally send a link to that event where Al is speaking about Fix and Flip,
now they're appreciative, you helped them them and then when they meet you there,
you'll be able to have more and more and more people. So that is the biggest thing.
I'll just tell one thing because you mentioned masterminds and I know I'm talking fast but
I am in a mastermind. It's a multifamily mastermind and somebody in my mastermind
came to me and he says, Adam, I'm so excited. I'm starting a meetup. And I'm like, awesome. How
many people do you have coming? And he said, I have like three RSVP'd. And I go, let's get you
20. And it's going to, we're going to do this all in one night. And he's like, no, how would you do
that? So, we sat down. I said, go get your laptop. We were at a hotel because I don't remember where
we were, but I go, go get your laptop. So, he runs upstairs, gets his laptop, sits down, and I told him the same trick that I'm
teaching you right now.

And then send a personal message to people saying something like, that's cool you've
been in multifamily for three years.
That's cool that you have 100 doors.
Love to talk to you more about that.
Are you going to be at the multifamily meetup on Friday? Maybe we could talk there.
And I told him to do this. He did it and he had 20 people RSVP in a few hours of work.
This is a huge, huge tip. I hope you all utilize it.
Roderick Yeah, absolutely. So, again, to be clear,
they have to join those other meetups, correct?
Roderick They don't actually technically need to join them.
Okay.
I mean, I usually am going to groups that I'm a part of, but what you're really doing is you
just click on any meetup out there, just click on the meetup. And then there's usually a tab
for members. So you click on the members of that meetup and it gives you a long list and there's usually a tab for members. So you click on the members of that meetup and it gets you a
long list and there's ways of organizing those people. And I like to go to the people that have
been on the meetup group, the most active, the people that were there more recently,
because then I know I'm not just sending them to like super random people. So I'll only send it to
the most active like 100 or 200 people. And when I do that, you can really hack into people's networks and like your meetup group
will be giant.
I promise.
Like, and overnight, it's just a, it's a phenomenal trick that I've been, I have coaching
clients about meetup.
And this is one of the things that I tell them that just changes their life.
So lights out.
Well, and then, you know, we have a minute or two here.
The funny, right, like I run my meetup group.
I mean, I've not used that trick.
So listen, I'm all, but this has been great for me just as my tribe is, right?
But, you know, one of the things I would always advise anyone when people get very scared,
what if no one shows, right?
First of all, you use this hack.
But second of all, that's part of this process, right? Like, don't worry about if no one shows or if you have one person. I've had,
last night was a very small group. Like, it was not massive. But the engagement was really high
and my loyal members really come every single month, right? And so, I always want people also
to understand, don't worry about whether you have the biggest. It's about making sure that you're consistent, right? You got to be giving one every
month, maybe every other week. How often are you doing your meetup group? I started two years ago
by going every week. We slowed down the third year but for two straight year, for the first year,
I did once a week and then the second year, I did four times a week because I had four different lunch clubs going. I don't suggest that. Justin just said the biggest thing is consistency. So,
you want to do something that's sustainable so that you can actually be consistent about.
But I built my network through it. I raised money through it and now people know who I am.
So, it worked for me. Going weekly and then
four times a week worked for me. It doesn't mean it's going to work for every single person out
there. That's right. That's right. And so, again, I want you guys to look up Adam Adams if you're
interested in meetup. I have my own but he definitely has a structure, a system. To your
point, you know, masterminds and coaching regarding this. This is a space I believe the word I was
looking for previously is underutilized. I believe people are too scared to get out there. But the
reality, whether it's your meetup, whether it's your Facebook pages and groups, whether it's your
LinkedIn pages, your Instagram, the world is turning social and is turning voyeuristic.
It is what it is. If you just want to stay in the dark ages and not put yourself
out there, unfortunately, Adam, myself, and others are going to win and you're not. And that's just
the reality of it. It's because we're willing to put ourselves out there, right? We're willing to
go out and try to engage. And as sad as it really is, the way you change your game these days is by
saying, and the first thing people see when they see Adam
or me or anyone else is, wow, they have this many followers or they have this many likes or they
have this many videos or they have this many subscriptions on YouTube. That's what it is now.
That's how people judge you. Whether that's right or wrong, that's not up for us to decide. That's
literally now how people are judged. How many subscribers do you have on YouTube? How many likes do you have? But meetups the same way, right? So, for example, I don't know my number
right off hand, but it's over a thousand, right? Like I have a thousand Phoenix members in my
meetup. And I don't even know if that's good or bad. You would actually be able to tell me, is that?
No, that's pretty dang good to be honest with you. Most meetups out there, well,
most of them fail to be completely honest. 99%
of them just like fail off. But the normal ones are between 200 and 400. And the pretty hefty
ones are about 800. The ones that you and I have a little over a thousand, that's pretty dang good.
And only a few of them have like 3000. Got it. Okay. So yeah. So I think I'm just over a thousand,
right? So I don't know exactly where, but just over. So I didn't even know that was good or bad.
I was like, well, it is what it is for me. But the idea is that, right? People immediately say,
oh, I would join Justin's group because he has a thousand members. Okay. People,
he does something good there. He really teaches you. He's not just there selling or, you know,
you know, should I work with Adam or
work? So, the idea that I'm saying is this is so underutilized. Get out there. You called them
a lunch and learn or what were you doing? Lunch meetings?
Yeah. No, I just wanted to do it completely different than everything that I saw. Everybody
else was meeting at 630. So, I was like, I don't want to compete with that. I'll just
start a lunch club. There you go. That's it. Start a lunch club, guys.
I mean, I could talk, I could banter about this because I'm a firm believer.
This is one of the ways you start your business, right?
You get your first deal.
You get a consistency of deals.
You get your JV deals going.
You get your net.
So, I mean, this may even be something I bring up heavily at the Finding Deals Summit.
