Starting point is 00:00:00 Welcome to the Science of Flipping podcast. I'm your host, Justin Colby. Yo, yo, what up, what up? Welcome back to the Science of Flipping. I am Justin Colby. I am going to jump into something that is really, really important. I have found it is something really missing in the real estate investing space. And in fact, it's really missing in the entrepreneurial space as a whole, which is productivity. And one of the things I've been able to do for myself that has reaped great results that I hope to impress upon you is to be able to write out what is my actual goal for the day or the week. And whatever that may be, I want it to just be one, one thing. So, for example, I need to go get one deal or contract one deal or get five appointments or, you know, make 10 offers. Whatever that one thing is for you, I write that out. And I physically, as you you. Um, I write that out and I physically,
Starting point is 00:02:06 as you guys can see, I write things out. Uh, I have notepads, I have papers everywhere. Um, I say that and I bring that to light just to make sure you understand. I'm like, I literally pen and paper. I write out what I need to get done. Um I start with my goal. And the reason why you see how I write is because I start with my goal. So let's just say I have, I need to go get a deal this week. That is my one thing. That is my one goal. And I focus on that. Then what I do is write out the very specific tasks or actions that I need to do every day to achieve that goal. And if there is a task or an action that does not fit in to me achieving that goal, it goes to the backburn. Nothing else matters. So if I'm caught scrolling through Facebook, if I'm caught, you know, jumping on Google and YouTube and going down a rabbit hole, I very quickly have to recognize
Starting point is 00:03:14 this isn't helping me achieve what I need to be achieving. So for example, I'll give you a real example right now. My number one goal this week is to find three contractors. Three contractors is my number one goal. We bought three homes in the last two weeks and we are rehabbing them and we need to make sure we have great contractors that are licensed. So the tasks that I've put down so far are I need to go on LinkedIn to find contractors on LinkedIn. I need to utilize my network through Facebook, my meetup group, and my network, meaning close investors that I know closely here in Phoenix, and sit down with them and ask them for referrals. Those are the three things that I'm going to do every single day, Monday through Sunday this week, until I have at minimum five referrals. So I put a goal on my one thing, which is I want a minimum of five referrals for contractors. And I'm going to take these very specific actions to get there. The action that I have not written down, but as I'm really in live, real time recording
Starting point is 00:04:30 this podcast for you guys all, will be to drive properties when I'm in the field and get out of my car and walk into a home that is being actively rehabbed and talked to contractors. That is not something I wrote down here. I'm going to write that down as I'm actively teaching you. Sometimes it's funny. I realize like just simply teaching you guys or giving you guys what I'm doing or thinking about or my actions, it helps me get creative. It helps me think, right? And so as I'm going to a deal today, we're looking to buy a home in Sun City West. It's a 55 plus community here in Phoenix. I'm going to walk it. The numbers are good. I underwrote it. It's all good, but I'm going to go out there and walk it. Well, on my drive out there
Starting point is 00:05:16 and or on my drive home, as I'm driving through these neighborhoods, I'm going to be looking for homes that are being worked on. I'm then going to get out of my car and do the difficult part. Go say hello to those contractors and ask if the general contractor is there and if I can speak to him or her. That is what most people are unwilling to do because it's scary. It's nerve wracking. It's a stranger. This feels weird. It's awkward. I totally get that. But those are the things that you have to force yourself to do to have that productivity and extreme productivity is a result of extreme focus. And so my focus this week is not necessarily going and buying another property. Although I want to do that as well, as I just mentioned, we're going to go buy a home out in Sun City West but it really is getting the contractors on board it is really important I
Starting point is 00:06:11 just bought three homes last week we got to rehab them I need really good contractors the reason why I want five contractors is because I need to have options you know they're everyone's going to tell me what I want to hear, but I need to make sure that they're the right fit. I want to look at their work. I want them to bring me by another rehab that they're currently doing or that they finished. I want to make sure they give me price bids. And I don't mean a bid by saying, oh, Justin, I think I could rehab this home for $40,000. I want a line item bid by each and every one of them. And that's why I set my goal on five because I know one will just not do it. I know the other will give me a bid, but it won't
Starting point is 00:06:54 be line item in detail. I know three others will likely do that. And then I got to figure out which one is the best price for the right quality and who does the right work. So again, this is something I really firmly believe is missing in most entrepreneurs, which is simply being productive and how to be productive. Well, one, you need to start with your one thing, your one goal. That is the first thing. Two, you need to write out every action and activity that you need to be doing daily, weekly, monthly to achieve that. If it doesn't fit in that box, it needs to be thrown away. Don't do it. Just throw it away. It's not helping you achieve. I'm lost for words on what I want to say about them. But if it doesn't
Starting point is 00:07:40 fit in that box, it's gone. It's off the radar. Don't be doing those actions or activities. Thirdly, figure out what your end goal is, right? If it's to buy one deal, great. If that's your one goal and your activities need to be as such, door knocking, cold calling, voicemail drops, text messages, you know, whatever it may be, but then have your goal, which is to buy one deal, but then it could also be to make a minimum of 20 offers. That would be your goal for your one thing. And if you combine those three things, figure out what your one thing is, put tasks together and actions together to achieve those, and then put a goal and set a goal on what you need to do to achieve it, that will help your productivity. That will help move your needle.
Starting point is 00:08:30 And that's really what this podcast is about. Again, if you want one deal, you need to be making a minimum of 20 offers. You need to be cold calling, text messaging, door knocking, you name it, right? Direct mail, PPC, marketing. If you need references to any and all of the companies that I use, I'm happy to reference those and direct you in the right position or right direction. I'm sorry. It's early in the morning here. It's prior to 7 a.m. So I'm knocking this out. Or no, it's prior to 8 or 8 to 18. I'm sorry. It's 8 to 18 right now. I lost, I completely lost track of time. So hopefully this helped you
