Starting point is 00:00:00 Hey guys, this is Justin Kolbe from the Science of Flipping podcast. This is our new year quick tip to start off the year right. This is podcast episode 18 here at the Science of Flipping. By the time you guys are seeing this, I'm currently recording it on, I think it's the 23rd, December 23rd, but by the time you guys see this, it will be the new year. So happy new year to all. Here at the Science of Flipping, we have had a great year, a tremendous year. Our company, Phoenix Wealth Builders, has had a tremendous year flipping properties. We're also doing the 79 unit development out in Mesa, so this year stands to be the best year we've ever
Starting point is 00:00:46 had and the quick tip for you guys moving into 2014 is primarily a lot of people are looking for money and a lot of lenders are looking to put money out for this new year and so my quick tip for you guys is if you don't know each and every hard money lender or private money lender in your area get to know them but the quick tip in the tip that I really want to ingrain in you guys for this new year is especially in the start of the new year in January these lenders are looking to get money
Starting point is 00:01:23 out they're looking to strike deals and you can negotiate i can't tell you how many lenders uh... have sent me here's a couple here at a a couple pieces of paper that from different lenders here in arizona uh... who are looking to give me crazy deals uh... to the start of this new year
Starting point is 00:01:43 their interest rates have lowered. The points they are looking for have lowered. They're waiving dock fees. They're basically saying, I want your business to start out the new year. So the quick tip for you guys to start out January is to get a hold of each and every one of your lenders, money or private and starts to negotiate they're currently mailing out towards you know obviously right now we're still in 2013 we're in December's the 23rd I have about five or six mailers that they've mailed me basically stay stating in January we're looking at giving you better deals they've also been creative they're also packaging deals meaning if you can give us two or three or four homes into one deal will
Starting point is 00:02:29 even give you better rates so guys the quick tip for January the start of 2014 is to go find those letter the lenders and to negotiate the rates with them they will work with you they want to get money out.
