Starting point is 00:00:00 What's up guys, this is Devin Burr, aka Mr. Burr. We are going to be talking about all things the Burr Method and how you can use this method to build your wealth into real estate investing and get passive income for you and your family for the rest of your life. So the first thing is buying the property, right? You got to buy the property. To buy the property, there's really only two ways to go about it. You've got to actually do a lot of marketing to get direct to seller, or you've got to build relationships in this business to get wholesalers to send their deals to you. And that's what I've done. Because at the end of the day, you can do a hundred deals a month,
Starting point is 00:01:00 but if you're paying a hundred thousand dollars to do those deals, obviously what you're going to be profitable with is going to be a lot less. So for me, I would rather do less deals and be more profitable because I'm not paying for marketing. So first part of the method is to buy. And again, you can have marketing to go direct to seller, or you can master networking and getting other people to send you their deals. So very simple how this works, guys. Basically, you want to be loud about what you do. You want everyone to know that you buy properties, that you're looking to buy them, you're looking to renovate them, rent them out and have them as a portfolio deal. And you're looking to do it over and over and
Starting point is 00:01:50 over again. Or you can let people know, look, I'm looking to buy properties. I want to renovate them and then flip them for a profit. So you want to be very loud about what you do so that people know when they have a deal, okay, this person does this. I need to send it to them. You need to be first in their mind. That's the first thing. Now to do that, basically you just have to befriend people. It's really that simple. So find people that are doing deals, go to local meetups and basically seek out the individuals that are the players. Find out about them, ask about them, be interested in them. They say they have kids. Oh, how many? If they say they have a wife, how long have you been married? Just be genuinely interested
Starting point is 00:02:40 in the other person. And what that's going to do is that's going to get them talking. They'll actually start telling you a lot about what they do, how they've become successful. And people like to talk about themselves, right? More so people like other people that allow them to talk about themselves. Most people don't want to hear about other people. They want what's in it for them, right? So at the end of the day, when you're talking to someone who is a real estate investor that's doing deals, you just simply be interested in them. And from that, you'll actually build a friendship, a relationship. And if you're allowed, like I said, on social media and things like that to let people know
Starting point is 00:03:26 what you do, you're going to get deals sent to you because one, people like doing business with people they like and enjoy. And more so, they like doing business with their friends. So at the end of the day, guys, just get out there, meet other investors that are doing deals and befriend them, be interested in them. Do not try being interesting yourself because at the end of the day, you want to get to where they're at. And if you're first in their mind, when they have a deal, because they like you, that's a huge win, right? So they have a deal, they send it over. They're like,
Starting point is 00:04:06 hey, Devin, I got this. What do you think? Here's the address. And then you just start comping properties. You start getting familiar with that. So that's really step one. You got to buy the property and you can market for it, which is going to cost money. And if you're new, a lot of times you don't want to do that because you have the fear of losing that money. So if you take that part out of the equation and just go from a standpoint of, I'm looking to get other relationships built and have those relationships feed me deals, that's where you guys wanna be. That's the sweet spot where you're not paying for any marketing.
Starting point is 00:04:48 Basically, all you're doing is you're building friendships, you're building relationships. And through that, you just nurture those. When they send you a deal that works, close on it. And that way, they see you as a true end buyer. And then you get that reputation of someone that when you get a deal, you close on it. Starting point is 00:05:13 Most of these are going to be very short bite-sized videos. So you guys can really, really sink your teeth into what the BRRRR method is and how to do it from start to finish. So buy the property. To buy the property with $0, you got to be first in the mind of other investors so that they send you their deal. To be first in their mind, they have to know what you do and they have to like you. So build relationships, go above and beyond for other people, be interested in other people. And I promise you guys, you will start getting deals sent to you probably more than you can actually handle because that's exactly what I did.
Starting point is 00:05:54 I started in this business in October of 2019 and did this exact same thing. Went to meetups, befriended people, let them know what I was doing, was interested in them, was not trying to be interesting myself. Friendships started and deals started coming in. I couldn't actually comp all of them. So that's a good problem to have, guys. Do that first and foremost. If you get a deal, the rest falls into place. And we'll talk about it more.
