What is up, guys? Welcome to the Science of Flipping Podcast. I'm your host, Justin Colby.

be a shorter podcast episode. This is a quick tip, so to speak. So I just, you know, I was teaching
some of our students how to do this and I thought it'd be something, So I, I just, you know, I was teaching some of our students
how to do this and I thought it'd be something, you know, I have, you know, tens of thousands
of people listening to my podcast episodes every single week. And I thought, you know,
why not get this out there? If you don't know about this, this is a great tip. Um, and one
of the things that, um, if, if you're a new real estate investor, a lot of people are always asking,
how do I get more leads? How do I get free leads? So on and so forth. And there's always the ways,
right? Whether it's working with realtors, cold calling realtors, cold calling for sale by owners,
going for rentbyowner.com, for salebyowner.com, Craigslist, you name it, right? So those are
the avenues. But one of the things, the tip that I want to give you guys is how to effectively work
at very minimum Craigslist. And there's a website out there. Some of you may know this,
some of you may not, but the domain name is ifttt.com. If this, then that.com. And what that does is it helps automate your, um,
systems so that you can automatically be receiving, uh, motivated sellers leads from Craigslist. There are other applications on there that work.
Typically, IFTTT works with application-based software or websites, right? So because Craigslist
has a great application, what IFTTT does, it goes in and you put in the parameters, meaning if this, meaning if someone posts a for sale by owner home
on Craigslist, then I will receive an email
to my Gmail account to follow up with that seller, right?
And so it will happen every 15 to 30 minutes.
If this, then that scrapes the data that you're looking for.
You can do this for a lot of different things, right?
You know, daily weather, right?
You can get emails for daily weather.
There's plenty of tutorials.
I didn't want to make this a video tutorial.
You can go on YouTube.
I myself will probably do a tutorial at some point,
but I was doing a call yesterday with several of our students and I
realized this could be a huge value. Again, there's so many people listening and I thank
you all for listening. Thank you so much. You guys have been so loyal to me over the years.
But this is a great little tool. It's free. It's very easy, easy, easy to use. Even someone like
myself who is not super tech savvy can use it.
And it's very helpful in terms of setting up your systems and your businesses.
As I talk to you guys over and over again, this podcast is to set up your systems, automation,
and implementation to create the business that you want.
And so instead of yourself going in there every single day, you can just simply create an, if this, then that, um, uh, what do they call it? They call it,
uh, recipe, right? If this, then that recipe is what they, they call it. And if someone posts
on Craigslist, um, fire damage, right? You can search key terms. So what you do, again, I'm not doing a
video tutorial right this second, but you go to If This Then That, they will say If Craigslist,
so you go to Craigslist, you put in search terms fire damage under houses for sale, you then copy
the URL, you put it in If this, then that, where it's asking
for that URL because you're looking for a very specific term in Craigslist. And then you say
then, and you'll click your Gmail account and or your email account, and you'll receive those
emails based around the search term fire damage, right? So very, very easy, a great tool, a great system
for you to automatically start using.
You can use it in many different ways
in terms of you yourself can call back the seller,
you can shoot the seller an email,
you can have your virtual assistants do that,
you can even have our girls here in the office do that.
We have two full-time employees
who actually follow up with this every single day.
So very, very useful, free, easy. Thought it'd be a great quick tip for you guys heading into this
