Now, this is gonna be a very short, condensed, but very
impactful episode. So you're going to want to listen to this and watch it and actually share
it. If you are watching this, go to JustinColby.tv and share this episode with as many people that
need to know how to structure their day. I get comments and questions from my
student database all the time about what they should be doing each and every day and when.
So if you can relate to that question, then make sure to pay attention to this episode. you realtors, wholesalers, buyers, or homeowners. So here's the breakdown here. If you're focusing
on revenue generating activities, there's the big six. And the big six means your three non-negotiables
and your three most important. And if you structure your day this way, you will win.
Now your three non-negotiables most likely need to be revenue generating activities,
such as calling your leads that you brought in for marketing, calling agents and making offers on the MLS, or calling wholesalers and making offers on their deals. Those are generating
activities or revenue generating activities that you should be doing each and every day.
Regardless of you having a big marketing budget or not, as I mentioned, you could be reaching out
to realtors or investors alike. Now those are non-negotiable. Every single day,
you need to be doing those. Now, your three most important are just that. They are the most
important. The only difference here is your three non-negotiables are three things that you must
complete before you leave your office or before you put your head down to rest at night. They are
non-negotiable. You must do them before your day is officially over. Your three most important are
also, as they say, incredibly important. You really want to get them done in the given day.
But if your three non-negotiables and maybe one most important gets done and you
have an extra two most important that didn't get completed, it is okay to push them into the next
day. Now, if those two most important get pushed into the next day, then they usually will become
two of your non-negotiables for the next day.
Now, here's the key to this.
You need to make sure at the end of your day,
you are writing down your three non-negotiables and your three most important for tomorrow.
That way there is clarity of what you need to be doing and when.
So let's address when.
I like doing all revenue generating activities early in the morning.
So call it 8 a.m. to noon or 1 p.m.
I want to be calling agents, homeowners,
wholesalers, and buyers all in that morning time.
The reason being is because it gives them time
to follow up with you if they missed your call or text message.
Now you can spend the rest of the afternoon answering their calls, inbound calls, text messages, etc.
Also, I have come to realize I'm 42 years old.
Come to realize life happens.
This little thing we all have is called life.
Well, life typically happens in the afternoon.
Picking up children, soccer practice, flat tire, dentist appointments, etc., etc., etc.
So if you can put all of that in the afternoon, you still completed your three non-negotiables,
which happened in the morning.
You see how this works? So now you've actually structured your day,
segmented by time and most important things to be done, starting with your three non-negotiables.
It's incredibly important for you to understand the power of just taking action. And one of the
most important parts of this whole thing is making sure every night to be writing down those top six items that you must be doing in the next day.
Now, I'll give you a great example of something that just happened to me where I had to fill out some insurance documents on a rental.
Now, the information got to me about 4 p.m. on Friday night, and they would like to have had it back same day. But the reality is I also
knew that nothing was going to happen between Friday and Monday with that insurance information.
So I decided not to do it on that Friday and put it as one of my non-negotiables for this Monday.
So when I wrapped up Friday, I had a non-negotiable that was to fill out this insurance information for one of my rentals so that I could get the loan to buy the property.
Well, it was non-negotiable because I wouldn't be able to fund the property without having that insurance information filled out.
So I wake up early by 5 a.m.
I'm already drinking my coffee. And at that day, Monday, I actually jumped in my email, went to DocuSign, filled out all the documentation needed for that insurance policy.
And I completed that all before 5.30 in the morning.
And then it was done.
It was already checked off my non-negotiable list.
And I only had two more non-negotiables.
And that was already done before even 6 a.m. in the morning.
So sometimes those non-negotiables are because was already done before even 6 a.m. in the morning. So sometimes those
non-negotiables are because they just have to get done. It may not generate revenue as hopefully
most of them do, but it is something that has to get done to proceed with something else.
And so just for clarity purpose, really important for you to also write those down at night
so you know what
you're doing moving into the next day. Now, this was a short episode, but it's going to be really
impactful. And again, I would encourage you to go to justincolby.tv, share this episode because I
know there's a lot of people out there that quite literally just don't know what to do every day
or how to structure their time during the day. If this can help someone, I'd love for you to share it.
Again, subscribe to the channel, justincolby.tv.
I put these out each and every week.
And if you're listening to it on iTunes,
make sure you give a five-star review.
I'll see you guys on the next episode.
Peace.
