If you do this consistently, you are doing the right actions.
The right actions will follow with the right results.
Doesn't mean in the first week, doesn't mean maybe in the first month,
but consistent, correct action will create the actual result you're looking for. What is up, everybody? What is up? Welcome back to my podcast, The Science of Flipping. I am the
host, Justin Colby, and this podcast is all about how to be a successful real estate investor.
Anywhere from wholesaling to flipping and buying and
holding for your own portfolio, this is about the right tools, systems, processes, and techniques
to become the investor you always wanted to be. Now, this episode is actually going to be a lot
about what was asked of me from some of my newer coaching students. I have two levels. I have a level up coaching
was a little bit more newbie, you know, anyone who's done one or two deals or maybe none,
all the way to elite people who are actively doing multiple deals every single month.
And so the newer level actually asked me something pretty important. If I could do one thing or tell
them to be doing one thing, what is that one thing that they need to be doing?
So I'm gonna give you the very same advice right here
on this podcast episode that I gave them.
And the general answer is going to be take massive action.
But you are gonna ask me, Justin, that's nice.
That's really general.
What action should I be taking?
Well, here's what it
comes down to you need to be taking actions that create confidence for someone who's a newbie
whether you've done zero deals or just a handful or full of deals you don't yet have the confidence
to really pour gas on this thing and go all in so what I will tell you to do is simply find homeowners who are trying to sell for sale
by owner so you can go to for sale by owner.com you can go to fsbo.com you can go to zillow and
look up for sale by owner you can go to craigslist just to name a few uh areas where you can actually
find homes that are being sold by sell by the homeowner themselves the next place you can actually find homes that are being sold by the homeowner themselves.
The next place you can go is you can actually look for landlords trying to rent properties,
properties that they are putting up for rent. Again, you can go to forrent.com, you can
forrentbyowner.com, Craigslist, Zillow, obviously, for any of you guys that have MLS is an opportunity.
And you can also look at PropStream for any of these criteria. Now, PropStream's the number one

Now, all of these areas, the intention is for you to take the right
actions, you don't need to go big, pull big lists and spend a
bunch of money, you need to start gaining confidence. And
what I mean by that is you need to call these homeowners who are
looking to sell their home by motivated seller, right for sale
by owner, you need to talk to those owners, those people who
are looking to rent their properties, you need to talk to them about their interest in potentially selling
their home now here's what that does does that guarantee you a deal is that the highest motivated
sellers you can get with the deep discount most likely not but don't be discouraged because what
I'm training you to do is take the actions and have the conversations necessary. So when
you do actually get a deal a motivated seller that will work
with you and get to a number that makes sense that you have
the confidence to have the conversations, overcome their
objections, put it under contract, open up escrow and
find a buyer. So what I will say is you need to be talking to a fine
or for sale by owner, homeowners,
for rent by owner, homeowners,
and be having the conversation of their interest
to sell their property.

actually get some of my scripts but the questions are pretty straightforward
and it's all about why are they selling why are they looking to sell where are they going to move
when are they looking to sell trying to find motivation that should be the premise of the
questions you are asking as i've mentioned these sellers aren't necessarily going to be your prime
candidates to sell at a price point you want as a
wholesaler or you want as a flipper. However, it starts to build your confidence. That repetition
in action starts to help you understand what you should be saying and what you shouldn't be saying
because you will have homeowners that will hang up on you. You will have owners that you make
offers on that will not reply to you. You will have owners that you make offers on that will not reply to you.
You will have owners that tell you to F off.
And in all of those instances, you will now be able to actually learn from doing.
And that's the big key that I think a lot of coaches or gurus or experts stop or don't tell their people,
which is you need to be taking these actions, not just to get a deal,
which obviously that is perfect and great, but you want to do it so you can get the experience needed.
So when that perfect deal does come, you now know exactly how to execute. You see, you're going to
learn through all these actions you're taking. So make an offer. I would encourage anyone on here right now, if you
are not making five offers a week, you need to do that starting this week. End of story. And that is
a minimum. Five offers a week is a minimum. Where do you find them? FSBO.com, ForesaleByOwner.com,
ForRentByOwner.com, Zillow, look at ForesaleByOwner, Zillowow look at for sale by owner zillow look at for rent start having
conversations put together an offer either hand deliver it mail it or put it in docusign
make sure you're actually delivering five actual offers a week as a minimum if you do this
consistently you are doing the right actions The right actions will follow with the right
results. Doesn't mean in the first week, doesn't mean maybe in the first month, but consistent,
correct action will create the actual result you're looking for. So this is what I advise my
