Hey guys, welcome back to another episode of how much coffee can one man drink before
9am.

Welcome back to the science flipping podcast i'm your host
justin colby and i'm drinking a ton of coffee these days because i'm moving and i need all
the energy i can get and so uh this episode is going to be talking about virtual assistants
vas it is a hot subject there are a lot of people that use them and i don't know if i really believe
in them i'll tell you a little bit more about that here in a moment.

make sure you're smashing the like button so virtual assistance should you use them should you not there's a lot of debate here there's
a lot of gurus who think you should or have built their business on vas I actually have a several
friends that own VA companies so I have my own opinions and we're going to jump into it. I will tell you for those that do not have
much marketing budget and or don't have much time, VAs can be a good answer for you. They can be.
Here's the biggest missing component when people hire VAs is management. No, I'm not talking about
whether the VA company
has management, it is you managing the virtual assistants.
So there are companies out there that have the managers
of the VAs you hire.
That is fine, but you need to manage the manager
to manage them better.
So just because someone hires a VA doesn't mean
you can sit back and be on easy street.
It actually means you have to manage them the same way you would if you had a normal employee.
So it comes down to what are their expectations?
Do they have goals that they have to achieve?
And you need to manage them to both of those things.
Whether it's, you know, just making sure you are managing to a certain calls if you're using them for that,
certain amount of leads if you're using for that, or whatever you may be using them.
So let's talk about why you may or may not want to use a VA.
Here's what I do not do.
I do not use VAs or advise to use VAs to do your cold calling why not you might be
thinking a lot of people would suggest that because I would rather a actual
cold calling company which I have several of them I can refer to you if
you want that all they do is cold call that is the only thing they do specific
to real estate I would rather them do the cold calling
than a va here's why even though the cold calling companies are not in the us the business is built
to do one thing and that is cold call sellers so one uh i use two different companies one i really
really um am loving because they just gave me a $30,000 deal this week,
which is fantastic, got the check and all that.
They're in Mexico.
And so they speak Spanish and they speak English.
For me, that is a big asset
because in a lot of the markets that we're in,
there's a heavy Spanish speaking population
such as Phoenix, let's say.
And so I would never suggest to use a va
for your cold calling because i would prefer to go and use a company such as i do okay so again if
you are watching this on youtube go ahead and comment in the comment section if you want me
to refer you the company i use i'm happy to do that. So make that comment right there in the comment section. Also make sure
you're liking this video with that. So I get that you may be working. I get that you don't
necessarily have the time and maybe you don't have the budget. So here's what I would tell you in
terms of cold calling. I would rather you do the work yourself than hire a VA that is going to underperform for
you so most people think VAs are going to be the right fit for cold calling and texting I would
tell you you will be better doing it yourself even if you're working full-time and doing it
on off hours doing it on your lunch break rather than having to manage a virtual assistant who's
doing it not nearly as well as you now why are vas great well vas can do things that i don't have
time to do or maybe i don't even have uh the ability to do what can a va do well they can
create your logo for example they can dedupe spreadsheets for example quite literally can do
anything and where I would maybe find those type of VA's is on Fiverr and the reason why is because
it's really task based things I want these VA's to do when it comes to actually marketing I would prefer companies such as my cold calling companies to do that I
would prefer you know pay-per-click companies to do that I would prefer a direct mail company to
do marketing so I don't use and nor do I suggest using VA's for the marketing purposes because it just doesn't make any sense, right? They're the
face of your company and if they are not doing it very well, you're not going to convert deals.
Now, could you have a VA company do long-term follow-up on leads that you're bringing in that
maybe you need to nurture for a long-term? part i'm okay with because essentially they're
just reaching out to them making sure that nothing has changed in the seller's life that they still
intend on selling in the summer and that you have to wait we're here you're doing a follow-up and
nurture with a va i'm more apt to suggest that than for you to go out and use them to do cold calling or texting. I love texting. Again,

But VAs specifically are things task-driven in my company.
They are not lead marketing-driven.
That is too important for me to give up to just a VA or two.
However, as a whole, I believe in VAs
to do the tasks that need to be done that
you may not have time for. I don't believe in VAs to be the face of your company, to generate leads,
make offers, or anything like that. So hopefully that gives you a little heads up on my belief.
Again, I use cold calling companies. I have people doing text messaging because I believe in it firmly. I
don't have a VA do that. I have it in-house. Again, if you should be doing three to 500 text messages
a day, you should be able to find time even if you're working full-time. I have a student that
him and I were just talking this morning actually. He made $160,000 or $50,000 last year alone
just by text messaging. And by the way, he works full-time
Crazy work schedule, but just through text messaging. He made 150 or 160 thousand dollars just last year alone
So it works, but that's why I would rather you do it than a VA do it makes sense
