All right, guys, so one of the main questions I get from my students and just from people
in general is what are my top three lists to go after when marketing to sellers?
Now, there's all different motivation levels, I would tell you, and so a lot of people say
motivated seller.
Well, there's extremely motivated, like desperate to sell motivated seller well there's extremely motivated like desperate
to sell and then there's pretty motivated and then there's not really motivated and then there's just
not interested in selling but i'm going to give you my three top lists that i'm getting deals with
right now through my marketing strategies cool if you're watching me on youtube make sure you smash

the three main lists or sources that i'm currently getting deals that i highly suggest you guys to
follow well first and foremost right now out of the gate, we are doing very well on Privy. The website is www.privytsof.com.
It is a resource online that you actually are able to use to work MLS deals in multiple markets.
Now, I know some of you are thinking right now, well,
that's not off market and I've been told to do off market. Well, I'm not telling you you're told
wrong. In fact, I'm going to give you a couple of lists right now to work off market, but roughly
three to five deals a week, I am actually getting done on market and it's because they are still
motivated sellers. So i have conversations with
the realtor i figure out whether the realtor is going to represent me or not whether i need to
be represented by a realtor or not or if i can just come in unrepresented what we are seeing is
we're contracting anywhere from one to two every single day and we are closing three to five deals
through this one strategy right now
privy is just something i've been wishing for for years and years and years which can give me access
to the mls in multiple markets we are rocking florida we're rocking oklahoma we're rocking
indianapolis we are rocking a bunch of different markets because i have actual MLS data. The secret here is knowing where your buyers are looking to buy

I would tell each and every one of you,
whether you're experienced or just getting started,

The second list that I will use over and over again
with all marketing strategies
is gonna be my absentee homeowner
list. Absentee homeowners are typically landlords. Sometimes they don't even have tenants and that's
the ideal scenario. They're either sick and tired of being a landlord. The house is vacant,
so they're not collecting any rents. There's too many issues to repair. They can't financially
deal with it. This is the number one list. Absenteentee homeowners the very best place to get each and every list you
possibly would ever want is reileadmachine.net reileadmachine.net has each and every of the
highest motivated seller list that there are out there that you can find anything you want. In fact, they even have an AI component,
which I'm not gonna speak about here,
but they do have an AI component,
which basically filters
all of the highest motivating factors,
consumer credit card debt to mortgage payment to income.
They look at absolutely everything
and they filter all 17 of these layers
to find the most highest likely
sellers that you possibly can find in each market. That is incredible, but you can only get it at
reileadmachine.net. The next list that I absolutely love, so we just went over
absentee homeowners. I sprinkled in some
information about their rei leads machine net but then we also have what I
believe to be something that's going to be pretty hot and heavy coming up soon
and this is the notice the default or pre foreclosure list we are actively
starting to see people not being able to afford their home and that should be
triggering you to be trying to reach out to them their home. And that should be triggering you to be trying to
reach out to them. Now, this is not going to be your biggest list. And I do not believe there's
going to be a massive foreclosure wave. I just don't. Blackstone, for example, just went and
raised $50 billion to buy real estate. So I'm telling you you i don't believe there's going to be this
wave of foreclosures like so many people have said there will be but there will be people in
financial hardship that are starting to miss payments or not pay their taxes now the pre
foreclosure list is about their mortgage but if you want me to sprinkle in one extra list for you
as a bonus i would say the tax lien list would be the next.
Reason being is the taxes in the first position loan, they have the highest reasons and ability
to foreclose on somebody. So if someone has not paid their taxes or if they're not currently
paying their loan, those are going to be incredibly motivated sellers. So those are the avenues that I
go after, highly motivated sellers. There's a gradient avenues that I go after highly motivated sellers.
There's a gradient of motivation and you're going to find the A, B, Cs, and Ds all throughout these
lists. So I'll repeat them just so you guys know. PrivyTSOF.com, it gives you access to roughly 45

data points to find people who have the highest level of motivation. Now, that is something that

list you guys can be working right now. You can be calling them. You can be texting them. You should
be sending mail. You should be doing everything with all of these lists and making offers on Privy. So
