Starting point is 00:01:00 can become to keep up unless you start doing less. So if I have your attention, I want to unpack the paradox that I think we don't talk about enough in our industry, which is that growth as a realtor brings a lot of pressure. And that's like that tired old saying of like, what got you here may not get you there is kind of what I was thinking about is like the theme behind this episode. Because what I wanted to do was basically unpack a recent client party that I had that was very successful on multiple levels. And I was sort of like, okay, but like, what is it about this party that I really want to communicate to the people listening to this? And what I want to talk about is a phrase that my friend Laura Malick coined, lifestyle lead
Starting point is 00:01:46 generation. And while it's not like a completely groundbreaking idea, I think it's something that doesn't get enough attention in our world, which is like, how can we create business by doing the things we were already going to do anyway, by going about our day, by going about our life, and basically inviting people in to participate in things that we either were absolutely going to do anyway or would gladly do just because I'm like putting a little extra oomph into making something happen. And the specific example I'm going to tell you about is this pumpkin painting party. Love the alliteration there that I had at my house a couple weeks back. but I was just kind of thinking about like the big picture of how this could apply to you,
Starting point is 00:02:30 regardless of whether you're in the season of little kids and, you know, that integrating into your marketing and your business growth. So I was thinking back to the fact that there was a point where about 10 years into my career, I was experiencing huge success, huge growth, knocking on the door of $50 million in annual production volume with a small, team and a really strong administrative staff. And part of what started to happen at that level of production and that number of people is things just got really complex. And, you know, part of what happened, and I don't know if you will relate to me like this, I think this is something
Starting point is 00:03:13 if you're ambitious like me, it's just so natural to always pursue more and to do more and to maybe even feel this like fear or paranoia that you have to keep doing everything you used to do to keep things running. And I think what's so crazy about success is it can be such a mind F because it's like we can so easily get on this. I'll speak from myself. I can so easily get on a treadmill where I feel like I have to keep doing this because like what if I don't? And there, you know, I have overhead. I have team members to pay. I have team members to feed business to. Like, you know, it's like definitely that like fine balance. But what can happen is it's so easy to fall into this trap of doing more and more instead of continually being like, how do I simplify?
Starting point is 00:04:07 How do I simplify? How do I do less? And I don't know about you, but like to me, lazy is a word that for a long time had a very negative connotation. Like I do value work ethic. At my core, I am like a very hard worker, too hard of a worker, worked so much that I could probably be classified as a workaholic if you were to pull out a manual and try and diagnose me. And, you know, I had this, like, big burnout thing that kind of happened over a series of years, honestly. Like, I didn't even recognize what was happening to me in the years as I was getting more and more burned out because it was just sort of this thing happening to me that I didn't understand until I had a little bit of like retrospect. But I basically had this psychotic break. Just kidding.
Starting point is 00:04:50 But I had a psychotic break at the end of 2019 and in 2020 and I was like, I refuse to continue to work this way. And if you've listened to my other episodes, you've probably heard me talk about this ad nauseum. But it was like such a turning point in my business where it was like, okay, like, how do I do everything as lazy and easily and online and streamlined and automated and as efficient as possible without, and this is a really important point, without losing the human element, without losing my personality, my authenticity, and still being in relationship with people, but doing it in a way where I'm not chasing, I'm not exhausting myself, and really finding ways
Starting point is 00:05:34 to cause people to come to me. So this isn't something, I wish I could take credit for like consciously doing this, but like in retrospect, what I can see when I look back at what I've built over the last like five, six years with my systems, is I have created so many pathways for people to come to me and raise their hand and tell me that they want to do business with me or they want to be a repeat client or they want to refer me. And it comes down to causing these like putting these things out there that people can respond to, whether that's an Instagram story, straight up DMing me or PMing me on Facebook, literally hitting reply on an artfully well written, well designed email or responding to an event that I have marketed. because they truly want to be there. So like the core thought is like, how do I stop chasing and start attracting more and more and more? And really, yeah, so if maybe, you know, if you're listening to this and you, maybe you're already attracting some, but you really
Starting point is 00:06:35 want to like supercharge that, like one of the things I want to invite you to do is kind of like sit down and make a list of everything you're doing to lead generate, market, advertise, like whatever words you use for like creating business like if you were to just brain dump all the things you've done so far this year whether it was like a one-off just listed postcard or your email newsletter or certain events or maybe like online leads that you're purchasing are you blogging are you what social media platforms are you on like really kind of like take stock of what you're doing to market and then write down I mean it's basically a source of business analysis but in this like different way than just like, oh, are they like from my database or from somewhere else?
Starting point is 00:07:22 Like really kind of discern which of those key, like which, which things from that list are really driving the majority of your business. And I think one of the things that I've been guilty of is there are often minor players on that list that aren't contributing that much. But it's just easy to hold on to them, I think out of fear, out of fomo and fear of wanting everything. I think it almost is a parallel to sometimes this fear that a lot of us can have of not wanting to niche down or niche up or like however you want to put it of like, oh, if I market that I only work luxury, then like this whole segment of people aren't going to
Starting point is 00:08:02 work with me or if I really go hard that I work in this one geographic area, but like what about this whole other part of my database that is like everywhere but that? And those are things that have definitely held me back at times in my career of just trying to, trying to have it all in like this other way, trying to like hold on to everything. I would say with like kind of like tight fists. It's almost like a scarcity, I think, mindset that I'm speaking to instead of just trusting that like going for what I really want and focusing on that is going to take care of me and take care of all the people who I employ and take care of, which is at least 15 at my last account between all my businesses and my household helpers like dog walker and cleaner and all of that like i have a lot of
Starting point is 00:08:47 people that count on me so it is a lot of pressure truthfully but so it can create these you know these unproductive behaviors and thought patterns so even if you don't have anyone that's count you know counting on you to pay their bills besides you you know your household itself like it's still a lot of pressure um so i just invite you to like look within if you're if you're holding onto things that aren't really giving a return on investment or they're zapping your energy, like, keep listening and just kind of keep your mind open to what it could look like to embrace more lifestyle lead generation. And by the way, probably cut some of your expenses as well. So I just want to walk you through what I actually did. And I don't want you to get stuck on the topic of the party because it
Starting point is 00:09:31 really might not speak to your season of life. So I hosted a pumpkin painting party for my database. but I've been doing lifestyle lead generation for a really long time. I've done so, I could do a brain up of so many event concepts that I've done. A couple years back, I try and pick things that I'm into or I'm already going to do. So like at one point, I was kind of obsessed with like learning how to decorate sugar cookies
Starting point is 00:09:57 the way you see like, you know, all the beautiful cookies on Instagram. So I like hosted a sugar cookie decorating party and made it kid and adult friendly. And it was like, it was a total hit. One thing I've always wanted to do. to do and haven't done yet is like a flower arranging party. So that's like on my vision board.
Starting point is 00:10:12 I've done so many female focused events. I had like a private event at Nordstrom that was like on skin care and like makeup technique. I also had a private event at a salon where people had like there were little breakouts of like how to be better at blow drying your hair, how to curl your hair properly, just like fun stuff like that. I've had a party at pottery barn where I had one of the managers speak about like the, you know, like kind of the household decor trends at that time. And everybody who came got like a 20% off coupon and they were like totally stoked about that. I could go on and on and on. I've had so many lifestyle parties. And I think my only mistake is at one point just not embracing that those were enough and that some of the like more laborious things I was doing to maintain my
Starting point is 00:11:00 relationships weren't really necessary. An example would be and, you know, I did a lot of like referral based coaching with the Bafini method, which I think, I mean, I credit Bafini for my success in one, like it was, it definitely was what got me to a certain point. And then it was sort of supercharged by things I learned at Keller Williams about lead generation. The thing about both of those mindsets, and this is no shade to any of that. I'm just sharing my own experience and like that snapshot in time, which by the way was pre-instagram. And Facebook at that time was not nearly as like, you know, business friendly. It was really just personal profile usage. This was before we had social media to have that whole other option of like creating contact with people.
Starting point is 00:11:48 Like there was just a lot of like calling my database texting them, hey, did you see the invite to my da da da da da da. And it basically felt like I was bugging them. And like I did it because I wanted to grow my business. And those were the best practices that I had access to at the time. But like that's the kind of stuff that like I never want to do again. Like I never want to manufacture a reason to call you and check on you. Like at the end of the day, like I would just rather respond. Like I would rather you reach out to me because you need my best contractor or you're curious what I think about, you know, X, Y, Z or you got your new tax bill and you're wondering. And like I, at this point, like my mission is to just create these avenues for people to easily and comfortably
Starting point is 00:12:32 reach out to me or attend my stuff. and I'm not going to beg for it. I'm not going to beg for your business. I'm not going to sweat it if you aren't a repeat client for whatever reason. Because I've learned like, I have really good client loyalty. But at the end of the day, like some people are not going to hire my team again.
Starting point is 00:12:49 Like their aunt's going to become a realtor or they're going to choose redfin. Like I cannot capture it all. Like I am not going to sweat anyone who doesn't want to work with me. But I used to. It used to feel very personal. And I think I always joke, the longer you do real estate, the easier it is to become just like a little dead inside.
Starting point is 00:13:07 Like not really, but like to have that thicker skin where it's like, you know what, like it just doesn't matter. So I think the thing I really want to emphasize with this lifestyle legion is like there's a zillion ways to do it. Like I'm in the kid season of life. Before that, it was like very female focused or just kind of like generalized. And you know, there's obviously a lot of power in niching and just kind of embracing where you're at.
Starting point is 00:13:27 So, you know, my pumpkin party was simple. I basically had it, I had a good feeling that it would appeal. And I used to do these fall fest parties at farms. And they just felt like a lot of work. So this was kind of like refreshing to just do something like very low budget. Like we literally spent $160 on pumpkins and then did and then bought like some art supplies, some munchkins, like very simple party. And I basically, I invited my whole database. And then I, because I have a very high functioning CRM that I've been in for you.
Starting point is 00:14:04 years. I actually have a lot of data on who has kids. So I tend to not follow up repeatedly about my parties. I do a mass text just a couple times a year because I don't want to annoy people with lots of texting. But it's like a one-time text like, hey, here's the party. Come if you want. Here's the link to get more info. And people are either interested or they aren't. And then I did a follow-up email only to people that I knew had kids because I literally have a tag in my CRM if they of kids or their kids names in a custom field. And I'm able to like pull that data in like two seconds and then target my marketing to the right people. That may sound like crazy to you, but if you eventually like do something like my academy and see how I set things up,
Starting point is 00:14:46 you'll realize like it's so simple. And years later when you've set up this, these kinds of systems, it makes it so easy to run your business without doing anything manually and doing everything based off of just like having good information and systems that work. So yeah, I mean, it was a simple concept. And I had, we had about 50 kids on the RSVP list, plus all of their adults, about 45 ended up coming, which was, by the way, a really high show rate. We did have good weather, which was awesome. And it was just such a fun event. Sometimes, like, I feel like my events need to have a lot of features. And it's like a good reminder for myself and maybe you, like one core concept is all you need, especially with kids.
Starting point is 00:15:30 like, you know, kids don't always last somewhere for a long time. So like some people came, painted their pumpkin, ate a munchkin and they were out the door. Other people came and like played in my yard. It was like very sweet. But the best part about it was everyone who came was like like like like minded. It was all like little kids for the most part. And it was just like that camaraderie of just like being around a bunch of parents with toddlers where I don't know. It was just sort of like it felt like community, even though people don't all know each other. Like a lot of people knew no one else at the party. And, you know, certain segments of my database do all know each other because they're like
Starting point is 00:16:03 these referral, Daisy chains. But there was just something where it felt like a community where I was like, oh, this is powerful. And this feels really good. So I think like the key for the lifestyle lead, Jen, if I were to just boil it down is like something you genuinely enjoy, something that resonates, even if it's like a small portion of your database, like it doesn't have to be a big party to be successful. Like, I have a big database and I've been doing events for so long that my events tend to be big,
Starting point is 00:16:32 but like don't compare it to me. Like, if you have a pumpkin painting party and five people come or, you know, as I'm recording this, we're coming into November almost. It's like, okay, like Christmas cookie decorating or holiday cookie decorating or New Year, like, you know, it doesn't have to be like there's a, there's a seasonal craft for everything for adults and kids alike. So I think like for the formula, you know, there's a season. There's a couple things. Like I think my texting system for invitations gets it in front of
Starting point is 00:17:02 people in a way where they're more likely to see it and come. I make RSVPing really easy. I don't bug people. I don't ever want to follow up with someone about a party and then make them apologize to me that they haven't replied or can't make it. Like you know, it's like I respect other people's mental labor. Like I'm only going to reach out to you if I really have something to say. Not to kind of like guilt you into something. or like make sure you saw. Like I just, I don't know. I don't want that. Unless it was like one of my very best friends. Like I just want to make sure you didn't miss the invite to my child's birthday party. Like that's totally different than like a client event. So yeah, I don't chase. I don't take it
Starting point is 00:17:41 personally if people don't reply. I take every event as a learning experience of whether it was, you know, the right thing at the right time for for my set of people. And then I, you know, a couple other things I did to make this event work well for me is I tried something that I haven't done a little while. I added and invite a friend field to the RSVP form and basically said, like, if you want to bring anyone with you, just drop their name and email here, and I will send them an invite. And several people fill that out. And then I just sent a group email to, like the person in my database and copied whoever they wanted to invite and said, hey, like, I just introduced myself, said, hey, you know, Susie wants you to come to the party. Like,
Starting point is 00:18:21 we'd love to have you. Here are the details. Just let me know. So I had basically database editions through my event process and some people brought their friends and it was a way to make new connections. And then the only thing I do for personal invitations for my events is when I'm getting someone into my database for the first time and I'm using the event as the vehicle for that. That's when I make the personal invite and like send a text. So I have like a couple of neighbors, a couple of newer moms in like the preschool circle that, you know, they're not in my database yet and I want to build a relationship and just get them in there. I invited them personally. but I send them the form and say, just fill this out so I have my head count.
Starting point is 00:18:59 And then I've got their info, they come to the party, and then they're in my world. And then from there, it's just relationship. So, yeah, that's the party. It was awesome. I'm definitely going to do it again. And I just love anything that kind of aligns with my lifestyle. So I just wanted to kind of say, like, some of what I've described, it can be tough to pull off if you don't have the systems in place.
Starting point is 00:19:25 So like I do want to acknowledge that. Like, you know, at the core, I'm going to kind of run through the things that make my lifestyle lead gen work well for me. So like number one, I have a CRM that is a good CRM. It's high functioning. My whole database is in it. My past clients, my referral sources and just general people who I know, people who I invite to my events, people from my hyperlocal Facebook group. Everyone is in there. And I am, I have a really good habit with how I tag.
Starting point is 00:19:55 So if you bought a house with me this year, it says like 2025 buyer. So I have tags for every year, everyone who ever did a transaction with me and my team. And I also tag anytime you refer. So like referred in 2024, referred in 2022. Like I have very clear data on who referred me and when so that I can kind of pull from that when I'm having parties. So, you know, you can throw parties without having a CRM. You can do a lot of this without having everything in one place. but oh my gosh, do things get easier with it all in one place? Absolutely. So really my formula is
Starting point is 00:20:29 my CRM system, it's dialed in and it's not hard to maintain. It's like an effort to set up and then the easiest thing in the world to maintain. I do high quality, consistent email marketing, one well-written newsletter to my database per month. And I am getting more and more feedback all the time about how much people love it. And ironically, it happens when I run into them in person. They're not replying and they're like, oh my gosh, I love this except like a couple of people do that. And I love that. But in the last month, I've had four different people be like, I love your latest newsletter. I really like this and that. So like people are reading. People do still read email. And I think it's easy to forget that since we're in like such a social media heavy society. So I'm going to
Starting point is 00:21:07 be talking more about email coming up soon. So stay tuned for that. The next thing in my formula is, you know, a couple lifestyle events per year. I did two this year. We did an Easter egg hunt in the spring, which was awesome. I had even more fun at that than pumpkin painting. It was just, so fun seeing the kids go nuts and run and grab the eggs and just, you know, kids and candy, the joy of that. It was very, very contagious. And then we did pumpkin painting and then I'm also doing my pie party. I wouldn't call that a lifestyle event to me. That's more like a retention and appreciation move. At the end of the day, they're all events, but like they definitely scratch a different itch. And I like that I have like a little bit of variety and the way my events
Starting point is 00:21:48 are targeted and set up, especially since my lifestyle events have been a little bit kid-friendly. I could stand to balance that out next year and probably do something adult-oriented as well. So that's a thought. The next thing in my recipe is being really active on social media. If you know me, you probably follow me. I'm really big on stories. And people feel like they know me. People reply to my stories all day, every day.
Starting point is 00:22:11 We shoot the shit, pardon my French, and we talk about random stuff. They usually, people get advice from me about everything, not just real estate, like so many different things. like so many different things. I've had people, a lot of people buying clothing from my affiliate links lately. Like, it's kind of fascinating. Like, I've definitely become sort of an all-purpose advice source for people. And then when they're ready to transact, they let me know. And like, I could probably ask more for business, but like, I don't want to. Like, I just want to work with the people who are already certainly want to work with me. Kind of like case and point, I feel like once people get a taste of my personality or yours, it really seems. It really
Starting point is 00:22:50 deals the deal. Like the other day, I was tagged a billion times in a Facebook thread in my own Facebook group where people were asking for a realtor who specializes in my niche. And I got a ton of tags from supporters in the group. But also, like, a billion other people on that thread commented with whatever realtor they have a relationship with. And I looked at that thread and I was like, okay, there's a good chance this person reaches out to me. But, like, I don't know. There was one other person who was tagged like three times and then a bunch of one-time tags. And I was like, I don't know. We'll see. And, you know, that person DMed me that night.
Starting point is 00:23:22 And they were like, I'm the anonymous one. Like, da, da, da, da, da, da, like, thank you. And they were like, I'm sorry for not reaching out. I forgot you were the avid of the group, like, mom brain, but like, can you talk? And I was like, of course. And then we set up a call at which we had the immediate day after. And like the minute we got on the phone, like one minute into the conversation, she was literally like, oh, I'm so glad to just like talk to you.
Starting point is 00:23:44 It's like the minute I move to that like one-to-one conversation with people. It's just getting to the point of like setting up a call or having that meeting and like building the social media relationship in the meantime. So that works beautifully for me. Like I am, I do post. I put up reels about my listings. I put up personal pictures here and there. But I am not prolific on my grid. It's really all in my stories. And I get so much business from that. It's just, it's really simple. And I'm not doing really intensive Instagram strategies. Like I was trying to do that a little bit with my reels for a while. And I was like, you know what? Like, this just isn't even my thing. Like, I, I'm just a personal relationship builder. So that's really like my lifestyle
Starting point is 00:24:28 legion. And like I share my lifestyle in my social media. There are definitely some other things in my systems that keep my business running really well. I have anniversary gift boxes that go to my past clients on their closing anniversary. I have birthday cards that go to everyone in my sphere. if I happen to have their birthday and their home address, which I have for hundreds of people. And then I just try and get people to DM and PM me. Another part of my recipe that works really well is I have a really strong Google review presence. So if people are kind of like maybe not totally sure about working with me for whatever reason and they check Google, like that really. It's either like checking Google or talking to me personally or even voice memoing with me,
Starting point is 00:25:09 it's like as soon as people get a taste of that credibility and that confidence, that's usually, more than enough. It's sort of like anything, right? As soon as we have that human contact, there's that sense of like security and peace of mind that you don't have when you're just like maybe trading texts with someone. And I think in our AI world, having a like powerful, unapologetic, authentic personality is going to carry people like us so far because AI is never going to compete with that. Or it's not going to compete with that. Like no offense to chat GPT, I actually had it kind of draft my talking points for this podcast so I could stay mentally organized, but like chat GPT literally has no personality. It's, you know, people call chat GPD.
Starting point is 00:25:52 I was talking to a friend of mine the other day who is like a total like tech expert. He's like, you know, calling things like chat GPT artificial intelligence is kind of a misnomer. It's not intelligent. It's really a large language learning model. All it's doing is regurgitating words from other places. It's not really like creating. And that's such a great thing because what's really creative is what comes from us. It's like our life force and it's our personality.
Starting point is 00:26:20 And like AI, and I say AI and air quotes as we know it today is so useful, but it's not replicating our personalities. It might bring us information, but the more I use it, the more I notice how it's wrong enough of a percentage of the time that it's not even that reliable. So yeah, I just think like it all comes back to personality and relationships. So in summary, what I'm hoping you took from this is if you're burned out and maybe like, like, I feel like the people who really
Starting point is 00:26:48 resonate with my stuff, like you're already really good at lead generation. You have a strong business, but you're probably working more than you want to. Things have probably got kind of complex. You're maybe doing more, more and feeling afraid, like, you know, a little bit of that scarcity mindset. Like, I want to let certain things go. But like, what if you're probably really busy and don't have your systems the way you need to? Like maybe listening to the way I described my stay around, you have that little, like, pit in your stomach of like, oh, my gosh, like, when am I going to get around to that? Like, when am I going to do that? How much more, how many more times do I need to hear that before I do something about this? So I just want to say, like,
