Buckle up because we're about to take you there right now. What's up everybody? Welcome back to another episode of Next Level agents. I'm Kevin Kaufman. And today I want to talk about something that I think every real estate agent, team leader,
Starting point is 00:00:43 entrepreneur needs to hear right now, especially right now. And that is how do you build a business that still works when the market changes? Because there's one thing we know for sure. The market always changes. The mistake that people make is thinking that whatever market they're in currently is permanent. Like it's just how the market is. And it's not. See a lot of agents get into the business during easy times. Other times they get into a hard times like we've seen. Think about the agents that got licensed, call it in like 2020. Low interest rates, massive appreciation, homes selling themselves, consumers, basically forgiving mediocre service because the market and their desire to own a home to buy another home just covered up mistakes of the agents.
Starting point is 00:01:30 And then suddenly what happened, things shifted, right, rates changed, inventory changed, consumer confidence changed, lead conversion changed. And a lot of people, their businesses start exposing all the things that they had been able to avoid dealing with when the market was different. So today I want to walk you through the eight ways to market-proof your business. These are principles, really, kind of like operating standards, things that matter to me, I believe in every single market. Let's dive into those right now.
Starting point is 00:02:04 Principle number one is, this is actually a quote, does it make the boat go faster? It's a question and a quote, does it make the boat go faster? It's one of my favorite questions. Does it make the boat go faster? If you've never heard that phrase,
Starting point is 00:02:19 it came from an Olympic rowing team and I forget what country. The idea is simple. Every decision gets filtered through one question. Does this help us win? Does it move us forward? Or does it improve performance? Does it generate more business?
Starting point is 00:02:32 Does it create a better client experience? Does it help us be more efficient? Or is it just a distraction? Does the boat, does it make the boat go faster? One of the biggest dangers in business, especially real estate, is just confusing activity with progress. A lot of agents are busy all day, right? They're posting.
Starting point is 00:02:49 They're tweaking their logos, CRMs, training videos, blah, blah, blah, blah, blah. But did you do anything today that actually made the boat go faster? Did you create more opportunity? Did you deepen relationships? did you sharpen a skill? Do you have meaningful conversations? Did you follow up? Did you ask somebody for the appointment or for the signature?
Starting point is 00:03:10 Right. The market punishes distraction. Things are easy. Distraction can survive. When things get harder, distraction gets exposed. One of the best habits you can develop is asking this question constantly before a meeting, before you purchase something, before adding a new system or hiring someone. does it make the boat go faster? That's to me one of the biggest, one of the greatest
Starting point is 00:03:37 competitive advantages in business today that we can have is focus, clarity, because that's what creates momentum. All right. Second principle, double down and narrow your lead generation efforts. One mistake that is just so prevalent that agents make in a difficult market is that they start trying everything. And I understand why business slows down. Fear kicks in. in and fear can create some randomness. Suddenly people are like, oh, I want to try YouTube or TikTok or cold calls or open houses or mailers or networks, Facebook ads, whatever. You get it, right?
Starting point is 00:04:14 All the things. But they're like trying it all halfway. And here's the truth. They're almost never more than two or three major sources of business that we truly need to move the needle. That's it. The agents I know who consistently win are not usually doing 20 things, they're doing maybe two things.
Starting point is 00:04:33 Three max, but they're doing them exceptionally well. They're doing them consistently. Right. So many of us think that success comes from complexity, complex things, and it just doesn't. Success actually comes from repetition. It comes from mastery and consistency and depth.
Starting point is 00:04:53 The market rewards people who stay in the game long enough for compounding to happen. Relationships, content, trust, skills. like none of that happens if you keep resetting every 30 days so instead of asking what else should I try or what should I try next maybe the better question is what should I be going deeper on what are you really getting traction on what where are you already getting results where are you already building credibility and then double down there narrow your focus because scattered energy creates scattered results. All right, third principle, you got to master conversion.
Starting point is 00:05:36 Listen, I'm a big fan of activity. You've got to do the things. You got to keep doing them. At a certain point, you've got to sharpen the skill. And I think in markets like we're in now that we've been in for a while, this one probably matters more than ever. Lead gen matters. Don't get me wrong, but conversion matters even more. A lot of agents don't actually have a lead problem. They've got a conversion problem. We've talked about that before on this. podcast and conversion is a skill. It's not magic. It's not personality. It's not charisma. It is a skill. Right. Can you build trust? Can you ask good questions? Can you uncover motivation? Can you create certainty? Can you handle objections? Can you guide people through fear and indecision? Because today,
Starting point is 00:06:22 consumers are, it feels like they're more nervous than ever. They're uncertain, right? They're overloaded with the information. It's all negative headlines. They're confused about what the rates are actually doing, and they're worried about their timing. Great agents know how to bring clarity to these things, to these conversations. The biggest competitive advantage you can develop right now is become an exceptional at lead conversion, appointment conversion, listing consultations, buyer consultations, having a conversation about price reduction. Hopefully you just did a good job on pricing at the listing appointment.
Starting point is 00:06:57 You don't have to have the pricing reduction part. See, mediocre agent in like a great market or an easier market can survive. But a mediocre communicator in a difficult market, they will struggle because you've got to become masterful. And here's the important part. Mastery requires repetition. That means role play, practice, getting coaching, getting feedback, listening to your calls, having someone else listening to your calls, studying other top performers. because this market does not reward average communication. And honestly, I think that's a good thing because that creates separation.
Starting point is 00:07:37 Principle number four, be visible and communicative. When markets get uncertain, silence creates anxiety. Your clients want leadership. Your team wants leadership. Your peers want leadership. Your database wants leadership. And often leadership is just communication. One of the worst things you,
Starting point is 00:07:57 you can do during uncertainty is disappear. People are craving clarity. They want perspective. They want guidance. They want someone who feels calm. They want someone who understands what's happening. This is why visibility matters. Call your clients. Send videos, post content, host events, create updates. Be present. And no, you don't need to pretend like everything's perfect. People don't need like this fake positivity bullshit. But what they do want is some level of certainty. They need someone who says, hey, yeah, the market's changing, but here's what that means. Here's what matters. Here's what we're seeing.
Starting point is 00:08:34 Here's how we navigate it. One of the biggest opportunities in this market is simply being more communicative than everybody else. Because most agents disappear when things get hard. And we know that visibility builds trust. And trust can create a great business. And I also think this matters, by the way, internally. So like if you're leading a team, your people are watching you they watch your energy your consistency your confidence they watch how
Starting point is 00:09:02 you respond under pressure leaders leak if you're chaotic your team becomes chaotic if you're calm your team becomes calmer right communication is indeed leadership all right principle five seek more accountability seek more accountability hard markets expose isolated people one of the worst things you can do when business gets difficult is pull away from accountability. But that's exactly what many people do. They stop showing up. They stop going to masterminds. They stop talking to a coach. They stop reporting their numbers. They stop letting people in to see what's really happening. And isolation creates a drift. See, accountability creates awareness. Sometimes you don't need more information. You just need more accountability.
Starting point is 00:09:53 You need someone asking, did you do the things that you said, you were going to do? Did you make the calls? Did you follow up? Did you do your practice? Your scripts play your scripts and role play. Did you lead? Did you execute? You've probably heard the saying most people dramatically overestimate what they get accomplished in a year and dramatically underestimate what they can accomplish in five to ten. But you could use that same line with most people dramatically overestimate what they can accomplish alone and dramatically underestimate what they had accomplished with accountability. The best athletes in the world have coaches. The best CEOs in the world have advisors. The best performers in the world have accountability.
Starting point is 00:10:37 Why would real estate be any different? And honestly, if the market's getting harder, probably don't need less coaching. You might need more. You may need someone willing to challenge you, someone willing to push you, because growth requires pressure. All right, principle six, principle number six seek mentorship from people who have been through it before this one's huge every market teaches different lessons and one of the dangers of fast success is that people sometimes confuse favorable conditions with expertise a lot of people looked brilliant in an easier market but difficult markets revealed up one of the smartest things you can do right now is learn from people who have already navigated hard seasons people maybe who survived
Starting point is 00:11:23 the 2008 downturn or other downturns, people who had to adapt to rebuild their business, people who learned how to lead under pressure. Because experience compresses learning time. There are mistakes you can avoid simply by borrowing somebody else's wisdom. By the way, mentorship doesn't always have to be formal. It can come through what we're doing right now, a podcast. It could come through like a book or an event that you go to hear a speaker at. or mastermind, right, observing people, you need voices in your life that create perspective for you. And one of the biggest problems during uncertainty is that people become emotionally reactive. And experience mentors can help normalize difficult seasons.
Starting point is 00:12:12 They help you understand this isn't permanent, it's part of a cycle, survivable, it's navigatable, and often the people who endure difficult markets come out dramatically stronger on the other side. These hard markets, hard times remove weak competition. Principle 7, this is always true, in my opinion. When it comes to your business, lower your expenses. It's not sexy, but it matters. One of the biggest mistakes people make during a strong market is that they let their fixed expenses just continue building because their income is building.
Starting point is 00:12:50 And then when the market shifts, the pressure becomes over-fucking-whelming. I think every business owner should periodically audit their life in business. Where's money leaking? What subscriptions don't really matter? What expenses aren't producing a return? What systems do I have that I don't even need? What lifestyle inflation quietly crept in? And lowering expenses is not about fear.
Starting point is 00:13:14 It's just about giving yourself flexibility and staying power. Giving yourself options. One of the most powerful things you can do during an unsexual thing. certain time, an uncertain season is just extend your runway. And you can do that simply by having lower, lower expenses in your business. I mean, and in life. That way, instead of feeling trapped by pressure, you've got control. You don't have to operate from desperation. Because desperation in a sales business is so dangerous. Consumers feel it. Other agents feel it. But confidence, And that's magnetic.
Starting point is 00:13:53 Sometimes financial discipline is what allows you to remain emotionally steady. And emotional steadiness matters more than people realize. All right, principle number eight, I'm going to end with this. Play the long game. Every market changes, every single one. The agents who win long term understand that this business is seasonal. There are seasons of expansion. There are seasons of contraction.
Starting point is 00:14:17 There are easy seasons. There are difficult seasons. but the people who survive long enough often build something extraordinary. One of the greatest advantages that you can have in this business is longevity, just staying in the game, continuing to build relationships, continuing to sharpen your skills, continuing to show up, continuing to learn. I think one of the most underrated traits in business is emotional endurance. Can you stay steady when things get hard?
Starting point is 00:14:43 Can you avoid emotional overreaction? Can you continue to execute when it's hard? Can you maintain your perspective? Because difficult seasons often create future opportunity. Hard markets force people to become better, right? They force to become better communicator, better leader, better operator. And when the market eventually expands again, the people who stayed committed are usually positioned far ahead of everybody else.
Starting point is 00:15:11 All right, I'm going to recap these for you real quick before we go. These are the eight principles to market-proof your business. ask yourself constantly, does this make the boat go faster? Number two, double down and narrow your lead generation focus. Number three, master conversion. Number four, be visible and communicative. Number five, seek more accountability. Number six, find mentorship from people that have been there before.
Starting point is 00:15:39 Number seven, lower your unnecessary expenses. Number eight, play the long game. Look, none of this guarantees that markets won't get difficult again. they're going to expand, they're going to get difficult, they're going to expand. It's what markets do. But these principles dramatically improve your ability to survive and eventually thrive. And some of the greatest opportunities in business are created during difficult markets because difficult markets create separation.
Starting point is 00:16:06 They expose weak habits, lack of skill, inconsistency. They reward discipline, clarity, communication, leadership, consistency. all of those things are learnable.
