Starting point is 00:01:20 That's why today on Real Estate on Air Live, we are joined by Carrie Sobey, the queen of real estate AI, to break down how high-performing agents and team, leaders are scaling smarter. Starting point is 00:01:52 I'm Ian Wheatley. Well, Alby, the U.S. Senate is advancing some rare bipartisan housing legislation backed by both Tim Scott and Elizabeth Warren. For far too long, Congress believed this problem was too big to solve. Today, we're taking a, not a step, but we're taking a leap in the right direction in a bipartisan fashion. For years, the American people have called on their elected officials to act to reduce housing costs. The Scott Warren legislation represents what is possible when both parties put families ahead of politics. known as the Road to Housing Act, this legislation is aimed at boosting inventory and affordability.
Starting point is 00:02:36 It's earned support from the National Association of Realtors who say that it will be protecting homeownership across income brackets. So agents, this matters to us because this could build some incentives. It could build some zoning reform and some down payment assistance for those first-time homebuyers, all of which can drive new buyer and seller activity. meantime, the Federal Reserve has decided not to cut rates with Jerome Powell reaffirming that mortgage rates remain high and firmly outside of the Federal Reserve's direct control. I think the best thing that we can do for housing is to have 2% inflation and maximum employment. And that's what we can contribute to housing. There are lots of other jobs to do for the private sector in Congress, but that's what we're trying to get to.
Starting point is 00:03:23 We made a lot of progress toward that. Powell did go on to say that the Federal Reserve does have an effect, but they are not the main effect. Instead, he pointed to those broader economic forces. So agents, while the Fed stays put, clients need some strategies, sharpen your buy-down conversations, maybe talk about some creative financing playbooks, or take a look at how waiting could be impacting affordability in the long term. And this one's interesting. Nearly 50% of real estate agents are optimistic about the upcoming 12 months in 50, 8% are now reporting using AI in their daily business. A national survey by the National Mortgage News
Starting point is 00:04:02 showing that agents are leveraging AI for everything from lead follow-up to listing marketing, but also express concerns about empathy, security, and accuracy. So agents, this isn't about keeping up. It's about catching up. AI is no longer optional if you want to compete on speed, costs and client experience. Good thing Carrie's here. Starting point is 00:04:56 Well, thank you for having me again. This is my favorite little segment to do. So yeah, let's do it all this is always fun and it's always my pleasure. I want to set the standard because we've had a lot of conversations that are kind of introductory to AI. And some of the feedback that I've gotten from those conversations are from higher level producers, people that have been in the business for maybe a decade or possibly two that are looking for, okay, well, how do I get this plugged in? And they're thinking more towards the higher level side of things. So that's the objective of this conversation. You know, you work with a lot of established agents. What are the ones using AI really doing? Like at a high level, what are they doing right now?
Starting point is 00:05:42 Okay. So at a high level, I think one of the most important things to do is automation in your business. Because when you're a top producer, your gross is very large. But, But a lot of top producers right now have too many expenses. Their net isn't as high as it should be. So we're really focusing on cutting expenses. And the best way to do that first is through automation. And AI is making automation super accessible to everybody. So one of the first things that I do with them is I top producers have SOPs, right?
Starting point is 00:06:23 Checklists. SOPs, very, very important. if you don't know what those are, we need to be having a whole different conversation. We'll do another episode on that. But we're going through the SOPs. And first what we're doing is we are having AI analyze, critique, and suggest improvements. And then once we have, you know, our winner, like our Engold, now where can we plug in AI and where can we plug in automation?
Starting point is 00:06:50 So whether it's a GPT that can handle a piece of, you know, a piece of, of content creation or a full blown make.com or Zapier automation that will automate the entire workflow for them. I think that is probably the most important aspect of AI for the top producers to to kind of like to get them to take home more money. Like we all want to take home more money because you know, your GCI might be impressive, but maybe your net isn't. so much, right? You hear that a lot. You hear that a lot, especially from independent broker owners, right?
Starting point is 00:07:32 You hear that a lot. That would be the first thing. Second of all, we're founders. I'm a founder of my company, whether you're a real estate agent or top producer. You're a founder of your company. And sometimes we don't know what decisions to make, what decision is right, how to get from A to B easily. And we get a lot of conflicting advice. advice and really just using AI and your LLM like Chad GBT or even a custom GPD
Starting point is 00:08:04 that you create to act as an advisor. That I think is probably, I think that's my biggest secret to growing my business. Because there's not a lot of people that I personally know that have been where I've been and going where I want to go specifically with AI, right? There's, I know a lot of really successful people, but specifically in the AI niche of real estate. So instead of just guessing, why not just have a conversation with AI? And one of the things that I do is I make sure that it knows everything about me and
Starting point is 00:08:48 everything I'm doing every single week. What moves am I making? What conversations am I having to push? the needle forward and and and now it can advise me on the tasks that I need to be focusing on to get me closer to my goals so and we can automate that too right like we that you're in that you're talking about basically an AI board of directors yeah so yeah I created this um really cool GPT. It's called my C-suite. So yeah, it's very cool. I use a custom GPT that I created and I actually created it for real estate agents as well, a version for real estate. Okay. That's handy. Yeah,
Starting point is 00:09:35 to act as an advisor. I don't know if Glenn listens to this, but like my next thing to do is I want to create a GPT and name it, what would Glenn do? WWGD. That's what I'm going to do because he's so brilliant. So why not like that's what I want to do? I want to create custom GPTs or AI agents. That kind of are clones of somebody that I admire or somebody that's super successful. Um, without annoying them and calling them five times a day and asking them questions.
Starting point is 00:10:15 Wouldn't that be a lot easier? That would be a lot easier. That would be so much easier. What is that one thing that an experienced producer could automate like today? That would actually save them sometime, like universal across the board.
Starting point is 00:10:37 Okay. Well, top producers have staff onboarding. Would be great. Follow-up. Transaction management. Like, you can automate. anything now, literally anything. I think that, so I'm actually testing out this AI caller.
Starting point is 00:10:56 And I know AI callers, you know, the AIs that call and sound like humans, right? Yes. So that blows. I love setting appointments with people that reach out to me through those things. Just to pick the brain of the people. I don't want your whizbang or your squirrel, but I want to talk to you about that. like that thing, that tool, I want to know all about it. Yeah.
Starting point is 00:11:19 They're not going to say happy with me, but they get it. They understand. So they've been out for quite a while now. And I've been completely resistant to them because I just felt like they weren't there yet. Like they just wasn't ready yet. But I actually, I'm experimenting with an AI caller, but also an AI texter and an AI emailer. And all three, uh, transfer memory and data across each channel.
Starting point is 00:11:49 So if my AI emailer had a conversation with one of my clients a year ago and made a phone call, to the caller decides to make a call and follow up with them, it's now pulling all the information from the other channels and all the other conversations they've had across all three channels. So this is very promising. I've been testing it out for a few weeks now and everything's going really well. So that's something that we can massively cut costs on because, you know, if you've ever used an ISA, it's really hard to find a good one. And the good ones are expensive. And the good ones like humans, humans have, you know, this thing about us where we get a little comfortable after a while. maybe our production isn't too consistent.
Starting point is 00:12:45 Humans aren't consistent, right? That's why I love AI. Yeah. So I'm really excited about that. That's a really good thing to automate. Automating, you can automate anything these days. And as I use AI to help me build the automations, because I'm not great at, you know,
Starting point is 00:13:09 automating tasks in Zapier or make dot com and n-odd-n god forbid like i was i was living in there the other day and i just my mind i've i've gotten n8n figured out so basic automations in n8n are are pretty easy if you have experience with make or er zapier it's like we're talking about me so i'm going in there trying to of like private API access to, you know, password protected sites. And it's just like, no. It gets nuts. It gets, it gets a little.
Starting point is 00:13:49 Like there's some proprietary software that I, that I deal with on a pretty regular basis that trying to, trying to keep that API key open before it, yeah, it's a mess. Yeah. Yeah. And then the whole mapping of all of it. Mm-hmm. It's, it's not how my brain doesn't like the detail that much. So.
Starting point is 00:14:08 Right. I'm kind of like a big picture girl. I don't want to be sitting there doing all of the little. So I'm just going to hire somebody to help me just because I think my time is better spent. Amen. Amen. Right? Catch you up with Carrie Sovey. Catch up with Carrie Sovey.

Hey, like so obviously we are clearly moved past this. Please write my bio for me for real estate agents, right? You know, we're past that point. And we're talking about, you know, some of those higher level, you know, lead follow-ups. How does that, how, if you were an agent sitting here going like, all right, I'm, I'm thinking about playing with these AI callers and these AI texters and these AI emailers. What does that even look like at a high level to even start to even think about testing it, much less implementing it in their business?
Starting point is 00:15:04 You would find what you would want to find a really good service provider of all three. And you would want to make sure you're customizing it because we want it to be better than the human callers. So having like training the AI on everything about your business, your offerings, your, you know, everything, everything. Everything so that it can do a better job is really important. And I think that's that's what most agents. who are using them, what they're not doing necessarily, is they're not customizing it enough? I'm just very particular and very picky.
Starting point is 00:15:46 You need it to sound like you, because these are the people that you've either, you know, if there are, you know, we're talking about, you know, your top producers. And at that top producer level, I mean, yeah, there's a lot of lead intake, right? There's a lot of stuff coming in from the internet, but there's also a lot of that database stuff that's turning over.
Starting point is 00:16:06 And when they're in the database, they're typically their people, right? And so you still need it to have that consistent feel of the person whom they have this brand affinity with. I have somebody, I feel like someone's like chirping on one shoulder here going like, but Ian, what about chat GPT? Chat GPT, you know, it can be great. It can integrate into all these different CRMs. How does chat GPT or just a language learning model? How does that actually effectively integrate into a person's CRM that even start some of those automations?
Starting point is 00:16:42 So it's actually an agent that integrates into a CRM, not chat GPT itself, and it can be powered by any of the LLMs, whether it's Open AI, chat GPT, Claude is like a fan favorite these days. You can use any of them, you can use a mixture of them as well. So it's really building an agent that you're going to integrate. And that's why I leave it to a third party company, right? Makes sense. Yeah. Like this isn't necessarily something that, you know, we are, again, we're beyond the,
Starting point is 00:17:20 hey, chat GPT, I'm telling you about myself and here spit me out some content for a social media real. We're talking about AI that's enabling follow up, enabling smarter, more tailored communication at at scale. Yeah, and there's always a trigger too, right? So there's always a trigger. So there must be an automation and implemented first, whether it's the lead comes in or a text message is sent out. And then the AI can pick up the conversation once it's responded to. Like, it's, it's kind of complicated.
Starting point is 00:17:57 But it works. And it's doing really fantastic. That's all we need to know. It doesn't work. Sure. Well, we need. And we're talking about complicated things, right? We're talking about complicated things, but provided that it's consistent, provided that it works,
Starting point is 00:18:11 and provided that it's cost effective. Yeah. That as a business owner, that makes a whole hell of a lot of sense to be spending that upfront cost to get that squared away. There's a couple more, like, there's other things that you can do as a top producer. Like top producers, they need to sell all. agents need to set themselves apart and increase their unique value proposition. But, you know, one of the things I have in my website is an interactive avatar. So it's a video of me answering questions in real time.
Starting point is 00:18:48 You ask the question with your voice and it is me and it answers you in real time because it's connected to chat GPT. Um, so it has the, the response. And it's pretty good. It's pretty good. Like it's a little clunky, but it's a novel right now. So like sure it'll get better or I have um I've used 11 11 labs to clone my own voice. Uh, so I've built an agent within 11 labs that uses a voice clone of me. And it is trained on all of my offerings, what I coach on, um, all of my knowledge.
Starting point is 00:19:28 And I give it to everybody within my coaching community so that they can, instead of having to wait to speak to me, they can just like, be like, Carrie, how do I do this again? And it's my voice and I'm, I might be calling you, you know, honey or sweetie. Like it literally talks like me. Yeah. But I'm answering your question and it's accurate. So that's like something cool, especially if you're a team leader or you're very much
Starting point is 00:19:57 into agent attraction. That is very cool to offer everybody. and it kind of frees up a little bit of the pressure on you as well. That is, that is wild. You were talking about improving the value systems. How does AI show up and improving that, the value systems, do like on like the listing side of the business? Yeah.
Starting point is 00:20:26 So you need to be able to communicate how you're using AI, Um, how it's going to like clients don't necessarily care about you cutting expenses. They care about like how is the way that you're using AI going to sell my house faster or bring me more money. So you need to get really clear on your communication and really understand what AI is doing in your business to help your clients. You can also create AI solutions specifically for them. So whether it's a GPT that they can upload pictures of a room and it can, you know, suggest accents for staging or renovations. If you're if you're a buyer, like this is a great one for your buyers.
Starting point is 00:21:20 If you're going through your buyers and it's a dated home, some people really had a hard time visualizing what a home could look like. So maybe you have AI put together a presentation. You feed chat. GBT, the pictures of the listing, you're going to see that they're really interested in. And then you ask it to make a renovation plan within this certain budget and reimagine it visually for them. And then give a step-by-step action plan on how to achieve that. That is bringing value to your clients, right?
Starting point is 00:21:52 So either creating an AI that they can use, like a GPT they can use or an AI agent they can use, would massively increase your value proposition, or just using AI in that way to open up their mind a little bit to possibilities, maybe bring in some insights into a home they're seeing, or an area that they're looking at. Do you know what I mean? I follow. And because here's the thing, right?
Starting point is 00:22:24 Because we're talking about these top producers, we're talking about these best agents that are using AI. not necessarily to cut corners, but to add polished, to add precision, to add personalization in this process. What are some of those tools, obviously, besides chat GPT, that an agent would be using to have that real success in a real way right now? There's so many. Like, I'm just a big fan of using LLMs. I feel like you can do almost anything with an LLM outside. of maybe video editing and voice callers, right?
Starting point is 00:23:04 You would need a specific tool for that. But I am loving my meta glasses. Metaglasses. Yeah, it's just one option of wearable AI, but I think for any top producer and founder of a company, CEO, you should be wearing your AI because just for instance, my meta glasses. It can connect me, like I think in Barcelona, I went live while I was on stage on Instagram via my meta glasses.
Starting point is 00:23:38 So everything that I was looking at in the crowd was live on Instagram at the time. I can take pictures or video and immediately send them to my clients or any of my contacts in my phone or upload them to socials if I want to. I can they do live translation. I can ask it questions. You know, so let's say I'm walking through a home and, you know, I'm unfamiliar with the kind of fireplace. This is,
Starting point is 00:24:11 whatever, whatever it happens to be. Just take a quick shot and then ask, hey, Meta, tell me about this. Tell me about this fireplace in the picture I just took. You know what I mean? There's so many options.
Starting point is 00:24:25 Also, what's really cool is right before Barcelona, I was in myorkup. And I was standing in the middle of the sea. I can't remember what sea it is there. I was standing in the middle of the water with my meta glasses on. And I said, hey, meta, call my assistant on WhatsApp. It did. And then when she got on the phone, I said, hey, meta, share my view. And she was seeing everything I was seeing.
Starting point is 00:24:54 So what does that mean in real estate? Right. What about live tours? Yes. For your clients that can't be there. You could literally just give them your eyes, right? So you mean I don't have to do this thing where I'm walking around and I'm trying to look ahead and looking, oh. Yeah.
Starting point is 00:25:14 Some of leadership has been wearing, I think it's called Plaud, Plaude. Okay. It's like a wearable AI that. will kind of like record all your conversations and interactions with people, which another like high, high value. I'm like, do I buy that? Because it was great for me when I'm on stage all the time and remembering conversations. But I'm going to hold out because I think either meta is going to implement that longer video taking or audio capture, right. Or, you know, know, chat GBT is partnered with a company to bring a new AI device to the table, right?
Starting point is 00:26:02 Because they're saying that they believe, like, we've created this whole new technology. Let's, I feel like it needs a whole new outlet or channel to come through outside of like our traditional computer or, you know, cell phone or tablet. So I can't wait to see what they're going to release as well. That's, I mean, I have so many thoughts on just the meta-glasses, much less all the, all the new input. I think, I think, Carrie, I think I know what I'm going to be getting for my birthday. If I can wait that, if I can wait that long, Father's day has come to pass. So I've got a, I've got a long way to go. I got a long way to go.
Starting point is 00:26:44 What's your birthday, Ian? It's, it's in December, mid-December. It was, that was a, I was, I'm an only child. So December was a great time because. Because there was no doubt that as an only child with a December birthday with Christmas right around the corner, there was nothing that I couldn't ask for that I could not, that I would not receive. Right. Right.
Starting point is 00:27:05 It was a combo here's here, here's at all. But like video game consoles, like there was that period of like the 90s into the 2000s where there's every like other year or every three years there was a new console. Yeah. Great time. Great time to be an only child. Great time to be an only child. But back to like how top. producers can automate and cut their, cut their costs.
Starting point is 00:27:29 You know, there's so many ways. Like, we still need support staff and humans in a way, but not having the expenses of hiring web developers instead having an in many use five coding or you mean or yeah, there's just so many ways. There was one. So I was recently stumped trying to use N8N. Zapier didn't cut it, had to up, head up it to N8N. And I was absolutely stumped.
Starting point is 00:27:59 Now, I have some background in writing code, but Carrie, that background was damn near 20 years ago. Yeah. And I was able to vibe code my way. And also, you write it myself. 140 lines later, I have the exact automation that I needed. And I did it in under. under two hours after I gave up on the N8N. That was like two hours,
Starting point is 00:28:29 have the exact automation that I need, moves all the things exactly where I need it, when I need it, tracks it all, gives me errors when it wants to break on me, debugging. I mean, these are things where if you're, if you're the top producer in your market, like, you know, you can hire that out, but the reality is, could your admin do that work?
Starting point is 00:28:52 And the answer is, is 100% yeah they actually can yeah you give her an account to claude which is like best at coding apparently the best l-l-m for coding and you give her an account for n8n and just be like hey have at it what you don't know just as claude we'll give you the answer like that was the thing is when i because i was like you know i was stumped with some code and i dropped it into chat gptt and i went chat gpt debug my code it debugged my code i went in it didn't quite work i dropped that over to gemini jemini had a different idea and you know through basically crowdsourcing of the l lms alone it got me it got me ultimately where i needed to go um so i kind of want to think about what is
Starting point is 00:29:42 that path forward for the uh the working agent who's busy maybe they're skeptical they're overwhelmed by all the options that we're talking about. If you're sitting down, you're advising that 10 to $20 million a year producer that has no AI set up at all. So what's the first? Let's be honest. People who are in high production, unless they're really into this stuff,
Starting point is 00:30:09 they're not interested in learning. So most of them just hire me to come in and plug everything in for them. Let's be honest. That's an option, right? Delegate and hire. It is, it is, right? Well, that's the beauty. With AI, you just need, you need everything inputted and set up, and then anyone can use it.
Starting point is 00:30:34 Your five-year-old could use it. Right? Yeah. And what's that minimum effective stack look like in August of 2025? Okay, so first of all, you need at least, okay, what my stack looks like? I'd love to know what your, what your production stack looks like, yeah. So your entire stack, I think is going to be, is going to be wild, right? I know.
Starting point is 00:31:06 Okay, so I think you need a stack of LLMs. That's my honest opinion. I think you need GBT for the ability to build your own GBT for the ability to build your own GBT. but also use GVTs that others build for you. Okay. Also, it needs to be like your home base. So it's my home base in terms of it, it's, it's the LLM that knows the most about my business and I have the most conversations with.
Starting point is 00:31:31 Okay. But then I also have Gemini and I have Gemini because of V-O3, which is the new video generator, which is the best right now, especially since they just made some changes and you can like start add images. You can upload images to it to create the videos from. So this is this is big. But also because I use G Suite, I use Google Drive, Google Calendar, Gmail, all of the things. And Gemini is the only one right now that most successfully connects to the point where I can ask it to source or find information within any of my accounts. So I keep that one.
Starting point is 00:32:19 Mind you, the other LLMs have connectors now. It's just a matter of time until they catch up. And then Claude for coding and automation and help with all of that stuff. So that, but then I also, for content creation, I use Hey Jen. I have an avatar. The avatar, the newest version of the avatar is actually quite good. You can't even tell. I think it's amazing.
Starting point is 00:32:46 So that's great for content creation. Captions for video editing. What else is? Oh, you need, I feel like everybody needs a Zapier account. Like forget about NANN. Like everybody doesn't need that, but you do need Zapier or Make.com for automation. And what am I forgetting? You need a wearable AI as well.
Starting point is 00:33:09 Need the meta glasses or something similar, something similar, something that allows to counter. Right. And am I missing anything? I don't think I am. I don't think so. The only other side question that I kind of have off of this is, how should an agent be evaluating new AI tools without like chasing the squirrel? Like how do they know what doesn't suck at the end of the day?
Starting point is 00:33:33 That's a loaded question. They just need to follow me. Okay. It's time consuming and like to be quite honest with you. I do this as a full-time job and I am not even beyond that because I am. I'm the CEO of my company. I'm the founder of my company. And I do this like 10 hours a day.
Starting point is 00:33:52 And still, because of the rate of advancements in AI, it is hard for even me to stay up to speed. Sometimes I get really overwhelmed. Because it's not just about knowing what's new. It's like testing it out, trying it out, what's works, what's, you know. So I feel like you need to quit your job if you wanted to stand off things. I show that way sometimes. Honestly, I do.
Starting point is 00:34:19 I don't know how you keep up with it all. I don't know how you keep up with it all and do everything that you're doing, Carrie. I named my custom GPT the closer. It responded to a hot lead inquiry with sorry, I don't do rentals. The lead was buying a $2 million apartment building. Some tech fails today.
