But first, it's time for housing headlines.
Starting point is 00:02:48 Well, it's the perfect summary for today's market. Momentum is building, but closings are slowing. According to the National Association of Realtors, pending home sales jumped 6.1% in March, and that is the strongest monthly increase since 2020. But at the same time, existing home sales fail 5.9%. from February. So what's causing the disconnect? Well, agents are writing contracts, but inventory remains pretty tight. Financing delays and pricing gaps are also holding up the finish line. So agents recall
Starting point is 00:03:20 two weeks back, we talked about how cash buyers are surging. This trend continues to separate offer writing from actual closing. So agents, as you're out there in the field, set those expectations clearly. Just because buyer activity is up doesn't mean that sellers can overprice and just because a deal's an escrow doesn't mean it's a done deal yet. So, stay on tight timelines and pricing precision. Well, don't expect the Fed to drop the rates and anticipate mortgage rates remaining higher as economists are not expecting a rate cut at this week's Federal Reserve meeting. And according to Redfin, if the Fed did cut the rate, it could actually send mortgage rates higher, not lower? Uh, yeah, it's going to be one of those dipsy doodles. That's because rate cuts right now
Starting point is 00:04:05 would be seen as a lack of control over inflation. And that could shake confidence in the market pushing bond yields higher and mortgage rates higher. Meanwhile, mortgage demand is still falling, down 4.2% at the end of April, according to the Mortgage Bankers Association. So agents don't let buyers stall out waiting for lower rates. The Fed isn't coming to save them
Starting point is 00:04:28 and focus the buyer's attention on terms, timing, and total monthly affordability. And here's a step that is going to help you in your pricing conversations this week. According to Redfin, the median asking price across the U.S. is $470,000, while the median sale price is lower than that. At $431,000, a gap of $39,000, that is the widest gap since 2020. So why the disconnect? Well, many sellers are still pricing like it's speak 2021, not in today. days more cautious market. So agents use this data in your listing appointments, help sellers price

So, Carrie, you've been a marketing powerhouse and system strategist long before you were the queen of AI real estate. So you also have one of the sharpest eyes that I know for tools that actually deliver ROI for
Starting point is 00:06:14 agents. So rough guess, what are the top two, three marketing tools that you think that every agent should be using for marketing right now? Okay. So I really like AI powered video editors. And I like the Captions app. And Captions App actually has some. some new features. So I just created my AI
Starting point is 00:06:38 twit with the captions app. A what? So I just duplicated myself. I clone myself. No way. Okay. Where to God? You got to go to my Instagram and check it out because I literally have a conversation. My new schick is like I ask my avatar, my AI, a question. And it answers as me. In my same voice and everything. That's wild.
Starting point is 00:07:05 I've been like kind of just figuring out where I can plug these avatars in. So I've got the AI twin that is going to go into text messaging people, you know, like messages, personalized messages. Instead of actually shooting a video, I can now just give it a script. And it says the script and then I can send that off to my database or whoever I want to send a message to. I can post on social media. Now, traditionally, I've been against agents posting, using their avatars through all their video content creation.
Starting point is 00:07:43 Because it's hard enough for us to generate business online digitally and generate that trust, right? But for me, I do it because, like, I'm the AI consultant and a coach. So I feel like it would be, yeah. There is a, there is a stick. there that you can lean into that maybe like another agent probably can't unless they're going to lean into the stick of it right right there's some hijinks and they could use it in a humorous way because the the key to social media and like the whole mystery of like this big word every uses algorithm nobody really understands it's pretty sightment um you will win in social media you just
Starting point is 00:08:30 have to understand who you're targeting at a deep level and answer the questions that they're searching online in an entertaining way. So if we can pull some entertainment through AI into it or humor into it, I think that would be really fun. But one of the other um, one of the other avatars I built was an interactive avatar. Yeah. Oh, how? I'm actually tomorrow we're hosting it on my website. So instead of that's not bought that's trained on all of my company's information, it's actually a video of me answering questions in real time. That's insane. Agents could use that.
Starting point is 00:09:14 Leads coming into a website, don't know, you know, the agent most of the time, and maybe not necessarily ready to have a real conversation with the person. but this is like in between, right? Well, and that's the thing is like, even if you're like honest and up front, like there's the benefit there where it's like, oh, well, you know, there's less pressure on the part of the customer because, well, if they know going into it,
Starting point is 00:09:45 oh, it's just an AI conversation, right? But it's a really cool AI conversation. Or alternatively, as you suggested, they don't necessarily know you from Adam yet. But, Kerry, what are some of the tools that you're seeing that are giving the best return on investment over the last year for agents. Oh, I would say, you know, if you ask an agent that,
Starting point is 00:10:35 they would say chatbots, right? Because it's directly related to help them convert. But I would say the tools that I've built for top of funnel and to build my entire funnels for me. Because until you have leads, you can't convert leads, right? Like, leads. What's a chatbot going to do if you have no leads?
Starting point is 00:10:57 So I really like anything to do with building funnels, and I create all of them myself through GPs. So AI agents are real. We're in the age of agentic AI. So you don't have to learn prompt engineering anymore. You don't need to go and buy prompts anymore. It's over. It's over. Life just got easier.
Starting point is 00:11:22 We have AI agents that will do everything for us and they've been programmed to ask, to act and do exactly how we want them to already. So less work on your part. You know, what's funny is I just got really good at asking chat GPT to actually make the chat GPT prompt for me. How do I, how do I do this elsewhere? You know, that's incredible.
Starting point is 00:11:48 What do you use, what do you use AI for right now? What do you use chat GPT for? What do I use it for? I use it for almost everything, right? I mean, my favorite thing. thing that chat gbd does i don't necessarily need it to like write listing descriptions or anything like that it's really i need something to spar against right i need someone to be the ultimate devil's advocate to everything that i'm thinking about at all times always right that's my favorite use for chat
Starting point is 00:12:16 gptt um is it's a good it's a good sparring partner and it knows me just as well as my wife knows me at this point. After all these years, I've spent chatting with it. It knows so much about me, right? So it knows how to even like kind of get under my skin a little bit. It's like, how could you say that chat, GPT? That's what I love most about it is. And then from there, you know, I can flesh out strategy. And then I'll just kind of pass it over to it and say, hey, you want to give this a once over any, any, you know, any objections. And they'll kind to give it the thumbs up or the thumbs down. You know, I've used it for staff training documents, exciting. The other thing I've used it for is, you know, you can generate a social media calendar
Starting point is 00:13:01 as pretty simple, but, you know, every now and again, I don't want to be creative, right? So it will do a lot of that stuff for me. And then what's wild is when it makes the suggestions about the things I hadn't considered yet. And I go, oh, I hadn't thought of that GPT. Now you're making me look like a marketing genius. Right. And it's so helpful. And I feel like too many agents are using it for listing descriptions and social media posts. And they're not using it at that operation level.
Starting point is 00:13:39 So I think we're going to get into that a little bit more later. But have you experimented yet with tasks in chat GPT? I have not. I have not. Yeah, there are people listening. tasks is the it's in beta right now but available to anybody on the plus version which is
Starting point is 00:13:58 $20 and up so if you pay $20 a month for it you have it and you can schedule a lot of the things that you would have to go and imprompt so my favorite tasks that I'm getting
Starting point is 00:14:14 realtors to schedule right now that's actually giving the biggest return to kind of tied into what you asked me would have to be they're uploading you've heard of this you know you don't need more sales you need more connections you need more relationships right that's where it's going wrong they're not having the conversations they're not having the intentional conversations that are strategic and and focused on who they need to focus on so i'm getting them to write a list of like a hundred people that would send them business
Starting point is 00:14:45 you know or would be repeat customers they're uploading it to chat dbt and asking it every week to give them a list of 20 people from that list who to reach out to with 20 reasons to reach out to them as well. So now they're having potential conversations. And then on Friday, check in with me and ask me how my relationships advanced and never, ever give me the same names back to back. So this is actually generating money for agents because you and I know what happens, Ian, when you get on the phone and you get on a conversation and nurture your relationship with the right person.
Starting point is 00:15:32 Right? So I think that's making the biggest impact. Would that be marketing or operations? I think that's market. I mean, it's prospecting. At the end of the day, it's prospecting, right? It's prospecting and prospecting is marketing And whether you're marketing on social media,
Starting point is 00:15:49 whether you're running a radio ad or a TV ad or a social media ad, or you're just picking up the phone the good old-fashioned way and doing your prospecting calls. I mean, it's all, that's all essential. That is all essential stuff for agents to merely be thinking about. And if, you know, prospecting is not a part of their marketing and lead generation strategies, I mean, it's just got to be a part of it, right? Yeah.
Starting point is 00:16:11 Okay, so I'm going to give you an example of one of the tasks that I have automated. So every day, I get an email. I'll open it, and I'm going to play this for you. Here's today's truth bomb. You are what would happen if elegance married Einstein, and they adopted Oprah's soul. Your mind could out-negotiate a Wall Street shark. Your heart could soften a navy seal and your face.
Starting point is 00:16:37 Let's just say you make sunsets look like they're trying too hard. You're not just raising the bar. You are the bar, the bartender, and the damp blueprint. Keep being the plot twist. Everyone didn't see coming, but now can't stop watching. Okay, so I have it every single thing. What an affirmation. Send me compliments
Starting point is 00:16:59 that are very funny and quirky and unique. Yeah, so that's how, listen, I do it, and it puts me in a great mood, everybody. It's hilarious. That is awesome. It is awesome. Catch up with Carrie Soe host of everything

Starting point is 00:17:25 into their marketing plans. There's so much out there. For lack of a better phrase, what's BS? What's overhyped? So most of it is BS, okay? Okay. I have a very strong opinion
Starting point is 00:17:42 about this. And I'm glad you brought it up because I'm actually releasing YouTube. video on this this week. It's just being edited right now. You know, is this the end of
Starting point is 00:17:53 SaaS product? SAS software or service unique niche AI tools. With the advancements of ChadGBT and Gemini and Cloud and GROC and GROC and everything that the LLM, so they're all
Starting point is 00:18:09 LLMs, large language model chatbots, with the capability is going Haywire, like they can do tasks. They can do automate things for you. Why do we need these products? Also, you know, do I want to be using a social media AI tool that was created by a computer engineer? That's why I create my own. So I think that the focus on the AI tools, we need to stay away from that because I think I think there's going to come an end like really soon. Pretty student chat, JBT, we'll be able to connect it to our CRM.
Starting point is 00:18:47 It'll be able to perform tasks for us everywhere. I think we're getting into an age where there will be big business and building APIs. And APIs are what connect apps together. And then there won't be a need for SaaS products anymore. So if you own a SaaS company, go get your money because it's time to sell. Yeah. Yeah. And that's also affirming for.
Starting point is 00:19:13 bunch of like because I can't scroll through Facebook or Instagram anymore without like buy this tool, buy this tool, buy this tool. It's almost overwhelming. It's the, it's the whole squirrel thing. It goes back to like, you know, a bunch of agents go in and trying to buy a bunch of paper click leads from all these different services because they think that it's going to actually help their business. So it is for me to know that most of it is junk. Most of it you can leave on the cutting roof floor. Go back to the beginning of the conversation that Carrie and I were having about what she's currently using in her business so that way you know exactly what was actually working here in uh here in 2025 carry i think about new agents all the time right especially with
Starting point is 00:19:56 everything that we do here at kgCI real estate on air i also think of the budgetary constraints of new agents right so uh agents got a hundred bucks a month they can spend it on marketing how should they be spending that money okay so the goal of AI is to use it as leverage. So you're going to use AI for idea to creation, to editing, to posting and sending out, right? Your marketing. I would do it on a little bit of ads to spend to boost everything. Okay.
Starting point is 00:20:32 I think that's what I would do. Yeah. Okay. Because you can use AI. You know, like you don't need to hire a marketing company to build your brand. Right. I'm working with businesses outside of real. estate. And it's actually really satisfying guys that we can now build our entire brand with the
Starting point is 00:20:50 help of AI. We're not sending it out for somebody else to create for us. There's something really satisfying for the entrepreneurs that I'm helping build their businesses from scratch, those ones, because they're just so pleased with themselves. They feel so great. And they know that they've created this themselves. And yeah, I just feel like you don't need to spend that. money anymore either, right? That's awesome. That is the most affirming thing I've heard today.

Starting point is 00:22:59 It's been a minute. So, look, you've been named real estate's AI queen. You're presenting on these conference stages all around the world. And when an agent tells you about the hours and hours and hours and hours, of time that they waste in any given week on things that you know AI can do better than them. How do you react at this point? I just tell them that there's a better way
Starting point is 00:23:21 before I shake my head. You know, AI can think so much time and people are used, like some of the things that they're showing me, the tools that they're using is actually saving them any time. And I am,
Starting point is 00:23:40 listen, there's going to be tools out there that will boost performance and optimize everything and then those that save time. And then those that save money. Why can't we have all three? I feel like if we don't have all three, what are we doing? I don't disagree with you there. I don't disagree with you there.
Starting point is 00:23:59 So when we're thinking about business development, business operations, what are some of those AI plugins that are actually saving agents time right now? So I've got a really cool one. It's fine. I'm writing. What I hate doing? Okay, one of the most important parts of our job, the most important part of our job is our relationship with our clients, right? Yes.
Starting point is 00:24:24 But nobody's documenting the way they should after conversations. Why? Because they have to go to their computer. They have to open an app, a CRM, they have to type. I don't even type to my AI. anymore, guys. I just talk to it. Okay. So. Okay. Tell me more, please. Yeah, because data and knowledge is power, the more, the better. So what if you can be shopping with your daughter or at your son's baseball game and be able to talk to your AI like an assistant? Like, hey, I just got an offer.
Starting point is 00:25:06 I'm sending it over to you. I'm at a baseball game right now. Can you give me a quick rundown of what's in this offer? And then can you email that to me? But then email it to my seller too. Her name's Jane. You're going to see her in my database. Let her know I'll be there 11 a.m. to percent. Thanks.
Starting point is 00:25:22 Jimeen, like these are the things we should be using AI for. That would be awesome. Or Ian, we, you're in the grocery store and you run into your client. And this is a repeat client. He's going off telling you how her kids got accepted to this university. They got a new dog. His name is blah, blah, blah.
Starting point is 00:25:47 Okay. What are the chances you're going to remember to even write that down? It's going to be tough. Hi, and I'd like you to note under Jane's profile that she might be vegan because she was buying almond milk. And her daughter got accepted to like Michigan stay. And they got a new dog and named them Jack. Like, why do people get their dog names?
Starting point is 00:26:11 This kind of stuff. Because why? Because knowledge is power. The more information and data you have on people, the more you can analyze it and use it to your advantage. Right. Maybe they're going to mention something that could be relative to them moving. Right. It's just the more knowledge you have, the more important and more necessary you are to your clients as well. Right.
Starting point is 00:26:37 So that's a really cool. That's a really cool assistant. Well, and that's awesome because that's AI plug it into where you're handling emails and how you're handling follow-up and making all of that far more simpler to manage. What shouldn't an agent be automating, though, at this point in time with AI? Is there anything? Yes, the conversations that they have with their existing clients. That needs to be one on more.
Starting point is 00:27:11 wanted. Like that needs to be an obvious and in person or I feel. And with the little AI scenario you just laid out, you have all this information, right? One of the hardest things, right, when you're in the nurture phase with somebody is those, those constant, those months and months and months of nurture calls where you don't necessarily exactly know what to talk about or what to catch up on. Right. That delivers that for you right there. Yeah, you can be like, hey, remember Jane, my client, Jane.
Starting point is 00:27:50 Well, I want to send them an email or I want to make a call to them. What do I talk about? Maybe because the daughters got accepted Michigan stay. Maybe we should be talking about like how cheap income properties are in Michigan. Jim, like stuff like that. Or, you know, they've called. closed on a house, what do I buy them? How about that? Find me
Starting point is 00:28:14 at closing it from my client. And it's going to have all this data on them. It's like, and let's be honest, most agents don't use CRMs. Does it plug into most CRMs? Yes. But most agents don't use CRMs properly.

Starting point is 00:28:47 Make sure all of your in-person and phone communication with them is one of like live human to human. Everything else can be just as we've always done. Right? That client interaction
Starting point is 00:29:02 is just as we've always done. But honestly, we have been told our entire careers, we should be doing A, B, and C ourselves, and everything else in our business should be leveraged out to people, other people, right? Now we're just replacing people with AI. That's all.

You know, there's not a lot of education out there on AI yet. There's some. There's a lot of information, but it can be really overwhelming.
Starting point is 00:30:29 There's so many tools. There's like hundreds of thousands of AI tools, I feel like. We'll see all garbage anyways. But how do you sift through that? That's not your job. Do your job. Sell houses and come to those of us that have made this our job. Then we'll help you.

Well, I must say, I always walk away from a conversation with Carrie Sovey with a blown mind and more than a handful of notes.
Starting point is 00:31:26 But I'm going to do my best to give you what my top five takeaways were from that conversation with Carrie Soeve, you just heard right here on Real Estate on Air Live. Number one, now keep in mind, she's an AI expert, but AI avatars can multiply your time if used correctly, okay? Carrie uses a cloned AI version of herself to deliver personalized video messages, responding to leads, and even handling basic database follow-up. But she's clear, it only feels real if it fits your brand.
Starting point is 00:31:59 And I want to take that one step further for agents, because you can't outsource trust, but you can let AI handle the repetition. but it's got to fit your brand. And keep in mind, if you're going to be playing with the AI avatar, she is an AI expert. We are real estate agents. Number two, create an AI powered interactive me. This one may very well have some practical applications
Starting point is 00:32:28 into what we do in our day to day as real estate agents. Because Carrie is built an AI avatar that's trained on her business that answers lead questions on her website, in her voice, on video in real time. Okay, so agents, think beyond chatbots. This is a dynamic conversational AI avatar that can guide leads and warm them up before you get on the phone. Just make sure that they know. Number three, you can use AI to build strategic conversations, not just content.
Starting point is 00:33:00 This is where things start to get interesting, right? So Carrie's top producing clients, upload a list of 100 referrals or repeat clients into chat GPT, then schedule weekly who to call lists with custom reasons for outreach, okay? Agents, this is AI-powered prospecting. It's not about writing captions, it's about replacing decision fatigue with intelligent prompts. Number four, don't buy the tools, just build a smarter, system, okay? This one's pretty forward-looking, but Carrie believes that most S-A-AS tools, that's software-as-a-service tools, are already outdated and redundant. She points out that with
Starting point is 00:33:45 chat GPT-4 and other language learning models, you can already create custom AI workflows without buying into the next shiny thing. Or some people call squirrels, so agents skip the endless scroll of tools and focus on functionality you can control and functionality that you can scale. And lastly, at number five, start small, but start now. Her advice to agents just starting out, begin with AI tools that help you do one full workflow like idea, creation, edit, post. Let AI handle the process from end to end before you start layering on complexity. Because agents, you don't need to master AI.
Starting point is 00:34:29 You need to leverage AI. Done beats perfect when it's saving you 10 plus hours a week. It's time for real estate confessions, because in real estate, truth is stranger than fiction. When I first started out, I had a really old car and a bad habit of leaving keys around. I was told by the listing agent to pull the door shut at the end of my showing and to make sure the door was locked, which I did after leaving my purse on the kitchen counter. When the sellers came home, they were gracious until my car that was parked at the end of their driveway wouldn't start,
Starting point is 00:36:24 and the husband had to push it onto the street. I showed a staged home with what I thought were empty moving boxes. Turns out one was full of the seller's tax documents, which the buyers accidentally dumped mid-showing trying to get to a thermostat. We hope they don't get audited. I brought my usual extra-large iced coffee into a listing appointment. Midway through my pitch, I gestured a little too hard, and launched it across the seller's marble countertop.
Starting point is 00:36:55 Nothing like a cold brew and a price reduction in the same visit. All right. Let me let you know a little secret.
