And a very good morning to everybody. Welcome, welcome, welcome. This is Waking Up to Win with myself,
Stuart. And today, I'm going to be talking about something that has created such a buzz,
not only in our industry, but across the globe. Doesn't matter where you are, you have come across
this or heard this particular term. And I want to share something with you that is absolutely amazing.
what is that little buzzword that I've been speaking about and you want to know well it's chat gpt and that is
exactly what we're going to be talking about today chat gpt wait for it for real estate agents so i thought
before i dig into all these cool things and a new course that's just been released called chat
gpt for real estate agents i thought i'd give you a little bit of a background
so that you can actually understand what chat GPT is.
Now, here's the funny part.
I actually went into chat GPT and I said, hey, chat GPT,
who are you?
Tell me a little bit about yourself.
And it came out with so much information and it was actually quite amusing.
And that actually got me thinking,
what is chat GPT?
When did it come?
What's start?
What is purpose?
So this is really where I started to dig into writing.
the beginning. So first up, and this is what's so amazing, chat GPT has grown faster than any other
tool or platform that has ever been released. That's right. It has been the fastest growing as far as
engagement and uses than any other platform. Now, let's have a look at a little statue. It was only
released on the 30th of November 2022. It's only a little over a year old and it has already extended globally.
Now why? Why has it extended globally? Well, this is where I started to dig a little bit deeper.
When we start looking at the platforms and you think of the big ones, the social media platforms,
they grow to usages that exceed a billion users daily.
How do chat GPT get to fit into that same category as high volume usage?
Well, it's actually quite straightforward and simple.
You see, when we're dealing with social media platforms, what we're dealing is with humans.
We're dealing with emotions.
We're dealing with stories.
But we're dealing with humans.
we're dealing with people on the other side and we're watching or we're reading on their chats.
And that's exactly the basis around chat GPT. You see, chat GPT is a state of the art language model.
So really what it does is what you put in, it's like having a conversation with somebody.
The only difference with chat GPT and your normal friends is chat GPT is like having this person,
sitting in front of you that has got a dictionary, it's got an encyclopedia. In fact, it's got such
a vast knowledge that it can give you responses. And that's a huge, powerful tool, especially in
real estate. You see, if we take real estate back over the years, real estate is typically your
traditional time consuming. We've got to get out there. You've got to make those.
calls, you've got to make those appointments, you've actually then get that listing, you've
then got to create those descriptions, you've got to go through this entire process, which is
time-consuming in order to go from the beginning of getting the inquiries for the listing
all the way through to the final transaction where the property is then sold. And that's this
time-consuming. And one of the challenges that we face is mark on conditions. They change on a daily
basis. So we have ups, we have downs, and what was working five years ago or 10 years ago is not
working now. Now, we have got to become creative. Now, in the past, how would we become creative?
Well, what we would do is we would reach out to a high performing agent. And we'd say,
hey, high performing agent, can you share some of your secrets? What are you doing? This is my
experience, this is my outcome, how do I go about it? And they would sit down, spend some time with you,
and they would then explain it to you. Then you'd go, oh my gosh, that's actually quite difficult.
Do I have to do that? And you're trying to find alternative way. So you'd ask somebody else,
or you're trying to manipulate it and then work forward from there. So that was the traditional
method. And when I was sitting down and thinking about this traditional method, I suddenly got to realize
Real estate agents want two things in their life.
And this is something that I've picked up and I can guarantee you're going to feel the exact same way.
There's two things that real estate agents are wanting.
The first, they want more time.
They want more freedom.
They want to be able to do the things that they want to do, not the things that they have to do.
They want more time in their life and it's underlined, but they want more freedom.
So that's the first thing that we want.
They have freedom to be able to do what we want.
The second is they want things to be easier.
They want to have less stress in their life.
You see, when we're going through, we're getting that listing,
and we just can't sell it, that stress starts to go up.
The anxiety starts to go up.
And we wonder why we're in the real estate industry.
So these two little elements, more freedom, less stress,
this is where chat GPT became almost a lifesaver for all of us in real estate.
And I'm going to share with you why.
You see, when you're talking to a traditional real estate agent, they only know probably maybe 15 to 20% of the actual environment that's around.
Why do they only know 15 to 20%?
Because your suburb is different.
Your clients are different.
And they adapt.
That's one of their strengths.
They can adapt to those situations every single time.
So how do you adapt at such a rapid pace?
Well, what you do is you need to find that high performing agent.
Who is that high performing agent?
Well, at the moment, it's chat GPT.
This is this artificial intelligence that kind of knows everything,
but not knows it to the point that can give you every type of.
of solution, but can actually assist you to one, give you more freedom. Why? Well, more freedom.
You want to have more time? Well, think about writing out a property description. A property
description, if you want to do a well, well-tamped-out property description, let's say you're good
at it. It could take you 10 minutes. If you kind of like an amateur, it could take you half an hour
to an hour. Chat GPT. Well, it's been able to do it in less than a minute.
you want less stress you want to find easier ways to market your property find those buyers guess what chat
gpT is plugged in to give you all that type of information now here's where the benefit comes in with
it when we're dealing with a top performing agent they are busy we've got to try and find time to
have a discussion with them they may be back to back with appointments which means we can chat to them
in a couple of days time. We need that person now. Well, who is that? It's chat GPT. ChatGPT is that
artificial human that you can actually log on and you can go through. Now, chat GPT has two
different types of options. It has the free option. It also has the paid option. And what you will
find is the free option does more than enough to help you in your business. So let's just touch
into a couple little points that I was actually going through. How can it help me in this particular
process? So the first one that it can help you with is let's think about cold calling. Man, we just
love cold calling. Who are we going to call? That becomes the question. Who are we going to call?
Well, here's a great thing. Ask chat GPT. Now, when I'm saying ask chat GPT, I want.
I want you to think of chat GPT as like a human being.
It's just on the other side of a computer and it's just going to type a message back to you.
Don't think of it as some kind of technology tool that really is going to start clogging around with those numbers and getting.
I want you to think of as a human being.
So, chat GPT, give it a name if you want.
Hey, chat GPT, your name's going to be Bob.
Bob, who can I call?
I want to make sure that I can get listings.
You ask the questions and it will then come back with the answers.
So who can we call?
Well, you can call Ghostbusters, but you will call and that chat GPT will start to give you that information.
Let's have a look at appointment presentations.
You're making those calls now.
You found the buys.
I need a script.
Well, you can ask chat GPT.
Hey, give me a good script for this particular area.
Bam, it can give you a script.
Take it on to the next level about those appointment presentations.
Well, I have a doctor who's looking for a two-bedroom investment property.
I've got this particular listing.
I need to now get this listing.
I need to do a presentation so I can get this listing and sell it to my client who's a doctor.
You can ask you at GPT.
Hey, assist me in creating this presentation.
And I'm going to go to this particular seller who's had this property and you can go through it.
And it will then give you back results.
Let's have a look at, and I've mentioned it, listing.
the property, those property descriptions, I know for a fact. When I started doing property
descriptions and I used to as a coach, I used to do property descriptions for a number of my agents.
And my property descriptions always worked on the method, Ada, A-I-D-A, attention, information,
desire and an action. That was the basic format. That was my artificial intelligence. And I would then
have a look at that particular property and I would say right what would be the attention that one
liner for an attention what would be the interest on that particular property what would be the desires
of that property and let me give some kind of call to action and that's how I created the basis of
my property descriptions now that would take me 15 20 minutes to do some research light bulb moment
went into chat GPT I said hey chat GPT I have this property in three best
bedroom to your bathroom, it's got double garage in the suburbs, it's close to a school. Please create me a
property description using the Ada method. So I would tell it to use this particular method and guess what?
It spewed back a pristine and perfect property description. So here's something that I will now
allude to and share to everybody. When agents asking me, hey, Stuart, please help me with the
property description, I get the information, I'll pop it into chat GPT using that Ada method
and bang, it pops straight back out to you. Absolutely amazing. And there I have a powerful
property description done within about 30 to 45 seconds. Copy, paste and way I go. So that's where you can
use it. Then we've got this listing. We need to sell this listing. I mean, this is like the
stress levels that's going to come up. Because if we can't sell it,
this listing, what is going to happen? Well, that listing is going to be taken away from us and
give it to somebody else who's using chat GPT, probably. So what do we do? Well, we need to find buyers.
Well, you can actually pop that into chat GPT and ask it the question. Hey, chat GPT, I've got this particular
listing. Help me find some buyers. What would be the ideal profile? And it's going to start giving
you back this information. Now, this information will then be placed into marketing.
and you can then take it through to say, hey, chat GPT, based on what you've described as a certain
buyer profile, could you create a marketing campaign based around these particular buyers?
So really what I'm getting to, chat GPT is not something that anybody should be afraid of.
Chat GPT is something that you should be embracing as a human being.
Just think of it that you're chatting to somebody.
and they're responding back to you.
The great thing is, they're always online.
And this becomes this whole powerhouse of chat GPT.
Now, some of you are sitting there and you're going,
that's great, Stuart.
I'm still afraid.
I'm still totally afraid of using some form of technology device.
It's something that is now, it actually scares me.
So, and I would say this to most of my client.
When you're in the situation, close your eyes.
I want you to envision that you're in this safe environment.
Envision their waterfall in the background and then ask your question.
The only hassle is most of us don't know how to type on a keyboard without our eyes being open.
So that could become a little bit of a challenge.
But what I want to make sure is that when you are now going to start exploring chat GPT,
I want you to think of it as just another human being sitting on the other side.
So I've covered just a few little areas of what you can use chat GPT for.
There are some other things that you can do.
If you're thinking of chat GPT is a human being and you want to write your profile.
Now, you need to teach chat GPT a little bit about yourself.
You can actually ask chat GPT to ask you questions.
Hey, chat GPT, ask me 10 questions about myself so that you can create a strong agent profile
and allow chat GPT to then send your questions.
And all you do is answer those particular questions.
Once you've answered them, based on those answers, chat GPT, please create my profile.
And the amazing thing's going to happen.
That whole process will probably take you about maybe five, 10 minutes.
depends how long it takes you to think of your answers. You're going to get back a such a powerful
agent profile that you can copy and paste and you can put it onto your website that clients are
going to look at you in the new light. Now, if you read it and it doesn't sound like you,
you can even say to chat GPT, hey, I'm a little bit of a sarcastic and humorous guy.
Could you add a little bit of sarcasm, a little bit of humor, or maybe take the tone to a
professional level and it will rewrite it. If it's too long, hey, could you make it into maybe
100 words, 50 words, make it short? Give me some kind of punchy title. And this is what chat GPT
can then give back to you. Now, I've shared all these little things and I've really jam-packed it
into the session. But really, one of the reasons why I wanted to bring you onto this particular
the session is to actually share a bit of a secret with you guys.
The secret is we have a chat GPT for real estate course and it has been released.
This particular course, what I've just explained to you because I know a lot of you are going,
oh my gosh, how am I going to remember all of this?
This is far too much information.
you mentioned something about a property description asking a question a human being it's got the
knowledge of an excitement it's too much information and that's why we have put together this chat

log into chat gpt where to go what to set up and how to go through everything
then it goes through the processes that digs into your marketing it digs into your profiles it even
digs into a little bit of video video video video and you want to chop it up into smaller little pieces
that you can put up onto your social media i'm sure you've seen it on social media where it's like a
nice little 15 or 30 second little cut out it's got some words that go across do you really think
the creators were that creative? No, they used artificial intelligence called Vidya.
And within this particular course, you can actually go through all of these sections.
Now, I wanted to share with you one element of it. Because when you're going through a course from
start to finish, there's a lot to take in. But there's one section that I really want you, when you're
going through this particular course, I want you to be able to actually actually,
embrace this part. And this particular part is called Relic. Now, I'm highlighting it now so that when you see it,
you will go through it in detail. So don't worry if you're wanting to know where to find it,
because I will definitely be sharing how to get into this particular training course and it's for
free. That's the most amazing part about it. But when you're in this course, I want you to make sure
that you look out for relic. It's R-E-L-I-C. And this is a format that's actually used to communicate with AI.
Now, I'm just going to give you a basic overview of it. In the actual course itself, it digs a lot
deeper into it. So the relic is basically your roles. So what role you play, your exclusions.
what do you want to exclude when you're talking about it the length how long you want the output to be
any form of inspiration that you have that can be entwined into it and in the context what you're wanting to talk
about so in the actual course when you come across the module which is referring to relic
i really want you to be embraced into that part of it because that
is going to be the heart of when you're making those particular comments and chats into chat
GPT that's going to allow you to take your business to the next level.
And what you can do is you can actually use that relic in conjunction with the Ada method
that I've just shared with you, attention, interest, desires and action.
you put that together using that Ada and Relic, you're going to come across some of the most powerful property descriptions that you have ever seen.
You're going to actually start to see how these descriptions are really going to embrace the property.
And in fact, once you've got those property descriptions, this is my little last add on that I want to add on to it.
And this was a secret that I've used.
When I've got that property description, at the end of that, I say to chat GPT,
Hey, Bob, remember we named it Bob?
You can name whatever you want.
Hey, Bob, I want you to recreate that property description as a script that I can say on a video recording.
And it will actually pop out a script.
that you can put into a teleprompter or write it on a piece of paper or memorize it.
And then you can do a video description of the property.
And that is one of the best add-ons that you can actually use.
Because once you've done that, you take that video, you pop it into video,
and it will break it down into a little section that you can then upload onto your social media platforms.
It gets an additional level of engagement.
So the chat GPT for real estate, it is a course that will, it's going to knock your socks off.
It's going to help you to really take you to that next level.
