And I kind of want to, uh, I want to talk about how this even came up because this is really
interesting.

And I apologize because I have been scrambling like Matt,
and this is actually one of the things that we're going to instantly fix, right?
I guess the biggest thing that I know is she helps people like us, Jimmy,
and real estate agents and big companies reorganize themselves and go social like the right way, right?
Not just like throwing it out there?
Not just like winging it, which literally we were just talking about it.

call on Monday, right? And I call and I say, hey, you know, I don't even know how to get into my
my Instagram account. And so we start chatting and I'm like, I've got six months to a year
worth of material from Free For All Friday. We're not advertising stuff right. Like, I don't know,
like we're not putting the stuff up the way that we should. Jimmy, you mentioned that the
YouTube videos don't have the outlines of us and all that other stuff. Yeah, all the cool stuff,
But we have all this.
We have the content and we have the heart.
And we know that we need to be out there.
And I don't know if you know this, Jimmy.
You were kind of the catalyst because Jimmy guys,
and I was just telling somebody this last night,
you were the one that was actually showing me how to do stuff on Instagram.
This is where he throws age jokes at me.
I would never throw an age joke at you.
But I would definitely say that I was super surprised because,
and everybody's not an age thing.
It's a geek thing.
Look, you want to argue that I'm not more geeky than you?

And then she started telling me what we needed an organization.

And I said, well, you come on the show so that you can walk me through how we need to do what we need to do to make this explode.
And then we can share that content.
with the other real estate agents because they're where we're currently at right now, right?
So if you're out there listening and you have the one or two accounts and you're posting
pictures every now and then, but you're not being consistent and you can't figure out how
to be consistent, we're going to talk about all that today through our failures.

So for those of you that don't know, now you can explain what is it exactly that you do.
So it's kind of a cluster, to be completely honest, but I love it.
As organized as I am, I operate better in chaos.
So just to give everyone a background, I have a financial industry.
background for about, unfortunately, it's over a decade. No jokes. I will cut you in a very nice way.
I don't think anybody's going to argue that I'm more geeky than you. Why does this keep happening?
Yeah, I don't know either. You know, it's the side of the table. I'm siding with them.
Yeah. All right. So I work for Kukar management. It's management company, private acquisition.
They have over 20 companies under their umbrella ranging from hospitality to injection molding.
So it's all across the board. I absolutely love it. So we work together saying,
hey, let's create a structure, let's figure out what we truly can do to get this business to the next phase.
Just tweaking everything, you guys got to have a plan no matter what your goal is.
And to be completely honest, with a lot of people, that's the number one step.
You first have to figure out what your goal is.
Once you have the goal, then you have to truly outline it out and figure out what you want to accomplish.
Awesome.
So, so that sounds, so again, it sounds great.
That sounds great.
And again, this is perfect for agents because, again, I know you guys are out there and you're all saying the same thing.
That sounds good.
We've heard it before.
But now we need to talk execution.
So here's what I asked you to do.
I said, take a look at what we've done, which is practically crap, nothing.
And then critique us.
And my favorite part is you're trying to be so kind.
You're like, well, I don't want to make it look like you guys don't know what you're doing.
And I was like, no, make it look like, let's be honest.
Yeah.
That's what it's all about.
We don't know what we're doing.
So you've seen.
You're trying, though.
We're trying.
That's a step.
That is the first step.
You know, you're not afraid to do it.
So I give you guys credit on that.
We are doing.
That is for sure.
That's the thing too.
It's funny because a lot of people say, like, we have the material.
And we do the things that most people don't do.

But then how do we get it out?
Yes.
Right?
Because we have content.
We have a podcast.
We have social media sites.
We have photos.
We have everything recorded.
Yeah.
I mean, everything's recorded.
both audio and visually, right?
I mean, we have all the stuff.
We just...
We have inappropriate pictures between Jimmy and I.
So let me go this route.
Do you guys know what your brand is that you want to accomplish?
Well, yeah, that's free for all Friday.

So what does it mean?
Yeah.
It means it's free for all Friday.
Right.
So the idea, the idea...
It's a great question, though.
It is.
So what you're asking is, who is it that we're ultimately trying to reach?
Yeah, who's your target?
So our target audience is a specific, our target audience realistically started as real estate agents that didn't know that it's okay to be them because they are lost in the world that tells them they have to be a high D cutthroat type of realtor and they don't understand that they can still prospect and sell being who they currently are.
and we're there to help them not only see that who they are is who they're meant to be,
but how to just be the perfect version of themselves and how to help them excel in life
so that they can excel in business.
That I absolutely love because unless you truly are showing who you are, it's not going to work.
You're not going to be passionate about it.
You're just going to be going through the motions.
So that's excellent advice to all the real estate agents out there.
And think about it.
Who do you want to work with people that you know and trust?
So you can see if someone's putting on a fake face.

So I love that.
I think we got to work on sharing that news.

It really like, and I don't know if you know how we started this whole.
thing. Like how we started this whole thing was Johnny and I met at at one of our boot camps
two years ago, roughly. On a Tuesday. On a Tuesday. And he's like, hey, you were talking to Kurt,
I think, and said something about a podcast. I'm like, oh, I always wanted to do a podcast. He goes,
well, let's do it Friday. Yeah. And so we had told everybody at boot camp on Tuesday,
said, we're going to do a podcast Friday. Yeah. Live, free call in everything. Yeah. Thursday night,
we went, I don't know what we're doing tomorrow. How are we going to do it? How are we doing this?
tomorrow. This is part of our problem actually.
Hold on. I'm getting nervous over here.
This is part of the issue.
And again, this is why, for those of you
that are listening and watching,
and feel free to chime in with any
questions you guys might have as well,
this is one of the reasons like we've needed
help since the beginning. Because
even then, we said we're going to do this.
And Jimmy missed a really important part that he's kept
his word on forever.
And I looked at Jimmy and I said, will you be
there every single Friday?
And he said yes.
And he has been.
So that's the one thing that we have is we have been consistent and never quit.
But our numbers, even though we're very, very thankful for where we're at.
By the way, Jimmy, I don't know if you know this or not.
And I got to see, stuff like this.
So I just received an email and listen notes, which is the Google of Podcasts,
just listed us as one of the globally ranked top 10 podcasts.
Did you know that?
I didn't know that.
And that's a problem.

A lot of people that lack that.

And not only, and the fact that you don't know that, which you should, so I do.

because we have so much going on in our personal lives.
Plus we're trying to run this social media game,
but we really need to because, again,
for the amount of time that we've put in,
we're very thankful for where we're at.
But I think we should be a lot further,
and we should have been there,
especially with reach,
if we were doing the appropriate things.
So since the beginning,
we've needed somebody to sit down and say,
you waited until Thursday evening
to figure out how to do the podcast the next day.
Yeah, we did.
Okay, well, at least you're coming.
kind of planning ahead.
And we,
well,
that was the original one.
Maybe not the first one.
Well,
now,
yeah,
the first one we didn't plan ahead
at all.
No.
But now we have meetings
once a week.
We talk more,
you know what I mean?
Like,
we figure this out.
So when are those meetings?
It's Wednesday.
Friday morning?
Friday.
Oh,
no,
we do Friday.
No, we do Friday.
After for the next week.
Yes.
After for the next week.
Sometimes Mondays.
Yeah.
Sometimes Wednesday.
But we talk a lot.
So right there we should probably set consistency.
Pick one day and just rock it out.
That way you guys never have to worry about it.
To make notes.
You could put it in the calendar saying, hey, I want to talk about X, Y, and Z.
Yeah.
And we do, we have gotten better with extending our calendar, right?
We're lining up guests.
So we just booked one yesterday for February.
So it's like, all right.
So I've thought of that yesterday.
Yes.
How often you have a guest every Friday, right?
Not every Friday.
No.
Do you have that figured out?
Like, when you want, okay.
So maybe we could do that the first Friday of every month.
So let's just pretend that we're back.
Let's just pretend that.
Let's pretend that you walked in here today and you were looking at two schmows that still hadn't figured out how to hook the camera up yet.
So we're still there.
So again, we're at the very, very base level of needing to figure all of this out, right?
And just like the real estate agents that are out there.
We have our phone that we're using as a camera.
We have a Facebook page.
We maybe have Instagram, but don't know how to log into it.
I do.
I know you do, but I don't.
Just take them on everything.
Yeah, I know.
So like, so where does that start?
So it sounds like what you're saying is everything starts with organization.
So walk us through what that organization looks like.
So it goes back to whatever you want to accomplish.
So if you're just trying to focus on putting your name out there and I'm pretty sure that's every agent's main goal.
Yeah.
Figure out what your strong suits are, whether if it's showing a luxury home or you want to work with a certain person, whatever the case might be.
That's something that you want to really focus on and just keep pushing a consistent,
message out that way. It is really hard to constantly be pushing things out. I'm guilty of that.
I used to be really great about it. I still do, but now it's more sporadic because I'm like,
oh my gosh, there's so much to do. I don't know where to start. But you have to always make yourself
a priority, especially when it comes to your business. So that's the number one thing. First you have to
figure out going back to what you truly want to accomplish and then you have to make, like for you
guys, for example, you have all the material.
Right.
So I think it would be best to truly sit down, either individually or together.
I am a sucker for collaboration.
You can really take everything to the next level.
And you can look at it and say, hey, we have this.
Let's snip it and let's figure out when we can plug and play it.
There's so many different platforms where you can literally type it all out in advance,
create a content day, set a couple hours aside, and just knock it out.
So that way it's always consistent.
So explain everything you just said.
as if I have no idea what you're talking about.

So you take a selfie.
Yeah.

So you've taken a selfie.
And now you're scheduling a whole day to figure out what you're doing with that selfie?

I'm saying for you guys, since you already have a whole bunch of material.
Because we have the content.

Content is honestly the hard thing to get.

That is the hardest thing to get.
See, we're doing it backwards.
For us, the content's the easiest thing.

But that is the struggle with most agents.
100% it is.
Is they're like,
I don't,
I give you all a lot of credit because you're still out there.
You're hustling.
You're trying.
Yeah.
And it's because it's like,
I don't look good in this video.
And then I got to do this video.
You know what I mean?
Like that and I always tell them too,
like it doesn't have to be the perfect video.
An unperfect video is better than no video.
Right.
Right.

I don't personally agree with that.

Now who's the geek.

Tell us about this.
I think it's great to have your name out there, but I am truly a sucker for your personal brand.
So I wouldn't want to throw something just up against the wall if it's not going to help move the needle.
Because otherwise you are just going to be spinning your wheels.
And it's not helping you truly accomplish your goals.
Right.
But it's and I agree with you.
It's about being your authentic self.
Yes.
Right.
Right.
Because that was one of the things we were at CreatorCon.
and that's what they talked about.
It's like being your authentic self.
And the one girl, I can't remember her name.
She said she was at a warning to female agents.
She's like, if you're putting half-naked pictures out there, that's what they expect.
That is my biggest pet peeve.
That's why I say brand.
Yes, it's an easy way to build a following.
If I could do it, I could have a 10 million trillion following.
However, ladies have some self-respect and dignity.
Don't get me going on that.
No, but it was like, and her point was, once you put that out there, that becomes the expectation of what's put out there.
That's your breed.
It doesn't change.
It's not business at that point.
Right, right.
I'm a mentor over at Oakland University, and that's the number one thing I stress, especially at a young age.

Yeah, because it's true.
I mean, I don't get that many followers if I show cleavage.
It's the wrong target of not against.
Maybe. Everybody's got to buy a house.
Okay, so, okay, so now you're talking.
So now we have content day.
And the idea behind this is you're going to essentially schedule time block.
Jimmy and I talk about this all the time.
A day where you're going to film all your content.
Is that the idea behind this?
No.
So I wouldn't even recommend a full day because otherwise you're going to start getting cluttered,
especially if it's the first time.
Yeah.
I would suggest doing a couple hours,
Just that way you can knock it out and you can talk a little bit and then it can just be content.
Yeah.
You guys have already done that.
Yes.
So I think the content day for you next or for any real estate agent is actually looking at everyone, every whatever content you have, whether it's pictures, videos, and just look at it as a creative way saying, okay.
Well, what's the message we want to push about this?
You guys are really outgoing.
You want to help.
You want to make a difference.
That's something that you can easily, in the body of a way.
a post or unreal share it that way.
Yeah.
And a lot of, I know there's a couple of outstanding real estate agents that I'm
personally connected with on my network.
I'm like, wow, good for them.
They're out there.
They're trying.
Yeah.
They're showing their personality through their post.
And that once again, to me, that goes back to your brand as an individual.
So yes, you still want to be authentic, but you want to be consistent.
So, so find a day for us to, to pull all of our pieces together and then pull out.
what we want as far as a message goes. Correct. Okay. And then from there, we're just got,
now you said that there is tools out there that are available to help you kind of organize and do
all of this. What do those look like? There's different platforms that you can utilize. One is already
on Facebook. That's free. There's no additional charge. The meta thing that we know about, right?
Exactly. Gotcha. There's other platforms that you can purchase, but for this type of scenario,
obviously, you're not going to need that. Yeah. And like I said, you can literally say,
you know what, I like this picture, I like what I'm seeing in this clip.
It's really highlighting the house.
Look at these features.
Look at the marble.
You get excited about it.
See?
As soon as I said that, you smiled.
Oh, yeah, I'm excited.
Right.
So that's something you want to share.
Yeah.
Oh, man.
I think I just picked up on a real key point, right?
If you're in the middle of doing something that you're excited about, you should pull
your phone out and talk about it.
Yeah.
So this is interesting because, again, this is why we really needed this.
Because we tell this to real estate agents all the time.
The best time to ask for them to give you a testimonial is that time while you're working with them,
when they give you a call and say, I can't believe you got that done for me.
You're the best agent in the world.
This is the best moment in our transaction history together.
They're the most excited at that point.
That's when you ask for that.
What's really interesting is I never converted to the, when I'm getting excited about something,
that's when I should ask myself for a testimonial.
That's when I should write something.
Right.

Interesting.
But we're not.
So now we're filming.
it but we're not are we editing it and publishing it and posting it that day or is that where you
you just gather everything and then find a day to take all that and push it out so everyone operates
a little bit differently personally i would do it right away but i love that creative side so if someone's
struggling with it you can always think about it a little bit more and then put it up but if you're
showing a house it pretty much does have to be the same day yeah because it's going to go right

that that's where the analysis

So even like again, I
getting frustrated with this as me, right? And I love this stuff. So I can only imagine the regular
person who I think Jimmy is, but isn't, right? Like getting like, I don't even know how to use
stickers. So like, how do you, how do you? I'll teach you Johnny. It's my. I know, Jimmy. Yeah. I just,
I just can't. I'll show you how I could be grand, grand family. So how do you like, how do you start all of that?
So it depends on what platform you're on. As far as hashtaging goes, I'm,
I love Google.
You can research anything you want.
If there's something in particular that you're like, hey, what's a trending hashtag?
Guess what?
Just Google whatever that is.
And boom,
a whole bunch are going to pop up.
You can literally see the numbers for everything.
It's crazy.
And then so pro tip,
this is what I've done.
Here's my little tremor.

I just saved a bunch of hashtags.
So I just copy,
paste them in there.
They all just go in.

work out because i feel better and it's the same thing with social media like i have to do it because
it's part of the business now i didn't you know that he's got me fooled because

We film.
ourselves. We're trying to figure all this stuff out. You're basically saying Google, but what
it really sounds like is this just has to be a time block. Allow yourself to put it in your schedule.
This is the time block. This is when. So if you were to sit down with us, let's just pretend in an
undisclosed location on a podcast. What is what are you, what are we need to do like right now?
I would always make sure you're set up in advance.
That's the number one thing.
Now, define advance.
Yeah.
Or set up.
Is there a specific amount of time before advanced that's advanced?
Right.
Is it like 10 minutes before?
You know, it depends on where it's located.

I'll just say a little bit in advance.

But it's true once again with anything all across the board.
So again, how?
How far? Okay. So we have a show every single week. Now, you have you, did you follow us and look what we've done and all that stuff? I was doing a little bit of research on you guys. Just seeing it a little bit. When? When? Two weeks ago. And he first told me about it. I was hoping she was going to say like this morning. This morning. No, of course not. No, two weeks ago. So when do you think? And like, same thing. Okay. So every Friday, we already know that we have a podcast. We should be advertising next week's show.
When?
I would, if it's always consistent, you should have it constantly going.
And I don't, in all fairness, I am OCD.

So don't, I'm not trying to like rip you apart.

And if you don't break it down, it can't build.

You got to keep it consistent, pushing it out there.
Yeah. Yeah. So what does that look like though? So keeping it out there, how? So one, you have your own channel. Two, you guys should be utilizing your platform a little bit more. You don't necessarily have to say it if you want to keep it separate. But as long as you're still staying consistent with whatever the messaging is. Got it.
Okay. Free for all Fridays. Yes. Yeah. So just basically always have a message spinning on the platforms, just reminding people Friday is when the show is happening. And is it the same?
Are we rotating it?
We're changing it every day.
What does that look like?
You always want to keep people on their toes.
If it's the same thing over and over, even if it's everyday free for all for any,
you don't want to do that.
People are going to be like, no, not following.
I've had enough of this.
Yeah.
But you always have to see, you've got to capture their attention.
Yes.
Right.
Yeah.
And here's one thing that I've heard and I pass on agents because I just pat, this is what
I do.
But the 80-20 rule, right?
80% of your social media should be personal.
20% should be business.
Is that a good cadence? Is that not good?
Is that what are your thoughts on that?
No, you know, I think it is a good thing.
I'm weird.
I do not like doing anything personal until probably be about a year ago.
My boyfriend's like, hey, why aren't reposting anything?
I'm like, I'm crazy.
I don't want to put my personal life out there.
I can honestly say, I'm glad that he forced me.
That sounds horrible in Atlanta.
I'm glad that I did it because I was really,
nervous about letting people see that side of me.
And I was, nope, you can only see this.
But honestly, I do think it's great advice because then it builds more of a trust.
People truly understand who you are and people want to work with who they know.
Plus, after the fact, I'm like, oh, honey, I'm so glad.
Look at everyone.
They're happy for us.
And it also releases some, everyone loves posting to some degree because you get a little
bit of excitement about that.
You get a little ego boost, right?
People are cheering for you, it seems like.
Yeah, people are celebrating.
of your successes and if not unfollow it's okay don't worry you don't you don't want to work with them
anyways right right 100% exactly okay so we we we have to get a calendar together
we have to figure out what day at least once a week it sounds like we're going to we're going
to do content time how much time how much time needs to be dedicated to that do you think
It depends on how far out you want to schedule everything.
For example, for me, I'll know for an hour, if I just need to schedule content for about a month,
I can create different graphics using different pictures, creating the verbiage and scheduling that out.
If I actually...
You can do that an hour for an entire month?
If it's for just like the creating the graphics, yes.
But the other day, I think I was probably three hours into one of our other companies.
I'm like, okay, I've got to really get into this.
Yeah. That one was more of like adding the stickers, creating more of an edge.
Yeah.
That one was taking a lot longer.
Yeah.
So it depends on what you're trying to show.
I feel like for houses, it could be, or just your personal brand.
Yeah.
It can be a little bit better that way because obviously you know who you are and who you want to show yourself as.
Yeah.
So it's a little bit easier personally, I think.
Because one of the things that I do with our agents is I do a 90-day business plan.
Right.
So what they should be doing every day.
And then I always have them in mine and theirs.
I have them do like an hour or two on like a Thursday, let's say.
And that's just to create content, right?
Whether it's a shareable or whether it's a video, whatever it is.
But every day for an hour, you should have social media time every day.
But if you take that two hours one day a week, when you go to that hour per day,
you're just like dragging and dropping stuff into your, you've already built the content.
You just have to drop it.
comment on it, post it, do your thing, and then
move along. So this is, let me ask
this then. Go ahead, sorry. No, I was going to say that's exactly where you guys are at
because you have the content. So I teach everybody to do this. See how that works?
This is what we're saying. Here's where I get, here's where I get stuck.
Okay, so we have these folders, we have these folders in too many different locations.
Number one, how can I organize myself so that I know, like that's, I guess that's my
biggest issue is content. So now we have it. How is, how do we work on content organization?
so that we can get to the point where we're just drag and drop,
and I know which pieces to pull from where and so on and so forth.
So structure is everything.
One, like you said, you have to put it in the calendar and you have to go buy it.
Yeah.
No matter what.
Like, for example, if you have to go pick up your children at a set time, you go.
It's in your calendar.
So you have to put it in your calendar.
So that's number one.
Once you do that for the actual organization, if you do have too many folders, it's so overwhelming.
Yes.
So you have to take time first to be like, okay, let's do this.
I truly want it.
If you don't want it, it's not going to happen.
Right.
It's an excuse.
So you have to sit there and literally drag and drive and say, okay, this is for this house.
This is for personal brand.
This is for free for Alfredi.
This is for the dog, whatever the case is.
Maybe you want to showcase your dog.
Maybe more of a personal thing.
I don't know.
Yeah, but like I get more likes and comments from when I put my dog out there than I do myself.
I think that's true with everyone.
I know.
Like everybody loves the dog.
My kid's in the dog.
Everybody's like, oh, yeah.
I put my selfie out there.
They're like, don't want to comment on it.
Where's the dog?
Yeah.
Okay.
So I, okay, so I have a this.
So I, like most real estate agents, and we'll just say like our desktop is our organization folder, right?
Okay.
So let's say that I just want to focus on free for all Friday.
What am I doing?
Let's say that today I have scheduled myself an hour to organize all of my folders.
so that I can start doing what you're talking about.
What does that look like?
What am I actually doing?
How am I organizing myself?
What do you mean?
How are you organizing?
For somebody that doesn't even know how to create a folder.
Oh.
Right?
I know right click on new, but like literally I don't know how to organize.
That's why everything is on the desktop, right?
So how would I go through and organize Free for All Friday?
So I would do it by, obviously, if you don't know how to create a folder or anything,
you can Google all that basic information.
but for organization of the content, whatever the main point of each podcast is.
So, for example, one could be guest whenever you're featuring a guest.
If you're talking about something else on one particular Friday.
And I know it's hard with this particular podcast because we'll start one way and end up on a different one.
What?
We never do that.
But that's the fun part.
That's why it's a free for all.
Yes.
Yes, it's true.
So we always go back to saying too, like 90% of agents have ADD.
We all do.
It's okay.
So it's like you're talking about organization and I started sleeping.
But you can take that and run with it because I couldn't be the first one to say I know 100% I am.
I'm a busy body.
I'm on a couple committees.
I'm all over the board.
If I had to sit and do one thing, I couldn't do it.
So with that being said, your ADD can actually help play into what you want to accomplish.
How, tell me this.
Tell me the secret right now.
So there is no real quote unquote secret.
However, like I said, if you just put down a half hour something that you want to go through,
that's fine.
Go ahead, do it for that.
And then pivot over here.
Do that for a little bit.
And then follow back up.
But you have to try truthfully not to get overwhelmed.
And you have to truly engage yourself in something for a little bit more.
It's going to be hard.
But anything that's come as easy is not.
Yeah.
You don't feel accomplished.
If it was easy, everybody would do it too, right?

And actually, for one of the staffing companies under our umbrella, we had a content day.
I was recording all of our recruiter saying, okay, tell me about yourself.
A couple of tips.
Introduce yourself.
What are your strengths?
What are obviously, you don't want to say any of your weaknesses.
But if you do, you can turn it into a positive.
Sure.
And once again, humanizing yourself a little bit more, people like that.
But once you do that, I literally would.
was able to clip it and say, oh, wow, that part was good.
Yeah.
And then you can run with it.
So that part does take a long time once you have the creation, like the content to figure
out what you want to use.
So going back to you, you don't want to overwhelm yourself.
Right.
So just start with a small bit at first.
Okay.
See what you truly think would help move the needle.
Got it.
So maybe for us, it's just taking it one episode at a time.
100%.
It should only be one episode.
So that's where I've been screwing up right off the get-go.
Because again, I have all this content that's just sitting there.
Well, we have, how many, what episode are we at now?
We're in the 60s.
Yeah, this is 62.
Yeah.
We're season three of 62.
And they're not even all up there.
All your guys' episodes.
However, you're going to, we're going to lose people.
If you're doing an hour every time and if you post this, he's really going to watch it.
And I don't mean that in a bad way.
No, I don't.
But everyone's attention span.
We're too busy for content.
Right.
Yeah.
Yeah.
Yeah.
Yeah.
Well, that's, so here's, let me ask if we're on, on cue here, right?
Because here's my idea.
The idea is the podcast is always live, right?
That's what gets streamed live.
But from there, we take out tidbits.
And back when we had somebody doing this, we were getting 18 to 30 pieces per show,
anywhere from 30 seconds to a minute and a half to three minutes.
Then we were posting that on just.
Facebook, which I know was a mistake in the first place, because it should be posted in different
places. But then when that ceased, now it's trying to get back to that again without, again,
like the average agent out there, I don't have the knowledge, let's say, to be able to
produce these videos like we used to be able to produce. So what do you do? You know, because that's one of
the questions I asked too. Like, we see all these courses and these trainers out there that are telling you
how to dominate in social media.
And when you look at their stuff, they're telling you you can emulate and be just like them.
But when you look behind the curtain, they have three or four people that are in marketing that are
working for them, creating all those graphics and stuff.
I as an individual agent, the people that are watching and listening, we don't have that budget,
right?
Especially if we're just getting started trying to get out there.
So how do we edit, take a bunch of content and edit that stuff out?
Are we just doing it bare bones?
Or what are we doing that?
Starting off, I think it would be easy if it was just bare bones.
Canva is a cheap, I mean, essentially it's a free platform unless you want to go all out.
But you can literally create a reel for yourself and you can post it and share it that way.
Or if you just want to use as is, you can go about it that way.
Okay. All right.
And as far as not knowing what to do, that's also kind of a fun part because it shows your creative side.
Yeah.
So, yeah, there's a bunch of trainings and you can do X, Y, and Z.
but at the same time, you can make it more of yourself.
And it's a game.
You can see what works and what doesn't.
The dog works.
Okay, well, guess who's my new best friend and my show wings?
He's going to go with me everywhere.
Everywhere.
But so if you were an agent, what would be the first thing you would do social media-wise?
I would be introducing myself, showing them what I stand for, who I've helped.
Reviews are a huge part.
Build up your brand a little bit that way.
Okay.
So I know a lot of real estate agents.
are doing that, but if you're not, I would definitely suggest on doing that.
And then doing open houses just truly, and I've had multiple people come to me and be like,
oh my gosh, you do mortgages? Hey, I need one. Can you help me? Sure, yeah. Why not? Just,
it might seem repetitive, but at the same time, you're getting in people's heads. And they may not
realize, oh, yeah, that's right. I forgot. She does that. Right. They're real estate agents.
Oh, yeah, that's right. I should call them. I want to. I want to. I want to. I. You know,
to sell my house. Maybe they could just help me out and tell me what it's worth.
Yeah. And that brings some value, right? Because that's the hard part is like a lot of
agents that I'll ask both of us like what do I do? Like social media wise, what do I do first?
And I think that it's simplicity is genius. Yeah. Introduce yourself, right? I'm a real estate.
Yeah. Yeah. That's one thing we forget as agents, right? And then I said that I wouldn't
say the same thing all the time. It's it's the worst when like a friend or relative like sells
their house. Yeah. With somebody else. And you're like, no, and they're like, oh, yeah, I forgot you did
that. I'm like, oh, great. Thanks. You know what I mean? But that's my fault. Right. Right. That's my fault.
Because then I don't, then I'm not putting that message out good enough. So, enough people. So Jimmy, you know,
for me, I think what it means is when I'm having those conversations with agents, again, because I keep
thinking back to how we're training, right? And when I do the perfect day, it is we really do need to
stick. By the way, aside from this, this and this, social media needs to be something that goes
in there too. Yeah. Right. Yeah. Okay. Go ahead. No, I was just saying to say like for example,
the one gentleman said he gets reviews right at closings. That's an easy photo opportunity and sharing
what you do and another person that you've helped accomplish their dream house. Yeah. That's an easy way in to go
for it. That's the other thing too. We always about referrals, right? That's the best time to ask for a
referral too. Like, hey, I want to make somebody else feel as happy as I made you today. Yeah.
Yeah. So let me ask you this. So we got three months, okay? Three months we talked about moving the needle. What would you, what advice would you give us aside from, we know the scheduling. Do you is, well, I guess there's going to ask you like this. Is literally just scheduling an hour a week to go over content in a three month period of time going to allow us to dominate?
I think you would be really surprised in what you can accomplish in a month.
Yeah?
As long as you're staying consistent, you're going to see a transformation.
Think about, I mean, for example, think about three years ago from where everyone is today.
You're in a completely different spot.
A month ago, you're in a different spot.
Give it a little bit more time.
Boom.
Move the needle.
Yeah.
We just want to put our foot on the gas.
Yeah.
Because we already got, so okay.
Well, that's a thing.
Everyone wants everything right away.
Yes.
Unfortunately, it doesn't work.
way you have to build it once in a while you might get a good boom boost but if it if it were to
work that way how would it work you're paying for it got it and serious what would that run
it depends on how much if if somebody wanted to take their business from no social media
presence to dominating it in three months would you be able to tell them how to do that for a price
a set price that's something honestly you would want to sit down and go over.
For example, for our businesses, we have a set dollar amount.
That's the number one thing.
First, you have to have a budget.
So many companies will be like, I don't have a budget.
I don't know.
Okay, well, you have to.
And sometimes you do have to try seeing what works, what doesn't.
But you have to have a set ideal budget dollar amount where you can run different ads,
promotions, different flyers, whatever the case might be.
Some people absolutely love doing that.
Yeah.
And here's a shocker.
If you're a real estate agent, you own your own business.
I know.
I know it's news that we're right out there.
But yeah, you own your own business.
And one of the funniest things, too, is agents don't typically.
Agents don't take any money and put it back in their business.
Right, right.
They just get there.
Nor do they put it anywhere for taxes later.
No, yeah, put that too.
Yeah.

If we want to pay someone to boost our social media,
you had mentioned it's more of a dollar spend.
What's a fair dollar spend that would get the goal of great social media presence?
I would suggest on testing out the waters a little bit,
depending on what you actually can do.
If you want to start something really small, you can, but you may not see what you're looking for.
I would suggest on giving a shot of 150 just to see.
And then, okay, so.
For a week.
Go ahead.
Yeah, you were going to probably go.
So, okay, here's 150 a week.
And we're doing what with that?
And it also depends on what platform.
That's when it gets to be a little more tricky if you truly want to put it behind you.
So whatever you have the most followers on, that's what I would kind of focus on.
Personally, I know Facebook is starting to die.
that's the platform I prefer.
Yes. Yes. LinkedIn, it's a great tool to utilize, but once again, it's just very different.
Yep.
Where I don't think it's the best for real estate agents. Personally, I'm saying that.
People could think I'm wrong.
Instagram's once again, a completely different platform as well.
Yeah.
So it depends on where you really want to boost in where you want to focus.
But once you get that, then I would say, hey, you know, you can try with just 50 a week to see that way you're not putting
too much in without seeing a return.
Okay. And is that just like boosting a post or is that like retargeting kind of your audience?
Yeah. So you could literally say any select area. You can go down the rabbit hole real quick on that
one. But it's great because whatever your focus is, wherever you really want to work.
Got it. So let me let me ask you this. So let's say that I'm a real estate agent. And again,
I really cannot find the time in my day to do this. I know it's.
probably there, but I'm willing, I'm willing to pay for it at this point in time because I have enough
to pay somebody to do social media. What do you think, what do you think a fair price for that
would be to have somebody to say, you know what, I want to see an increase, I want to see a constant
increase, help me, help me at least get on Google in the next year. Like, what are we looking for there?
So are they doing content creation and literally taking over your per- Yeah, I don't want to do,
I don't want to do anything. If you don't want to do anything, I would say a fair price would be
around $1,000. A month?
that's it?
But once again, it's like that's just for the content creation.
If you truly want to start putting, you know, it depends on what type of business as well.
Are you trying to focus more drive and essentially clicks to your web page?
Because then you're also going to have to do Google ads.
That's going to increase as well.
So that's why I say it's better to truly contact like a professional.
and tell them what your goals are.
Yeah.
And say, hey, this is what I want to do, X, Y, and Z.
Yeah.
Okay.
Because it's funny.
So I helped an agent at our office start his own business doing this, right?
Doing this is what we're talking about.
And he's doing it.
And he's got some agents that are spending money with him.
And he's doing, you know, he'll do.
And it really his is about the content.
Like he does the video.
He does the post.
like he does the editing he does the thing so then he gets it out yeah right so and i think like
there's such it's such a niche right and he really enjoys doing it and i'm like he and he does a great
job he did some he's done a couple videos for me just because i because i told him to start the business
and showed him how to do it and then i'm like now you're just throwing me some stuff for free uh but but no
i mean it's such a um it's such a value add to your business you know what i mean because it is it is
like your platforms are free.
Right?
That's the crazy part
about this whole thing
is the like this humongous platform
of Facebook or Instagram
or Twitter or LinkedIn
whatever one you're using
what is whatever.
I use all of them.
Right?
But they're all different.
Very different.
They're all different.
So like LinkedIn I use a lot for
if I'm looking to hire somebody
then I hit LinkedIn a lot.
If I'm on,
well my Twitter is basically sports.
That's really Twitter.
Yeah.
But the Instagram and
and Facebook are more business, you know, which is, but it's just reaching a wider audience.
Oh, 100%.
But that's the great thing because you can essentially crescel.
Yeah.
Whatever you're wanting to promote.
Yeah.
And now that I'm thinking about it, it's not going to be just $1,000.
That's a way low ball.
I told you I'm not good on the fly.
I was like, I was like, you're hired.
Yeah.
It's like, all right, shoot.
So then going back to that is again.
So, okay.
There's a couple different places I want to go.
If you want it to be, if you are at that level where you just wanted to be completely hands off,
I don't even want to hold my phone.
I just want somebody to do all my content for me.
What would that run a year?
I'm just going to budget for it out of my salary or my business.
Person, if you don't even want to hold your phone, are you expecting like someone to follow around?
Yeah, I don't even want to have to think about what my,
So let's go this even broader.
Just because I know there's some people out there that are able to do this and some that want to aspire to this, right?
I don't even want to think about who my brand is.
I want somebody to literally do everything for me.
Yep.
Start to finish.
One that's going to take a little bit of time.
Yeah.
How much time do you think that would take?
It could be trial and error.
You may not like the brand that at first you're going for.
I know I've struggled with that with one of the companies.
I'm like, okay, pivot.
Let's try this again.

this one. So it can take time. Yeah. Yeah. One of the, one of the interesting things that we had Robert
Courtney on. And I don't know if you know Robert Courtney or not, but he's a content creator,
you know, marketing guy. But that's what he said, don't spend too much time on like what the
logo looks like. Right. And I think that's where, and I know what you're saying, but I think that's
where agents get it confused. The logo is not the brand. They're the brand. They're the brand.

you're going to choose two.
The third, three.
And you can keep it rotating.
So every day's fresh.
And it makes it a little easier for you because then it's going to be a plug in place saying,
okay, I don't want to go back to back with something.

So Monday would be motivational quotes.
Tuesday would be something else.

like it's very different so that looks like to him right he's an Instagram guy right so his is
mostly Instagram and Twitter because he I'm surprised to hear Twitter
