You are my favorite geek in real estate, and I love talking about all of our geeky stuff.
So today, with all your expertise, with Rita, with Agent Box, with everything you're doing now with connected agent, databases, all of that sort of stuff, you can help real estate agents sort of prepare for what's coming with.
AI, but also using the, you know, the material that we have now, like say, chat Chachabitifu,
and you're going to show us a really cool app as well that we can use for making really good
AI photographs, pictures, whatever. So yeah, really excited. So you've done a fair bit of work
on the Chachapit 4 priming and things like that. So really excited to get into that.
Yeah, so I think let's actually just summarize what we're looking for.
a lot of agents are using this.
So I'm speaking to so many officers around Australia
and a lot of the admin people,
they're right into this as well to help streamline processes.
So AI is here really just to be like an assistant to collapse the amount of time
to do things, which usually take quite a while.
Absolutely.
And it's like a coach.
You know, you can sort of put in different ideas
and there's so many things that you haven't even thought of
that chat chachapit.
can give you. So absolutely.
Assistant on steroids.
I like that.
Definitely.
Yeah, 100%.
And just say it's a little person that you could just ask questions to.
And to summarize, let's like understand what we're looking to achieve today in 15 minutes or so.
So we're going to make sure that we're using chat chavuttee, the paid version properly.
So if you're not using a paid version, please spend that few dollars per month.
And that gives you access to a lot more wider functionality with chat chit.
And by the way, you know, some news, I think it was last week the week before.
So Apple is actually doing a hell of a lot of investment and actually they're working with.
They've chosen the open AI, the chat chad chvetya model to work with.
Okay, so when...
Work on the phone.
I haven't done any research into that.
So how's that going to work?
Yeah, so iOS 18 and also, so the new version of iOS and also the new phones,
you know, that's going to have a lot of AI and conversational AI.
Yeah, well.
Built in, right?
So wait and see what happens there.
Okay, so it'll be instead of saying Siri, what's the answer to this,
then it will be more conversational, not just a one-way kind of conversation.
Actually, that's going to be awesome.
It's going to be far more sophisticated, but also, have you heard of Gramerly?
Yes, great.
So, for example, Gramaly, all your Word documents, your emails, your everything that in terms of typing, that's all going to be fully built into the operating system.
So what's going to be interesting is if Gremley will survive that.
Yeah, because that's a paid, it's a free.
free product to a certain level, but they always want you to upgrade and pay money to have
more functionality, right? So that's all going to be available naturally inbuilt into the operating
system of all Apple products. And there's going to be no excuse for typos and, you know,
grammatical errors anymore with that. Yeah. So that's what we're looking for, some help around
that because I definitely need help around that. Yeah. No, that'd be great. Perfect. That's good.
So what I'm looking to achieve with yourself is to anyone that hasn't played around with chat chvety
or anyone that's just been dabbling, I just want to raise that level of confidence and the functionality
and the results you can actually achieve because, and this is really important point,
it's only as good as the instructions of the questions and the prompts that you're asking.
Yeah, absolutely.
Like all these, just like any human interaction.
Yeah. You cannot come into the conversation halfway and ask somebody to do something.
They've got to have the context of what you want them to do.
It's the same with AI.
They're not mind readers, are they yet? Not yet.
Yeah.
Unless Elon Musk, one of his companies, I think he's got eight companies or I can't remember,
one of those is that chip implant.
Yes.
One day that'll happen.
Yeah, I saw that.
And I saw reprogramming people's thoughts and digital.
see that last night they had about people that got out of jail that are you know say convicted
murderers or whatever they can replace their thoughts that's what they're doing now okay that's
interesting i know there you go see how that goes too yes so much but this is what you know i want
to talk to you regularly about all these things to sort of go what is happening um you know what
what's new in the market as far as AI what can agents use so yeah

Well, let's dive in.
And so this is chat BT window.
And you can see, you know, ChatGPT 4-0, it's called.
So there's different models here.
The 4-0 has a bit more functionality, a bit more.
But what I can't wait for is apparently chat GPT-5.
We should actually ask, where is Chat-GP-T-5 coming out?
Okay.
Chativity 5 release date.
Here we go.
Late 20.
Late this year.
Okay, or early.
So that's interesting, right?
So essentially it's going to be far more sophisticated than what we're seeing here.
Wow.
And that is very interesting, right?
So thank you, Chachivit for answering that.
Yes.
But from managing emails to making online purchases, the model is.
Wow.
Okay. Yeah. Interesting.
So like it is right now, it's still $20 a month.
And, you know, apparently it's just so much more.
It's going to be incredibly powerful, right?
So this is really important for real estate as well because, you know,
certainly myself, I want to see products come to market,
which take advantage of this incredible, you know, advancement in computing power.
Yeah.
It's just moving so fast, isn't it?
You know, it's some agents are not using Chachabit at all and others are using it like next level.
So it's just going to be interesting to see what transpires in the real estate.
100%, yeah.
But we're all about being practical right now.
And that's just an example.
Just ask any question you like and it'll come back to you.
And what I'd like to cover is the setup.
the initial setup of chat chitpity so it helps you okay yeah and that's called priming so if the top
right hand corner click on here and you customize chat chitpt and here you can paste um custom
instruction so every single time you actually generate a chat we're looking at um you know what's the
scenario how you can get the best results at a chat chabit so what i'm going to cover off now is a quick
little template which you can use and I'll share this you can have this as part of the notes
but this is the little questions you can answer in this spreadsheet in this template to actually
detail who you are you know where are you what problems are you solving for example you know
how you help people one thing I haven't put in here is who your main competitors are and
how you differentiate so that's one thing I've been put in here but you can
and easily just type that in.
How you market your business,
what your business goals are.
In this case,
I've just put in here,
you want to increase your market share
from 20 to 30% in the next six months.
Talk about your brand voice.
Okay, so,
and that's the second part of the window
that I just showed you.
It's a professional,
being warm, caring, friendly, helpful,
those sorts of things.
So you actually just say,
well, what is our brand?
How do we talk, you know?
And so you're guiding that.
You can even give examples.
of different authors or, you know, different material online.
You can even give links if you want, web links.
Okay.
You can even upload documents.
Yeah, great.
So that's what...
So you prime that in your customized area.
Yes, correct.
And do you have to ask questions in that area?
Or do you go back to just the main part of Chatchabit 4?
No.
It's similar to me just every single chat.
If I just copy this, right?
Okay, gotcha.
It's basically a replica.
Yep.
It's pretty simple, right?
So if I go paste right now, so I just copy it and paste with that.

So it's basically automating that process.
Yeah.

So it's basically saying this is what it's understood from what I've given them.
And then from now on, it's going to basically respond with this in mind.

That's why it's called a primer.

That's the first thing I'd like to highlight for you guys.
And the other thing which is really helpful is we're actually looking at,
prompts templates, right?
So one way you could say,
well, you want to guide ChachadvT to help you in the best way,
and one of those is saying,
well, act as a SEO specialist or a content writer.
So you're just saying, you're guiding that chat chavit as to,
well, who are they and how they can help you best, right?
So.
Because if you're saying an SEO expert,
they're going to be drawing on SEO expert,
things, if you don't tell them, they're going to do like a more generalised response, you know,
as a layperson sort of thing.
Yeah.
Yeah.
Cool.
So let's dive in.
Act as a content marketing and SEO expert and provide tips of creating compelling, gauging content
that would help write a series of blog post in order to optimize SEO and my real estate website.
How's that?
Yeah.
Could you please provide me with 20 topic greenfield that lasts forever headlines to focus on
helping homeowners, say, in Brisbane,
Australia to get ready to sell their home.
Find the best real estate agent,
achieve the best price,
or with the least amount of stress.
How about we just put that in?
Yeah.
Done.
Okay.
So right now, it's given us,
it's thinking about it.
Mm-hmm.
Let's create all this content.
No, you want to understand.
Talk to it.
It's interesting.
We do have to think, but we don't have to think.
You know, it's sort of like, like you said, it's an assist approach.
It's giving us ideas of what to build on as well.
Yeah, and I guess it's going a little bit extra.
So it's giving you tips to creating compelling.
So this is what it's looking for.
Okay.
And these are the 20 different headlines.
I like to do 20 because, you know, if you're not happy with these,
you can say please re-express and give guidance as to what you want out of this.
Okay.
So just for people listening to this, there's a few blog topics.
Lisa, you might pick a few, but there's 10 stats to prepare your home for sale in Brisbane.
There's really basic stuff.
You'll notice with chat chip between here there's a lot of really basic advice,
but how to market your Brisbane home and attract serious buyers.
So these are different topics of which you could use as a starting point.
you pick the ones you like, right?
And what you can also do,
and I could just click on the thumbs up on that.
Then you can take the next step, right?
So the beauty of this is that,
could you please write a 2,000-word article
for the first topic with a warm and helpful tone
explains the topic of property owners in Brisbane, right?
The article will start by using the PADS formula, right?
You'll get to see what that is.
to compel the reader to read the whole article
and include a call to action
in the last paragraph mentioning
that we are here to help them
to understand that their property's worth
and what to look out for in the selling process.
Please use markdown formatting.
You'll see what that is soon
to include titles, lists,
and these internal lists, okay?
Yeah.
So, again, we're just being clear on what we want.
Yeah.
So we've got the headline now.
the article written for us.
Uh-huh.
There you go.
Tense test to prepare your home for sale in Brisbane.
Headline.
So it breaks it up.
That's what that markup is.
So it's breaking it all up.
Cool.
Mm-hmm.
So it's problem, agitation solution.
P-A-S.
Okay, yes.
It's a really good formula for the real estate industry.
So it actually adds, you know,
why you'd actually want to read the article and you're agitating the stress.
So it's basically just realizing if you don't get it right, then this is the pain,
the outcome.
Yes.
And then the solution.
Solution, right?
So these are great things to take away for your audience, right?
Love it.
Okay.
So number one, a clutter-free home not only looks more appealing, but also allows potential
bias for revision themselves living there.
Start by removing personal items.
family photos,
remember all this stuff.
So all this is very common sense
for any real estate agent.
It really gives you a head start.
So what you do is you take this
and you make it more your own.
Right?
So you look at deep clean your home.
Here's a cleaning list,
carpet floors and all this stuff.
Make necessary repairs.
So as you can see here,
staging your home,
professional photography,
set the right price.
So this is stuff
that is so basic.
natural for real estate agents, but for a person just entering their
journey to sell their home, if you just add your extra intelligence around this
for each point, we shouldn't take too long, you can sort of see that this is a really
quite a slimming head start. Yeah. And you can also say redo number 10, I don't like it,
make it more, whatever, you know, or like you said, I would rather have an article that I can work
with rather than staring at a blank screen.
You know, if you can get this and then, as you said, put your expertise in it, your
localised knowledge, all that sort of thing.
It's so much easier.
And the other thing that I did to is make sure I ask not to have American spelling.
Don't use Z, use S instead.
Oh, yeah.
That can be part of the priming.
Yeah.
If you ask for Australian spelling, it'll go, gitt-a-mate.
And I do think like that.
Yeah.
100%.
And please.
Yeah, this is just.
again, a head start. It's basically just giving you a framework so you don't have to think so hard.
And so you can actually achieve the right results that you're really looking for with a quarter of
the time. That's what we're after, right? And please never put in conclusion. That's something that's a
tip. If you see someone who's copy and paste it from chat every tea, it means the conclusion,
like bringing back to year six at school. And also these at the end,
and the start as well, like when you copy and paste it,
normally has the inverted comments, doesn't it?
Yeah.
Make sure you take those.
Yeah, yeah, correct.
Yeah, so it's actually telling us any links,
any articles that it's used, right, to formulate ideas, okay?
So there you go.
So that's just an interesting thing to look at around the CHATVT.
Okay.
email headlines.
Here's another thing that, you know,
what I'm going to encourage for all this,
remember last time when we spoke,
I talked about the segments of your database.
Yes.
Okay.
And you might want to send emails
to your past clients
or people with property owners in the area, right?
So let's look at this.
Act as a content marketing expert
to create compelling, engaging content.
I'd like to help write a series of
in order to educate property owners on the property market in Brisbane, right?
Cool.
We'd like to firstly focus on past clients that we have either sold their property or
help purchase their property.
These people are most likely not looking to sell in the near future, however.
We would like to keep the level trust with them over time.
So please provide with 20 catchy and helpful email headlines topics we could use
as part of a nurture sequence to span over the next 12 months.
How does that sound?
Yeah, good.
Cool.
So these are things that any agency can dive straight into.
And what I'm providing is a massive headstart here, right?
There you go.
So basically what ChachyPT is doing now is putting all those together.
So we've got headline and topic.
So market update, what's new in Brisbane real estate,
a monthly update on market trends, property values, economic factors affecting the Brisbane real estate market.
Okay.
Now, what you can do is to help with this and creating timely content is that you could actually get any reports from CoreLogic or Pricefinder, REEA, any of those mediums.
and you can upload a file and get Chachievich to totally summarize it for you.
Yeah, that's awesome.
Yeah, let's do that.
So I've come prepared and I could upload a file.
So I went to an awesome agency in Melbourne,
jealous Craig, and I've actually downloaded one of their suburb reports.
Okay, so for Essendom.
And that's a PDF.
Here we go.
Yeah.

That's good.
That's why I uses it like a thing.
All right.
So I've uploaded a file and that file, if I just open that for you, that reference.
Okay.
So what I'm showing you now is actually, there you go,
some of the insights are downloaded from their website.
Okay.
So obviously they've got this created by, could be poor logic, could be RIA, whichever.
So you can sort of say it's got all these stats, it's got all this information, really helpful, fantastic, right?
And a lot of officers like do this type of thing to add value to the market.
So market reports, fantastic, okay?
I highly recommend it.
So you can upload this and then you can say, please review the,
attached file, file, and provide a 500 word summary of the latest trends in Essendom for the first email mentioned above.
Love it. How much easier is it for us to write articles, emails, like everything, so much easier.
Yeah. It doesn't have you 500 words, but that's actually, maybe a bit long. Let's make it 400.
It's really cool. We can just do that. And then after this, there's do something pretty cool after this.
We can actually get it to give script out a video.
And also graphs too. You can get it too cool.

So what Chappanji has done is it's read that report and fully summarised it.
Median House prizes, taking all the stats out of the article.
So hopefully you see that is an interesting.
Absolutely.
Always just read over what you get Chachybt to do as well,
just in case you're working in competing brand and it's got jealous Craig's name in there or something.
Just make sure you read over everything that everything.
I just use that as an example, but you'd have your own report.
I just use that because it's quick for me to get hold of it.
Yeah.
But yeah, so, again, definitely get rid of conclusion.
We always have a call to action at the end of every email or ask a question.
That's my tip as well.
But hopefully that's really helpful.
Yeah, that's awesome.
Yeah, to summarize, you've got 12 months worth of headlines and guidance right now.
And they're really good evidence too.
They are really good headlines.
Yeah, they are, aren't they?
Normally I'll see when I do that.
You might find three that you like or something,
but those are all very relevant,
like very ones that people will want to know about.
Yeah, 100%.
So you've got renovation trends,
boost your property value,
the impact of interest rates and property prices,
seasonal selling,
when it's the best one to sell,
understanding property taxes,
though is in Brisbane,
smart home technology,
upgrade your home for the future,
importance of property maintenance,
tips and tricks,
eco-friendly,
home improvements,
all these really topical
quite good, right?
So you can basically tweak these
based on what you think.
Yeah.
And, you know,
you can just pick any of these
and just get it to write
a short email,
basic email.
Definitely, good.
So there you go.

Yeah, so basically the problem that this solves, right,
is we can actually easily correct the content,
get some great ideas.
We can have a summary of what's going on in the market
based on it could be a website, it could be a PDF,
it could be anything you like.
It will summarize all of it.
You can tweak the script.
You paste that into, Hey, Jen.
Okay.
And it'll basically put all that together for you.
Yeah, wow.
Doing anything.
Wow.
That's so amazing.
And you can get a PA to do this or a VA to do this for you.
You know, yeah.
Yeah, let me see you centralize it.
So if you've got 10 agents,
And you want a quick little market update for each one,
you can do that within a few hours.
Yes.
Without they haven't doing anything at all.
Apart from what you might want to do is, you know,
you might have different backgrounds for each agent, which you record.
So you've set out half a day and record an agent on three different backgrounds,
okay, and do that.
Or that's probably the easiest way of doing it, okay,
without having to stuffing around with green screen and swapping out the background and stuff like that,
just to take out that complexity.
Yes, yes.
No, that's amazing.
That's incredible.
Like, just think about the content that you can create, like, you know, overlook everything.
You know, if you're going to be saying something, I'd want to, I'd want to see what somebody's created.
You know, overlook it, make sure it is your voice and, you know, not your voice, but your character, you know, your personality kind of thing of.

Limitations at the moment.
Yeah, so it's going to constantly,
it's going to improve.
And so just,
but keep it short, like 60 seconds.

So even if you just keep a quick market wrap,
60 seconds,
it could be a portrait reel on Facebook.
And you can even do that every week or every month,
but you can sort of see if you take away that time limitation,
then you've got those different backgrounds.
You could do one every week if you wanted to.
