When buyers start thinking about new home communities, where do they go first?
Google.
That's right.
They're searching for things like best new home communities in Frisco, Texas, or new construction's
homes near me, or new home builders in Friscoe, Texas.
But here's the problem.
Most community websites don't have all the information that buyers need.
Some don't even list full pricing, available homes or insights on the surrounding area.
Now, that's where you come in.
If you create a simple website or landing page showcasing the top new home communities in your area,
along with the floor plans, amenities, pricing.
And here's the kicker.
also why buyers need their own agent, your site can start ranking in those search results.
And here's the best part. When buyers find your site, you become the go-to expert, not just the
builder's rep, you. So imagine a buyer searches Best New Home Communities in Dallas. And instead of
landing on a developer's site, they land on yours. Now, they browse through some floor plans,
see why they need an agent, and then they'll fill out a form for more information.
That's a real lead without cold calling, without ads, and without chasing anyone.
They came to you.
So how exactly do you set this up?
Well, let me break it down into five easy steps.
Step one is to pick a target community.
You want to choose one new home community in your ideal selling area to start with.
Look for ones that are popular.
growing and have a lot of online searches happening.
Step number two is build a simple landing page.
This does not need to be fancy.
Just a simple page that has the name of the community,
floor plans and pricing from the builders,
photos, videos, and amenities in the area.
And also, you want to have a quick guide
on why buyers need their own agent.
Now, an important tip here is you need to make sure
you have permission to use the builder's photos, floor plans, and other content. Or better yet,
get permission to take your own photos and videos. But most builders love when agents promote their
communities, but you always want to double check so you can avoid copyright issues. Step number three
is optimize your landing page for search engines. You want to use the same keywords that buyers are
already searching for. For example, they might be looking for best new home communities in
Dallas, Texas, or move-in ready homes in Frisco, Texas, or new home builders in Frisco, Texas.
But Google loves pages with useful, well-organized information.
And if yours is one of the few providing this, it can rank higher over time.
All right, step four is you want to include a lead capture form on that landing page.
You don't want visitors just to browse and leave.
You want to make sure that you have a form where they can enter their information
in exchange for a freebie, like a download for the ultimate guide to buying a home in Frisco, Texas,
or get instant access to floor plans and special incentives from local buyers.
Just two to name a few.
This way, you're not just getting website traffic.
You're collecting real leads.
Step number five is promote the landing page on social media.
Once your page is up, you've got to share it everywhere.
Some ideas for that is post community tours on Instagram and Facebook.
You can drop it in a local neighborhood Facebook group where people ask about new construction.
You can run Google My Business posts with the link.
You can create a quick TikTok or Instagram Reels showing off that community.
I think you get the idea.
But the more visibility your page gets, the more buyers find you first
instead of just relying on those builder websites.
Now, I know some of you are thinking,
don't new home communities already have websites?
Well, yes, but here's the thing.
Most of those websites don't provide full pricing,
available homes, or real guidance.
Or maybe they just suck in general, right?
Buyers have questions,
and the sales reps they meet on-site work for the builder, not for them.
And that's where you step in,
helping them to navigate the process while also protecting their interests.
And here's what makes this even better.
Most buyers looking for a new home also need to sell a home first.
Cha-ching.
So when they land on your page, they might be thinking,
hmm, do I need an agent to sell my current home before I buy?
Or I wonder if I should sell before or after I build.
Or maybe they're thinking, I need help navigating both of these transactions.
I don't know what to do.
And that's how you turn this strategy into both a buyer and seller lead machine.
The best part about this strategy is you can replicate it over and over again.
You can even use it for established neighborhoods too, not just new construction.
Think about where you want to sell and where you want to become the go-to expert.
Choose that neighborhood.
And instead of just sending old school postcards to farm a neighborhood,
build a neighborhood website that showcases the best of that whole neighborhood.
Think current properties for sale, local amenities, and lifestyle features,
and also HOA information, market trends, and school details.
And this same strategy works for custom builders, too.
Think about it.
Most of them don't have great websites.
So when a potential buyer Googles a custom builder in your area, let them find your site instead.
Now, if you're thinking, this strategy sounds great, but I am not tech savvy enough to build a website.
Let me just stop you right there.
I get it.
Neither am I, actually.
But I have some really good news for you.
You don't have to build the site.
As a matter of fact, I don't want you to.
that is not a dollar productive activity.
This is the perfect thing to leverage to someone else.
So consider hiring someone from fiverr.com or Upwork.com to build it for you.
Be sure to check their reviews.
That way, you're spending time on the most important part,
which is collecting the leads and converting them into clients,
because that's where the real money is.
