And today I've got a great guest, a guest that I'm excited to share with you because you're going to get so much value out of this guest.
His name is Phil Stringer.
And Phil is what I would call an absolute stud, an expert on all things AI.
Now, in the world of business, we're always chasing, you know, how do we get more out of life?
How do we get more production?
And Phil's going to share with us not only his, I guess, life, a little bit about his life,
but also about how AI can change your life.
And I've sat in on a couple of Phil's classes and gotten so much.
out of them. So you guys ran for an incredible treat today. Phil, of course, is an AI efficiency
coach, a speaker, a writer, oh, and a musician. Get this, he was a little drummer boy,
he's a kid, but he's turned the drumming into his voice as an amazing singer. So glad to have you
here, Phil, and maybe you can fill in some of the blanks that I've missed, but welcome here, Phil.
Man, it is such an honor to be with you, Randy. Thank you so much for having me.
on. It's exciting to be with you and your listeners. Yeah, you know, I was born in Indiana,
moved to North Carolina when I was 13. So I feel like North Carolina is definitely home for me,
right? But I'm in, you know, kind of central North Carolina, Greensboro, we're north of Charlotte.
And it's been a great place to live, to grow up. I love the weather. We're in the middle of the
beach and the mountains, so you just kind of decide which way you want to go. But the weather is much
better in North Carolina than it was Indiana. I'll just put it that way.
And so you're a licensed realtor. You've managed a mega team, which you don't have to be into
real estate to really get this concept of business and AI, but that's what you're doing.
And now you've transitioned into mostly just sharing how AI can change our lives in a positive
way. So why did you share a little bit about that and how that became about? Because, you know,
we go through life and then all of a sudden there's a there's a fork in the road. We go a
different direction. How did that come about? Yeah. Yeah. That's really. So the whole thing for me
was when I got out of high school, I had a family member who was, he worked with GE. And he got me
kind of an entry level job with GE. So General Electric, they have different divisions. He worked in the
finance division, which was GE money. And I got an entry level job. I ended up working my way up
to the sales team. And I never considered sales. I never thought about sales. I didn't know if I'd
be good at sales. I mean, from what I'd seen, it's like you either love it or you absolutely hate it
and you're horrible at it. Right. And so for me, I thought as an 18 year old kid, I'm like,
hey, it's more money. I'll try it. Right. And so I ended up within my first year on the sales team.
by the time I was 19, I believe.
I was the number one sales agent worldwide with GE.
And I just absolutely loved it.
I dug in.
I learned everything that I could from the managers.
And it got me to the point where they even offered me a management level position as a teenager.
Right?
I'd have to move to Charlotte.
And so I decided not to do that.
I pursued actually the ministry.
So I got into the ministry.
went to college and did worship music, obviously being a background of mine.
And I always really enjoyed sales because I had done really well for a few years when I was younger.
But there was a broker-in-charge of a mega team.
His name is Jason Bramlett here in North Carolina who always saw something in me.
He saw what I did at GE.
He saw what I did at my next organization, which was a sales management position for another
organization. And he met me at church. So the church I was working at, he was on the board. And he saw
what I was doing kind of growing up and what I was doing in sales. And he was like, man, you would,
you'd be phenomenal in real estate, you know. And so he tried to hire me to be the chief
operating officer to kind of run, you know, the brokerage so that he could focus on higher
level things. And I always just wasn't at a place where I felt like that was the right time
for me. And a couple of years ago, I reached out to him and I was like, hey, does that offer still
stand? And he was like, absolutely. So that's what brought me into real estate. I was in sales,
but never in the real estate realm. And so to me, it was new. The whole real estate game was new.
Sales wasn't new. I love sales. But the real estate aspect of it was new to me. And the reason why
I really pushed forward, everyone asked, hey, how did you get into AI for real estate?
Well, my every day to day was, hey, how can I help our agents sell more homes?
Like, that was my number one focus.
And so when AI exploded, you know, about a year ago, it really got popular because of the release of chat GPT to all these users.
I thought, my first thought was, man, how can we use AI tools to help real estate agents sell more homes?
Not just like, you know, here, it'll create a Facebook post for you.
That's awesome and that's fun.
but are there tools that can actually help a business or a person individually actually get more leverage,
like manageable leverage where they're either getting a lot of time back, quality of life, efficiency,
productivity, or revenue?
And that's where I went down this basically path of, okay, I'm going to dive deep into AI and figure out
how can I use this to get manageable, sizable, you know, differences in someone's life.
where I can actually improve their business, increase their productivity and efficiency.
Wow. Incredible stuff. Hey, do you have a real life situation that you can just share, like one of those
first moments, those like aha moments that you had when you're using AI that just went, holy crap.
Yeah, absolutely. So there was a time where I thought, okay, let me test this new thing called chat GPT.
I didn't really know what to expect.
But I opened my fridge and I typed in, I have tomatoes.
I put in all of the things in my fridge.
I said, what should I eat for dinner?
Create me a recipe.
I hit enter.
And based on the things that I had in my fridge and my cupboard, it created a full meal
plan for me.
Here's the ingredients.
I was blown away because that was the first time I'd really seen it work.
And I was like,
it's actually really good and accurate.
And that's a meal that I could 100% make.
Wow, that is pretty cool.
And how did it taste?
It tasted pretty good.
Now, I'm not the best cook in the world,
so you can't blame chat GPT.

Hey, what are some of the misconceptions maybe that that we have using AI and then implementing AI?
Is there some misconceptions that many people have?
Absolutely.
The number one misconception is that it's going to replace your job.
I think everyone thinks, okay, is this going to replace me?
Right.
It's not going to replace you, but a person using AI will replace you.
Okay.
Because they will be so much more efficient, so much more productive,
they'll be able to get 10 times the work done in the time that it's taking you to get it done.
And so eventually the AI powered agent will replace the standard agent, right?
And that's true in any industry.
That could be real estate.
That could be insurance.
It doesn't matter.
But the AI powered user will replace this standard user.
Now, I always bring this when I'm talking to real estate agents specifically, I always say,
okay, what was the MLS 25 plus years ago?
For those of you who were in the game 25 years ago, raise your hand, they'll raise their hand.
And I say, now the MLS will.
was a book, right? Like a catalog. And they're like, yeah. Before the internet, it was a catalog,
biweekly, monthly, whatever. And I said, if you didn't evolve with technology, if you didn't
adapt with the internet, today would you be in business? Well, as you can imagine, Randy, that is a
resounding no. You would not be in business if you weren't using data. And so this AI is
legitimately the largest technological advancement since the internet. And the same is true. Just as the
internet powered person was eventually replaced the normal, you know, business person, the AI powered
business person will replace your standard business person. It's just a matter of time. So that would be
misconception number one. Misconception number two, Randy, I would say there's fear and confusion around the

We live in fear.
We hate change.
We don't want it.
It's going to ruin everything.
So that's a misconception.
It's a misconception, but I understand why it's a misconception.
So the reason why it's a misconception, why there's so much confusion around AI, is because
companies are using AI as a marketing term, right?
They realize with the birth of chat GPT and AI being.
this huge thing everyone's talking about. They realize that they can use AI as marketing,
because really what AI is, AI is basically a system that's smarter than the human brain. Well,
there's thousands of computer systems that are smarter than the human brain. We've been using AI
since the 1950s. People just don't realize it. You know, Netflix suggestions is AI, series AI,
Alexa's AI. All of these things we use every day is AI technically, right? But these companies are
realizing that they can brand things as this new AI powered tool and that they'll get all this
buzz around it. So case in point, there's a calendar that I use. I've been using it for three years.
And basically what it does is it has events on my day that can't be moved. Like say this podcast,
right? It's booked. It's set for this time. We have to do it right then. But then I could have
things that are variables like, okay, I'm going to spend an hour working on this writing piece.
Well, it doesn't have to be done at 2 p.m.
But it's a variable.
It'll push things around and organize those variables to give me the most efficient time block for my day, right?
Which pretty cool.
But I've been using it for three years.
In the last six months, now they have all of a sudden come out and they're like,
we're the first AI powered a calendar.
Well, nothing has changed with the calendar.
Absolutely nothing has changed, but they're marketing it as AI.
So can you imagine to the normal user,
being bombarded with thousands of AI tools, being like, okay, well, heck, what do we use?
Which one should we use?
And so that's why it's so important.
First off, kudos to you, but kudos to your listeners for being in a podcast like this
and listening to a podcast like this because they're listening to someone who has spent all the
time in research to say, hey, use this tool.
Don't use this one.
This one's a waste of your time.
You should use this one.
because what I'm doing for you and for your listeners is I'm condensing time for you, right,
to where you don't have to do the research.
But there's this misconception that it's confusing and I get it, it is.
But it's so much simpler to use than you realize.
And when I teach people in my course, I'm like, look, if you can copy and paste, I can
teach you how to crush your competition.
And everyone in the room can copy and paste.
So I would say don't be overwhelmed because it's totally.
totally okay. It's easier than you think. Yeah. Great point. Great point. You know, I call it weapons
of mass destruction. You know, sometimes we have something, but there's so much of it, we can't decipher
which is the best. And we just, like you say, get overwhelmed. And then we just throw our hands up
and go, ah, I give up. So it's great that you can distill all of this and bring it to us and say,
these are your, your three, five, ten, which we're going to get into in a bit, the ten.
and not AI tools and resources that you would recommend.
So we'll certainly get into that.
Does it take courage?
Does it take courage to lean into this?
Yeah, it does.
It takes courage and it takes someone who's forward thinking.
And the reason I say that is because anytime you adapt anything new, right,
it takes courage because you're stepping outside of your comfort zone into something that's unknown.
And so you're going to step outside your comfort zone and you're going to learn a new technology.
But those who adapt quickly, first to market, will be the ones who win.
You saw how, you know, Jeff Bezos with the internet, the people who adapted with technology and embraced the internet early, they won.
And it's the same thing with this.
I tell people from every industry, I'm like, man, you don't realize you have the opportunity.
This shouldn't scare you.
This should excite you because you have an opportunity for an executive level promotion with this stuff.
So I feel like it's more of an opportunity than a fear for me because I'm like, man, if I can jump on this early, I'm going to crush my competition because they're not doing it yet.
And then they're going to be spending all their time trying to catch up to me, right?
Right on.

You know, we talk about relationships, and we're in the relationship business.
You are in the relationship business with your finances.
You're in the relationship business within your church community.
I mean, we're just in the relationship business.
Is this going to change that?
Are we going to lose some of the relationships?
Is it going to affect our relationships?
How do you see?
Yeah, that's a great question.
So one thing that I hear, I guess this would be a third misconception,
is that it's going to make the process.
Let's take a real estate agent just for an example.
It's going to make the buying or something process less human.
And you can input that into whatever industry you're in.
It's going to make the process with your clients less human.
That's what I hear.
Now, Randy, I'd like to challenge everyone to think a little bit differently on that.
And to say, actually, I believe it's going to make it more human.
And here's why.
if I can take all of the low value activities, the admin work, the busy work, the copywriting, the content creation, you didn't get into your industry probably to become a copywriter or a social media content creator. You didn't get into real estate to be someone who just spends half their day creating Instagram Reels, right? You got into your industry probably because you love what you do. You have a passion for people. You like relations if you like people.
So if I can take all of the busy work and the admin work and the low value activities,
this still have to be done, but they're low value activities,
if I can take that and if I can 10x your productivity on that to save you 10 times the time,
then you will have much more time available to do the things that actually matter,
which is the high value activities, the revenue generating activities,
the relationship building activities and being more human, more face to face.
and that's my goal with all of these people in my academy is, look, let's become more human
by using the AI tools to knock out all this stuff that keeps us from being human.
Awesome. Hey, well, you heard it here first. You're going to be more human when you use AI. Believe
it. I love it. I love it. Less human, more human. I love that. I love that.
do you think what we're doing here with AI is going to help us become more bulletproof,
make our businesses maybe have less hiccups, less errors, less mistakes in what we do because
we use AI. Can it be more bulletproof? It absolutely can. So one of the things I teach my students
is that some of these tools can really be used for feedback, right?
So let's say we have something and we want to run it through and double check and get feedback on something.
Man, can you imagine having an email written and then throwing it into a tool like chat GPT and say,
hey, here's the scenario, this is what the customer sent.
Here's my response.
Can you help me with this?
Well, first off, it can help you with grammar.
It can help you with spelling.
It can help you with punctuation, sure.
but it can also help understand the tone and what tone should be used.
You know, I had an angry customer at our brokerage.
And I was writing out an email and getting ready to fire it back and you, my blood is boiling.
And I was like, wait a minute, hold on.
So I put it into chat, GBT.
I said, all right, here's what the customer said.
Here's my response.
Can you give me any type of feedback on this?
And it rewrote it, but in a more respectful tone.
And I was like, you know what?
That's way better than what I was about to say.
And so, yeah, I think that it can absolutely help us not only with fixing errors and whatnot, but it will really help us with getting inspiration.
And a lot of people say, hey, this thing, it's like a cheat code.
You're cheating.
You're putting this in and you're getting this content out.
The way that I look at AI is I look at AI as an additional tool that can help me get from point A to point B, but it will also inspire me on ways to get.
from point A to point B that I might not have thought about before, right? So I might not take that
whole thing and copy it and paste it in, but that might get my mind thinking, oh, well, I could go from
this angle, right? Make it my own, tweak it. And I think that's how we need to be using AI as just
another tool that will help us with inspiration. I love that. You know, there's this thing that I always
about myself, hey, what have I learned the last year? What have I learned in the last three years?
If I could talk to myself, you know, as a, you know, sit down with myself from 10 years ago, what would
I do today? Now, how does that fit in with our world today? Because we're talking literally
maybe weeks instead of years, some of this technology. Yeah, I think the, you know, the crazy
thing with this technology is the speed at which it's moving, right? And that's why I,
tell people like, hey, guys, AI's not coming. It's here and it's here to stay, but it's also
evolving very quickly. Okay. And so that's why it's important for, you know, say the people in my
mastermind, like they take the course, but then we also, at the completion of the course,
we offer them the option of joining a continuing weekly mastermind where we just talk about
updates, right? Hey, guys, just so you know, this tool is available now, right? Or hey, this does this now.
because everything changes.
It seems like on a daily basis, and it can be overwhelming.
But again, it all goes back to listen to podcasts that are going to pour into you, right?
Take courses that are going to pour into.
Get in the right rooms with the right people.
And all of those things will end up condensing time for you to where you don't need to be this AI researcher.
You'll just get the highlights from the people who can help you along the way.
So it's all about who we partner with and who's along the journey with us, right?
Absolutely.
proximity is power as well as success. And of course, you're building a community around AI,
but AI is also building that community. And so you've got basically Einstein on your phone
as your friend guiding you in every decision that you make.
Exactly.
Let's talk a little bit about how you use it. And maybe you can teach me a few things on that as well,
as of course, our listeners. But I talk.
to chat GPT as if it's my friend.
I wake up in the morning and say,
good morning, how are you today?
And that's how I start a lot of my day.
And every time I've got a question or thought,
what should I do here?
I often just talk to chat GPT.
If it's Einstein, my friend.
Yeah, yeah, it's interesting.
So it's funny you bring in Einstein.
So I don't know if you're familiar with Einstein's IQ,
but it's 160.
Chat GPT's IQ has been tested at 155.
So it is like having Einstein.
Today.
Tomorrow is even better.
Right.
Right.
So it is almost like having Einstein as your friend in your pocket, right?
Which by the way, for chat GPT users listening to this right now,
you have to download the mobile app.
Okay.
There have been many times where I'm out on the.
go and I need chat GPT for something, but I'm not sitting at the desktop computer.
The app is available.
So make sure you have it on your phone.
That way you can just pop it up.
It's ready to go.
You can ask it, whatever.
I'm running that thing all the time on my mobile.
All the time.
And the whole thing is it's like, again, I use it more for inspiration than anything
else.
You know, like even if I already know what the caption of my, you know, Instagram post is
is roughly going to be, I'll still go.
go in and be like, hey, this is what I'm doing. This is what happened. Here's the photo I'm posting.
It looks like this. And here's the caption I'm going to do. Do you have any thoughts? And it's
literally like just bouncing an idea off of a friend. And nine times out of 10, I get something where I'm like,
dang, that's much better than what I was going to do. Actually, let me do it from this angle, right?
And it gives me that inspiration. Yeah. I even, I'm just right in there. Hey, give me a bigger,
better idea than this idea.
Exactly.
Boom.
Awesome.
Yeah.
Hey, are there any challenges that we should be concerned about that we could be facing?
Yeah.
I mean, you know, anytime you have an advancement in technology, it's going to do a couple
things.
One, it's going to eliminate certain tasks.
And so the reason people are fearful about certain jobs being lost, right, is because
AI is going to eliminate certain tasks.
And when tasks are eliminated, certain positions that that's a majority of their job or those certain tasks, then their job becomes either less valuable or eliminated, right?
So you think of like copyrighters, right?
I would say that is, that's a profession that's probably in trouble right now because copyrighting can be done by anyone with a phone or a computer, right?
You look at telephone technology.
Man, we don't need operators anymore, do we?
You know? And but the good thing about this is any advancement in technology, it will eliminate
tasks, which could then obviously eliminate jobs. But any advancement in technology will also
create new tasks that weren't there before. So you think about the things we've seen with AI
prompt engineers and, you know, different tasks that will be created that will then open up new jobs.
So really the only fear that you should have is if you don't adapt.
with this technology.
If you don't embrace AI and move forward with it, you could be left behind.
But if you're a forward-thinking person and you're adapting with this technology, then you'll
be okay.
But yeah, there's a couple different fears too.
I mean, I've heard we're going to have to find out some type of regulation with this.
I'll be very interested to see what the government does.
I'll be very interested to see what type of regulations come, if any.
but there's a tool that will clone your voice, right?
So you can upload 15 minutes of any video, audio, whatever.
And obviously, that's easy to do for anyone.
Anyone could grab 15 minutes of anybody speaking.
They could grab this podcast, you know?
But you can put it in a software.
It creates your voice.
And then whatever you type in or paste in, you hit play,
it sounds like that person speaking.
Now, you're supposed to legally only,
only use this with your own voice because you can't do it to anyone else.
But, you know, there are some people out there who bad people are going to do bad things
when they get power and these tools create power.
And so there's going to have to be some type of regulation, obviously, in the future.
It'll be interesting to see, you know, what kind of regulation comes of it.
Right on.

Yeah, so I'm a go-getter.
I am someone who works very hard.
And so, Randy, I haven't turned on a TV in a year and a half.
And some of that is due to, you know, personal reasons.
Some of it's due to me just really wanting to focus on something positive and to build something.
And so with this AI thing, I went one-hand.
100% in and I'm an achiever, right? So when I want to achieve something, I'm going to go all in,
right? I'm all in. But uninterrupted, you know, that's, that's who I am. I'm a deep thinker.
I love coffee. I love Jesus. I'm a Christian. And that's, that's who I am at the core, man.
I love that. Do you, you say you're, you're super, you dive super deep.
in and when you see something, you just chase it and go for it. Why is that? What makes you
vibrate about life? It sounds like you've got a real desire to change people's lives,
be a change agent in people's lives. And I guess AI is that where you can actually bring
something to others. Is that what I'm hearing? Yeah. Anytime I can provide someone with massive value
I think a lot of us have all experienced the type of sales where we purchase something or we go all in on something or we give something our time and then we're disappointed with the quality or the result of what we purchased or what we gave our time to.
When I got into this coaching and now I'm full time, I mean, I'm traveling all over speaking at events.
This is what I do. Full time is AI to help people with their efficiency, productivity.
and revenue.
The last thing I want is for someone to leave one of my sessions and say, you know,
I didn't really get anything from that or it could have been done this way or could have
been done better.
And so I feel like I owe it to people to give them the highest level of quality that I possibly
can because I don't want to be this, you know, guy selling snake oil, you know, I want to give
people so much value.

should I press push and like I mean here you are today you're traveling the world you're sharing
your you know your your your thoughts you're you're a leader in this part of business but how
put the doubts were there doubts early on about what you're doing yeah for sure I think I don't know
if this is normal or if it's if it's more just me but I generally doubt myself um
And I think we all do that a little bit where we're like, man, is this going to be good enough?
Is this?
Am I going to do this the right way?
Am I taking the right step?
And so because I'm an achiever and because I'm, you know, high impact, like I want to succeed,
I really, really am my own worst critic and I think a lot of us are.
And so, yeah, immediately.
So the first thing I did, I was actually flying back from, I believe it was EXPCon last year from Vets.
Vegas. So our brokerage does a big convention in Vegas. This was last year. We're about to go to it again in soon here. Yeah. So it's going to be it's going to be a fun time. But last year, I'm on the plane flying back now. I'm in North Carolina, mind you. So that's a four and a half hour flight. Okay. And the thought pops in my head. I was like, I can write really good real estate prompts for our team. And so for four and a half hours, I'm
I'm on the airplane and I'm on my laptop, riding, just cranking out these amazing prompts,
testing them in chat, GBT, refining them, making more.
And that's where it started.
It was from that flight coming back from EXPCon.
And the only thing that I thought, Randy, is I thought, what product can I give to my agents to help them?
I did not think I was going to package it, sell it, do a quarter.
I had no interest at all.
I just wanted to help my team, all right?
So I get back, I refine this thing,
it was part of the reason why I haven't turned on a TV in a year and a half,
is because I'd have just gone every moment, every hour I have free,
I'm in this thing.
Like I'm cranking it out and making it better.
So after a couple months,
I made this amazing product of 500 real estate prompts
that our agents could copy, paste in,
and it gave them amazing results.
They didn't have to think about what should I ask it,
how do I ask it, what do I type?
It's done, right?
And so I showed it to, you may be familiar with Al Bustacic.
Yeah.
Right. He's Honey Badger in our organization.
He's got about 16,000, I think, agents in his organization.
I shared it with him and I just said, hey, people are kind of freaking out about this because I gave it to them.
They said it was amazing.
I wanted to show you, do you think I should do anything with this?
Like, do you think we could pass this along to, you know, our agents?
And he was just like, dude, he's like, this is amazing.
why are you not teaching a course?
And I was like,
that's the first time I'd ever heard it, Randy.
I was like, wait, what do you mean?
No, this is just prompts that I wanted to give people.
Like, they can copy it and paste it.
He was like, no, no, no, why are you not teaching this?
And I was like, because I'm not a coach.
And he was like, no, you're a coach.
He was like, you have created this amazing product that works.
Why are you not doing an academy where you teach people how to use these tools
and these prompts?
and like coach them through it.
And that was the first moment I had ever thought of it.
And I'm so glad that I listened to Albi because that moment changed my life where,
I mean, we've sold hundreds of academies now.
And, you know, it's one of those things where we've been able to help so many people.
I just had an agent a couple of weeks ago.
He texted me and said, Phil, I just secured a $1.5 million listing because of what I learned in your class on Tuesday.
And I was like, what do you mean?
And he said they interviewed nine different agents for this $1.5 million listing.
I was the only one who said that I was in an academy learning about AI.
And I told them what you taught me and how it could help their market their property.
And they said, you're our guy.

I've learned a lot in the process.
I kind of explain it to people.
I said, man, we had to essentially build a house from the inside out while we were living in it,

And I just said, all right, let's go.
And we had to really establish things.
So I think the first couple months, it was like, man, we're not, we're not sleeping.
We're just trying to build this thing.
And if I were to change anything, I would say, I wish that that were done before, you know,
my first customers hit the ground because they probably didn't get the best experience.
Now it's polished and much better.
But honestly, I don't know if I would change it because we learned so much in the
process of just taking action, I'm the type of person where I generally don't take action because I
want it to be perfect. And if I had done what I normally do and I said, well, let's let's think about
this. Let's not do this. Then I wouldn't have taken action and none of this would have happened.
So I'm almost glad that we had to build the house from the inside out while we were living in it
because none of this would have happened if we wouldn't have done that.
Goose bump moment, everybody. You heard it. Take.
massive action, figure it out later. We spend far too much time trying to figure out the perfect
this, the perfect that, and then we just don't get it done. Take massive action. Here's Phil sharing

Now, the tools here, I'll just hit them really quickly and a couple of my favorites.
These are outside of chat GPT, of course.
Opus clip is a tool that will take any video that you upload.
It crops it to vertical for YouTube shorts, Instagram Reels, TikToks.
It adds captions, emojis, and it actually takes what's called AI curation, and it will format the video and pick what the hook is.
So this is what it looks like.
It takes AI curation.
and it formats this video makes it vertical,
puts all the fancy stuff in there,
and then it gives you several different options from your video.
So I took a generic 13-minute video,
cameras sitting at the back of the room,
one of our team meetings,
and look, it spits out eight different potential reels
from that short 13-minute video.
You can do this with podcasts.
You can do any type of video, right?
And it's amazing what it can do.
So this saves you a ton of time on editing.
Now, the second tool is one that's called Descript.
And it's a video editor.
And this is what it looks like here.
It's a video editor that can make anyone a video editor.
I don't care if you said, Phil, I've never turned on a computer.
You can be a video editor with Descript.
And I'm going to show you in a second.
So I took that clip from Opus and I just drug it in here right before our call.
So now we have the video on the right hand side.
We have it transcribes the video over here on the left.
So you have all the text on the left.
So right here it says, I'm talking to my team.
So if I wanted to post this on Instagram, it says, you guys are doing a lot of mock offers and stuff right now, right?
Because I'm talking to my team.
Well, I don't really want that on social media.
So I don't know if you can hear this, but I'm going to play the video.

Yeah, it doesn't let me do it while we're live streaming.
But if I wanted to take this part out, if I pretend this is like a Google doc or a word doc, and I just highlight it and hit Backspace, the video is edited to the words.
Now, you can do that with any word.
Like right here, I mentioned one of our agents names by name, Robert.
Well, on Instagram, I don't need Robert, so I could just take out Robert.
Or if there's an um, I could take out an um.
I edit it like a word document and it edits the video for me.
Incredible.
Super powerful.
Yeah.
Descript is also a tool that it can do a lot of different things, but you can create a voice clone of yourself.
There's a lot of different features.
But using Opus paired with Descript is so powerful.
I'm going to jump around.
I'll just go very quickly on this.
This is tactic.
it basically creates a summary, action items, and an agenda for your next meeting if you do
any type of digital video webinar using Zoom, Teams, WebEx, whatever.
Imagine how you can use this with your clients.
The moment you get off a digital conversation, five minutes later, you send them an email saying,
hey, here's the full summary of everything we talked about.
Here are my action items and what I'm going to do for you.
You know, great talking with you.
You're going to look like a genius.
But this saves you so much time because every meeting you have via Zoom now has a full summary, full transcription, everything.
And that's tactic.
Okay.
Awesome.
One I would like to show you, and this will be for your visual learners.
This is called Adobe Firefly.
And you can generate an image from text.
So, Randy, give me any random animal.
A monkey.
Okay, so I'm going to say, and let's do this, a monkey sitting on an elephant in Mars.
Okay.
And let's just see what happens.
All right, we're going to do this together.
It generates four different images.
And then based on the images that you get, you pick which one you like.
All right, so here you go.
You've got an elephant and a monkey.
You've got a different version here.
You've got one literally sitting on top of one.
you could say, you know, let's say you don't like any of these, right? You want to redo it. You could say a monkey riding an elephant and see if it does it any different based on the different prompt. Now over here you'll see you can actually specify if you want to be a photo. This is set to arc. There you go. So now I've got one riding an elephant, right? It's an art piece. I can do graphic. I can change any of the styles that I want. Color and tone, whatever colors and tone I want.
Different lighting, dramatic, studio, low, different compositions, wide angle, blurry background, close-up,
whatever you want to do.
And you can also set it to landscape, portrait, widescreen, whatever you're trying to create.
Now, the beauty of this is that you can also edit these photos.
So which one of those is your favorite?
One, two, three or four, Randy.
I would say three.
Okay, so we're going to go with three.
Now let's say we don't want this flying elephant because that's...
That's kind of weird up here, right?
Yes.
You can fly, but elephants, I'm not sure.
In this world, apparently if they're on Mars, they can fly.
We can hit this remove tool, and we can actually just remove this, you know, elephant from this space.
And when we hit remove, it'll generate the rest of the image and that sky is going to be filled in.
We can also insert things into the image, anything we want it.
right so if i were to take you know this same pencil tool and i were to insert into this image i could
actually insert in like a basketball goal or literally anything i wanted and it's amazing what it can do
but what i want to show you before i jump off this tool is for an example let's say you're a
real estate agent and you have a listing photo and somebody left something on the inside that was
messy or you wanted they parked their car outside right and it's like oh well
Their cars parked outside, but we had to take photos today.
Well, let's do this.
I took an eye stock photo.
I haven't done this yet.
So this is going to be very interesting to see what happened.
But we're going to remove the truck.
Right.
All right.
So let's remove this truck from the outside.
So I'm just going to do this.
Now, the key here is, okay, there's trees there.
There's a shadow on the pavement.
Like, you know, this is a tricky one.
Okay.
but watch what happens when we do this and then we say okay remove let's see what happens and see if it can
generate it boom look at that now you have trees grass like everything you have a whole rose
bush here that wasn't there before the tree looks normal right and you have different options so
if you don't like that one you can go to that one if you don't like that one you can go to that one
and you have different options that look amazing.
My goodness.
It can remove the whole truck from the image.
Yeah.
So that's Adobe Firefly.
I love that one.
Durable is a great one.
You can build websites in 30 seconds with AI.
It asks you three questions.
It builds you a website.
And then you tweak it.
You say, okay, I don't want it to be blue.
I want it to be red.
Okay, I want to tweak this text.
I want to drag in this image.
But it does all the heavy list.
for you. Website done in 30 seconds. That's durable. This is a fun one. This is a Remini. This is an app where you can
upload selfies, pictures of yourself, and it will create a full photo branding photo shoot for you.
Some of them look creepy, okay? Some of them look kind of weird. But you're going to get some that are
actually really good to where you can't tell. And real estate agents, a lot of different, you know,
insurance agents, they all use this tool because they're like, man, I don't want to spend a
bunch of money in time going out on another branding photo shoot and they use their photos on
social media. Okay.
Very cool.
This one here is called all right.a.i and this will turn videos into written content.
So articles, blogs, and it's not a transcription.
It's understanding what the video is about and it writes a long form piece on what that video
is about. So imagine
throwing in one of your podcasts, Randy,
in here. And then it writes
an article about what we talked
about. Super
powerful. Yeah. I'm going to
do that. I'm going to do that with this podcast.
Absolutely. You should. Absolutely.
You've done the work to create the
content. You might as well have a written piece
as well, right? And that's for
everyone in this audience. Man, do
the work. But if you've done the work already,
you've done the hard part. Now create
multiple forms of content using AI, right?
Synthesia is an interesting one.
You select an AI avatar and a voice,
and then whatever you type in or paste in,
you hit play, and it reads that.
The technology is getting better and better on this every single month.
It's scary.
I was just invited to a beta two days ago from another company
where you upload a video of yourself,
and it really looks really good.
Like the ones now are creepy because you can tell that they're fake.
This one's getting really close.
So I wouldn't be surprised if in the next six months to a year, you can't even tell.
Well, we're using this to do some of our work for, you know, whether it's onboarding or whatever.
Yeah.
But it would be really awesome if it was including yourself because then it's personal.
It's just not some generated person speaking.
Yep. And there's a company called, Hey, Jen, H-E-Y-G-E-N. You upload literally just from your phone. You don't have to do a crazy 30-minute long video in front of a green screen, nothing like that. You just take a video on your phone. You upload it. And it looks really, really good. So it's getting better all the time. You know, there's certainly stuff they can tweak. But look out for Hey, Jen. That's where you want to go for if you want to
make yourself an avatar, that's the one.
Now, if you just want to use these templated avatars and create a course or a tutorial,
synthesia is easy to use, and I think that's probably the route you want to go.
But turning yourself into an avatar, I would recommend, hey, Jen.

This is, you type in what you want, and it creates a presentation.
So for an example, I typed in five tips for selling your home in a high interest rate environment.

You go in kind of like that website one and you tweak it, right?
You change the image if you don't like it.
Change the text if you don't like it, whatever.
But it gets you 80% of the way there.
So that's for presentations.
And then last but not least, probably one of my favorites is designer.
And this one creates ebooks and lead magnets for you from any type of kind.
content. So whether you have a blog written, a podcast, a video, a PDF, any type of document,
you throw that in, you've done the work to create the content. Once again, it'll create you
an ebook or a flipbook that you can then use as a lead magnet to give, hey, you know, I just
created this ebook called five tips to sell your home in a high interest rate market.
Boom. Give me your name, email, and phone, and you can download it for free. What are you doing?
Well, you're getting leads.
You're getting customer data.
It's a lead magnet.
And you didn't have to create the ebook.
You didn't have to design it.
You've already done the work.
You could throw in our podcast into this and create an ebook about it.
You know, like you can do whatever you want.
But it's creating more content, more value for your customers.
And so those are the tools that I have on my top 10.
What I want to show you before we leave is some of these prompts here that you can
use into chat gpte it's all in the same document that you get you can copy and paste these and they will
absolutely change the game for your business or your life you ready let's go all right i'm going to give
you 10 of them i'm just going to breeze by a couple of them but there's one a few here in here that
are super important to fully understand that's this first one it's training chat gpt to fully understand
your business and goals so basically what i'm telling it is i'm saying hey you're going to create content
for me in the future.
But what I want you to do is I want you to fully understand who I am, who my business is,
who our target audiences, where we live, what our market is, right?
What our price point is, everything before you create the content.
So you can create the content knowing those things.
So what I do is I turn it back on chat GPT and I say, to achieve this, I want you to ask
me at least 25 questions about who I am, my business, my goals, my target audience,
everything.
anything you need to know to do your job at the best of your ability.
You copy this prompt right here.
It asks you 25 questions.
You answer as many as you can, as detailed as you can.
The more detail you give it, the better response you're going to get.
You paste that into what I would do is I would paste it in a Google Doc.
Save that.
So you always have the answers in a Google Doc, Word Doc, wherever you want to save it.
paste in those answers to chat gptt and say okay here are my answers to your questions enter now you
have trained chat gpti to fully understand you what you're trying to do and the content it creates
whether that's a blog email newsletter video podcast doesn't matter it's all created in the context
of what you're trying to achieve and who your target audience is this one prompt right here
that last 60 seconds of this podcast will change everything for you.
That's return on life and return on your investment.
Oh my goodness.
Huge.
Wow.
Stay with me for a second because I've got more.
Let's say you trade it on your business or what you're trying to accomplish.
And then you put in this prompt, which is 90 content ideas that your target audience may
want to know. So what you're asking is, hey, now generate me a list of 90 lesser known facts,
right, about my niche. And what I want you to do is basically I want you, the goal here is to
educate my audience, my potential buyers, my potential clients. I want to showcase my expertise.
I want to attract new clients. And I want to make sure that all of this is aligned with my business.
Well, you've just trained it on your business. It's going to list out 90 content ideas for your
specific niche of things that are lesser known that your target audience may want to know.
Now you're informing your audience with your content on things that they probably want to know.
So now you have a list of 90 things.
What I recommend is copy those 90, put them in a Google Doc again, go through the 90 and
see which ones you want to talk about, right?
There may be something you're like, eh, I'm not interested.
Delete it.
Well, you might whittle that list down to say 70.
But now you've got 70 really good ideas for your business, for your audience, ready to go.
So now what you could do is you could create a complete content calendar with those 70, 80, 90 ideas that you just created.
So let's take you, Randy.
Let's say, all right, we want to create podcast ideas.
We're going to copy this entire prompt.
Now, anytime I have this blue text in the brackets, these are variables that you'll
put in what you want to do. So for you, we would put, hey, I'd like you to help me come up with
a content schedule for my podcast. So we would put podcast right here. And what we're telling
it is, hey, I want to post this many number times per week. I want you to target clickbait style
titles that will get people to want to listen to my content, right? Now, we paste the list of
70, 80, 90, whatever items we just came up with here. It's going to take those ideas, turn them into
a full content schedule that looks like a beautiful table that's created like a spreadsheet,
right? And it's going to create clickbait style titles that will get people interested to
click on it and listen. What have we done? We have trained chat GPT on who we are, our business,
based on that we've created content ideas of what our target audience wants to know. Based on that,
we've created a complete content calendar with clickbait style titles in a full content calendar
when to post, how to post, everything.
And so in here, you're going to get a lot more value.
I'll just kind of run through these very quickly.
Creating a buyer persona with a list of pain points,
you put in your product or service and your price point,
and you put in your market,
it's going to spit out a buyer persona
with a list of pain points that that buyer or seller could face
in your market, in your price point,
with your product or your service.
It already understands your business.
so it knows.
And then you can create ads or content targeting solving the problem from that generated persona.
Wow.
So now you can say, hey, all right, we just generated this persona and found out this whole list
of pain points.
I want to create a Facebook ad or a Google ad or whatever ad I want, based on solving
those pain points that we just established.
in the previous prompt.
Boom, now you're done.
So there's a couple things in here, crafting the perfect blog post.
I won't go through all of this, but this right here gives you an amazing blog post that's
SEO proficient.
It's at least 15 headings and subheadings, 2,000 words long, unique with beautiful
headings, H1, H2, H3, H4.
And all you have to do is put in right here, the title of what,
blog or topic, which by the way, has been created for you in that content calendar. It's all listed.
So you copy one of those titles, which is a clickbait title, you paste it in that bracket,
you hit enter, you have a full blog that's done. Wow. Wow. Yep. So you guys are going to leave
with all of this for free. Oh my goodness. Analyzing a specific text for style, voice, and tone,
excellent product and service descriptions,
captivating hooks for content and ads,
Instagram Carousel content creator.
There's just so much in here.
