Welcome back to the agent goldmine for our third and final episode on how to sell any listing fast. So if you did not know, we have already gone over pricing. We've already gone over condition. And today, we are going over the third and final factor that you can consider. control when you are working with sellers and trying to sell a listing fast. In case you didn't know,

Whereas like a lot of people out there who are like teaching the way are like they haven't sold a house in like 10 years. So there's that. Not that we're even teaching. We're here just sharing what we learn.

Starting point is 00:02:52 She did not say backstreet boys. That's what I would have had. Actually, I'm curious, Allie, what posters would you have on the wall back in the day? Oh man. Okay, May Day Parade, Story of the Year, My Chemical Romance, Yellow Card, all those like emo, thousands. That's still my playlist right now and it's still my primary. I have, that is, that is the era in which I stop listening to new music. It's like it doesn't get better from here. So that's what I listen to next still. You peaked. I love it. Very cool. Okay, perfect. On that note, I'm so glad you're back in the United States. Let's talk about this, the last thing that we're going to do to sell the houses. which is marketing. We have the price locked in. We have the condition, beautiful, ready to go. And now we are going to market our freaking pants off to get this house sold.
Starting point is 00:03:42 And if you are like most agents in 2026, you're like, what does this actually mean? Because we, most agents, are going to take professional photos. Hopefully you're there. If you're not taking professional photos, you have your. I'm like, shame. We can't even, I'm not addressing that. But most agents will get the professional photos and then they're going to upload them to the MLS.
Starting point is 00:04:07 And then from the MLS, it's going to feed Zillow and Realtor.com and all the online fucking sources. And they're going to be like, I just got your house out everywhere. Which is true. Like, you're not wrong. This isn't bad. But flip side, too, I want to say that most agents, when they think about marketing, they don't actually see value beyond what I just said.
Starting point is 00:04:31 Outside of being able to sit there at the listing appointment that they're competing for and tell the seller all the different ways that they are going to market their property, outside of like being able to say you do all these things, most agents are like, I don't really see the point. It seems like a lot of money. It seems like a lot of effort. And I don't need to do all that. I can just take the professional photos and upload them to the MLS because anyone who is,
Starting point is 00:04:56 wanting to buy a house is going to be on Zillow and working with an agent anyway, right? Okay. I, again, I don't think this is like bad or wrong. I just do firmly believe that there is more out there that you could be doing, not just to sell the house, but also to sell yourself. Because ultimately, real estate, if you're like me, I don't know. Actually, I don't know, Allie your stance on this right now. But for me right now, like, I'm very much in the mode of like, I love being a real estate agent. And I moved, you know, to Lexington, brand new city, started over from the ground up building. And I see myself doing this for like the next 20 years. I'm going to be that agent who's like, I've been in industry for 30 years or whatever, only because it's fun.
Starting point is 00:05:45 It's like a fun game. And depending on your outlook and your perspective, I have bought into the long game. Like, it's very fun for me. So when I think about marketing, I'm not just. just trying to sell the house, which I am trying to to sell that house. But I'm also trying to build my brand. And I want other people,
Starting point is 00:06:02 other future sellers who are going to sell three, five, ten years on the road to get marketing from me and be wildly impressed. That's also what I want. So it's one of those things when people think about, God, is it worth the money to do this or the time and the effort to do this extra stuff? You have to decide for yourself.
Starting point is 00:06:20 And the return is not always immediate, but I do firmly believe that the return is there. And to go back to that first point where I was like, most agents are like, well, anyone who's looking to buy a house is working with an agent and they're on Zillow, I have found that not to be true. And because of the marketing efforts that I do, I sold my hardest house last year was to someone who was like, I'm not even looking. I knew that I wanted to. I wanted to. I was not even looking. I knew that I wanted to, to buy at some point down the road when the right one came up. But then I saw your video, your ad on Facebook that invited me to the open house and me and my wife were like,
Starting point is 00:07:03 wow, that looks really cool. Let's just go. Let's just go to the open house. They went to the open house and they submitted the offer and they bought the house. Because of, wow. So it works, dude. Like, I know it worked. I, too, plan on being an agent until the day that I croak. So no retirement party for me. No retirement party. Yep. I already have my headshot and that'll be the one till the day I die. Got to live up to the stereotype.
Starting point is 00:07:29 Let's keep it forever. That's so cute. As of today, our head shots is till death. Wait, wait, okay, let me take that back because I lost a little bit of weight, so I want to do another.
Starting point is 00:07:37 Okay, fine. You get one more shot. Yeah, one. It's like teeth, you know, like you get your little baby teeth and you get your adult teeth and that's it.
Starting point is 00:07:44 I'm a big believer of like looking long term too. And I feel like a lot of agents don't do that. Or sometimes they will only do extra for properties above a certain amount, you know, whatever is higher in your area or anything luxury. They don't treat all properties the same. So even though they are the same, you know, like if, if somebody sees your marketing for a lower price property versus a higher price property, I mean, I think it's pretty nice to be uniform amongst all of your properties, unless, of course, you have like a sort of listing agreement where it's like packages, right? It's like they can,
Starting point is 00:08:19 the sellers can choose to add on anything extra, which I'm sure we can get for the into later on. We can get all deep in the weeds whenever we'll get it deep in there. Deep in the way. Yes. I do agree. And with that, if you're like, I don't want to do such and such for a price point and you're like caving on your own standards, maybe you shouldn't be working that price point.
Starting point is 00:08:42 Yeah. Maybe you should not take that. That's kind of where I'm at, but about like minimum price point, like I'm not doing less than 350 in my mark. market. Like I will not do it. So let's say, okay, you're an agent, you're sitting there and you're like, yeah, I do the pro photos, but I actually don't know what else to do. I'm curious what else is out there. And so I'm going to share what I do, which is not all inclusive at the end. Allie and I'll probably powwow and talk about more ideas that I didn't cover. But for a starting point. So after we have that condition
Starting point is 00:09:15 spotless, like the seller from the last episode, you know exactly what to do. The house is in great condition, then what I do is I schedule a media day. And that I block for four hours, which is so, so long. But I like to have more time versus less. I also ask for the seller not to be there. So they're not going to be there. They're going, their dogs. Everything's cleared out. Like this is show ready condition. Within the time block, I show up well before the photographer and the videographer just in case usually like at least 30 minutes, if not an hour before, depending on the size of the house, just to double check if I have not already done that walkthrough, which I think we talked about last time, if you don't trust your seller, do a walkthrough before
Starting point is 00:09:59 media day. But I show up and because there's always little tweaks that I want to make. So I go on and I just make the little tweaks that I want to. If I brought additional staging items, then I'll bring them, you know, I'll put them out at this time. On Media Day, what happens is I'll have the professional photographer there. I also get aerial imagery. This is something that I know that not everyone does, but I've found it incredibly useful and especially in my market because I live in Kentucky. And having acreage is not uncommon and being able to showcase the acreage from above, what's surrounding it, have the little pin on the house versus where it is to downtown versus it is where it is to UK or all these different things. So, so helpful in the complete understanding
Starting point is 00:10:47 of what the property is. So we have. professional photos, we have aerial imagery. I always get the 2D floor plans. So those are the measurements of what the house, each room, the layout, you know, all that stuff. And then lately what I've been getting is the 3D matter matter port. Is that what it's called matter port? Yeah. In addition to I used to just do the floor plans and now I'm like doing more in the 3D tours. If, this is an if. I don't do this for every house because those 3D tours are actually really, really good to the point where if the house is not in the perfect condition, if they did not get the paint and you can see the smears of the kids hands prints going down the stairs and the chips, like the Matterport will show that. And so it's one of those things where like if you don't have a really, really pretty condition house, probably don't want to do. That's my opinion, at least. Allie, what are your thoughts?
Starting point is 00:11:43 Yeah, I agree. I try to do it more than less because also at least at this time, Zillow picks it up and actually shows it more if it does have a Matterport attached to it. Like when your TC is uploading it into Zillow and probably other public facing websites too, it'll push it out more. A lot of videographers slash photographers will have an option on their package like Zillow 3D Matterport or Zillow video or whatever. Check yes. That is the easiest way to bump up your listing. Yeah. And they're really, really great for people who are relocating because I do a bunch of video walkthroughs for relocators who are coming in. But it's always nice to be like, here's one. Yeah. Also, with the Ariel too, Ariel is obviously really good for land and like big spots because people want to know, hey, where does my people want to know regardless. What is my property and what is the neighbors? And so I think Ariel is super important, even for cities, actually almost especially.
Starting point is 00:12:43 for cities too. Like in New York City condo, what is the view like? You know, like, what do, so like point to the condo or the apartment or whatever? But honestly, also for just vanilla ass, three bed, two bath homes. Like, people will always want to know what does the backyard look like? Is it a wash? Is it a neighbor? And the distance, too. I love the distance one. Just like, I feel like commercial properties do this a lot where in their flyers, they'll have like the mile 3.2.2. miles from the nearest hospital, like in Tucson, hospitals are huge because it's a retirement city. So hospitals, the University of Arizona, Caterpillar, the Davis-Montan Air Force Base. So whoever is like the most apt to buy that, that is, think of the locations that they're going to be going to and put that on there. But yeah, I think regardless of what type of property you're selling, the aerials are so important. Yeah. I agree. It just fills out, yeah, it fills out this whole, this is all like the presentation, the package, the wow factor that you're trying to generate because you're also trying to justify the price that you have determined for this
Starting point is 00:13:52 property. And it's so freaking crazy. The value that people will assign to a property just based on what we're going over right now. I have a client relocating here who sent me, she found something on Zillow and she said it to me and it's like, I can tell because I've seen enough freaking houses is that this is like a really nice house. It's really nice. The photos are not professional. There's nothing of the, there's no drone. You have no idea what the actual land looks like. And it's five acres. And like in this description, it's like a stream and trees. And I'm like, if only do you show that, then maybe you wouldn't be on the market for 180 days. Wow. Low ball that bitch. Yeah. Oh, we will. That's, oh, it's so fun. Oh, so nice. But that's the thing too. And people, okay, agents out there if you're like,
Starting point is 00:14:40 man, I just don't want to pay the money on all of this. You're probably going to be paying regardless when the lowball offer comes in and your commission's not as high. Okay. So we have, we just talked about the 3D tours. And then the thing that always takes me longest on the market on the media days is the video. So there are a bunch of different types of videos out there. Right now, most like real estate photography media companies will have the option to do. reels. So they can put a little mic on you and they can do the little intro and then they'll show those like pretty images of the houses that that are set to music, like basic. You guys have seen it. Up to you. That is better than nothing. In my opinion, I personally like to go as
Starting point is 00:15:28 far out crazy as I possibly can because we live in an attention economy where the most eyeballs that you, the more eyeballs you can get, the more interest, the more, hopefully buyers, but also just attention again for building your own brand. So that is what we're going to do on Media Day and to have all of the media that we need
Starting point is 00:17:09 or want to now turn and do the actual marketing. And what we do for marketing for our listings is we, of course, we're going to do all the things where you upload it to the MLS and it's going to syndicate to all the sites, whatever. We also do paid ads on Facebook, meta, really. It's on Instagram and on Facebook. Don't ask me how this is Drake's Lane. We can get him on one day if we just, we have to get him drunk first because he doesn't like to speak otherwise to people. But yeah, we can, I think it would actually be really helpful if we got him on one day and talked about how he freaking does this. Right, Ellie? Yes, absolutely. And we've been saying this for like a year. I know. We're already on like episode 210, I think at this point. And like, since episode like 35,
Starting point is 00:17:54 we've been like, yeah, we should talk about ads. We should break on ads. Yeah. And while he's on here, Drake is also really, really smart on the Google Business profile stuff, which I know that's been a hot topic in the WhatsApp chats with our with Five Pillars Nation, with our community. If case you guys didn't know, Ali and I have a community within EXP royalty. And we talk about all the stuff we talk about on the podcast, but we talk about at one on one basis. People ask questions. A little bit of bullshit, which is fun too. But it's also highly productive. But anyway, so that is where we've been also talking about this Google business profile. So we need to have Drake on and he's going to hit on a bunch of topics. Anyway, I've said it now. It's going to happen. So we do the paid targeted ads, which, yeah, and then we do systematic social media posting. So what this means is on Facebook, there's a bunch of groups, no matter what area you're in, there's the moving to Kentucky, moving to Lexington, Kentucky, moving to Fayette County, Kentucky,
Starting point is 00:18:53 buy, sell rent in Kentucky. There's a literally, if you just search real estate. buy buying a house, like all these different things. You can compile, which is what I had VA, Tesca, do. If you have a virtual assistant or assistant, this is a great job for them to get on Facebook and just find the list of all of the different groups. Join all the groups because then when you have a listing, they have their list and they know where to systematically post on all of these places to get the word out. We're doing the ads, getting in front of people. We are doing the systematic posting. We also do direct mail and we do every door direct mail, which this is another
Starting point is 00:19:36 Drake topic that he'll talk about when he's on. But what we do is we have found it more, it's easier to just pick a mail route. I don't know if you guys know that you can do this. But on like USPS, you can literally type in an address and it will show you the mail route that your property, that you're listing is on. And if you want to do what's the every door direct mail of just the route, you can do that as opposed to like pulling a list and trying to find like the neighborhood, whatever, just go the mail route. And then the, the mailman can hit. Allie didn't know this because her face shows me that she didn't. Wow. No, I didn't. And I know actually surprisingly, I knew quite a bit about USPS because as federal agents, we used to go dig through trash a lot.
Starting point is 00:20:23 Cute. Cute. Yeah. Yeah. So we would know. So, like, the, yeah, if we were investigating a house, we would know when their trash day was, then we would go look for abandoned property. We could use as evidence. Anyway, but I didn't know that, like, they would have a whole route. How long? I'm sure each town, county state is different. But, like, does it seem to be the same type or, like, value price point of houses?
Starting point is 00:20:47 No, it is a variety. It does hit whatever neighborhood they're in, though, which is nice. And then just the one, you know, the one surrounding. This last one that I did, it was, I want to say, it was almost 600 doors that the route hit, which is kind of my ideal. Like, 500 to 1,000 is kind of what I want to hit anyway. And then I think Drake pulled like the price point in the average, it was a higher income neighborhood. It was like, I think the average income was like 200,000, which is like a lot in Kentucky. Yeah.
Starting point is 00:21:16 A lot. Yeah. So all about that. Wow. And does that happen to be cheaper than like finding your own? Um, from what Drake is the subject matter expert in this? Yeah, sure, sure, sure. Yeah.
Starting point is 00:21:30 Cool. Hell yeah. That's awesome. Yeah. And we have, um, maybe that'll be my tool for today. My, I can do my template for our mailers. They're pretty cute. Like, and we just use the same template each time.
Starting point is 00:21:42 We just update the QR code. But it says like your neighbor just listed their house, want to see inside. And then it has like the QR code that leads them to the marketing video. And on the back, it has the information, like a picture of the house, very brief information, and then an invite to the open house where it's like, hey, you want to pick your next neighbor invite them to the open house on this time, date and time. And the QR code goes to the listing video or an intake form. It goes to my Instagram because that's the thing. We've actually debated this a lot of like where do we want to put them? And we found that since, you know, even though there are people who would buy if they're. not looking. Not everyone falls into that, but at a minimum, they can probably follow me.
Starting point is 00:22:28 Like, if my video is cool and funny enough, they're like, okay, I'll follow this girl, whatever. And so that's just another way to pull people into the. Nice. Your world. Yeah. Okay. And that's what we do for, we do the ads. We do the systematic posting and we do the mail on top of the actual posting.
Starting point is 00:22:46 We do all of this during the coming soon time frame, which in Kentucky means that it's not on Zillow. It's not a realtor at this time because when you're in coming soon status, that time period does not pull public. And that's helpful for us because then when we post it and people are trying to find more information, they can't. And so it funnels them into, if they want more information, they have to come to us for it, which is part of our template when we're posting. We try to find what is the most interesting thing about the property as are called to action. In this past one, it was like, want to see the full list of updates and the before and after pictures because there was a lot of changes that happened and people love before and after
Starting point is 00:23:27 and we kind of use that as our funnel for having people reach out to capture them before and after photos make me a little nervous because some people will just cling to the before if the before was bad I guess if it I'm sure the before wasn't that like not like moldy and shit like that beautiful if you lived in Miami like it had like Italian marble floors and like the most insane chandelier and like so it wasn't poor condition it was just the style was like no okay okay at all yeah yeah i see what your your point is where it's like if it was like really bad before a rehab yeah yeah yeah yeah totally but it is your this is a lot of agents you know when you're thinking and planning out here it does take time and effort to think through what is making what makes this
Starting point is 00:24:15 property cool what is the wow factor what should i be selling it and this kind of goes back to what Allie was saying about the aerial photos and identifying the distances. It is your job as the real estate agent to go to a property and then think through truly, how do I best sell this? What is the coolest thing about this property? Everyone coming up. And like the it factors the fact that it's a ranch. Like it's a one story. Everything else around here is a two story. And so I'm going to get all over that with like, you know, and I don't know exactly how I'm going to do it. Like obviously I can't be like, of you're old and broken. For 80.
Starting point is 00:24:55 But you have arthritis. If you have arthritis, yeah. But it is, it is your, and it takes time and it takes effort. And outside of just the house, you also, like, if the house is like, oh, God, there's really actually not that much cool things about it. There is something cool. You just have to find it. What's it close to?
Starting point is 00:25:11 Is it, or, you know, hospitals like Allysad or amenities or is it close to the highway. If you're commuting, if you're, you know, you have to be able to pull. out those factors and highlight them. And if you're not doing that, you're not doing what I believe you should be doing to best showcase and then sell the property. Okay. Just a couple other factors, other places that you could potentially post things that we do. So in our, hey, we're in coming soon status email. We have like, you know, emails to the seller of like this is where we're out in the process. We include an ultimate memory jogger and a proposed blurb for them to post on their own social media if they have social media and if they want to.
Starting point is 00:25:55 Like if you want to, here's, you know, you could post this and this link. And then also, if you want to be super extra attached as an ultimate memory jogger of all the people that you might have come in contact with, if you want to reach out and have them, you know, just to, because not all the sellers want this. So like feel, feel out your people. You know what I mean? But some people are like, oh my God, like, yeah, let's get it out. I want to be part, you know, and let them be a part of the process. Yeah. So there's that. Also, what we do is reach, we find as a part of the systematic posting, my VA will find out if they have a neighborhood Facebook group. And if they do either try to request to join a lot of times they won't unless you live in the neighborhood. But on this last
Starting point is 00:26:41 one, I was like, hey, like, I don't actually want to join. I just want to get this information out. Are you open to? And I was like, yeah, sure, of course. And so he like, I would message him what I wanted to post it. And then he would post it in the group. That's another the best way to do it from someone that's already trusted in the group post. Oh, man, that's better than a real estate agent posting their listing. Hell yeah. So that's another one to get in front of, get the word out. And by the way, each one of these things makes your seller really feel like you're working. You know what I mean? They're like, God, she's, she's everywhere and she's busting her ass, you know. Another one is if you're doing a great job of building your database, your CRM,
Starting point is 00:27:20 you know, and you're categorizing and tagging things correctly. This is another opportunity for you to post a sneak peek for your database people, like send on an email, be like, hey, like, this is an exclusive sneak peek or like, you didn't hear this from me or what, because it's not online. People love things when they're like, first look, you know? And then, of course, I mean, we have, within EXP, there's so many agents like within Kentucky and Lexington and across the world, really. So lean on those too if your brokerage has their own internal ability to post in groups or get out information. That's another one. And then also if you can do like MLS blasts, I don't really like these as much because agents are like, I don't fucking care unless my client cares.
Starting point is 00:28:06 And so it's also oftentimes better to like get the client to care first, which goes back to social media and direct mail and stuff like that. but it doesn't hurt to also do like an MLS blast to get out information. So at that point, that is what our flow for marketing properties is. All of this marketing is pulling people, like inviting them to the open house as well, because I do want people to come out to the open house. And we do ours on Sunday from one to three, which took some testing. You're going to have to test your own market, talk to agents who do a lot of open houses and see when the best turnouts are.
Starting point is 00:28:40 but we live in the Bible Belt and people like to go to church on Sunday and then they go out for lunch and then they like an activity. So the activity that we give them on Sunday afternoon from one to three is come to our open house. So know your market. And then after the open house, ideally, you know, if all things go well, you know, we'll have multiple offers. This past time, we didn't even make it to the open house, like, which that was a lot. another thing when you invite the whole world to the open house and all the mail is like hitting. And then we're like open house is canceled. It's a bad. I mean, it's a good problem to have. But yeah. And then after that, just so you guys know,
Starting point is 00:29:23 we usually don't continue running our paid ads past the open house, depending on how everything goes. Our mail's already gone out. But the one thing that we continue doing no matter what is posting on the system. systematically posting because shit just gets buried in those groups so quickly that we bring it up fresh of mind. And that's not something. This is something that you have the leverage for. Like, this is your great virtual assistant task because it's time consuming. And it's, oh, God, I can never. Like, it hurts me to do that. You know what I mean? But you should get it done, but it doesn't have to be use at point. So, okay, question on open houses. Do you schedule one open house like that one, one Sunday, one to three? And that's it. That's the only one.
Starting point is 00:30:07 Yes, usually and hopefully. Yeah. Okay, cool. If it doesn't sell, so my market is like a two speed market, homes usually either sell really fast or they sit for a long time. And so if you kind of miss that first window, which I did last year with a different property, it was horrible. It was horrible because it was a weird one for pricing and we did overpriced, but I didn't
Starting point is 00:30:29 know it because there was like, like, I didn't know. And then we did have continuous open houses. We probably did them. every three weeks. The property took forever to soul. It took like six months to sell. And it was horrible. And you're hosting your own open house. You don't have like other open house agents. Sometimes if I can do it, if I can't do it, then I'll try to be like, hey, like, do you want the opportunity? There are agents who will do open houses. But I have found that I do like to be there because this kind of goes back to like, I know what conversations I'm having. I know the information.
Starting point is 00:31:03 I know how to, you know, funnel people in the direction that I want and be charming and have them love me. Whereas I don't have that faith in a lot of other agents, as shitty as that sounds. But I will say this is a total mistake that I did last year where I would just keep having the open houses. It's like at least in our market, if it's not selling, there's a reason and there is an action that needs to occur. And for us, it was price. We ended up, and she was great. My seller was great. Like she did do price jobs.
Starting point is 00:31:35 We talked about it and we were testing it. But like it took a long time for us to get to the price where people were ready to buy. And so I think that's one of the things too where it's like if you are just hammering your, there's a phrase round peg, circle, square hole hammering, whatever. If you're just doing that, you should probably take a step back and think about like, realistically, what am I doing that's not? It goes back. Guys, this is our entire podcast.
Starting point is 00:32:02 price, condition, or marketing. And if you're, you're doing all the marketing, we did all the fucking marketing. The condition was great. And so I knew it wasn't condition. It was priced from the beginning after I missed the window that first and I should have done better. But now, you know, I've learned. We live and we learn.
