Today we are going to be diving into scripts and online leads and the importance of using scripts, something that I never did until earlier of this year. So I was always a fly-by-night type of guy when I was on the phone, flying by the seat of my pants, no structure to the call. I was winning, but I was losing more than I was winning, which is good because when you lose, you learn. However, as I started doing my hands, more and more research, I started to find out and learn pretty quickly the importance of using a script to contact your online leads. I am going to delve into the importance of scripts in unlocking success in both nurturing and converting your online niche leads by exploring how they streamline communication, enhance efficiency, and foster consistency. I will showcase just how vital scripting be in maximizing conversions and achieving long-term customer relationships for your real estate business. Scripps are an interesting conversation piece when I speak of them.
Starting point is 00:01:30 I get so many differing opinions on the use of scripts. If you're in the business of real estate, you already know that your success hinges on effective communication. The realtor who has the most conversations every day wins. And to win, you must know and understand the importance of using scripts. Personalization is very important and the foundation for your scripts. while grips provide a structured framework for your lead call, it's essential to personalize your approach for each lead.
Starting point is 00:01:58 You must incorporate their specific details and preferences into the conversation. This shows that you value their unique needs. The first five seconds of every call are the most important and will dictate the balance of the call. You must start the conversation with a warm and friendly greeting and don't introduce yourself as a real estate agent. Instead, establish a connection with a connection with a business. the lead by asking about their well-being or mentioning something relevant from their inquiry.
Starting point is 00:02:28 This alone will create a positive first impression and sets the tone for a productive conversation, which starts building rapport like and trust with the lead. We all strive for two things in life, to avoid pain and to gain pleasure. This is why it's imperative to craft your script to address common pain points that potential buyers and sellers might have. This demonstrates your understanding of their concerns with empathy and positions you as a problem solver. Showcasing your value is important, but be careful not to overdo this when speaking to the lead. Use your script to highlight your unique value proposition and what you bring to the table.
Starting point is 00:03:07 By emphasizing your expertise and track record, you will be able to show the lead the benefits of working with you as their trusted real estate professional. You are most likely going to have to deal with objections when you are calling your online leads. You must anticipate this and include responses in your script. The reason why is if you have a niched marketing campaign like you're building here to target a certain audience, then your audience is all the same and their objections will all be very similar.
Starting point is 00:03:54 As a result, you can equip your script with effective rebuttals to counter any hesitation the niche lead might have, ensuring a smoother conversation flow. Now, every conversation must have a clean and compelling call to action. Whether it's scheduling the next call, a property tour, or signing up for updates, you must guide your call to the next step in the process. Never leave the scene of a call without having a call to action. This is a very essential piece to your script. Lastly, this is a must. You are going to be rusty in your approach. I cannot stress enough. Just reading your script is not enough practice. You are going to need to practice and internalize it so it sounds natural and conversational.
Starting point is 00:04:43 Additionally, be prepared to adapt and pivot your script. based on the leads responses. Being able to be flexible ensures you stay engaged and responsive during the call. Don't be robotic. One tip I can give you is to record yourself reading your script with a role play partner. You can do this several times until you are satisfied, but I'm never satisfied. Then you're going to play this in your car while you are driving to appointments. Repetition and consistency are the mother of skills.

Remember, the goal of using scripts is not to sound robotic, but to provide structure and confidence in your interactions. With practice and a genuine desire to connect, scripts can become powerful tools that help you effectively communicate with and convert your online niche leads.
