Thank you guys for tuning in to another episode of Expert Mentors Live. Today's going to be fire. Got the man, Mr. Phil Stringer in the house. Welcome, brother.
Starting point is 00:00:29 What's going on, man? Thanks for having me. Glad to be here. Yeah. And, you know, we've been talking about this and we're on the leader's call. And, you know, when you, when you find that one thing and it catches fire, you've got to run with it. And, you know, you look at kind of where things are at and I'll let you jump into all of the statistics and just kind of get everybody's attention. As we dive into AI, we dive into, you know,
Starting point is 00:00:58 the chat GPT and, you know, kind of where things are at, and where things are at, where things are going. But, you know, for those of you tuning into this conversation for one of the, one of the first few times, what's different about this than any of the other type of conversations is that this is really pulling from our Honey Badger Nation community. And, you know, when, when this series started, you know, five years ago with these, with these conversations, it was really pulling out those within the community that just want to give, right? That just want to pour back in and add value. And, you know, today's no different. So I really appreciate Bill making the time and really jumping in to talk to us a little bit today about, you know,
Starting point is 00:01:45 we're just going to barely scratch the surface, I'm sure, but really dive into an awareness around and kind of go as deep as we can on all things AI. Absolutely, man. I'm excited. Obviously, it's a super hot topic right now for everybody. AI is being used as a marketing term also. So you're seeing AI everywhere, man, you're seeing it online. You're seeing it in ads. And I think it's kind of a confusing thing and almost a scary thing for people because they're like, okay, I don't really understand what AI technically is.
Starting point is 00:02:19 And I don't know how to utilize it the right way. And so I think that's why calls like this can be super beneficial because we can say, all right, look, here's the best way to use it for real estate specifically, right? Yeah. So, you know, for me, the biggest thing, John, is AI isn't going to replace your job. That's the number one question I get. Like, hey, AI is going to replace all of our jobs. It's just going to be a bunch of robots, right?
Starting point is 00:02:50 AI is not going to replace your job, but an agent using AI will. Right? Like an agent utilizing AI is going to eventually run circles around you. And I know that's kind of scary to think about. But the efficiencies that agents will be able to, how efficient they're going to be is incredible when you utilize the tools that are going to give you the time to focus on the high value activities. And that's all it is. Like you don't have to be this AI genius.
Starting point is 00:03:21 You don't have to be some master. You don't have to study this thing for months and months, just so that you can use it. But if you can surround yourself with people and if you can log on to trainings like this, it's provided by you and Honeybederation, if you can educate yourself or at least get around the people who know what they're talking about, then you can utilize their knowledge and implement it in your business. The whole purpose of AI for me in real estate is to give me more time to focus on the high value activities.
Starting point is 00:03:53 and AI can absolutely save you a ton of time and a ton of money, right, if you utilize it the right way. Now, that being said, there's also a ton of tools out there. So it's very easy to go down this rabbit trail of, hey, I'm going to check this tool out. I'm going to check this tool out. And you can end up, you know, just wasting a bunch of time, looking at a bunch of tools, playing around with a bunch of things when it's like, hey, you need to focus on what's going to drive revenue, right? Yeah. No, I mean, you hit on a few things right there that I think are super important for everybody to grasp their head around. And it's not going to replace this, but as any type of professional utilizing it will replace, will replace you. And I'm glad you nailed it, right?
Starting point is 00:04:48 Because it's the efficiencies. It's giving you more time on the things that matter to move your forward but also you know one of the the things and phil you and i've talked about it is that you know you look at a salary cap concept within our within the business and the business model we only have so many dollars to put the best team on the field and so you know the the beautiful thing with the pandemic it opened up the global workforce which allowed us to tap into talent you know in other in other side of the other side of the planet in a in a salary range that fit with in our salary cap to be able to make sure that we're hitting our profit margins. We're hitting the profits in our business to where we could, you know,
Starting point is 00:05:30 reallocate the right dollars to be able to grow. Now you bring in and you leverage AI, it's going to make you even more efficient. It's going to make your team even more efficient. And I was on, I had a quick call with Joel Perso, CEO of Spear Rocket. And we were just talking about, you know, how they're gearing up for shareholders. and, you know, one of the topics that they're even going to talk about is leveraging AI with your, with your virtual assistants and AI. And it's not, well, I need the AI to replace my virtual assistant. It's like, no, how do you bring them together to where it unlocks even more for your business?
Starting point is 00:06:09 And I think that's where people need to go is like, how can I unlock more, you know, and go faster, right? That's, that's in, you know, I'm going to let you jump in, Phil. but the biggest thing that I see is, is that it's going to allow, it's going to, it's going to, it's going to allow you to go faster. It's going to, especially on the marketing side of things where I think this is going to be game changer is that if you step back and you think of the old school marketing direct response techniques is that, you know, it was test. I don't know, test it. I don't know, tested. Where I'm starting to see is that you can find out the test results in a matter of seconds than a matter of weeks and months and just the dollars to learn to get the testing the
Starting point is 00:06:56 results back you can find out in seconds of what it's going to be and so that like kind of just opens my mind up on the marketing side of things like holy shit how fast can you go right in getting the you know a direct mark you know the right market to message you know message to market match a lot faster so I know you're going to jump in one thing that I would for you to just start out with, Bill. You're like, it's being used in marketing. It's like, so AI, artificial intelligence. Can you, I mean, what does that even mean? Yeah. Yeah, for sure. Well, it's kind of like, you know, when you go to the store and you see all natural eggs, you're like, okay, what the heck are unnatural eggs, right? Like, aren't all eggs natural, right? But people
Starting point is 00:07:42 use it as a marketing term because you're like, oh, well, natural eggs taste better. So I'll pay the 30 sense, right? And so AI is being used because the definition of AI is very broad. It's very broad. So AI is essentially any system that is going to leverage human capacities for learning and it's going to spit out something that is at a level of complexity that supersedes our own ability. Right. So any type of computer calculation or system that's going to leverage that and do something at a complexity level that supersedes our own human brain, that is what is being considered AI. So you could literally say most of technology is AI with that broad definition, right? So we've been using AI for a very long time. It just hasn't been a hot topic until recently,
Starting point is 00:08:36 because of some of the advancements in technology. Chat GPT has really blown things up because of that one tool. And now companies are using AI as a term to basically say, hey, our program or our system or our software is AI just because it fits that broad term. And so we need to be careful with, you know, the marketing because it's being used so loosely that we're not kind of pulled in by this, you know, shiny object. And just because it says AI, it might be the same product that they've been offering for a long time, but now they say AI technology, just because it's a computer or software that does something in that broad scale. Does that make sense? Yeah. No, and thank you for clarifying that because I think that's
Starting point is 00:09:25 where all things need to start is like, what are we even talking about here? Like what does this even mean, right? Like what, what do the words mean? And really understand what it is before you can go into kind of the next steps of decision-making processes. And so thank you for clarifying that. So when you look at it, how does that work for us in the real estate profession? Yeah. So when you look at AI and there's a ton of different tools, I'll go through a couple of my favorite tools and just so people can jot them down, there's hundreds of tools out there.
Starting point is 00:10:04 So it can be overwhelming to know, okay, which ones work well? well, what is this for? I don't have time. I've got to deal with my clients. I have to do my prospecting. Like, you have enough on your plate. You don't need to become an AI master. Like, that's just another thing, right?
Starting point is 00:10:19 But within real estate, what we aren't always thinking is how AI can improve the experience of our clients. Right? Like, we're thinking of AI and we're thinking, okay, it's going to drive more business. It's going to maybe give me some more time. I'm back. Maybe I have some work that can be done a lot quicker so I can focus on other things. And those are all really great things and things that certainly you can utilize. But what we're not focusing on as much is understanding that the client, the customer experience of a client that we take care of when we've utilized AI technologies is going to be far superior than an agent who's not using AI. AI capabilities because they won't have the time to do it, right?
Starting point is 00:11:11 There are so many things that we can do for the client to give them a home buying or home selling experience that is way far superior than if we didn't have these tools at hand. And so I think, you know, going back to the number one fear of everyone, the number one question I get is, is it going to take all our jobs away? AI is not going to take the jobs away. It's no different than any other technological advancement over the year. I mean, you think about the internet. This is probably the biggest thing since the internet came out, right?
Starting point is 00:11:42 And you talk to agents who before the internet, they had an MLS that was a printed book, right? And I talk to those agents all the time. And when I'm presenting AI, I say, look, if you didn't adopt the internet into your business, how far do you think you would get if you were still using those printed monthly MLS books? Like, I'd be dead in the water. There's absolutely no way. I wouldn't even know if a property went live until a month later, it'd already be sold, right? So just as we have to adopt and evolve in life, we have to adopt and evolve with technology.
Starting point is 00:12:20 And AI is one of those things where it's here to stay. It's here. It's not going away. And the agents that adopt that technology will be able to do things so much quicker than the agents who don't adopt it. And those agents will be left behind, right? So what it's going to do is it's going to separate the great agents and the forward thinking agents from the average agents. And so the AI powered agent will surpass the normal agent. It's just a matter of time because that AI agent will be able to get so many more little tiny things done.
Starting point is 00:12:55 Those tasks, those menial tasks will be able to be done by AI. And they can focus a majority of their time on high value activities, which is what they need to be doing in the first place. right? Yeah, conversations, articulating your value, asking questions, helping problem solve, what your clients are trying to solve. So, you know, we know there's so many bright, shiny objects, tools, things out there. Kind of what's the thought process or questions that agents should be asking about, okay, when should I look for an AI solution? Like, what's my thought process to when, okay, it's okay to go look for this, this. Okay, it's go look for this instead of just intellectual entertainment.
Starting point is 00:13:41 It's like, when do I, like, what should be my thought process when I am looking for something? Yeah, I mean, if I were someone who maybe I don't know much about AI, right? And I'm an agent. I would 100% align myself with someone, whether that's a coach, whether that's training videos from your brokerage, things like this. Like if you're on this call now, you're doing the right thing. You're taking the right step because what you're doing is like you mentioned, John,
Starting point is 00:14:11 you're condensing time. You are being able to learn from people who have spent hours and hours and hours and hours mastering this thing. And then they're going to tell you, okay, don't even waste your time with this one because it's junk. You won't get anything from this. But here's, you know, five to 10 tools that are really good that I'm currently utilizing and here's what it does, right?
Starting point is 00:14:33 So training is like this will really give you clarity because then you don't have to sit down for months on in, testing out all these tools, doing trials of all these different tools, seeing if they work. Like you're able to condense time because you're learning from someone who's been there and who has done the research. And so that's what we can jump into on this call to where I can say, hey, look, this one works really well. This is what it does. And guess what? If it doesn't relate to you, then don't use it. but here's at least the information so you know what it does, right? Yeah.
Starting point is 00:15:06 I want to, you know, before we jump into the actual tools, I think it's important, like what we're talking about, right, for people to get the internal side of it, right? Because, you know, if you don't have the internal understanding, those external tools, they'll never sync up, right? There will always be a disconnect and they won't sync up. And so understanding internally, you know, thought process, how, you know, what's my goal, objective, you know, how to think, how to make decisions.
Starting point is 00:15:34 It's super important before we jump into the actual tool, how you're utilizing it, best ways to use it. One question, and I don't know if this is a question you get, but how is the consumer going to use this in fighting against using a real estate agent? How are they going to utilize it before they end up having a real estate conversation with the real estate professional. Yeah, I mean, it's it's something that this technology is moving so fast that it's almost like every week there's something new, there's some new update, like it's moving so quickly because everyone's jumping on board. There's tons of money that's being thrown at this
Starting point is 00:16:15 thing, right? For research purposes, right now tools like say chat GPT, they don't really help the consumer in purchasing a home. Now, that being said, There are several different things in the works that could happen to where AI will be utilized for the consumer side to where it will help them search for homes, find different things. I mean, you see some things on Zillow and some tools now where it's using AI technology. But again, AI is so loosely the time that you can say that for any tool, right? But right now, like with ChatGPT, it's trained on a dataset that is only through 2021. Right. So it's not really going to help the consumer as far as like chat GPT is concerned. It's not going to help the consumer right now. But there's a lot of things in the works. I could definitely see AI replacing some of the tasks of a real estate agent, not replacing the actual job. So like if you think about, let's say, you know, telephones, right? There used to be operators. And then the technology of telephones changed to where you didn't need operators. operators, right? So that task of that job is no longer because of the advancements of technology.
Starting point is 00:17:35 But anytime you advance technology, there's going to be other tasks that are created, even though there are some tasks like being an operator that are no longer needed, right? So the advancements of technology, you may lose some jobs due to those old tasks of being obsolete, but there will be new jobs created from new tasks that AI generates, if that makes sense. And so for agents, it could completely change the game in one, two, three years. It could look completely different because of AI technology and the consumer side could look way different, but it just means that we're going to have to adapt. Maybe our tasks look different.
Starting point is 00:18:18 Maybe we don't have to be the one to physically set up a saved search, or we don't have to be the want to put something into the database or do manual entry, maybe those tasks are done for us, right? But there's a lot of different things that will open up into new tasks, new possibilities, new things to automate, right, where our job will look different, but it's not going to take the entire job of the agent from what I see. Interesting. We can maybe go down a couple different paths there in that in that conversation but I want you to kind of start diving into some of the tools that you're utilizing some best practices and things to think about where for you know the people listening again this is where they need to start this is where they need to start spending some
Starting point is 00:19:05 time and getting familiar and learning the fundamentals here to be able to move into someone for sure I'll list out a couple of my favorites and I'll probably just share my screen so I can show the actual website does that work perfect okay so I I'm going to share my entire screen here. All right, so you should be able to see this. This is the first one I'm going to go through. And you may have heard this or seen this, but what this does is synthesia.io.
Starting point is 00:19:32 Basically, it creates an AI talking head video. And what you type in or you paste into this program, this AI bot will actually say and read. Now, there is a paid version. where you can actually upload video slash photos of yourself, and it's supposed to generate you reading these things as well. So you can either pick a model or there's different models that will actually take you, but you can imagine for training videos,
Starting point is 00:20:08 you can imagine for any courses that you create. If you were to say get the text from chat GPT, which I'm going to go through last to show the best practices for chat GPT specifically. But you can generate content, paste it into this program, and this will actually create almost like these talking head tutorial instructional training videos. I know a guy who just a couple weeks ago created an entire course. It saved them $60,000 because they didn't have to shoot the person reading the script, right? They just did it all through this tool.
Starting point is 00:20:46 So this can be an interesting, you know, if you have training for your team that you want to do, whatever it may be, this is certainly an option. This is called Descript. Descript.com. And at its core, it's a video editor. But the reason why I bring up Descript is because of this right here, AI voices. This is kind of crazy, but you can imagine how it can be used. Essentially what you can do is you can load anywhere from 10 to 30 minutes. It requires 10, but they say if you can do more, it's better.
Starting point is 00:21:24 So 30 minutes is sufficient. Video or audio of you speaking. So it can be a podcast. It can be a video that you shot, whatever it is. 30 minutes is what they recommend. It will create, it takes about 24 hours to process, but it will create a voice that sounds like you. because it's analyzing 30 minutes of you speaking to figure out how you pronounce things. So you then type in or you paste text into this program.
Starting point is 00:21:54 You hit play and guess what? John Kitchens is reading what you just wrote. Absolutely crazy. You can think about different ways that you could utilize this. Certainly it can save you time because you don't have to record yourself speaking certain things. But for an example, one of the most common things that people will use, GPT for in real estate I have found is writing listing property descriptions, right? And if you get that property description and you were to copy that property description from
Starting point is 00:22:29 chat GPT and paste it into Descript and hit play, then your voice is reading the property description. Now, imagine if you were to take the photography from that listing and you put it on a slideshow and then you put your voice over that, reading this property description that's been written by AI, then essentially you have this listing video with a slideshow of the photos that you didn't take, the property description that you didn't physically write, and the voice that's yours, but you didn't actually record, right? Like, let everybody know how fast that could happen?
Starting point is 00:23:10 In chat GPT, the more information you give it, the better result you're going to get. So for property descriptions, I say definitely don't just put the address. Some people like, oh, just throw the address in there and it'll come up with something. I would give it bedrooms, bathrooms, any type of bullet point information that you've got, it spits it out within seconds. So you can imagine if you spend two minutes typing up bullet points of different, you know, things about the property, it'll spit it out and then you paste it into this and it's done within three or four minutes you could have a video a listing video done you just put your your photos to a slideshow and
Starting point is 00:23:52 put that audio over the slideshow boom you're done you didn't have to pay a videographer you didn't like it's literally nobody has an excuse anymore on why they can't do a listing presentation video for any property does it regardless of price point right so that's a that's a tool that you can definitely check out that's descript.com and that's a software again it's a video editor however this tool right here works very well all right i'm going to move on to opus clip this one is really really good for social media this is in beta but um you can try it and it works very well it's powered by open a i which is the same company that does chat gpt but what you're doing
Starting point is 00:24:38 is you're uploading a long-form video. So let's say you have a video podcast or whatever. You upload that long-form video into Opus Clip and what it's doing is it's going to cut it to vertical, right, for Reels, TikTok, whatnot. It's going to add the captions and emojis, which is great. But what it's doing is AI is choosing the content that it feels is the most strong based on the transcription. So what you're doing is look down here. It's taking this entire timeline of video and it's saying, you know what, this is the most interesting hook to get people to watch the whole thing. So we're going to pull this. And then we're going to pull this section, this section, this section, and this section, and this section.
Starting point is 00:25:21 And we're going to make one short form video. This is absolutely huge for people who either you don't have the money to hire a full-time video editor. Or if you've got long form video that you want to split up into little. Reels, right? Opus clip is amazing. Love that. Yeah. This is Mid Journey. A lot of people have heard of Mid Journey. This is midjurney.com. Essentially the way I like to describe this one is it's kind of like chat GPT, but it's for images, right? So you give it a prompt and it'll spit out an image, which is really interesting. I personally, I think it's easier to use this program called Dolly. This is by OpenAI,
Starting point is 00:26:07 which is the same company as chat gpte what you do here is you type in the image that you want you hit generate and it generates an image for you so you can literally put you know um purple monster this is a photo of a white fur monster standing in a purple room boom uh you can literally type in anything you want i did uh when i was doing a class i did uh kitten eating a strawberry and it gives you four different results. You pick which one you want, and it's a cat eating a strawberry, right? You can say if you want it to look like a painting, if you want it to look like a graphic design, if you want it to look like a realistic photo, you can be very specific with it. You can also upload images into this. So let's say, I don't know, one that I did, just, I was being funny. There's a buddy of mine,
Starting point is 00:26:57 and we were doing a conference in Canada last week on AI. And we were in multiple different places, over five days. And on the last day, I had uploaded an image of his face and I said, all right, turn this guy into a ballerina, right? So I bring it up in front of the entire conference and I'm like, oh, by the way, this guy, this is his real passion. You know, he has a background in ballet. And, you know, they all laugh and whatever. But you can generate images, but you can also upload images into it and modify them, right? So that's a really powerful tool as well. This is a Microsoft designer. This was not released until last week.
Starting point is 00:27:43 So they had a waiting list. And as I've been doing these presentations over the last couple months, I've told people get on the waiting list because it's supposed to be really good. It just released last week. What you do is you type in the design that you'd like to create. So this is more of a graphic design type application. Similar to like Canva, where you can go in and type in what you're wanting.
Starting point is 00:28:03 But this is going to generate graphics and get. you a few different templates that you can use. So if you want some type of graphic to promote something, you can type in what you would like to create. And this is Microsoft Designer. It is now available and you can play around with it. That's a good one. And I got two left that I'm going to show you before I jump into chat GPD. This one is actually very interesting. So this is called try it on AI.com. You upload selfies or photos of yourself and you get generated headshot from basically a full branding photo shoot back. It gives you like 100 pictures, right?
Starting point is 00:28:42 So you select what type of clothing, if you want it to be casual or business or whatever type of clothing you're looking for, or you can select multiple in the package. You select if you want to be in an office location, if you want to be outside, wherever you want it to be, and then you generate it. It's $17 to purchase it.
Starting point is 00:29:00 You get about 100 results or so. Now, I will say this. You're probably not going to like nice. 90% of them, right? Because we're very critical with how we look and we're like, oh, my, my eyebrow doesn't really look like that or my tooth, you know, that looks weird. Whatever, there's going to be bad ones. 100% there's going to be bad ones. But you probably get six to 10 good head shots from like a branding photo shoot. You don't have to pay the photographer. You don't have to go out and get new clothes. You don't have to find locations. You don't have to spend your whole day. You know,
Starting point is 00:29:31 it saves you a ton of time and money because this is something that you can just use for a quick social media post, right? If you wanted to, you could easily do that, throw a quote on there, and boom, you've got content. So for $17, even if you only get five, six, seven that you like, still worth it. Two. I mean, it's worth it. Exactly. If you get two, it's worth it. Exactly. So I would definitely try that. It's worth the 17 bucks just to try it out. And some of them look really realistic. It's kind of interesting. All right. And then this is, this is one of my favorites. what I was doing with chat GPT, I was taking the transcription of all of my Zoom meetings, right? And before I would have an assistant in on my meetings, taking notes, agenda items,
Starting point is 00:30:16 action steps, whatever. And then I started taking the transcription of Zoom and asking ChatGPT to give me a summary and to give me action items for each person and to give me an agenda for the next meeting. And then I found this tool, which is only 20 bucks a month, and it's well worth it. Because what it does is automatically when I hit end on my Zoom call and it works with Zoom, it works with Google Mead, it works with Microsoft Teams, WebEx, all of those platforms. You hit end minute or two later, if that. It's generated with a summary. It's generated action items per person because it can tell who was talking at the time in Zoom. So it'll be like, all right, Phil Stringer needs to do this because that was an action item that needs to be done, right?
Starting point is 00:31:05 or John Kitchens is going to do this by next Wednesday, right? And it takes the transcript of your meeting and it actually helps you by providing that summary and agenda items and action steps for the next meeting. So let's see if I've got like I met with GoGo right here. It tells you like who spoke, right? A majority of the time, it's going to give you a summary. like if I go to one of my coaching calls here, it's going to give me a summary of everything that we spoke about, right? So let's see, Tony and Phil. I think I generated this one.
Starting point is 00:31:46 Tony and Phil talked about Tony's real estate business and goals. Phil offered to help with lead generation marketing and social media. They decided to focus on Facebook and Instagram. Phil set up a content calendar. Phil will also send Tony a time blocking calendar to help with time management. They're going to work on time management, social media, chat GPT, lead generator. and keep each other accountable. Tony has been in real estate since 2008. Like it literally gives you, all right, Tony, here's what you got to do. Next meeting agenda. And then down here,
Starting point is 00:32:11 it's the entire transcription of everything that we said, right? Absolutely wonderful. $20 a month. Like, fantastic. For me, I can copy that summary for my coaching clients, send it to them and be like, all right, here's what we talk about. Remember, you need to hit this before next meeting. And I don't have to be, like, focusing on like writing on my notepad while I'm talking. talking, I can focus on the client, right? I love that. We're, you know, we're testing out fireflies right now. And it sounds pretty similar for what Fireflies does as, as to this. So I'll be curious to see. Yeah, see how it, how it works. But I mean, software like that, can you imagine if you do, let's say you do a listing presentation via Zoom or let's say you're meeting
Starting point is 00:33:01 with a buyer first time, you know, face to face via Zoom, can you imagine instead of taking down all the notes, like how engaged you can be with your clients? I mean, it's a game changer. Right. So and then of course, the big one, everyone, I feel like everyone knows is I say that, John, but every conference that I've spoke at or event that I've done, I've had people raise their hand if they've heard of chat GPT and the whole room doesn't raise their hand. There are people that don't even know what it is and that's okay right like we're all learning this is a fairly new type of thing but chat gpt has really hit um hit our industry and it's hit it hard and fast and it is an incredible tool i would i would venture to say that chat gpt is probably the most
Starting point is 00:33:53 powerful widespread tool on the internet right now and for people to understand what chat gpt is right like it's different it's basically whatever what google wanted to be or what google should be let's just put it let's just put it that way the difference between a search engine like google and a tool like chat gpt is it chat gpt is what's called a llm it's a large language model okay and what l l ms do they work by reviewing enormous amounts of text so they identify the way that words relate to one another and they build a model that then allows them to reproduce similar text based on how words relate to each other. So when LLMs are asked a question, they're not looking up and answer like a Google search or they're not listing out articles that
Starting point is 00:34:51 may help you. What it's doing is it's providing a string of words by predicting which word should follow the previous word. Keeping into account the broader context of all the words before it, keeping into context the question that you asked it, and keeping into context all of the massive amounts of data that it's been trained on. So in essence, what it's doing is it's providing a common sense response and not just a static results list like Google. So to give you an idea of all the calculations that it has to do, just to put one way, just to put one way, word in front of the other, chat GPT runs 175 billion calculations per word that it spits out. And that tells you how quickly this calculation and processing time is. And that's why chat
Starting point is 00:35:44 GPT has really hit our industry hard because it's like, man, this thing, there's a lot of things that you can do with it. Now, here's the big problem with real estate agents in chat GPT. the biggest problem is that we don't know what to ask it and we don't know how to ask it to get the best results. That's the biggest problem. We have all this power at our fingertips, but we're like, man, I really don't know what to ask it. It can do anything I want. I don't know how to use it, right? And so what I would like to do is I'd like to go into, I have 10 different main categories of different things that you can do with chat GPT.
Starting point is 00:36:25 So if you're watching this, if you're watching a replay, whatnot, take out your pen and paper and write down these 10 different things. And then if you're okay with it, John, I'm just going to kind of go into the chat and maybe we can like do some live stuff and see what it spits out. Does that work? Love that. Run with it. Okay, cool. So number one, first off, this is this is the platform. This is what it looks like where you can put in what you want.
Starting point is 00:36:52 You basically type in your question down here. But number one is going to be simple questions. So you can ask it simple questions like you would put into Google. So I could be like, you know, I'm a new real estate agent. How can I generate six figures in the quickest way? Right? And it would help if I spelled quickest correctly. But you can just ask it like if you were to Google that,
Starting point is 00:37:24 you're going to get a couple articles, right? But this is actually building word by word. It's building based on everything that it's learned. It's going to say, all right, here's some things that you could consider, right? So you could focus on high-end properties. You could build a strong online presence. You could network effectively, develop a targeted marketing plan, provide excellent customer service. Now you could go in here and you can continue to talk to it and it's going to remember everything in this threat. So now, and Google can't do this, you could say, okay, give me an example of, let's say, number four, developing a targeted marketing plan.
Starting point is 00:38:11 So now it can expand upon what it's talking about. This is almost like you're talking to a person, right? Like if you and I were having this conversation, John, and I said, hey, John, I'm new to real estate. What are, what are a few things that I could do? And you gave me, hey, you could do this, you could do this. And then I followed up with the question, okay, how do I develop a target marketing market plan? Like, I could ask you that question. You could expand upon it.
Starting point is 00:38:37 Google can't do that. Right. So this is, okay, you could use targeted online ads. You can create a custom website. And then you could go and be like, okay, what's the best way to create a custom web? Like you can literally just continue to have a conversation with it and it remembers all of the data before, right? So simple questions is number one. You can do things that you would put into Google like a search engine and it'll answer in a conversational style.
Starting point is 00:39:01 Okay. Number two is it can generate lists. So ideas, hobbies, questions, business ideas. I mean, you can have it list out a bunch. Like you could say, okay, what are 10 ideas? ideas that I can implement to get more clients for my real estate business. And it'll list out 10, right? Leverage your network, create a website.
Starting point is 00:39:33 And it's going to give you a list. So I'm going to stop generating because it'll just keep going. You could say, okay, here's one. I'm from Greensboro, NC. I want to pick up a new hobby. What are 10 potential hobbies specific to Greensboro? Here are 10 potential hobbies. So hiking.
Starting point is 00:40:07 There's several hiking trails in Greensboro, including it's listing out specific ones, watershed, country park, bicentennial, which is a couple miles away from here, golfing, several golf courses. It is saying grand over resorts. that's a great one. Sedgefield, Forest Oak, and I know you guys don't know this, but I'm from Greensboro,
Starting point is 00:40:26 and these are all accurate, legit areas. Photography. It's naming Bicentennial Garden, like different Greensboro Arboretum, which is gorgeous, pottery, painting, yoga, biking. Now, here's the thing, and this is why I did that, John, because most people are using chat GPT by saying, hey, give me a list of 10 things. Okay, it's going to spit out a list of 10 random things, but this, the more you put in it, the better results you're going to get out of it.
Starting point is 00:40:52 So if you literally say, hey, I'm from Greensboro, it's going to say, okay, well, here are some things that relate to Greensboro. You're going to get a better output if you give it more information. People are using this way wrong, right? Number three is long form written pieces. This can write articles, blogs, you name it. So you could go in here and be like, write me a 500 word. You can specify how long you want it, right?
Starting point is 00:41:20 2,000 words, whatever. blog about home staging. And it's going to write you a blog that's around 500 words about home staging. And that's great. And in a little bit, I'm going to get more advanced. And I'm going to show you actually how to ask it the right way. But this is what 90% of the real estate agents are doing. They're saying, hey, write me an email newsletter about blah, blah, blah.
Starting point is 00:41:47 And that's fine. But you're going to get insane results if you can ask it certain things. questions in a certain way, and I'm going to show you in a couple minutes how to do that. Okay, but long form written pieces of number three. Number four is it can answer complex problems and it can answer math, right? It can do math, can answer complex problems. Number five is feedback commands. It will give you feedback on stuff that you've done. So if you've written something and you want feedback, let's say I know you are in a book that's about to be launched. You could copy and paste what you wrote for your book, John, and you could say, hey, give me feedback on this.
Starting point is 00:42:29 Is there a way that I could make it more engaging for my audience? Right. And it'll actually give you feedback and say, well, you can try this, you could do this, you could do this. So let's just test this out. So like if I were to go to my blog, right, and I'm going to pull a recent blog post. And if I were to copy this blog, it's about time management, right? I'm kind of a time blocking nerd. I were to copy this and I were to put in here, okay, let's say I wrote a blog about time management,
Starting point is 00:43:03 will you give me feedback on what I can do to make it more engaging or readable for my audience? And I paste that in. It's going to analyze my blog and it's going to give me some feedback. So this is, hey, your blog is very informative and well organized. Provides a clear explanation. Now to make your blog more engaging and readable, consider these following suggestions. Add a personal touch. I didn't add a personal touch. So that's a great suggestion. Use visuals. I didn't have any images in there, right? Provide more examples, whatever. So think about this as like feedback on things that you are curious about. This can do spelling, grammar, punctuation, right? I literally, John, there was somebody who wrote me a nasty email and I started to feel like
Starting point is 00:44:00 upset and frustrated. I was going to hit reply. And I kind of took a deep breath and I was like, okay, so I copied the email. I pasted it in the chat, GPD. I said, can you help me craft a response that's going to be respectful? And it spit out something. Now, I tweaked it to be my own, but it gave me kind of a framework to be like, okay, chill out. You can have it give you feedback on certain things. Number six is modification. Modification prompts. So you can transfer things to another language, right? So if I were to, you know, just take my conclusion of my blog, because you can do it to the whole thing if you want, but I could say, translate this to Chinese. It's going to literally translate it in whatever English or whatever language you want.
Starting point is 00:44:47 right think about especially if you're in a market where you have other languages if you've got you know this can be huge huge because you can post a blog translate it and post it in another language for SEO purposes whatnot that's it's amazing um you can also lengthen something so let me take the same conclusion and say lengthen this text to be, let's say, 200 words or more. Let's say I just don't have enough meat there, and I want it to be longer, but I want it to say kind of the same thing.
Starting point is 00:45:30 Now what it's doing is it's writing with the same type of information. It still means the same thing, but it's giving me more words. It's amazing. You can use it to shorten. So if I were to say, take that same conclusion, and be like, shorten this text to about half the length.
Starting point is 00:45:56 I've got the same idea, but it's shorter. Maybe I wanted to post a Facebook post or a tweet, and I can't use that long of a thing. You can just shorten it, right? It gives you the same type of thing. You can have it rephrase something. So I could say, I could copy this in and be like, rephrase this.
Starting point is 00:46:18 And it's going to say the exact same thing, but it's going to say it differently, right? You can paraphrase, you can do an outline, you can rearrange something. Like, it's amazing. So modification prompts are absolutely huge, and they can work in a lot of different ways. Okay.
Starting point is 00:46:39 Instructional prompts is number seven. So number seven, if you're taking notes, instructional prompts, how-toes, guidelines, It's instructional. You can literally go in here and be like, how do I build a birdhouse? Like you can ask it how to do anything. It's going to give you a list of things that you need.
Starting point is 00:46:57 First, you're going to choose a design. Then you're going to gather your materials. You're going to need wood, screws, nail, glue, whatever. Cut the wood, assemble the, and it's giving you a step-by-step process on how to do something. I mean, think of all the things that you can do with this. You can literally go into it and be like, I just hit regenerate response on accident.
Starting point is 00:47:16 But you can go into it and be like, I have this ingredient, this ingredient. I have one of our conferences. I went around the room and I picked 10 people. And I said, name any random ingredient that you have in your cupboard or your fridge. I listed those 10 ingredients that were just random. And I said, now make me a recipe with these ingredients because this is all I've got in my cupboard. Boom. It gives you preheat the oven to this.
Starting point is 00:47:41 Bake it for the, it literally gives you a recipe. for whatever ingredients you have. So how to is huge, but a lot of people aren't using it. It was a good Gary V going off. And he's like, you got to understand where this is going. And he was like, you know, hey, you know, my son's having a, he was speaking to, you know, yelling at Alexa, whatever, right? And just saying, hey, I've got, you know, six kids sleeping over.
Starting point is 00:48:09 You know, one has a food allergy. One has this. the two whatever eat terrible i want to get them some good food um need you know something for dinner and then i want to also have something healthy for them for breakfast before they leave send it right like just you just like tell what's kind of the situation what's going on and like you know i need all of the ingredients and everything just send it right like just being able to just that that voice activation to he's like yeah that's where it's going it's amazing That's where it's going for sure.
Starting point is 00:48:45 Number eight then is information extraction. Information extract, you can extract data from text. So you could literally say providing an outline of, it's just because it's you, John, I'm doing, that's the gap and the gain. And it'll create an outline. You can have it create summaries. You can do specific length of summaries. create me a 150 word summary of the book, gap in the game.
Starting point is 00:49:22 Right now it's giving me a summary. You can put paste articles in here. Like paste an article and say, give me a summary of this if it's too long, right? Transcripts. I mean, the possibilities are endless. Like, let's say there's something that you've been wanting to read. You just don't have time.
Starting point is 00:49:40 I mean, paste that article in here and say, give me a spark note version of this. Give me the main outline, what I need to understand. Now here's a really cool thing. You could say, you know, great. Now give me a summary how it relates to real estate agents specifically. How can this book help agents? Now it's going to give you a summary saying, hey, as real estate agents specifically, you can do this, this, this, and this.
Starting point is 00:50:21 Real estate agents often face challenges in managing their time effectively and staying motivated in a highly competitive industry. By adopting the gain mindset, agents can shift their focus to progress they've made and goals they've achieved rather than fixating on the gap. Like it's literally providing it in a real estate specific way. Like, that's huge. Yeah. And then number nine and 10, just to jot them down real quick, number nine is it can write and debug code. And then number 10 is it can give conversation and advice. Like you can literally have a conversation with them, be like, hey, this is what I'm facing.
Starting point is 00:50:58 Do you have any advice? And it'll talk to you like a human, right? So those are the 10 like main category ways that I see, you know, that you can use it. guys, we have to be really, really forward thinking and outside of the box with how we use this thing, because everyone is using it for Facebook posts, email marketing, and blog posts, and that's fine. That's going to save you a ton of time. But if we can think outside the box, like for an example, John, I could put in there, and I've done this several times, can you write an argument for why someone wouldn't buy a home in the Greensboro market and give me multiple
Starting point is 00:51:36 perspective. So then it gives me perspectives. And then I say, okay, now disarm argument number one. Okay, now disarm argument number two. What are you doing? You're literally having a conversation with chat GPT and learning how to do objection handling, right? Put in your objection that you're the most scared of. How do I answer this? And say, disarm this. And it's going to give you some objection handling. Think about, for those of you who record your calls or your CRM records your calls. You can take this transcript of your calls, paste it into chat GPT and say, hey, what's something that I could have done to do a better job at potentially closing this client or closing this deal? It's going to analyze your conversation and it's going to give you feedback
Starting point is 00:52:24 on what you could have done better to potentially close that deal next time. Right. You can analyze text. So for an example, I'm working with Go-Go Bethke. Right. So, gogo is a coaching client of mine for AI. I teach her, I teach her team. What she wants to focus on is she wants to focus on writing a book with AI. So that's what we're doing. But she English is her second language. And she has a very specific way that she says things and she writes things because she's,
Starting point is 00:52:53 she's kind of out there, right? Like she'll tell you like she has a very specific way, her tone of voice, everything. Right. So she doesn't want it to sound like chat GPT. So what we've done is we've. is we've created a new chat because it remembers everything in in this one feed. It remembers everything in this feed, right? So if we created a new chat and we said analyze, this is what I put in,
Starting point is 00:53:23 and you guys definitely make note of this. So analyze the following text for style and tone of voice. apply the exact same style to all future responses. Then I take GoGo's stuff that she's written, paste it in here, and anything that I have it right sounds like GoGo. That's a game changer because then it can sound like you. You can literally have it sound like celebrities. You can be able write this in Yoda's voice or write this in Tom Ferry's voice.
Starting point is 00:54:05 or whatever voice you want, it knows people, and it can spit it out in that voice. So those are just some of the ways, like some of the ways that you can use chat GPT. One thing I did want to do before, you know, before we stop, is show you the difference in what you put into it, how it changes the game. So like before we did write me a blog post, 500 words about home staging.
Starting point is 00:54:28 So what I've done, and I think I've talked with you about this, John, I have spent months figuring out the best ways to ask chat GPT certain things for real estate. And so what I'm going to do, I'll offer a free gift to anyone who's on this call. I'll put up a QR code. You can scan it. And if you scan it, I'll send you the starter pack of 10 prompts that you can use for free. But what I've done is I've compiled these prompts. And so I've got like creating a buyer persona.
Starting point is 00:54:59 Can you imagine what are some of the values? interest in hobbies of individuals who would buy a home in and then you paste in your market with a price point of and you paste in your price point. Also, please list out some potential pain points that this client's having and purchasing a home. You then take the pain points and you create ads solving the problem. So now you're solving the problem of your target audience and you're running ads doing it. It's absolutely game changing. Text message marketing. generate email newsletters, craft the perfect blog post. This is what I want to show you.
Starting point is 00:55:34 This is different from write me a 500 word blog post about home staging. What you do is you paste in this prompt and look what it's that. I'm not going to read the whole thing because it's long. But I want you to write as a content writer that's very proficient in SEO. Create two tables. The first one should be an outline. The second one should be the article, bold the heading. We're doing H1, H2, H3, H4 headings, right, the 2,000 word 100% unique SEO,
Starting point is 00:56:01 optimize human written article, right? Now, I put in my topic. I'll do the same thing I did before, home staging. Right? I look at the difference that you get. First off, you're getting an outline of your article. Introduction, what is home staging, the importance of home staging, the benefits of home staging, the home staging process, A, B, C, D, E.
Starting point is 00:56:25 DIY and then it's got everything done for you. That is how you use chat GPT. You just have to know the right prompts to get like it to spit out the right information. But I hope that this was helpful showing you, hey, look, we don't always know what to ask it or how to ask it. But if we ask things the right way, we can get an amazing result from chat GPT and it can save you so much time and so much money, right? Yeah. I love it, brother. Man, fantastic. fantastic.
