It's kind of ironing itself out now. It's a listing that I listed clear back in October.
Starting point is 00:01:43 And I just finally got it under contract, supposed to close on the 14th. It took forever to get under contract, had to do multiple price reductions, couldn't even get anybody to come to the open house, papered the town with signs, even hired somebody with a sign flipper thing. And I couldn't get anybody to even come to the open house. Do you have like an Uncle Sam outfit on? No, a clown outfit, actually. No, wait, they were dinosaurs. Nobody still came.
Starting point is 00:02:14 You know, I even offered a raffle prize, gas card. Nobody showed up. I couldn't figure it out. But anyway, finally, we're under contract. It's a divorcing couple, so it's really tricky. They're not amicably divorcing, as is the case most of the time and so it's been really tricky making sure that I don't I don't play favorites and I make sure that I communicate equally with both of them like both of them on text at the same time one of them wanted to do conference calling and I thought that
Starting point is 00:02:42 was a really bad idea because I don't need them to get arguing on the phone but anyway so i was gonna ask you is it is okay to call the title company and ask them to set up separate appointments for them so that they're not there at the same time um i would but i'd ask them as well i wouldn't necessarily presume but yeah it's okay to do that um but i would ask them as well. I wouldn't necessarily presume, but yeah, it's okay to do that. But I would ask them and I'm sure that they would say yes. So it's like, I never want to like mind read what they want, even though it seems like that's a logical direction to go in, but I would still check in with them.
Starting point is 00:03:19 Okay. Who contacted you first on that, Anita? The husband. Okay. And then the wife was dragging her feet and dragging her feet and dragging her feet she had somebody else she thought she might want to and then finally she said well the court approved you with divorce divorce are tough right because 100 of the time you know there's that conflict right so when the spouse contacts you you're
Starting point is 00:03:42 automatically that guy's agent right you. You know, you never have any relationship with them at all. Right. Right. So now from the wife or ex-wife, it's like, I don't want Anita because Anita is your girl. Yeah. That was kind of what it felt like. Cause then she asked me at one point, she asked me, well, how does he contact you? Where does he find you? When it's opposite sex. And I find it, it's opposite sex and i find it it's almost always it's almost always the woman's contacting me all right now i think i probably have an easier job with it and john probably has an easier job with it than you ladies may have probably a little bit easier for me to the wife contacts me and then i contact the husband, right? But if the philosophy is still the same thing on that first contact to the spouse, it's going to be, listen, Bob called me and I want to let you know,
Starting point is 00:04:33 I appreciate the opportunity to be able to help you. And I'm not here to help Bob. I'm not here to help you. I'm here to help the both of you and i want to make sure that you understand i don't have either one of your interest at heart i have both your interest at heart it's a really boom brutal like just sticking that you know it's like you just gotta stick it and that's literally the first thing out of my mouth with the spouse okay Okay. All right. So I say that up front, that helps to sort of alleviate that. And then, and it's not uncommon that they're talking to another age and you're in that situation.
