Starting point is 00:00:00 A good agent that's taken lots of listings is going to appreciate when you reach out to them, and you will get sort of like a setup of different listing agents to be able to host their open houses for relatively soon. Welcome to the No Broke Months for Real Estate Agents podcast. Working as a real estate agent can be incredibly rewarding and fulfilling, but it can also be frustrating if you aren't making the money you deserve. You know, other ways that you could get business today, open houses is a way that I would really seriously consider. Okay. And so then open houses, we go back into like, here's your job description right now, lead generate, go find business. That's your only
Starting point is 00:01:40 job description. I'm saying that to everybody. That's your job description. Anything else is a distraction. Okay. So then if I understand that that's my job description and I want to be successful in this business, then, and if I'm having challenges and struggles with one tactic, because there's just not enough opportunity there, then you're smart for asking like, okay, what else can I do? Like, like, I don't know if the actual open house is one that works for you or doesn't work for you. Okay. But if it does work for you, I would intend to do two to four open houses every weekend. The struggle and challenge is, well, I don't, I'm not able to secure open houses. You have within your brokerage, you have hundreds of listings that you could hold open. All right.
Starting point is 00:02:29 And so the best way to do that is just go on the MLS, search in your brokerage, and you put on a search and then you've got all your agents right there. Now, as a listing agent myself, I love it when agents ask me to hold my homes open because I personally don't do open houses. But we do open houses for every single one of our listings every single weekend, Saturdays and Sundays if we can. Okay, so like a good agent that's taken lots of listings is going to appreciate when you reach out to them and you will get sort of like a setup of of different, you know, of different listing agents to be able to host their open houses for relatively soon. So to do that, take a look at the MLS. You're going to go into the MLS. You're going to hit search. I live in Clifton, Virginia. All right. So I'm going to go into my map search here
Starting point is 00:03:29 and I'm going to type in Clifton, Virginia. I would say I'd be comfortable living in Clifton to do an open house in Gainesville, Chantilly, Fairfax, Burke. And then I'm going to hit the criteria and I'm going to search by the brokerage. In this case, it's going to be EXP. So I got 479 options. I'm just going to go in there and I'm just going to pick, you know, whichever one's closest to me. So if I wanted to do like, you know, a $2 million one here in little falls road in Arlington, then I'm going to open that guy up there and I'm going to find the listing agent who in this case is John Leahy. And I'll
