The closing is a natural progression of a great sales presentation.
So you're going to close, close, close, close, close, close all along this process.
And I've literally just got off the phone with them.
That's, by the way, four more closes than your competitor is going to do.
Because your competitor is going to do none of this,
and they're going to get here, and now they're going to start begging.

What are the two things
that you got to get on a phone call?
You're going to want to make certain
that you ask them
what's most important to you
and me as your real estate agent.
That is vital.
You're going to ask them
what do you want to sell your property for?
You're going to call it a property or a house.
Well, that's the answer I'm looking for.
Then you're going to hang up the phone with them.
When you hang up the phone with them, just like the 80-20, there's a stuff that happens,
right?
Immediately.
One of those things that's going to happen is you're going to pick up your phone.
You're going to say to them, Andrew, hey, it was really nice to talk to you.
I look forward to helping you when we meet tomorrow at 3 p.m. Talk soon. Just want to put a name with a face. That was your second close. I just said I look forward to helping you. Third one,
you're going to go ahead and you're going to share them a calendar invitation. Julie Core,
we look forward to helping you. You take that invitation and you send that to them. Okay. By the way, what do you notice?
I just did it on the calendar invitation. I just closed again. That's your third close.
Remember, the closing is a natural progression of a great sales presentation. So you're going to
close, close, close, close, close, close all along this process. All right. So we did the
phone conversation. We have one close in there. We the phone conversation. We have one close in there.
We did the video.
We have one close in there.
We have the calendar invitation.
We have one close in there.
When we do the video, we're going to text it to them.
In the text, what we're going to type in there is,
I look forward to helping you.
There's another close right there.
That's four closes.
And I've literally just got off the phone with them.
That's, by the way, four more closes than your competitor is going to do.
Because your competitor is going to do none of this, and they're going to get here, and now
they're going to start begging. That's not what you do. Instead, you provide the value through
the course of before you meet with them. All right. So then the next thing that you do is you
send them an email. That email should have a video. If you have video testimonials, great.
If you can demonstrate to them homes that you've sold before, great.
If you've never sold a home before,
talk to an agent in your brokerage and ask if you can demonstrate their homes.
Because guess what?
Unless if you're a broker, nobody hires you.
They hire your broker. But your broker that sells the homes anyways.
So you could easily say, hey, here's some of the homes that we've sold. And just say, we,
who's we? Your broker. Just make sure your broker's cool with it in that agent that you're
presenting the property's cool with it. You're going to send them an email. You're going to
send them another text. You're going to send them a handwritten card. That handwritten card is going
to say, hey, I look forward to helping you. The second text, what I do is I send them a webinar.
So again, video, video, video, video. And then you're going to send them a pre-listing packet
within 24 hours. That pre-listing packet should be delivered to their doorstep. If it's you
delivering it, do not talk to them. Say, hey, I've got another appointment. It's really nice to meet you. I look forward to
talking tomorrow and consulting you. Because if you go and you start trying to
muse your way into getting a listing, you won't get it. I promise you. Instead, you follow the
