Real estate coach Dan Rochon from No Broke Months for real estate agents discusses handling objections. Starting point is 00:01:19 What we're going to do today is we're going to use the objection handling script. And today we're going to practice it. We're just going to straight up role play today. So less instruction a day and more actionable role play. Okay. So, so what we're going to do is I'll remind you first of what the framework of handling an objection is. Then I'll ask for one of you to fire me an objection and then I will handle it. After I handle it, then you will handle it secondly. So I'm going to give you, here's the framework to handle it. Then somebody is going to fire an objection at me. I'll handle it. And then whatever that objection is, we'll go around
Starting point is 00:01:55 the group and we'll all do the same. All right. So the framework to handle an objection, who remembers the three steps? We're just going to do three steps today make it easy three steps to handle an objection so what we've been really working on is repeat affirm and isolate because we haven't really worked on the handling and that's what we're going to do today okay so you're just browsing you're smart to make sure that you find the right home all right just like so we can just sort of simplify it just call them smart repeat affirm repeat whatever they say and then call them smart. That's all that it is. And then now who has an example of isolation?
Starting point is 00:02:30 Yeah. Other than you wanted to make sure that you have the perfect call, is there anything else that's stopping you from buying now? Perfect. So besides fill in objection, is there anything else that's causing you not to move forward? That's simply all it is. And then handle it. Now we'll work on handling it. So somebody throw an objection at me.
Starting point is 00:02:53 Interest rates too high. Oh, interest rates are too high. Well, John, you're smart for making sure that, you know, you can afford to buy the home and you get the right payments. I'm curious, is there anything besides the interest rates that's causing you not to move forward at this point? No. No. Okay, well, I've got a great lender who specializes in providing the best interest rates in the business. As I mentioned to you, he's got the best interest in terms.
Starting point is 00:03:22 If he was able to get you an interest rate that made sense to you would that be valuable yes i'll make an introduction john rube interest rates are too high interest rates are too high well that's part of you to know the market is there anything other than the interest rates being too high that would stop you from buying today no i just happen to have the guy. He's got the perfect rates, terms and rates in the business. You know what, Dan, I wouldn't even mind introducing you to him. Awesome, John. Cindy. Interest rates are too high. You know, you're smart to consider what the interest rates are right now. Is there anything besides interest rates that would keep you from moving forward right now? Nope. Awesome. Well, you know what? I've got this lender who has got the best rates
Starting point is 00:04:05 in the industry right now. I want my near decent to you. Would that be valuable? Yes, it would be. Fantastic. LV, interest rates are too high. Interest rates are too high? Yes.
Starting point is 00:04:17 Well, you're smart for making sure that you can afford the interest before buying. Besides the interest rates being too high, is there anything else that's stopping you from buying now? Nope. No. All right. Now, I know a guy, he's a lender.
Starting point is 00:04:33 He specializes in first-time homebuyers who are thinking of interest rates as well. So I wouldn't mind introducing him to you. Would that be available? Fantastic.
